Ziprent lured me in by falsely advertising that landscaping was included in the rental. After I signed the lease and moved in, they requested I mow. Over multiple weeks of negotiating, they issued a revised lease addendum that quietly pushed "watering" responsibilities onto me, while keeping all scheduling and control in the hands of the owner and their landscapers. I was never given access to irrigation systems, guidance, or any control over the plant health--yet they decided to weaponize a generic HOA compliance notice (which had no fine attached) and claimed they would be submitting "an invoice for a claim" against me. Yes, seriously--they're trying to make me pay for dead trees and landscaping failures that are fully the owner's responsibility under the lease. I didn't plant the trees. I didn't design the landscaping. I didn't agree to replace it. But they're now manufacturing false liability and trying to pin it on the tenant. This is not just shady--it's textbook landlord fraud. A formal complaint has been filed with the Better Business Bureau, Attorney General in Washington, and I am currently retaining legal counsel in preparation for small claims court if they attempt to withhold any part of my deposit for this fabricated "charge." They've also tried to flag my reviews as defamation and their escalations manager used AI to type a response for my sensitive data and housing details, upon confronting this to the same escalations manager I got "Based on your responses to threats of further escalation, it appears that you do not wish to receive assistance" so I'm still left unsure what charges I will face. Despite their claim that the amended lease was "quickly" drafted to clarify watering responsibilities, that simply isn't true. It took nearly two weeks of back-and-forth, during which I was being contacted at inappropriate hours -- including late-night messages around 1 a.m. -- just to get basic clarity on what was originally misrepresented in the listing. If the intention had ever been transparent or proactive, I wouldn't have needed to chase down a revised document while juggling confusing, contradictory information about landscaping duties. If you are considering renting through Ziprent: don't. Their polished software and surface-level communication masks a deeply unethical, dishonest business model. They will lie to you, twist your lease, and gaslight you when you push back. I've documented everything and I suggest every other tenant do the same--because if you end up here, you'll need it.

Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

I have used the PropM for many years. Excellent communication and sincere service delivery are their signature value. Who can beat PropM that serves its constituents 24-7?! I have a "beautiful home" (in my opinion) in LO,OR. When a property management company has 24-7 business hours and real persons' taking calls, that's a commitment . The PropM has the Will-Power to serve our community. One time my house roof started growing moss. I was warned by the HOA to clean up. After the best estimates, the PropM hired someone to do the job in a timely manner. The PropM saved my rear by meeting the deadline! Whew. The PropM did it at a reasonable cost and cleared the moss-mess. The leadership coming from the top, the CEO to the answering service people keeps the "human" (not AI) service operation smoothly at PropM. Every single employee is very cordial. I have enjoyed the PropM service over a decade. I recommend the PropM property management companyy with full confidence and trust. One wish that I have is that someday the PropM would publish just half-page long news about changes in the real estate laws including rental laws. In California where I live, there have been a lot of changes. I respect the PropM that has a deep commitment to serve those in need. Furthermore, their communication to keep their customers informed is priceless. Lastly, their quality service in the reasonable time frame is the best. Trust is two-way street.     PropM has no regard for tenant rights or Oregon rental law. They left one-third of my unit gutted…read moreby flood damage for seven weeks without restoration, then attempted to impose illegal move-out charges. Avoid this company. The water damage: On December 9, 2025, my downstairs flooded. I reported it immediately. A plumber showed up, identified the problem, and left without fixing it because he needed PropM's approval - approval that never came. A restoration company assessed the damage and told me not to remove the standing water until the source was addressed. PropM never followed up. No call. No text. Nothing. By evening, I was on my hands and knees removing the water myself. Kennedy Restoration eventually came back, tore out the wall paneling and baseboards, ran dehumidifiers for a week, and vanished. The space was never restored. For the remaining 7 weeks of my tenancy, one-third of my unit sat gutted and unusable while I paid full rent. The kicker? PropM staff called me multiple times to ask if the work had been completed. It hadn't. They knew it hadn't. They just didn't care. The deposit games: At move-out, they hit me with $1,027.78 in deductions. Among them: $314.35 for a sliding door repair - removed only after I questioned it, with the admission it "shouldn't have been passed to me." A $65 charge for a furnace filter I had replaced myself two months earlier. And $25 for a "lock change" - not only absurd on a unit with keypad entry and no physical lock, but illegal under Oregon law. Landlords cannot charge outgoing tenants for rekeying. I had to dispute charge after charge to recover what they tried to take. If you're a property owner considering PropM, their sloppiness exposes you to liability. If you're a prospective tenant, document everything from day one and prepare to fight for every dollar of your deposit on the way out.

I had one issue after another with this company. The house that I was renting (for $2300/month) had non-stop issues. Plumbing, appliances, filthy carpet that was original to the house (20 years old), etc. I discovered black mold behind the dishwasher and under the kitchen floor. I advised them of this upon move-in but they did nothing about it. A broken backyard fence that was never repaired, even after multiple requests. Old electrical that was unsafe. She should be less worried about how her fake lashes and botox look and pay more attention to fixing herself internally. What an ugly person she is inside, and well honestly outside too. Don't rent from this place. I can't even believe that this company has all these terrible reviews and they don't care. I wish I would have read all the reviews before I signed a contract with them. Everything in that house was spotless and they're still trying to charge me $750 for "excessive dirt" which is funny because that place was literally spotless I have the receipts, pictures, and even video proof. They cannot and will not provide me with pictures of this supposed "excessive dirt" theyalso stated that after a 3 year lease mind you that there was apparently excessive "paint dammage" which i know for a fact is not true because again, pictures, videos that I took before leaving the keys on the counter as I walked out for the last time. They also can't provide picture evidence of this apparent "excessive paint dammage" they then tried to call me and tell methey were willing to give me $700 of my $3200 dollar deposit back instead of the $200 and something they originally stated was the case. Our attorney is putting the case together now and they will be dealing with him shortly. But to save yourself from the extreme headache and stress that they will cause you. Just run the other way. Rent from anyone else. They're hands down theworst managment company I've ever rented from. Im glad to have finally bought a home so I no longer have to deal with places like this.
