Their apathetic approach to managing property is unacceptable, particularly for an association that is paying for professional management. They are consistently unresponsive to requests, fail to provide official records when requested, and routinely do the bare minimum. Basic communication and follow-through appear to be treated as optional. Even basic property oversight seems to be neglected. Things as simple as ensuring bathroom toilet paper is replaced, conducting meaningful property inspections, and making sure fire extinguishers are properly maintained should not require repeated requests. These are fundamental responsibilities of property management. Perhaps most concerning is the sloppy record keeping and lack of accountability. When financial and association records are not properly maintained and provided when requested, it becomes extraordinarily difficult for an association to accurately track where its money is going. That is not a minor administrative issue--it is a serious management failure. A professional management company should provide organization, transparency, communication, accountability, and competent oversight. Instead, my experience has been mediocrity, indifference, poor record keeping, and a persistent unwillingness to address basic responsibilities. If you are considering hiring Grant Property Management, I strongly recommend that you do your due diligence, ask very specific questions about record keeping and financial transparency, and speak with current clients before signing a management agreement. One leak came from the apartment above me. Another came from building plumbing. My bedroom became unusable for a period of time. Management knew about the issues. They performed dry out work. They never offered reimbursement. They never offered alternative accommodations. During my tenancy, the building had German cockroaches. This was not an occasional issue. It was an infestation. I previously worked in the pest control industry. German cockroaches indicate a systemic building problem. Standard treatments do not solve this without aggressive, coordinated remediation. Management failed to address the root cause. When I moved out, I returned the apartment clean. Floors were clean. Bathrooms were clean. Walls were clean. Carpets were in good condition. No move out inspection was done. After move out, management sent me charges anyway. They billed me for cleaning an apartment that was already clean. They billed me for carpet cleaning despite no damage. They billed me for additional utilities that I did not consume and had already paid monthly. There was no security deposit. Instead of closing the account properly, they attempted to manufacture charges after the fact. This property shows a pattern. Poor maintenance. Poor pest control. Poor tenant treatment. My experience working with my realtor, Rubin Milshtein, during the purchase of my condominium was…read morenot what I expected, and I encourage prospective buyers to conduct thorough due diligence before making a purchase. During the transaction, Rubin M referred me, during my first viewing of the property, to the president of the condominium association. He was not present during the showing. The association president showed me the unit and discussed the plumbing work that would need to be completed before I could begin my planned renovation, as well as other matters related to the unit, including permits and financial issues. At the time, I was not aware that the association president and my realtor were in a personal relationship, nor that both had served in leadership roles within the condominium association for several years. I only learned about their relationship after purchasing the property. Had I known this information beforehand, I would have asked additional questions and evaluated the transaction differently. Based on the information I received during the purchase process from the association president, who had been referred to me by my realtor to explain the plumbing work before my planned renovation, I understood that the work would be relatively straightforward. Instead, shortly after closing, I encountered significant building-related plumbing work behind the walls of my unit. Although the permitting process was ultimately completed in approximately four months later from purchase, I also advise after two month purchase that the work could extend from March through September becouse of money issues from their side.During this period, my unit was left without a functioning toilet, sink, or running water due to the building-related plumbing work, preventing me from using the property as I had expected when I purchased it and delaying my renovation for months. Throughout this period, my realtor, Rubin Milshtein was aware that I was dealing with these issues and the ongoing impact they were having on my ability to use my property. He also served on the condominium association's board during this time. I also learned after purchasing the property that demolition work had previously been performed with no permits in my unit before the sale. As a result of issues related to that work and its permitting status, I was later required to pay for a portion of the demolition-related costs and incurred additional expenses, including municipal fines. This was another unexpected issue that affected my experience as a purchaser and was performed by Rubin and the president of the board. This review reflects my personal experience. I encourage future buyers to independently verify the condition of the property, ask detailed questions about any ongoing or anticipated building infrastructure projects, carefully review the condominium association's records and financial information, and document the answers they receive before closing. Even when conducting due diligence, I believe it is important to independently verify the information provided throughout the transaction. My experience reinforced the importance of making purchasing decisions with a complete understanding of the property's condition, any relationships that could present a potential conflict of interest, and any issues that may affect the property's use.
