I had made some bad decisions and planning and while there are plenty of opportunities, bridging the gap I had put myself in a situation where I'd overextended myself by trying to get extra credit cards etc, you know how that goes and I didn't think because I was too an experienced about getting a loan on the house that I inherited a little more than a half year ago. The first person who tried to and showed me that there was an option, something called a no-income/ verification loan. The riskiest for banks and only a selection places offer them, but the person that first reached out to me hid, despite my prying and trying to get more information, so much that when I got the disclosure papers or the closing documents I think he just expected me to sign because I was so in need. Well that wasn't going to happen, so I had to find someone else, and I stayed up all that Friday night and on that Saturday morning Alex called me back from my messages. From there I dealt with a man I have utter respect for. He is hardworking, generous and not only with his time, we got to know each other actually quite well during this process and learn quite a bit about each other and had some very nice conversations, but with the difficulty that I was facing he even took half of his normal fee to help me out in my situation. I never asked for that. He just did it and I just got the paperwork stating that he was doing it. He's just the type of person. I learned a lot about his history and everything he had gone through and his struggles to make it in life, and it shows in his determination and dedication and work ethic. I don't know how he does it, but he works at a feverish pace for I don't know how many hours a day but I think our regularly 10 or 11, and then works a good part of Saturdays as well. And when you talk to him it's during this time it's all business and then he's back to work taking care of it and calling you back a few minutes later with a problem solved. An expectation that was reasonable just so it wouldn't be disappointed if it didn't take the last time, and it did take less time which I'll tell you about, but he said that we would be able to get it done within about a month or less and I would have my money. If it wasn't just for one particular thing that held things up for a week, I would have had it in about half the time, and as it was we were still I believe a week or more early when the funds were deposited into my bank from when we began. He got great terms for my situation with a loan that's got the highest because of the risky nature of it, and he explained to everything that I asked. He was transparent. Everything that you want to find when you put your trust in somebody for things like this, things you've worked so long for and you're hard earned money. I could go on but I'll just finish by saying that I couldn't recommend any higher Alex with his character and abilities and I feel very grateful for having had the chance to work with him, and have him help me in my time even I want to say thank you Alex. I promise that if anybody who is reading this chooses to work with him, you will have a story of your own like this to tell about him that would be similar, at least in regards to Alex and everything that he would do for you and the experience you would have working with him. My existing mortgage was sold to Everbank and so I had no choice in whom I dealt with at the…read morebeginning. Fast forward 3 years and it was time to refinance and unfortunately, it's nearly impossible to find a lender for an investment property. So we went with the same company because there weren't other options available. The process to refinance a condo has been extraordinarily frustrating and more detailed in the requests for documentation than any other escrow I have been involved in. I totally get that in 2016, we are dealing with a more regulated and restricted market than we were 5-10 years ago in the real estate bubble. However, the requests we have received from the underwriting dept are far beyond reasonable-- example- they want us to have our HOA fill out a form that is primarily for new condo developments and asks about the legal status of the development (which in our case was 25 years ago)-- all at the cost of $195, on top of the $695 appraisal fee. And there are additional documents which are non-standard formats which require additional time and cost to prepare. Additionally, while Everbank claims to have a paperless system, their online mortgage system leaves much to be desired. It does not work properly with common browsers such as Chrome and Firefox. It is poorly designed and does not allow the user to view which documents have been successfully uploaded--i.e. you can upload a 6 page document and you really don't know if all 6 pages made it. And you can't view anything that has been previously uploaded-- can't even get a list of files! So, if you don't have a lot of choices, you may get this as an option for a decent rate on your mortgage. But as others have said, the process may be painful.

Self Employed Borrower…read more I was assigned to Stephen Sirop for a pre approval letter. Stephen supplied the pre approval within hours. After a couple of weeks I was able to negotiate the purchase of a home. Once I was under contract I immediately notified Stephen to get the loan approval process underway. After I got the initial estimate to close I contacted my broker and asked why my closing costs were so high. He assured me that one of his assistants made a mistake and he sent me a new estimate with much lower closing costs. Fast forward a couple of weeks and after asking at least 15 times for our final costs we finally got it out of them as we were driving to sign final docs. We turned around and went home when the number they quoted was curiously close to the original estimate. I asked the broker about the revised estimate and he said "what revised estimate". When I got home and emailed the revised estimate to him he said "yeah, but you didn't sign it". My mistake for not signing it but I made a bigger mistake by selecting Bayburg Financial in the first place. I have done over 12 mortgage loans in my life and Bayburg Financial takes the cake as the "worst ever".
