I had 2 rotting wood pieces under my windows. The community is responsible for my roof and outside painting and maintenance. I pay for that monthly with my HOA fees. And this is what I got. Different wood. Paint on my house. Cracks and then asked to review it. So here I am. I have requested this mess cleaned up. I will respond if it is fixed. I pay roughly $300 a month for or $3,600 a year for over 4 1/2 years and this is what I got. Terrible value. And rot was bad because I couldn't get a call back from the main office. Even went by and no call back.

On my scheduled move-in day, the property was not ready for occupancy, it was dirty, unsanitary, and required me to postpone my move at the last minute. Shortly after moving in, the bathtub leaked under the floorboard and caused flooding that spread into my bedroom and damaged personal belongings. The plumber said it was completely avoidable if they had only done a thorough check before renting. Throughout my tenancy, multiple maintenance issues went unresolved or were handled poorly, including broken blinds that were never properly repaired despite repeated requests. I also experienced privacy concerns when workers arrived without notice and looked through my windows, and after a pressure-washing visit, my air conditioning stopped working, leaving me without AC for two months during a Florida summer. Despite these issues, I made every effort to leave the property in excellent condition, spending hours deep cleaning, completing all required move-out procedures, and even returning my keys early. Nevertheless, more than half of my security deposit was withheld. Between the poor condition at move-in, property damage caused by maintenance issues, lack of timely repairs, privacy concerns, and disputed deposit deductions, my experience was frustrating and costly. I'm sharing this so prospective renters can make an informed decision and avoid the stress, inconvenience, and expenses I experienced during my tenancy.

She suggested a few repairs, got me a range for how much the property can reasonably rent for and as soon as all the agreements were signed, with the help of Tianna, they had vendors getting her estimates and getting started on repairs. Once the repairs were done and my home was put on the market it rented SOOOO quickly! I expected weeks to maybe a month but within days we had a lease signed. We are current tenants of close to 5 years so I can't wait to see April's response and how she belittles previous terrible reviews. I'm sure I also must be a horrible person and horrible tenant that's why they have offered to renew my lease every single year. The experience at Golden Rule has been drama-free up until this point and that's only because we never had to have much interaction with the staff. During the month of May we had multiple issues with our AC unit. With a non-functioning AC unit for 18 of 30 days of May leaving our home uninhabitable with an ambient temperature hovering around 84° to 85° Golden Rule has been nothing short of terrible. No urgency, no compassion, no friendliness. No offer to reduce rent as we spent multiple nights in a hotel because our elderly dog was dying in the heat. No offer to rent portable AC unit... Nothing Now June 3rd... AC once again not working! While the situation has been stressful, I can understand that sometimes repairs my not be made as quickly as one might hope but what is unacceptable is the treatment we have received by April Strickland and her staff. We have been asking for over 3 weeks simply to just have a meeting, a face-to-face meeting with the owner of the company. With either her or her staff asking why we want to have the meeting. We said that would be addressed at the meeting. I don't believe that that's too much to ask. We have been told that we will not be given a meeting. I have screenshot after screenshot of receipts of this treatment by the staff. At this point we would like to just get out of our lease and move somewhere where we don't have to be mistreated by the management staff simply for being frustrated by a very frustrating situation. God forbid you voice your displeasure. However, the vindictive and retaliatory practices of GRPM will likely prevent that. We were nastily asked I wanted to be sent the early termination terms of our lease. Wasn't looking for that solution at the time but said sure send it over. There is not a single doubt in my mind that if I chose to execute the early termination clause in our lease that April and her staff will do everything within their power to your stick it to us the best they can.Again no understanding, no compassion not even professional attitudes or professional behavior. Do yourselves a favor and run very quickly away from GRPM. Can't wait for your response April Strickland... I'll just wait for that before I post all the proof

We live in Newberry Place that Golden Rule is the management company for and I asked April to call…read moreme on a social media post and left my number. She did finally call around 8:30 at night and asked what I would like to address. I then stated I wanted to discuss our entrance that has been damaged for a month and a half and still hasn't been repaired. She got extremely rude and stated that's not why I wanted her to call me, I wanted her to call to argue. Which didn't make much sense to me. I stated no you're wrong I want to address the entrance and when we could expect it to be repaired. She would not give me any answers about the question I asked but instead kept insisting I just wanted to argue and actually acted as if she didn't even know about the damage to the entrance. She then told me to "shut up and listen or I will hang up, do you understand me?" My wife heard the entire conversation as my phone was on speaker. After being talked to like that, I replied "well hang up then b!t€h!" She then hung up. She since had her attorney send a cease and desist email to my wife and I. We did share with our community her public record and I also commented that she was a smarta$$ b!t€h, which I still believe is a very fair assessment of her character. She cannot deny that I live in a community she manages because I will be leaving another review about a completely different incident that will include a screenshot of a violation letter sent to us by Golden Rule. Because judging by all of her reviews that seems to be her go to for when the reviews reflect her true character. This morning I was provided clarity on the entrance by the HOA Chairman that lives in our community and the community was thankful for the update. But he does not work for Golden Rule so his attentiveness and detail does not reflect on Golden Rule. Just as many reviews state, April is extremely rude and disrespectful and tries to boss everyone around like she's POTUS. I am a veteran, we have owned this home for going on 15 years, we stay up to date on our dues and we even maintain another yard in our community that isn't kept up with properly. I do not pay $143.23 quarterly to be treated like this. She also told my wife on a social media post that she need mental help. That also seems to be something she says to everyone that exposes her true character. There's much much more but honestly she isn't worth my time.

We rented property from Ricky…read moreStrickland for a year during that time we experienced 1 A/C leak 1 Roof sunlight leak and 2 Separate leaks from the roofs in the kitchen, all as for which were not properly repaired he just put a tarp on it. We have also experienced mold and mildew of our belongings during the entire winter months btw I have photos and videos to prove all of this. I got GRU to come to the house for the energy audit and they disclosed that the A/C unit was old and wasn't properly cooling the house the only thing it was doing was increasing our electrical bill. The water in the Mayer bedroom smells of rotten egg and I called GRU about that and they informed me that it was a plumbing issue with the house. When we moved into the house Aug of last year we came into the house first day to find Ricky Strickland on his phone standing in the kitchen while the kitchen faucet was leaking and there was broken tile on the floor by the glass door. There was ants all over the place and the carpet was damp and smelled. The carpet was torn and dirty and wet. After living in this nightmare Ricky Strickland has the audacity to try and keep our deposit after we left the place on better condition than we found it and we paid for professional cleaning. His daughter April Strickland and Golden Rule in Gainesville threaten to call my husbands job because we wouldn't remove our truthful google review. Everything I have stated in this review is true and I have proof of it all. We rented the house on 3321 NW 3O th pl in Gainesville fl.
