We hired Ivan and his company, Work Time Service LLC, for a full-house renovation- and what…read morefollowed was an incredibly distressing, expensive, and traumatic experience. Partway through the project, Ivan issued a surprise $43,000 change order- for installing faucets, drains, vanities, outlets, lights, and other basic finish work that we reasonably expected to be included in our original agreement. These items had already been roughed in, and at no point prior were we told that installation would require additional charges. When we refused to pay this unjustified amount, Ivan threatened to stop work entirely. We attempted to compromise by reducing the scope of work, but Ivan continued to insist on payment for the disputed change order items. The ongoing stress became so severe that I ended up in the ER, where I was diagnosed with migraine with aura. Ultimately, we no longer felt safe or comfortable allowing him or his team into our home. After we formally terminated the contract, Ivan threatened to file a mechanic's lien against our property -despite the fact that we had already paid well above the value of the work completed. We deeply regret hiring him. If you're considering working with Ivan or Work Time, please read every line of the contract carefully, assume nothing is included unless explicitly spelled out, and think twice before trusting this contractor with your home. Reasons We Would Not Recommend Work Time Service: 1. Unjustified, Excessive Change Orders Ivan created a vague contract and ignored multiple clarifications we made during the walkthrough. Initially, the work progressed with acceptable quality and pace. But once he secured the majority of the payment, he began reclassifying almost every remaining task as a change order -including installing faucets, lights, and even basic drainage. For example, the contract clearly included vanity installation in one bathroom, which also required major plumbing changes such as moving the toilet and replacing a shower with a freestanding tub. When it came time to install the vanity, Ivan claimed additional plumbing work was needed and tried to bill it as a new change order -even though vanity installation was explicitly included. The same happened with faucet and drain installation; we weren't told these were extra until after we had already paid 80% of the contract, with only about 50% of the work completed. Many of these items had already been completed by that point. Ivan later claimed they were done "in good faith," yet never communicated any additional cost until after the fact -a clear misuse of the change order process. 2. Threatening Behavior (Both Verbal and Written) We invited Ivan for an in-person meeting to express our concerns and resolve the change order dispute. Instead of working toward a resolution, he threatened to "cut the wires in the house" if we didn't pay the change order amount. The threats didn't stop there - they continued over email, where he warned us multiple times that he would file a mechanic's lien against our property. 3. Poor Communication From the beginning, communication was a challenge. Ivan refuses to take phone calls and insists on texting only - and even then, he often dodges questions and gives vague or no answers. His crew does not speak English, making in-person communication nearly impossible. At the same time, they expected us to be available on-site at all hours to answer questions and make clarifications. Ivan also charged extra to pick up cabinets from our vendor, but his crew failed to bring the full order -- the laundry room cabinets were missing. When we asked about it, they said, "That's all the vendor gave us," and accepted no responsibility for confirming the pickup. We were still billed the full amount. 4. Subpar Quality of Work We are extremely dissatisfied with the tile work. We had specifically requested 1/32" grout lines. While the crew showed us they used the correct spacers, the actual grout lines ended up being over 1/8" in most areas and were noticeably uneven. We provided the grout ourselves and gave clear instructions on how to mix the grout and color. Despite confirming these instructions twice, the grout color on the bathroom walls came out patchy and mismatched -the crew ignored our instructions and mixed it incorrectly on their own. 5. Disrespectful and Unprofessional Behavior One of Ivan's crew members was openly disrespectful toward me on-site. When we brought this to Ivan's attention, he dismissed it as a "communication issue" and refused to take it seriously. We experienced the same lack of accountability when we confronted him about the grout issues. Rather than accepting responsibility, he deflected blame and ignored our concerns. 6. Mishandling of Client Materials We found a crew member loading our flooring into his car during an unannounced site visit.He gave no explanation and claimed not to understand English. Ivan later excused it as a misunderstanding.

We weren't sure what kind of business could help, so I went to Yelp looking for a handyman, and we're so glad we found Pete! He's got the skills and tools to handle your job, I'm sure. He was able to come over just a few hours later (on a Sunday afternoon), and in about 20 minutes had pinpointed the problem - a nest of mice hiding in a small space accessible via a crevice in the hardyboard planks on the exterior of the house, right below our fireplace. He then ran to the hardware store to pick up the supplies for the job, and returned and worked for a couple of hours in the snow and cold, cleaning out the critters and their nastiness, re-planking, and sealing everything up well with caulk (original builder had not done a great job). He is very friendly and professional, and I think his pricing was quite reasonable for what we got in return. We will be giving Pete a call next time we need a hand (will be soon as we do need help with our sink too!), and will be letting our neighbors know about him!

I'm a real estate agent in Washington, working mostly with sellers, and I've been referring my…read moreclients to Justin and JIT Remodeling for over two years. I'm writing this mainly for other agents and their clients. What matters most to me is that JIT understands buyer's response and inspection report documents and what they mean for how the work has to be done. I can trust that the work will satisfy the inspector and meet the requirements as written, without me babysitting the job. Justin won't mislead my sellers, and he won't let them talk him into a cheaper, easier approach that jeopardizes the sale. Not every buyer brings the inspector back, but in two years of referrals JIT's work has been through three reinspections, each on a complex job the buyer was worried about. I've never had a reinspection or final walkthrough delay a closing. A note for agents: licensed and bonded does not mean insured. Small or newer contractors lose coverage for all kinds of reasons, and once there's a gap it's hard to get back, so plenty of licensed and bonded contractors are actually uninsured. I've called JIT's insurance company directly several times, and the policy has always been current. Don't rely on the papers a contractor hands you; call the carrier, and check the company on the Washington L&I Contractor Lookup for standing and bond claims. Clients who get multiple quotes tell me JIT is not always the lowest price, and that doesn't deter me. The same clients consistently describe Justin as the most trustworthy, reliable, and communicative of the bids, and he actually picks up the phone. He explains things well, and when he doesn't know something he says so, then researches it or brings in engineers, code enforcement, or whoever is needed. He also has experienced, trained people in his circle for electrical, HVAC, and plumbing. In a home sale, the peace of mind is worth the difference. Justin's style is direct, detailed, and businesslike. He doesn't fluff things or waste time. He says he underpromises and over delivers, and that's been true: if he says five days, it's usually three. He doesn't set expectations he can't meet, which matters because it would reflect on me. When he gives me his opinion I can take it to my client and the buyer's agent with confidence. I've also never felt so valued by a contractor; he's extremely appreciative of the business. Justin found me by cold calling and asking for a shot. I started by including JIT as one of a few options for my clients. After they won several bids and my clients came back with good things to say, I stopped including the others. They've saved more than a few of my deals at the last minute, once working on a holiday and several times through a weekend. JIT is now the only contractor I refer. If that ever changes, I'll update this review.

They arrived on time, reviewed the scope, and got to work. By the end of the day Friday, they had removed the tub and tub wall, took care of the issue (Mice had moved in through a hole in the floor), cleaned, sealed the hole, cleaned and disinfected the space, replaced the insulation, re-installed the tub and tub wall, made the drywall repairs, mudded the joints and left everything to dry.
