Starting with valuating the property by exploring comps in the area and organizing an open house to bring attention to other brokers, my home was marketed extremely well. They receive 5 stars plus for navigating a somewhat convoluted transaction which required serious negotiating skills. When obstacles arose, they were quick and determined to solve. Selling a personal home can be quite emotional and they were there to support me throughout the process. I cannot imagine another firm offering better service. I highly recommend Union Properties as either your selling or buying agents! They know their business and execute nunfanainaalll

    Very disorganized and unprofessional. They lost their copy of our apartment key. Every 4-6 months…read morethe AC breaks and they refuse to just replace it. They have called twice in the last 4 years to have our car booted in the parking lot which we pay for parking. They only give a 3 business day warning to come by in person to their office to pick up a renewal parking pass or threaten to have our car towed every year even though we continue to pay for the spot every month. They are disrespectful of the fact that people have full-time jobs; they don't even work or have the office open a full work day themselves making their demands impossible. It Is disturbing how poorly this company is able to operate.

We have always payed our bills on time and have never been accused of having delinquent charges with our HOA but when the HOA changed from one management company to bosshard, suddenly bosshard tacked onto our bills an additional 175$ of unpaid billing they claimed was provided to them from the HOA as outstanding or prior balances. None of this so far has panned out to be true and our entire community in longleaf has been affected. They've handled the situation terribly , no email, no warning about additional incoming charges, just a sneaky addon that we had to find out through the community about. When trying to deal with them by phone about this issue, it took ALOT of community members calling and asking for answers to get any sort of response from them. As of yet, this issue has not been resolved, they are reviewing our accounts per their email, but I have access to the ledger as its my right and I can see there is no 175$ outstanding balance. I am demanding a full refund since they took the money out with the monthly HOA cost and I had set up automatic payment. P.S. I have never left a review before but being treated this way I felt it my obligation to speak out especially since the activity looks illegal and fraudulent. 5/13/2026 Edit: I had neglected to update this review, as I had left one on google as well. I have improved the review rating due to the correction and resolution that followed. My google review edit is below: "-- 4/14/2026 EDIT: I have received an update from BossHardt regarding my account. For their diligence and swift action in investigating this matter I have improved the rating to 3/5 stars. I am pleased with the communication since the issue began. When the matter is entirely resolved I intend to improve my review rating. Going forward I would recommend that Bosshardt provide a warning to customers about possible discrepancies or additional charges that might be placed on their accounts avoid confusion and frustration this can cause. -- 4/21/2026 EDIT: The matter has been brought to a satisfactory conclusion. I unexpectedly had to move and with less than 1 month notice I reached out to Tanya and she came by to inspect my home and didn't exactly walk into a turn key ready home. She suggested a few repairs, got me a range for how much the property can reasonably rent for and as soon as all the agreements were signed, with the help of Tianna, they had vendors getting her estimates and getting started on repairs. Once the repairs were done and my home was put on the market it rented SOOOO quickly! I expected weeks to maybe a month but within days we had a lease signed. As a first time landlord what I appreciated most was the open communication and transparency I got every step of the way. Tianna and Tanya are both very professional and their experience shows.

    If i had the choice to give a zero star review i absolutely would! We rented property from Ricky…read moreStrickland for a year during that time we experienced 1 A/C leak 1 Roof sunlight leak and 2 Separate leaks from the roofs in the kitchen, all as for which were not properly repaired he just put a tarp on it. We have also experienced mold and mildew of our belongings during the entire winter months btw I have photos and videos to prove all of this. I got GRU to come to the house for the energy audit and they disclosed that the A/C unit was old and wasn't properly cooling the house the only thing it was doing was increasing our electrical bill. The water in the Mayer bedroom smells of rotten egg and I called GRU about that and they informed me that it was a plumbing issue with the house. When we moved into the house Aug of last year we came into the house first day to find Ricky Strickland on his phone standing in the kitchen while the kitchen faucet was leaking and there was broken tile on the floor by the glass door. There was ants all over the place and the carpet was damp and smelled. The carpet was torn and dirty and wet. After living in this nightmare Ricky Strickland has the audacity to try and keep our deposit after we left the place on better condition than we found it and we paid for professional cleaning. His daughter April Strickland and Golden Rule in Gainesville threaten to call my husbands job because we wouldn't remove our truthful google review. Everything I have stated in this review is true and I have proof of it all. We rented the house on 3321 NW 3O th pl in Gainesville fl.
