I called the number listed to inquire about a property and never heard back. I also emailed the address listed with a few questions and the response from Performance Properties leads me to believe they didn't read my email at all. After reading other reviews, I'll just keep looking and avoid this dumpster fire of a company. read more

We rented from Performance Properties for 1 1/2 years. They give the appearance of professionalism but avoid having to do any work in a very slick way. They kept most of our $2500 deposit and have refused to explain what the charges are for. (They just say "carpet" but refuse to provide documentation of the carpet age--which their guidelines claim is critical to figuring out what pro-rated part of replacement charges must be paid by the tenant. In any case, the carpet was fine.) We sweated blood doing an incredible cleaning job on the place. They make the tenant do their inspections for them and figure out what they need to fix and what's wrong with it. (In other words, they don't do anything until you complain, and then not always.) For instance, the sprinkler system hadn't been inspected. One line leaked and tripled our water bill. They did not provide the locations of critical systems, e.g., the water turnoff and/or sprinkler turnoff's and the air filter. Their lease was for a generic property and many things were inapplicable. They forced us (given that we did not want to move) to sign a second yearly lease--wouldn't you think they'd already had their protection against new tenants coming and going, with the first lease?--with a delay between the first lease and the second so that it could be a new lease, with changes: No roommate changes allowed and no going month-to-month. This meant that when we had to break the lease due to losing jobs and they didn't allow us to find tenants for them, they also didn't allow us to find roommates, even though one of us would have stayed to maintain the legal obligation. (In fact, they pretended to allow us to find roommates and we found a couple with a lot of money whom they rejected without looking at their application--after stringing us along for a couple weeks, advising on the process, etc. When the refrigerator wasn't working, the repairman said we'd left something in the door. Just defrost and don't do that. When it happened again they sent the SAME repairman. For over a year we defrosted that self-defrosting refrigerator. We didn't have a dryer most of time we were there because the outlet was for an oven and it took us a long time to diagnose the issue. (We first bought a 3-prong cord, thinking it was an older standard, but it didn't fit, either.) They refused to help us figure that out--claimed no one else had had the problem--and in fact it's out of code and dangerous if the breaker were also oven-sized. We asked if the enormous old trees were dangerous, but they did nothing. When the owner got a new landscaper that person told the owner they were dangerous--THEN something got done. When they did house inspections they never tested the smoke alarms nor looked at the air filter. Owners think they're getting a good deal, but PPI only fixes things AFTER they're broken, rather than avoiding problems by providing help and information. And losing out on good tenants by refusing to allow tenants to find someone to take over the lease gets PPI "finder's" fees from the owner. I suppose the lease-break fee and retaining the security deposits do help owners--but if PPI ever tries its shenanigans on people who are willing to sue, it's the owners who will be sued over PPI's behavior because the owner is the one contracting with tenants, not PPI. I may just be the tenant to take them to court. read more

I'm almost relieved to see everyone else has had problems with this company, too. At least it means it's not just me. It's a rental company, so, naturally they aren't going to be my favorite people to call. Apparently, they have similar feelings about me since they cop an attitude within 60 seconds every time I call with a question. I'm dubious about the legality of some of their actions, but am usually too busy to actually go find out if I'm right. I'm writing this as I wait for them to open to deal with yet another problem. My property was also sold mid-lease and it was a nightmare. They hold my roommates and I to the terms of THEIR lease (which we refused to sign on principle, since they didn't send it until about 8 months after the property switched hands). I suspect something shady is going on with my security deposit as well. The NW Natural repair man broke our stove and they let us live without one for a solid week, even though NW Natural explained that we could have had a new one by the end of the day. Our old lawn mowing fee (we could do it ourself but ... we have no mower) was $70/month. When PPI took over they decided it was $150. This wasn't a lease term so we couldn't fight it. They also had little policy changes (like not being able to send 3 personal checks for rent anymore, even though our rent has always been paid on time) that would bother us with. We've come to realize you can mostly ignore their requests and they don't do anything about it- no fees for paying with checks, etc. They also charged my roommate rent twice one month and it took them about 10 days to refund it. They insisted they mailed a check to him that didn't arrive for a week (usually their mail comes the next day) and then made him drive to Lake Oswego to get a check that had ALL our names on it, instead of just his. (Meaning he couldn't cash it until we were all home.) The only thing they could do at this point to make me happy is slip up so bad that it would give me an opportunity to report them to the Fair Housing Commission or something. read more

Performance Properties has been managing my property for more than 10 years and I've been incredibly pleased. Zack is extremely responsive to tenant and building needs and keeps me in the loop as needed. Their book keeper Sonja is extremely professional and easy to work with. read more

Kelly (a receptionist of Performance background-check) called yesterday and left me a message about a landlord I had in 2010 in Hillsboro, she wanted to get that address and another old address from 2011 with Capital Property Mgmt. Casey (another Performance background-check receptionist) called today and left a call back number to respond to Tony (another Performance background-check receptionist). The call back number didn't work when I called it and was in fact a fax number. Also, I couldn't talk to Tony because he/she apparently wasn't in the office today. When I called in to an official number today, it was one I looked up online not the one they requested me to call, then I entered the last 4 digits of the phone number they gave me yesterday as an Ext. code because I figured they were mistaken and they switched the last four digits of the phone number with the extension code. Had I not tried that extension code (which worked), I wouldn't of been able to reach anyone, since they have no message service. I assume the person I talked to the first time today was Kelly. I told her I was calling about an application. She said, "Ok, and what's the name on the application you are calling for?" I say, [My Name]. She says, "Ok, and who are you"? ... I say, "I'm [My Name]". She's says, "Oh, ok". Then asks me about two DIFFERENT addresses in question on my credit report. One on Barnes Road and another on Couch St. I let her know the Barnes Rd. address was just a buddy, who's address I used in 2009 before I moved to NY and the Couch St. address was a home music studio that I received mail at in 2012. She said, "Ok, that's great, that's all the info we need". I say, "In the message you guys left me yesterday, you asked me about a Hillsboro address and an address with Capital Property Mgmt. The Hillsboro address was a home owner that I lived with, you can call him directly to get the address because you have his cell number on my application and you are calling him anyway. I can give you the address from when I lived at Capital Property Mgmt, I just had to look it up". After I gave her the address she said, "Ok, thanks" and immediately hung up. I called Performance back and told ANOTHER receptionist what was going on and she said rudely, "oh, well you didn't talk to me" and transferred me to Casey who was frazzled and not understanding what Tony needed (who wasn't in the office). After confirming the address they needed I casually told Casey, that Kelly is giving out a call back number that is incorrect and that if they are juggling clients they should be more organized since we were all very confused. She responded, "(503) 695-9000, yea, that's our number". I was given no apologies for inconveniencing my entire morning, no reassurance that the information I gave was being processed or even processed correctly. I am even nervous they are doing multiple credit checks since they all seem to be on completely different pages. The last thing I was left with was just a blank, frazzled and confused "Uh, ok, thanks, bye" from Casey. The property looks great but they need to hire a new background-check team. I was nice to all the receptionists because it sounded like they are all over worked and under-trained. read more

If there was a way to give this property management 0 stars, I would. Poor communication, lazy maintenance, and unprofessional sums up why you should never rent a home managed by this property management company. In 2 years, we had 4 different people assigned to help us with our home and when staff transitioned, the company did not even communicate this with us as a tenant so we would call asking for one person, be directed to voicemail, leave a message, and then never get a call back, and then repeat cycle. Maintenance jobs were temporary fixes...up until the last maintenance guy who finally somehow got the company to buy a new faucet to fix a leak. Since we moved out in May, no one has responded to our concerns about our security deposit. Based on mine and other reviews, I think this company should be flagged. According to the Oregon State Bar Association, tenants have a right to settle the fees and charges that the landlord keeps from their security deposit or file a lawsuit. Check out your tenant rights here. http://www.osbar.org/public/legalinfo/tenant.html read more

I will not rent from this company...the most unprofessional sales people. My gf and I asked to view a property and they set up a viewing not only with us but 4 other groups. They should have told us that it was going to be a bidding war for the place! I was shocked and so was everyone there. It's just rude to show it that way without letting your customers know what they are walking into! The lady was rude about it...didn't even acknowledge us or introduced herself to us. It felt like she was doing all of us a favor for showing up.....bad bad bad experience! That just shows me that is how life would be renting from them! read more

Be afraid. I rented from this company for several years. When we moved out they kept our $2,300 deposit and attempted to charge another $2,400 for new carpet, cleaning fees, and yards maintenance. I nearly came unglued. Nearly $5,000 in maintenance fees is crazy. The place wasn't perfect when we moved out, but by no means was it trashed. Long story short, I got a lawyer and had $1,900 of the fees removed from my bill. I would have gone to court for more, but didn't have the money or time to do so. I'm betting that's what this company is counting on - charging tenets for normal wear-and-tear in hopes that they won't/can't challenge the fees. I've rented from many companies and this one is by far the worst in my opinion. Be careful. Document everything when moving in and out. Better yet, rent from someone else. read more

They are crooks!!!!!! Their whole entire staff are rude! Don't expect to get your deposit back. They also stole 100 dollars from us over paid rent and they refused to give it back. We were taking advantage of because we were younger renters! It's just not fair they don't really care about you after you've signed your soul over to them! Their apartments are pretty but all old as hell I had leaks in the basement and they stop responding to me after a while DONT BE FOOLED STAY AWAY!!!!! read more

Two stars is too good for this company! Wish I would have read these reviews before signing my lease, because they're all true. Renter beware. read more

Terrible Company! I cannot agree more with the rating previously posted. These people are horrible to deal with, and, in my opinion, nothing short of thieves. They stole part of our deposit to pay for cleaning even though we cleaned the house WAY better than it was in when we rented it. They were completely unyielding to our very reasonable requests to get that money refunded to us. Look for another property management company now, or just kiss your deposit goodbye when you hand it over. I have dealt with some shitty landlords in the past, but these guys take the cake. I would actually recommend staying away from any property management company if you can help it. Look for a friendly, responsible landlord who you can talk to and who will be reasonable with requests. read more

They charged me for the water bill when this is something that is my responsibility and in my name through the water company. I had already paid the water bill to the city (their payment was received 10 days AFTER mine) and called them on this matter. My rent is now due and they are requiring that I pay this additional amount. I have called them 4 times and left messages over the course of almost 3 weeks with NO RESPONSE!!! I ended up paying the additional amount which i'm assuming they'll credit me instead of a refund(the water company issued them a refund)...but now I will have to take out a loan so my family can eat for the next week. I wouldn't be so upset but I have to live paycheck to paycheck and that money would have made a huge difference. I think I've given them plenty of time to call me back. I like our house, but would definitely think twice before renting from them again. read more

WARNING! DO NOT RENT FROM THESE THIEVES! When signing my lease, they let me know that the garage I was shown could not be used for a car (despite what the guy who showed it told me) and that the stove I saw had been replaced by a "used" old stove. When I asked for a key to the back door, they never responded. When I, as per their instructions, used their online maintenance request form to tell them the sink was leaking, they ignored me until I called. Then, they sent someone who had no materials with him and had to come back (no problem, who needs to work during the day, right?) another day. When he left, the sink was still leaking. I had to break my lease because I was moving out of state. In addition to the 1.5 month rent "fee" they charge (as allowed by law, unfortunately), they tried to stick me with $400 for "cleaning" and "maintenance" fees on a place that was left spotless. (An 800 sq. foot house - they said it took 7 hours to dust it and wipe down the baseboards). They also charged me for LIGHT BULBS. Seriously? I attempted to negotiate a reasonable solution, but they reminded me that if I didn't pay, they would send my account to collection and charge a FIFTY PERCENT surcharge. If this is legal, it most certainly is not ethical. I would not trust anything any of them say. Don't fall for their crap. It is not worth it. Awful, awful company. read more

i'd give no star if possible, and im not one to complain but i have had a horrible experience with this company. After my husband and i called on and toured a home we were really interested in it but upon touring were a little taken aback by the fact that they piggy backed our appointment, had never been to the house themselves so they couldn't answer a lot of our questions, and seemed unwilling to help with simple things like the fact that the walls had be patched but not re painted and they were not going to be... Then it turned into a rat race of who could turn in a complete application first. I scurried across town to print off bank statements and scan id's, applications, and a check only to be told it was incomplete (according to one girl- but my husband was told another story by a man in the office) and i needed to send MORE information such as taxes for the last 2 years, EVEN THO i told her that our taxes didn't reflect or have ANYTHING to do with our current income (due to me being an at home mom and not working and my husband owning his own new business). By time i ran back across town to my house to dig out my taxes and go have them faxed, i was told someone beat me and i was just a back up applicant. I was so shocked. I had been in constant communication with them and doing everything as quickly as possibly and they still were not interested in working with me at all and i missed out by literally 2 minutes. It put such a bad taste in my mouth, but now that applicant has with drawn (which leaves me even more hesitant). We now don't even want to move into this house because the thought of working with such an unorganized, non personable, time wasting, lazy company would be too unpleasant for the next year or longer. It's just too bad the home owners aren't handling their property themselves because we would have added value to the house by keeping it clean and up to date with things such as a garden and interior paint. read more

We rented an apartment on 28th and Washington in SE Portland (please, don't live there) through PPI for nearly 3 years. Management are good people. They don't hesitate to send out maintenance, who are also good people. The people who actually own the properties, at least in our case, are the worst. Our walls molded if I set *anything* within 6 inches of the wall. Our bathroom molded no matter what. I asked for our compost bin (awesome) to be fixed and they boarded it over. It was a 50's place that was really on the fence for unlivable, which we didn't realize until the fresh paint wore off. General maintenance is fine, but this place needs to be reinsulated... which I'm assuming the owners won't pay for. Too bad for PPI that they don't have standards. They raised our rent nearly 200 dollars in 3 years with no improvements, and it's listed higher now. They took almost out entire 1200$ security deposit and I'm just too disappointed in myself for staying there so long to fight it. There are enough places in Portland that it's worth renting from people who care about your health. read more

I friends would never, ever use this company. I feel sorry for the owners of this home that we live in. The owners are in California, but have Performance Properties take care of there home in Wilsonville. Ants everywhere, mice issues. Getting out of lease early and heard we are going to get taken over the coals financially. We have kept this home beautiful! Stay away. Nori the owner is rude. This company will rip you off. The only positive reviews are from owners that don't care how tenants are treated and only care about collecting their money. This company is a nightmare to rent from and completely takes advantage of property owners that don't bother investigating the condition of their homes. They charge for unnecessary or uncompleted maintenance and the lack of professionalism from their property managers is appalling. Do your research. Look at all of the reviews on Yelp, Google, the Better Business Bureau, and across the internet. You'll notice a trend. I'm not sure how this company is still in business, but I'm sure eventually, someone with the time and money for legal fees will rightfully sue PPI for all of their wrongdoing. read more

Worst property management company we have ever dealt with. Upon moving out in May 2013, our main factual concerns were this company failing to abide Oregon Landlord/Tenant Laws and PM regulations, on MULTIPLE occasions! 1.) We submitted multiple requests for our (defective) stove/burner replaced, yet over the course of 16 months - it was never fixed! 2.) We submitted multiple requests for screens to be applied to our upstairs windows - again they was never fixed! 3.) I had to change my "contact information" in their computer systems with 3 different people on 3 different occasions before they finally got it right. 4.) ^^ Due to the contact info error(s), I was not notified that they would be performing walk-through's for potential renters (once our 30-day notice was in). Get this - one random day, some strange women (supposedly worked for PPI) showed up at our front door with a potential renter and said "Hi, we are here for a walk through!" My husband (unfortunately the only one home at the time) answered the door and was caught completely off guard. Unknowingly, he allowed them into our townhouse (after the PPI person manipulated my husband into thinking he had no choice but to let her in) where they were greeted by moving boxes, dirty clothes, dirty bathrooms and an unorganized kitchen. I KNOW, RIGHT? Hopefully your thinking, "Why would a prospective renter want to see the townhome in such gruesome conditions?!??" My thoughts exactly. We were in the process of MOVING!! Needless to say, they never showed up again after I had a conversation with the President and updated her on all the Oregon Laws her company had broken. Regardless, these listed issues only touch the surface of what this company did wrong. Keep in mind, all of this was happening while we were NOT on a contract with them. They came in as the PM half way through our lease, and they failed to create a legal contract between us and them. Therefore we lived there with no agreement. **Oregon Law requires new landlords/PM's to create a legal lease/contract/agreement within 45 days of new take over - therefore making the original agreement with the previous PM invalid** Thankfully my husband and I are smart and are working with our attorney through Legal Shield to file a lawsuit against this company. In the mean time, I will just share this information....STAY AWAY!!! You've been warned. read more

We rented a house from PPI for 15 months and didn't experience any problems. Staff was helpful through the move-in process, and repairs were usually made in a timely fashion. Move- out was painless, and we were refunded our entire deposit. The only real negative was driving from North Portland to their office in West Linn, I would suggest conducting business outside of the office and closer to the homes they have for rent. I don't usually leave reviews but because of the bad reviews on here I wanted to share our(good) experience. read more

DO NOT USE THIS COMPANY!!!!! THEY ARE SCAM ARTISTS!!!! I lived in my apartment in Lake O for 4 years, was never late on my rent, paid all my bills on time, and took very good care of my place. Regarding maintenance issues, I usually had to call them several times to get in touch with anyone. Once I had a clogged drain in my shower... not a slow drain, a completely CLOGGED drain. After 3 days and countless unreturned phone calls, I called Roto-Rooter to come out and unclog my drain. I sent the receipt in with my rent check and deducted the amount from my rent. They didn't like that and called it an "unauthorized charge" and kept sending me bills. Roto-Rooter even sent them a letter stating that the drain was a maintenance issue not caused by me, but PPI conveniently left that part out and continued to bill me. I used to get letters in the mail about every 3 months from the 'new' accounting person listing out the $120 for the plumber; along with late rent charges, water bills, and unpaid power bills prior to my lease date. So every 3 months I would call and explain to their accounting person that all these charges with the exception of the plumber occured before I moved in, so to please quit billing me. They assured me that they would take care of it and note my account. A few months later, guess what I would get in the mail?! Moving out was a total nightmare. I wanted my deposit back, so not only did I clean the place top to bottom... I even had the carpets professionally cleaned. They totally lied about the condition of the apartment and said it was filthy and required "professional deep cleaning" (i.e., not done by their staff... probably because they don't HAVE any staff). I couldn't get anyone to do a final walk-through with me either. They stood me up the first 2 times, and I couldn't make the third time. Long story short, I ended up in a collections battle with them - with an attorney, mind you - and I ended up having to pay about 1/3 of what they billed me for upon move-out, which totalled $472. So unless you enjoy renting from scam artists who will swindle you for every dime they can get their hands on, I recommend renting from someone else!!!! read more

Save your time and frustration and use another company! The staff does not return phone calls an emails take a week to get a response if any. Their attitude is that they are doing you a favor instead of providing good customer service. Here's just one example of the incompetence and disorganization of their office and staff. We moved here from out of state and had to stay temporarily in an extended type hotel. The house we rented was about an hour drive one way. Prior to moving in we received a call from someone in the office stating that the realtor was running late for our walk through appointment. We never had an appointment for a walk through however I dropped everything to make it over there to make sure we didn't loose our place in line. When I got there, no one was there. I called the office, they had no idea what was going on and gave me the number to the realtor. I called the realtor and was told it was the previous tenants that had the appointment. Two hours, half a tank of gas and 3 kids packed into the car later... Save your sanity and use another company. Poor response if any and no service skills! read more

AVOID Performance Properties! PPI is a shameless, merciless property management company. Everyone I have dealt with in the organization (over a 3 1/2 year tenancy) has been heartless and slow to respond. I caution both tenants and landlords - if you are seeking decent, conscientious property management service, you are unlikely to find it here. read more

We have rented from PPI now for around 6 months. The home is nice but the service from PPI is very spotty and in many cases just plain horrible. When we moved in our refrigerator wasn't working. We reported it immediately and it took them 3 weeks to replace it. What do you do without a fridge for 3 weeks?? In addition we reported a broken balluster on the stairway, it took them 3 weeks to fix this as well, talk about a safety concern for our small children! I have many similar examples. However, then PPI wants the tenant to do something they expect it to happen immediately. Payment for a $50 dollar plummer charge (that by the way was due to a 20 year old disposal and not our fault) they expected immediately, I got a "late payment notice" literally THREE DAYS AFTER THE PLUMMER WAS HERE. All reports of poor service fall on deaf ears, the office is run by a group of amateurs. If you are looking at similar properties with one being managed by PPI, I'd suggest trying a different mgmt company. I hope this review helps. read more

This company is awful, and I cannot believe they are licensed property managers. I couldn't agree more with the 2 negative reviews on Yelp (search Performance Properties - there is another listing separate from this one). If I could give them 0 stars, I would. I am a current tenant so don't want to give too many details for fear of retaliation. But let me say that in our one year with this company they have been rude every time we have interacted with them, failed to provide information that we needed, lagged on maintenance requests (including essential stuff like plumbing and heating) for up to a week, and misrepresented themselves in numerous ways. Again, I realize it is poor form to fail to provide more details, but my family and I are still in this house and cannot afford to have them retaliate. As it is, we feel insecure enough in our housing situation with PPI. Run far, far away. read more

Amateur performance. These guys are honestly a ragtag team of bad eggs in the property management biz. Fly by night operation to the max. We had so many problems with repairs etc. We had a leak in our roof and reported it to no response. As a result of this leak, mold started to form. So we called about that and had somebody called out to inspect. They treated us like we were morons and said it was just "discoloration". I was dumbfounded. This is a mixed review. We had PPI rent our house for 2 years. Nori, the owner is professional, knowledgeable and reputable In my opinion, Jon Taylor, our property manager was not a strong advocate for me, the owner. He was not as responsive as we would have liked and was a poor communicator. He was at best unreliable in dealing with matters of importance. He had many excuses for his inactions. In my eye he has harmed the reputation of the company. My sense is that the position of employed property manager is not a desirable or skilled position and it may be difficult to employ and retain highly qualified people. read more

RENTER'S BEWARE! I 100% agree with the first review. I have rented from PPI and they are by far the worst company I have ever had to deal with. After the first month of living there they have not fixed one thing that has been wrong with our place. We still have stuff from 5 months ago that they promised to fix that has not gotten fixed. It doesn't matter if you have added things for them to fix in you lease or not they will flat out refuse to fix it after you move in. I can not wait for my lease to be up so I can move from this nightmare. So unless you plan on highering a lawyer during your lease with them I would strongly suggest to rent from somewhere else. Also after reading the first review I went on to BBB and their rating is an F, before renting from them I would suggest going to www.bbb.org and reading their info. read more

By far one of the worst property management companies in the Portland metro area! DO NOT RENT FROM THEM (or at least be prepared to deal with many shady business practices and lose some $$$'s if you do)!!! I rented a house for the last 5 years and recently moved. Midway through my tenancy, my lease was transferred to performance because the original company I signed on with went out of business. We chose to remain as tenants when the property switched hands because we loved our house and neighborhood and had never had a single problem with the previous company. Now for the yelping to begin (I'll try to just stick to the major complaints): From the time they took over, my tenancy was plagued with lost paperwork, unanswered phone calls, messages, emails, just downright rude & short answered office staff, random 24hr notice inspections, and straightup lies & ridiculous charges. Immediately upon taking over, we got a letter stating that "after reviewing the expenses and rising costs for your property, we find it necessary to increase you rent." Ok, they raised our rent an additional $50 (we did not like it, but we could accept it). The rent hike was immediately followed by another letter indicating we would now have to pay for our garbage service. Portland has a city ordinance that requires landlords to pay for the garbage. When confronted about this, they basically threatened me saying that if we didn't want to pay it, they could just raise our rent again to accommodate the garbage bill. When I contacted Metro to find out about the legalities of this, I found out that performance is using a loop hole in the cities ordinance. Basically, they put the garbage account in the owners name and them make the bill "care of" the tenants. Good faith business practices...I think not. They WILL charge you for any & all repairs. Even things that are normal upkeep for a home owner like broken pipes and cracks in the foundation. Thats why I rent, I don't want the upkeep costs of a house! In March, my roommate moved and I had 2 new roommates sign onto the lease with me. After much hassle with there process, lost paperwork, & a switch in property managers within their agency, they finally added the new roommates. Less than one month later (after taking the fee to add the new roommates), they send us a 60-day No Cause eviction. When I called to inquire about why we were being asked to move and more importantly why they would change our lease and then immediately evict us, they assured me it was absolutely nothing we did and that the owner had just wanted to make renovations to the property that required it be empty. She said she believed the owner was getting ready to sell. They were "very sorry but they just needed us to move", no further explanation. Dealing with them during the move out process was a nightmare. When asked even simple questions like procedure for final bills, they just spewed out robotic answers, constantly quoting "Oregon Tenant Law." It was like they wouldn't even listen to the question. They treated every communication as if I was arguing with them, even when I just wanted information to protect myself, my deposit, and do things correctly. Trina was the worst! She is impossible to communicate with. I was weary from the get go about my deposit being returned. They sent us a very detailed list of all things we were expected to clean, repair, and how they would charge our deposit. I called to schedule a final walk through and was told "they do not do walk through's." There practice is to send a professional cleaning crew in and then send tenants the accounting for whatever the crew determined needed to be done. When asked how I protect my deposit from being charged if I clean myself, they told me I could just dispute anything after the fact..wtf. I hired cleaners, had the property professionally landscaped, went over every inch with a fine tooth comb myself. We did every single thing on their list and then some. One month later, they call to say they lost my forwarding address & all my move-out paperwork so my deposit refund process would be delayed...conveinent. Then they send me a letter advising me not only are they keeping my full deposit but they want me to pay an additional $1000 for damages. The items they want us to pay for are outrageous. An additional $300+ cleaning fee, and a list of things that were damaged before we moved in (that are clearly marked on our initial walk through) as I said, it's an old house. Now, I'm working with a lawyer to help resolve the issue as I refuse to pay them another cent. What a headache! Best part of the whole thing, they put a For Rent sign up 2 days after we moved out, no renovations, no work at all...but they have uped the rent $600 more than we payed. SERIOUSLY, DOCUMENT EVERYTHING CAREFULLY. The tenant alliance is also very helpful if you are involved with them currently and need advice. read more

I just turned in my keys after living in one of their properties for the last 18 months. This is a very sad day for me. I love living there (downtown Portland) and this company made it so easy and simple. They were very easy to work with and once when my rent ended up not processing and coming in late.... They were nice enough to not charge me the late fee because I had always been on time before. Always so friendly on the phone and in person. I would absolutely live in one of their properties again. The only small complaint I have is that no one told me that I would be living in a parking zone and to get a parking pass before moving in. They should tell you this when you are signing your lease :-) but no big thing.... Just had to pay a few parking tickets :-/ read more

In a word HORRIBLE. I rented a house through PPI West Linn and its probably the worst rental experience of my life, and I have rented in many states and cities. The home was in terrible shape when I moved in. I would expect a property management company to do a through inspection of a property after tenants move out before new tenants move in. To fix any issues that may need to be addressed. Well, I guess I was wrong. There were many issues that were immediately noticeable upon move in. There was literally a 3 foot hole in the living room wall with tons of wires and stuff hanging out of it. I was very ticked off about this and finally got someone out to 'fix' it. The fix was to glue a piece of sheet rock with door trim around it to cover the hole. So now there was a large 3 foot section on the wall with with some random looking trim there. Then the whole silly thing just fell off the wall 2 days later. The back patio was not up to code so it needed to be updated, which was never done. There was a large hole above the washer and dryer. When my wife called and mentioned it they said they wouldn't fix it because the cost to get the patio up to code was so much. Like it was our fault the patio was out of code. The oven was unusable during the day. The display board was 90% out and you could only see it at night with all the lights off. So in the day you couldn't tell what the settings were. Eventually after a month or so the oven was replaced. A month without an oven and 2 small children is not easy. There were nice grey squares on all the walls where previous people had their pictures hung. No effort was made to actually repaint. After complaining they sent someone out to repaint the living room. The other rooms were not touched though. All the doors and corners were extremely chipped up with no effort made to repaint them. I didn't bother to complain because by this point I had decided I was not staying in this dump. Front porch paint was literally peeling away and looked horrible. Some one had 'fixed' the hand rail by hacking some piece of wood in place that looked terrible and was not even painted or stained. Carpets had a 'yucky' smell. (My wife's words). When my kids would play on the carpet they would get a light rash with whatever made contact with the carpet. After complaining we got the contact info of the company that cleaned them. They said they had left them chemical in the carpet rather than use go back and clean the chemicals out after the initial cleaning. I don't know if this is normal or not but it was annoying. They also said there had never been cats there but my sister broke out in hives when she came over which only happens when she's around cats. After some digging we learned the address was listed as an animal boarding company. I don't know if they actually kept animals at the house but based on the carpets and all I would not be shocked. This is not necessarily PPIs fault though. They may not have been aware of this. After about a month of this I decided I had had enough and decided to move out. Luckily I found a brand new town home a few miles away for the same cost. What a difference. My real issue with PPI is that they just didn't care about the property or the tenants; us. They wanted to do the absolute least amount of work to keep the property up. Nothing was done prior to my move in even though I rented it 2 weeks before I even arrived. So they had at a minimum 2 weeks to go through the house and make these repairs but they chose not to. I'd almost recommend living in a box rather than work with this company. I can say that communication was fairly good. After an initial bit of run around with who I was supposed to talk to. After reviewing the landlord/tenants laws I feel I probably have a case to legally break my lease but I'm sure its in the grey area because a lot of the issues are not harmful or dangerous. But alas I don't have the energy or time to deal with it and it would probably end up costing more than the deposit anyway. So all in all I would say avoid at all costs. They will do the minimum amount of work to the lowest allowable level just to get by. There are plenty of other property management companies that are far superior. I know this first hand because I have rental properties myself. read more

PPI was continuously late with maintenance requests even when water was flooding our basement. Each time I called them with questions regarding our lease termination for which they gave us no prior notice to the actual termination stating "they want to go in a different direction" basically meaning "we want to remodel and rent for more". They were extremely rude and bully-like. I got the sense they really don't care and about their tenants, treating them as disposable while boxing them into corners with lease contracts. I would absolutely say do not rent from PPI. They're the kind of business that will not think twice about literally pulling the rug out from under you for the sake of profit. read more

Sometimes I would call Jon to get help or get something fixed and he would never call back. I would leave up to 8 phone messages a day and still never hear back. We went weeks with a broken garbage disposal and that was with a phone call everyday. He would sometimes answer emails but only when it benefitted him. And when he asked us if we wanted to stay longer he got upset when we didn't return his phone calls and emails right away. When we gave notice they showed the house with no warning to us. They said they sent emails but we never received one! They charged us $500 over our deposit, even though we followed their cleaning checklist to a tee. We were charged for yard work that was done months after we moved out. Not to mention PPI told the company that I was moving into after them that we never gave notice or paid our fees! Luckily I got a receipt and a confirmation letter from them. Too much stress on my mental health and bank account moving out of that place. Go somewhere else if possible. read more

Horrible first impression. We called to see a home for rent, they gave us a date and a time (today at 11 am) and we agreed to it. We called up the rental agency at around 9:30 am to make sure our appointment was still on. The person on the phone checked the time and told us, "yes, we have you down for an 11 am showing." Great. We show up at the house about 5 minutes early and knock. The current tenant opened the door and is completely confused by us, as the company had not called to let him know we were coming. We apologized for disturbing him and waited outside. After 15 minutes, no one showed. We called again and were told the house had been rented and our appointment was canceled. Performance Properties, how incredibly unprofessional can you be? YOU gave us a time and place, I had to take time away from a class to show up to a canceled appointment that was confirmed a mere 2 hours earlier? HORRIBLE service. Not to mention it seems pretty unprofessional to make an appointment for a showing and rent the home before honoring all appointments. We could have seen the home earlier, but they gave us this time to come see it and then did not honor the appointment. Frankly, I'm glad we had this experience because now I know not to rent from this company. The other reviews seem to confirm my opinions of the company and they wont be getting my service! read more

zero stars , after being a tenant for a year I moved out and fully expected my deposit beck. not only did they not give it back they are demanding an additional 3000+ dollars for "cleanup" there is no way that there is 10000 dollars worth of damage . not even 100 worth ! and now they are holding my credit ransom and will send it off to collection. I am currently considering legal action. I will not be bullied or extorted . extremely unethical and down right criminal. read more
