I found him after interviewing about 9 firms, and then went with him after speaking with 5 of his references that he provided. He was very transparent when I first connected him and he would quickly answer questions about his management style, company and staffing profile. Perhaps the worst part about Edward is that its hard to find anything negative about him (LOL). He's just the most even keeled person I've ever dealt with... He deals with everything in a calm, paced manner. He's definitely not pushy, and treats everyone with respect, and has the gray matter to anticipate and work through problems before embers turn into flames (and we've had many embers thrown at us over the years, so he's battle tested at this stage in my eyes). One example: a few years back, the unit he was managing for us had a heating issue. The parts were on back order (early pandemic related shortage), and without asking, he went through multiple hoops to try to procure the parts needed, and then checked the weather report and because of an upcoming temperature drop he went ahead and provided backup heating device to the tenant to head-off a potential heating emergency before it happens. Lets roll the clock forward: While your mileage may vary, for me, I have had several documented occasions when I sent him an email near midnight and he responds within 3 or 4 minutes afterwards. I think one time I sent him an email way later than that which was meant for the next day, and he immediately responded. IIRC, I scolded him slightly for not prioritizing sleep over a low priority email from me LOL... but that's just how he's wired. His demeanor also extends to how he hires his staff. Again, the people he's brought on seem very even keeled and are active listeners. Also, it appears he's scaling his company in a methodical fashion. When I first spoke to him 5 years ago, I think he had about 200 properties they were managing. I know he's grown beyond this, but I haven't felt any difference in the orchestration of the work. This was a huge problem for me with a previous firm where as they grew, the wheels came off. Also, with his being a registered agent in Maryland, I'm already set on using him if we hit the market for anything. He's also served as an honest sounding board a few times we considered moving on something.

    DO NOT USE THIS COMPANY, and here's why: if you need any post closing services in the future, maybe…read morebecause you need to transfer your title to a trust, and/or a family member to complete your will, or to an LLC to expand your rental business, this CLA Title & Escrow Company WILL NOT handle any of your post closing services even if you're a returning customer (I used CLA Title & Escrow for my closing of residential property). This is the only title company that does not handle their customers' post closing services. This means that ultimately you have to find a different local title company to extend the service started by CLA Title & Escrow. That local company will likely refuse you because most of them do not underwrite the title insurance (Fidelity National Title Insurance) sold by CLA Title & Escrow, and they don't want to do any "small" work when another company already did the "big" work. A good title and closing company is the one that takes care of customers for closing (big work) and post-closing (small work) as well. All 20 local Title companies I researched advised me to go back to the title company that handled my closing, and that's how the business is done, totally normal and customary, because they do not service the title insurance sold by CLA Title & Escrow and/or transfer the title for you. And other local title companies may or may not agree with how the deed and closing was handled by another title company.

But when it comes to integrity, their practices are very ummmm questionable, if not outright fraudulent. Before I got into this real estate transaction, I had my dream team trio (Best real estate agent, best loan officer, best settlement office/attorney) which I had been using for numerous transactions for decades and would trust them with my life. Armed with that, my lowball offer on an REO property got accepted, only because I could close within 14 days or less (been doing that for almost a decade). And here's when I was introduced to Gemini.... I received a phone call from Gemini right after I get my ratified contract telling me that they are handling the seller's side, and if I use them, I would save thousands on buyer's title insurance (which was a lie, it was a lot less than that), and since everything is almost done on their side, they can close as soon as I want them to close (another lie). I confirmed if they can close within 10 days, and their exact response was "if your lender can close tomorrow, we can close tomorrow!" (It is scientifically and legally impossible to do that, and I take part of the blame for not sensing this lie/sales tactic). And everything would be smoother without any hiccups (it could actually be true if Gemini was competent settlement office).... So I went with them... BIG MISTAKE... Fast forward, my lender took care of her part in a week, 48 hours prior to the closing, when I get my disclosures from my lender, I call Gemini to confirm, and find out they haven't even gotten started on their part.... And don't know when they can get started... Or tell me for sure how long it could take, maybe weeks, maybe months, they are just busy at this time. Their reason: The person you spoke with at Gemini was not aware of the closing process or our workload. His job is to earn your business! We apologize for the inconvenience and we make sure we will have a staff meeting regarding this issue. The result: The closing got delayed, went past my rate lock, I lost lots of time from my day job, had to reschedule all the contractors, I lost out on the ability to close in the summer time which was exactly a $17,700 loss (in future REI income), an unwinterized REO stayed vacant and open for an extended period of time (when I finally took possession, the windows were busted and most of the appliance were gone, go figure...). The icing on the cake: There were major (10+) violations that they failed to discover/disclose during title search which I'm still trying to fix (the primary job of a settlement company)

Dawn was recommended because my wife and I were a little indecisive and could not decide between Virginia and Maryland. Since she's licensed in both Virginia and Maryland, she was able to show us houses in both states; she must have shown us 50 houses. Once we found our home, Dawn guided us through the entire process from bidding through closing. Dawn patiently explained every form we signed and every step and every option we had until we closed on the house. We could not have asked for a better teacher than Dawn for our first home buying experience. Later, we finally were ready to move up to a bigger home and Dawn again came through for us. We found a house we liked and asked Dawn to help us buy it. Offers were required quickly and Dawn immediately found us a mortgage specialist who could get us a pre-approval letter for the offer. We had a weekend and Dawn was able to put together the winning offer on the house that weekend. After we moved, it was time to sell our old townhouse and we were blown away with Dawn's expertise in selling. We hadn't updated the house at all and we were behind on maintenance, but Dawn helped us put together a plan to get the best price for our house. She created a list of improvements we could do that were cost effective; picking out all the furnishing and fixtures to maximize our selling price. She found a general contractor to do all the updates and kept us abreast of their progress. She also guided us through Compass Concierge so we didn't have to pay immediately for any of the improvements. After construction was done, she helped us find cleaners to clean the house and a staging company to stage the house. The house was completely unrecognizable; it looked like something out of HGTV. We sold within a weekend, 25K over our asking price. We were so pleased that we also recommended her to my parents to sell my grandfather's house. She worked her magic and transformed the stale 1980's interior into a modern interior. There was a bidding war and my grandfather's house sold for 90K over asking. My aunts and mom cannot stop raving about her. Whether buying or selling a house, I cannot recommend Dawn more.

    Time and time again, in searching for a home (and on one occasion being represented by a leading…read moreLlewellyn realtor as my buyer agent), it is obvious this firm is the most unscrupulous in the metro Washington area. Just talk with any area realtor or buyer who has been in the market awhile, and you will hear all the stories of deceit, misrepresentation, etc. My own Llewellyn agent lied to me and wouldn't write a contract for me to buy a home because he wouldn't admit he couldn't show the house to me soon enough. Worse yet, when he showed me the home three days later than I requested, he knew at that same exact time the sellers were getting an offer and that they were probably going to accept (I verified this with the listing realtor). This particular Llewellyn agent who was representing me also scouts out elderly folks in Montgomery County who are likely to sell their home soon: he leaves apple butter and his business card on their doorstep, he gives talks about downsizing (and leaves his business card) at area retirement communities, etc. Most recently another Llewellyn agent listed a home in a desirable Montgomery County, MD neighborhood, and I called her to ask to see the home. She was scheduled to have an open house four days later. I asked her if she would be accepting ratified contracts before then. She said NO, that contracts would not be reviewed until the day after the open house. I called her back the following day and asked her if she would have time to write a contract for me after I saw the home, and she said probably not. So I contacted another realtor to show me the home (and other realtors were showing the home that day). I told my realtor I wanted to write a contract that day, and then my realtor called me back and said the Llewellyn listing realtor said they were already accepting an offer (2 days before she told me they would review offers). Why did the Llewellyn listing realtor allow all those showings on the same day she would be accepting a contract? Why did she lie about the timing? Why for the next two days until after the open house had completed, was the listing still active on the MLS, when there was already a ratified contract? Because the greedy, devious, deceitful Llewellyn realtor wanted potential clients to come to her open house so she could get more business. Only AFTER the open house (2 days later) was the listing finally updated to 'pending' contract. There's another Llewellyn agent who works the Derwood, MD area who couldn't write a sentence if his life depended on it. Can you imagine asking someone who is illiterate to write a contract for you? What's so ironic is that Llewellyn is one of those 'holier than thou' firms that start their morning meeting off with a Christian prayer. So typical of these religious folks to be the worst of the bunch--so unscrupulous!
