Ping is the BEST! She is a no-nonsense person who doesn't take well to deadbeat tenants. She will root them out like the weeds that they are. She had mine gone in just a little over three weeks. The great thing is that she provides partial services, i.e. if she serves the 5-day and the tenant pays up, then you are not charged any more than the cost of the posting of the 5-day. Ping is the absolute worst. She was extremely rude in the way she spoke to me. I mean extremely rude. I get her angle. She doesn't have time to hear your entire backstory, but she is not a people person. She just isn't very nice and she doesn't know how to talk to people. She is also a 1 person team. You have to fill out the notice yourself and sign it stating you are the person serving the notice. Even though, you are not. You have to send it to her by 9 pm the night before. If you call her the next day asking about it she will SCREAM at you. I kid you not. Hire a company that has time to answer your questions and speak to you respectfully. Very easy to work with. Fast, efficient, and fair prices. I had a tenant that I inherited with one of the rental homes I bought that has become a bit problematic lately. I normally wouldn't approve a tenant with his credit profile but it was convenient to already have a tenant in place and not have to look for one. On short notice, Perfect Eviction issued a 5 day pay or quit notice after he was two months behind. Yep. I know, I shouldn't have let it go that far but I was being too nice. I've never had an issue with tenant being that late before. On the 5th day after the notice was posted, I received full payment. He is 10 days late again this month. So far a great experience with this company as Ping seems to be very knowledgable and knows what she is doing which is great, for her business and also for the landlord. On the negative part, she appears to be a bit abrasive and impatient with you. She just needs recognize the landlord vs the tenant and treat them accordingly.
