We had a progressive leak which was determined by one of their staff (Rudy) who removed a partial portion of the bathroom ceiling and wall to determine the location and cause. Despite this they insisted on entering the unit when we explicitly told them prior that Weds early from 7am until about 12pm was off limits. So what happens? One Weds, the 9th a non- English speaking crew shows up exactly at those hours expecting to view the interior of the unit. Fast forward a few hours and it seems management was completely clueless that this crew took it upon themselves to take the initiative and fix the roof themselves despite being unable to inspect the leak. Did they know? Not at all. They actually insisted a new appointment had to be made. Utter incompetence and no communication skills at all. I know this is not NY but seriously, Florida, come on. Apparently, the leak was fixed from the roof side and First Residential, the company who hired the repair crew had zero knowledge the work was completed. To this day, they never acknowledged their error or incompetence handling this situation. Horrible company all around.

I've learned over the years how to identify quality in a property manager and real estate service,…read moreand Florida Property Management Services LLC is the highest calibre in these respects. Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Make no mistake, Florida Property Management Services LLC is the top-shelf in property management; the 5 Stars is not hyperbolic, I am incredibly grateful they are managing my property. Erin K. Grant Property Management -- Embarrassing, Unresponsive, and Unprofessional…read more My experience with Grant Property Management has been extremely disappointing. Their apathetic approach to managing property is unacceptable, particularly for an association that is paying for professional management. They are consistently unresponsive to requests, fail to provide official records when requested, and routinely do the bare minimum. Basic communication and follow-through appear to be treated as optional. Even basic property oversight seems to be neglected. Things as simple as ensuring bathroom toilet paper is replaced, conducting meaningful property inspections, and making sure fire extinguishers are properly maintained should not require repeated requests. These are fundamental responsibilities of property management. Perhaps most concerning is the sloppy record keeping and lack of accountability. When financial and association records are not properly maintained and provided when requested, it becomes extraordinarily difficult for an association to accurately track where its money is going. That is not a minor administrative issue--it is a serious management failure. A professional management company should provide organization, transparency, communication, accountability, and competent oversight. Instead, my experience has been mediocrity, indifference, poor record keeping, and a persistent unwillingness to address basic responsibilities. If you are considering hiring Grant Property Management, I strongly recommend that you do your due diligence, ask very specific questions about record keeping and financial transparency, and speak with current clients before signing a management agreement. In my experience, Grant Property Management is not providing the level of professionalism, responsiveness, or oversight that an association should expect from a company entrusted with its property and money.

Important documents have not been uploaded, leaving us homeowners without access to basic information. I blame the point person handling our association. At our annual meeting, homeowners attempted to ask questions and we quickly shut down and able to ask questions. Overall the transition to this company has been frustrating and feels like a step backwards. Our previous Management company wasn't perfect, but they were significantly more responsive and effective than Grant Management. LOOK elsewhere for good representation.

Therefore, I knew I needed a property management company to handle those unique set of challenges in my absence. I had researched many properties management companies online in the Fort Lauderdale area. I happened to come across Icon Realty Management and Brokerage. After reading the great reviews and my conversation with Ben and finally meeting him at the property. I decided to have them manage my property. Within 2 days of Icon Realty having the property in their listings, it was rented on day 2 (two). Ben, At Icon Realty has truly been professional and responsive thought the whole process. I highly recommend Ben from Icon Management for anyone looking for a Management and Brokerage firm. DM Celebration, FL

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

Steve was fantastic in helping me identify not only what was in my budget, but also, what would be the best fit for me and my future. Steve was incredibly patient and caring as we navigated through one of the most stressful parts of life (purchasing my first home). As a single young female I was unaware of what to look and check for when touring new properties , and I felt confident with Steve by my side. He knew exactly what questions to ask what plumbing or HVAC closets to inspect. Regardless of the volatile housing market we're in, Steve and his team were able to find me my perfect first home. I was out of state for closing day and Steve was able to help execute a mobile notary through the title agency he has a personal relationship with to make for a smooth closing (even out of state) Upon my arrival back in town Steve greeted me with a warm hug and along with all my new house keys and paperwork.... And even checked my air filter knowing I wouldn't have looked at it yet :) In conclusion, without the help of Steve and the rest of the Local Real Estate Co. I would have had a far less pleasant experience buying my first home. I am so very thankful for them! Cheers to Local Real Estate Co! I hope everyone has the opportunity to support their LOCAL realtor :)
