They have been a nightmare so far. Our HOA just switched over to them here in gainesville from VESTA properties for longleaf. We have always payed our bills on time and have never been accused of having delinquent charges with our HOA but when the HOA changed from one management company to bosshard, suddenly bosshard tacked onto our bills an additional 175$ of unpaid billing they claimed was provided to them from the HOA as outstanding or prior balances. None of this so far has panned out to be true and our entire community in longleaf has been affected. They've handled the situation terribly , no email, no warning about additional incoming charges, just a sneaky addon that we had to find out through the community about. When trying to deal with them by phone about this issue, it took ALOT of community members calling and asking for answers to get any sort of response from them. As of yet, this issue has not been resolved, they are reviewing our accounts per their email, but I have access to the ledger as its my right and I can see there is no 175$ outstanding balance. I am demanding a full refund since they took the money out with the monthly HOA cost and I had set up automatic payment. P.S. I have never left a review before but being treated this way I felt it my obligation to speak out especially since the activity looks illegal and fraudulent. 5/13/2026 Edit: I had neglected to update this review, as I had left one on google as well. Edited to add again: I'm extremely disappointed with the fact that my roommates and I all left extremely detailed reviews that stated EXACTLY what happened to us during our tenancy and after the fact and they all got flagged and or removed by this company. It's disheartening and disappointing to leave a honest review showing how poorly you will be treated by this company just for them to attempt to cover their tracks by doing this. They have time to remove reviews but don't have time to respond to emails. I want to start by saying that I hate leaving bad reviews but unfortunately, this one is warranted. Renting from this company is actually the worst PM company I've ever leased from. I've been in apartments/rental homes since 2020 here in Gainesville and I've never experienced something like this. To start, the house was not in move in ready condition but yet expected to be in move in ready condition when we moved out. We went over a month without a working washing machine and were never once offered compensation for having to use a laundry mat, nearly an entire week without a working A/C in the middle of a Florida summer. They send vendors out to the unit and have 0 communication as to when they arrive. The vendors they do send out are extremely rude/show up completely unannounced and will 100% give you snide remarks if they can't preform a work order on their time. They claimed the house to be "smoke free" yet the carpet in the downstairs closet had to be completely replaced due to the entire primary bedroom smelling like a pack of Paul Mauls as well as 90% of the appliances having smoke stains. It sometimes takes over a full week to receive any responses from them if at all. The move out procedures are absolutely ridiculous. When we had questions regarding the touch up paint we were told to go to Lowe's and get a paint match because they didn't know and to wait for a call back, which we never received. It's understandable that they have multiple properties to manage, however once they get your money, good luck having any form of common decency from anyone in the office. It's simply non existent. You never even know who to contact because there is a new "property manager" in office every month. Not once did we complain or leave a bad review during the time of our tenancy there. To top it all off, once we received our deposit back they deducted $150 for "Additional rent" in the event they charge you for anything after you move out and an additional $350 for a "full clean" and when we requested photos of said "full clean" it took over 9 days, 5 emails, and a certified letter threatening legal action to receive 7 pictures of light dust on the baseboards and the oven claiming this required a "full clean." Out of all 6 different places I've lived during my time here in Gainesville, I've never once been charged or had any money deducted from my deposit. I also want to mention that I've worked in this industry for 4 years and I've never seen someone charged for a full clean for some light dusting and one singular appliance needing to be cleaned out. If there is anything at all that I can say to deter you from renting from this company, let it be that there are 100s of property management groups managing over 50 properties in Gainesville that will at least email, call, or have some form of proper communication with you before allowing it to get to this point. Edited to add: It's quite ironic how the only response you'll get from their office is either A. After you threaten legal action or B. if you leave a negative review for them. I had 2 rotting wood pieces under my windows. The community is responsible for my roof and outside painting and maintenance. I pay for that monthly with my HOA fees. And this is what I got. Different wood. Paint on my house. Cracks and then asked to review it. So here I am. I have requested this mess cleaned up. I will respond if it is fixed. I pay roughly $300 a month for or $3,600 a year for over 4 1/2 years and this is what I got. Terrible value. And rot was bad because I couldn't get a call back from the main office. Do not rent from Bosshardt Property Management. They are unethical, unresponsive, and care only about collecting rent--not your safety or well-being. We reported mold in April and the property manager initially acknowledged the issue and claimed that cleaning and testing would be arranged, which we trusted. However, what followed was a masterclass in negligence and gaslighting. A single visit occurred during which the mold was superficially bleached, and after that, communication went dark. Despite written proof, they later denied committing to testing. After weeks of silence, we cited Florida Statute §83.60, our legal right to withhold rent due to habitability issues, and were met with an eviction threat, not a solution. Independent testing confirmed mold in the home, still, Bosshardt refused to communicate with us, by phone, email or in person. Out of 17 emails, 4 unanswered phone calls, and one in person visit, we received only 7 respondent emails and an eviction threat taped to our door. We also had been experiencing a massive leak in our ceiling that nothing was done about prior to us moving out. Because of this, out of sheer exhaustion and a desire to avoid further conflict, we paid July's rent, despite their complete failure to meet legal or ethical obligations. It is beyond clear that this landlord prioritizes profit over people, and that they are more than willing to weaponize their position of power to intimidate tenants into silence. They are crooks, plain and simple, and your well-being will never be a priority. Rent from literally anyone else. If I could give 0 stars, I would. read more

As a resident and HOA President of Bivens South Condos on Bivens Arm Lake, I wanted to give thanks and kudos to the great team at Bosshardt Community Association Management, specifically Garry Griffin and Rich Anderson. They have gone over and above to be there for us. Bosshardt provides general management, accounting and maintenance, and is cost conscious and a good value. Rich Anderson takes care of, and is our dedicated, maintenance/emergency repair contact. Rich is a talented and skilled craftsman and trouble shooter, with a vast base of knowledge and experience. We had an emergency pipe repair Monday that damaged our main sidewalk to the pool and pavilion, and Rich took care of the concrete repair this morning so a resident will be able to have a planned event this weekend in our pavilion. The sidewalk now looks better than it did before the repair. Bivens South Condos is fortunate to have Rich and Garry, who are respond to our needs timely, with professionalism and courtesy. It is comforting, in our crazy world, to have the knowledge that we can rely on Garry, Rich and the rest of the Bosshardt team to be there when we need them. Thanks Bosshardt Team of pros!!! For the past 6 months, I have been repeatedly trying to get someone to respond to questions about a non paying tenant. No call backs, no returned emails. I now have 2 properties that owe months of rent and I cannot get anyone from Bosshardt to return my calls or emails. Hasn't stopped them from charging me management fees for the non paying properties. Poorly run, horrible customer service. Just return my calls or emails and take care of business. Had our lawn cut, trimmed, edged, etc taken care of by a professional company before move out, yet they still charged us lawn maintenance out of our security deposit. Because of this, per the lease, they could charge an additional $150 on top of the "supposed" lawn care they had to do, which they charged $225 for. Complete crap. Don't recommend if your expect the full security deposit back. They responded to one of my reviews asking me to call. I did call and left a voicemail, but no response. Poor value - 10% of your rent off the top for poor management communication and de-personalized service. Calls go directly to voicemails and messages/emails are not returned in a timely manner (48+ hrs) and responses are not thorough. Company is too large to provide the service that you would expect. read more

This is the worst company to rent from!! For one I was told by Glennette Maxwell/Jackson that the lease is set up to take your deposit! That says a lot about Bosshardt as a company. Some leeches, don't matter if you're a good tenant or not that's the goal. When the young lady called me about the apartment she told me everything looked good except a couple light bulbs. This the second time renting through them out of desperation for a place to say. The first time Anna Calero took my deposit after, as well stating to Glennette it looked good. She got mad about me not leaving her a key to get in so like she mentioned to her coworkers she likes to hold grudges. They seemed to think it's funny but when you're dealing with customer service and peoples money it's by far funny! Just shows what type of company Bosshardt is! I always thought this was a reputable company but my experiences have been horrible. This past apartment looked better when I moved out then when I moved in! When I moved in I didn't have new drips pans that they request you replace when moving in. My walls were dirty and had not been painted and so I had to go buy paint. They also charged me to paint after I moved. They charged me maintenance fees for things that should have been done and had nothing to do with me as a tenant. Time to replace closets that I actually put a work order in for. They were old and raggedy and kept coming off the track! I complained to Glennette on top of that and she can't verbally tell me I didn't. Actually one of them fell of the track in the kitchen when my son was opening the door and damaged my dinning room chair. You think they came or did anything about it NO. When I moved in the blinds where broke in the living room and I actually replaced them! The toilet seats were disgusting (urine stains and hair) and I had to replace them! I have never moved in a place where I had to buy paint, toilet seat, even shower rods, and I replaced the blinds except for 2 and it was 7 in total. I was so disgusted with the apartment that I called Glennette and told her it was nasty . She sent back a cleaning crew that didn't speak English with one lady in charge with broken English. So she didn't completely understand what I was saying to relay to the cleaners! My thing is how come I moved moved into nasty apartment when I know for a fact BOSSHARDT took their deposit and had to have charged them extra the way it looked. It was stuff left in the cabinets from the previous renter as well where she had bought things! Before move in I was asked what was wrong. I told her the walls were dirty, the toilet seats were dirty, the closet doors were dirty and rusty. Glennette told me that it would be fixed and her nice nasty words were " ok it'll be done before you move in but not because you said it but because it already needed to be done. Funny right but they love her because her swift way of words and she's the backbone they don't have! Unfortunately I wasn't aware that the same lady/little girl Anna was over that apartment but didn't want to converse with me so I dealt with glennette. No wonder the apartment wasn't up to par like they require you to have it when you move out. To top it off the new lady who called me Heali Mehta called me like 2 weeks later saying she'd hate to charge me for the carpet because it wasn't up to Bosshardt standards. I'm confused that's something you tie up with the cleaning company and the carpet looked good when I left so that's interesting! I told her how can you charge me for something i paid for?! She start laughing saying that's what I'm saying I'd hate for you to have to pay again since you already paid . Bosshardt is a joke and greedy asf! Their employees are a true representation of THEM! She asked me to call them instead of calling herself like what and when I called they said she needed to call because I no longer had access to the apartment .She mentioned oh I was trained very well and they are picky lol girl please you are trained to take a persons deposit and see what else can you get from them. Now that I think about it the lady Anna made a so called joke about she should have taken the detachable shower head out my bathroom because she holds grudges!! This was stated to Glennette! Run from this company, it's set up to take your deposit!!! They taking your deposit for all these so called fees to get the apartment ready for the next REALLY but I moved into a nasty apartment! We rented a home from Bosshardt for our daughter while she was getting her 3rd college degree (not to brag, but showing she was an intelligent, responsible individual). The back fence was literally falling down, and they said it would be fixed before she moved in. Do you want to know when they fixed it? How about the day we were loading up to move out! In addition, the day we moved her in, the master bathroom was infested with live ants, so they told HER to call the exterminator, and it too several days to get them out, so she could not use the master bedroom/bathroom because of the ants. The washing machine was roughly 10-years old, and when there was an issue with it, we had to pay to fix it (electrical issue that was not caused by overuse). Throughout the lease, they would show up for "inspections" or other items without giving 24-hour notice as required, but other than that, things were not too bad (If our daughter had an issue, we would typically take care of it so we did not have to deal with them). Our daughter took a job out of state, and when she was applying for housing, Bosshardt actually told one of the places that there was "damage from her dog to the fence". Really?? The fence that I ended up fixing because it looked like the photo below? She did not get that unit, so she called Bosshardt and they realized it was not her dog that damaged the fence. It was because they never came out to fix it before she moved in. On move-out, we had the carpets professionally cleaned (only 3-rooms were carpeted), and my wife and I spent numerous hours cleaning the home so it would be ready for the next tenant. We should have known what to expect because EVERY contractor we spoke with from carpet cleaners to exterminators told us Bosshardt is the worst at keeping security deposit money, and they lived up to their reputation. They charged us over $100 for carpet cleaning even though we gave them the receipt for carpet cleaning (when you have junk carpet, it does not matter how much you clean it, there will still be fibers and dirty water), over $400 for cleaning (the place was 100% clean, sanitized and ready for the next person (much cleaner than when she moved in), and even though we were out almost a week before the lease was over, they charged us $150 for "extra rent" so they had time to evaluate the home for damage (yes, this is in the lease, but they had almost a week on our dime to do this and never should have charged us for it). I and have owned and managed many businesses, and this is one of the poorest run operations I have ever done business with. If you have ANY other choice, take it (unless you want to lose your security deposit and not be respected as a tenant). read more
