I was trying to pick a restaurant near my father in laws mortuary because we planned to all visit him after BRUNCH... VALET PARKING ONLY: $15 They seem to have great service at the valet. It's just we didn't bring our LAMBO or ROLLS ROYCE so we decided to park at the mall and walk here. Saves money and you get a little exercise too!! I think that should be a PRO TIP!!! I came here for a work conference and honestly had no expectations, but it ended up being a great experience. From the moment I arrived at valet, I was immediately greeted, and the service stayed consistent from there. Check-in was super smooth, and they even got me into a room by 11am, which was a huge plus. The conference ballroom was impressive, spacious, clean, and a great environment to actually focus. The staff throughout the event were really helpful, and the food and drink options were solid. My room was very clean and spacious, with an awesome ocean view. We also had events in their outdoor park area for breakfast, dinner, and team building, which made everything more fun and relaxed. It's also within walking distance to Fashion Island, which made things really convenient. Overall, it's definitely on the pricey side, so I probably wouldn't come on my own, but for a work trip, it was absolutely worth it. read more

Grabbed a quick drink from the lobby bar and brought it up to our room. Back to the lobby, ton of seating areas and very rich decor. The lobby bar is down the hall and also has plenty of seating. Great bartenders. Came back that night and it was super busy but great drinks and people watching for sure!!! We reserved a suite and it was very spacious, super nice and the robes so comfy!! Love that there was a separate living room that had a super cushy couch. Tv in both rooms. They have a mini bar that charges automatically when you move items so be aware! Nice little patio. Super comfy bed, very clean, great water pressure in the shower! Headed down to the Elwood Club before dinner. We were with a group but I think you need a reservation or ticket to get in. It's very nice, like a country club lounge. It has a golf simulator too! There's a fireplace and there was a singer when we were there. Lovely dark wood bookshelves decor. In general I expect California hotels (and hotels in Newport/Dana) to be pricey but for the price I pay I expect the absolute best. And you get an ok experience. The Pendry considers itself a 5 star hotel and while it is nice in terms of decor and rooms are pretty spacious and clean I've seen and stayed at much better value hotels. The bathroom actually looks dated and oddly paired with the room set up (like a mismatched Vegas hotel suite). Beds were uncomfortable, way too firm. I couldn't sleep, woke up in the middle of the night and was up til morning. I also found the staff to be inconsistent in friendliness. Most were nice but one desk person just seem like she hated life and her job and just was not pleasant to interact with. I noticed a $15 charge to use the porter to store luggage which is insane. This should be a service provided by the hotel. For a discounted rate... I paid $450 for 1 night all in! Also. Valet overnight is $70! You can't park at office lots nearby but there is one lot that has a daily maximum of $20. You are paying for the name and brand but frankly come here for the bar and people scene... maybe. read more

Visited the Pendry for a business dinner. The hotel is very nice with valet parking as you enter the hotel. All the fancy cars you can think of were in attendance when I was there. It was fun seeing all the high end cars pulling up. The bar are has a veranda that was nice as you can enjoy the nice fresh air while having cocktails. We had dinner at the restaurant on the property called SET and it was amazing. Staff was very friendly and helpful. It was a brief but great experience. When we walked in, we were greeted by staff immediately. Our room was clean and smelled great. The hotel had a cool members club I got to tour. I was told I could get a day pass. The heated pool was great. Towels and comfortable loungers and full service bar and grill. We had dinner at Set steak and sushi and got the steak set. Totally worth the $175. This is a beautiful luxury hotel with great service. We had a corner suite with separate balconies overlooking the ocean, which was wonderful. It's a little bit of a scene in there at the brunch and in the evening at the bar, kind of like Vegas-style scene with lots of short skirts, boob jobs etc. and constant selfies in front of the mirror in the lobby and around the pool area) but otherwise we had a wonderful time at this hotel and would stay again. I am a big fan of Pendry Newport Beach! What a well-appointed hotel in a great location. My husband and I came to California for a mix of business and pleasure. What did I like the most? The room! I loved the natural light and its spaciousness. Complimentary bottled waters are provided with housekeeping. Dark chocolate with sea salt are left bedside with turndown service. We walked the grounds at night and found a complimentary movie night for guests. They set up a big screen by the pool and played a Halloween movie. Nice touch, but we skipped as we had seen the movie before. We asked for a late check out and were given an extra hour without hassle. Valet was friendly and fast. I love booking a place you've never been to and then absolutely loving it and not wanting to leave. That's how I felt about the Pendry. This hotel was nothing short of wonderful. The property is beautiful, friendly staff, outstanding service and great meals!! Our view was lovely from day to night. Morning had a beautiful sunrise with the coastal fog that cleared by lunch and evening city lights views were just as stunning. And each morning seeing Fashion Island made it a must to go and check it out. I mean, who says no to LETS GO SHOPPING? The room was clean and spacious. Love the options for lighting. Made it easy to wind down after a busy day. Enjoyed some fresh air standing on the small balcony and their bathroom products had the best scents. It felt like the room was soundproof. I'm a light sleeper and couldn't tell if we had neighbors. We had breakfast each morning at SET. The menu had a lot to offer and was never disappointed with any selection. What I didn't love (all minor): Came home at 11pm and it felt like a Vegas club, one of those one-word name clubs from Vegas like Ra or Cologne or Douche or Crypto. Also, not as clean or luxurious as one would expect at this price, mandatory valet ($65 a night), no tub, no ice machines, no fridge. No fridge = no leftovers, unless you want to Indiana Jones the Snickers with a bag of sand. My parents and I stayed here for a little over a month and finally checked out today 12/16/25. For the minority it was a pleasant one The Highs: Jayden at the front desk was absolutely phenomenal. So kind, professional, helpful and a wonderful human being. Devon is a superstar. He was always bringing us up three large buckets of ice at night. Could not have been more personable, sweet, generous and a complete gentleman who is a great asset to your company. Sandy in housekeeping was always doing so much for our room making sure it looked perfect, was clean and that we always had the bed made and towels in the bathroom. Matt the bellhop was absolutely amazing today helping us load up all our belongings in our room and into our car. The men and lady at the vallet were always on top of their game by bringing our car, leaving it up front if we were not going to be that long. However there were a few down sides like the bar in the lobby. It was always so busy by people who weren't even staying there. The two female bartenders were completely rude, did not acknowledge us or another person at a table. They were too busy chatting away and did not give us the time of day. This is so disheartening because we tip. We are not fussy and they treated us as if we didn't belong or were invisible. I hope that The Pendry acknowledges the people who made our stay enjoyable and to have a serious discussion with the female bartenders who made us want to leave and not return. From the moment you drive up the service is impeccable. Super attentive. Valet helped with my car, bell staff took our bags. Front desk got us a room with quickness and we were off to our luxurious room. We didn't get a chance to have dinner at SET but the vibe was everything! Bar Pendry was the hot spot on a Saturday night. Room Service was fast and delicious. Views were expansive. Beds comfortable. Love the water pressure in the shower. On Sunday we got a chance to try Bar Pendry and the drinks were so good! Truffle fries and the Bourbon ice cream smores dessert was perfect way to end our evening. Here are a couple of tips and suggestions. Be nice!!! Ask for a refrigerator so you can keep water cold and not use the mini bar. The mini bar works on sensors so yeah if you pick something up, you'll be charged but don't worry.. let the front desk know that you didn't consume it and it will be refunded. No biggie. Tip!! I finally made it to SET at the Pendry for brunch, and it did not disappoint! I had been looking forward to trying their vegan scramble, and it was amazing. The vegan eggs came with herbed potatoes, garlic sofrito, and warm flour tortillas; everything was flavorful and so satisfying. Since it was a girls' brunch, we especially loved the vibe with a female DJ setting the mood. Everyone ordered drinks, and I really appreciated that the menu included mocktails alongside cocktails, such a nice touch. We sat outside where there's plenty of seating, although it did get pretty busy as the day went on. The photo booth was also a fun surprise and definitely added to the experience. After brunch, we strolled past the pool area. It's on the smaller side but has a really cute setup and felt more family-oriented. Parking-wise, I got dropped off at the front, which was a little congested. My friends valet parked, and they mentioned it took a little while to get their cars back. Overall, SET is such a great spot for brunch or dinner. I love that they have vegan options on the menu, which makes it even better for me. We came to Set for breakfast on a Sunday, and while our hostess was kind and our server Jana was wonderful, everything else about the experience was disappointing. It seemed like every table around us was also complaining, which says a lot. My husband's gluten-free toast took about 20 minutes to arrive, and when it finally did, our server admitted she was embarrassed to even serve it. My son's buttermilk pancake was raw in the middle, with batter leaking out. On top of that, the tables were filthy when we were seated, and when I asked for them to be cleaned, someone just used the linen from the table to wipe it down. I'm not sure what's going on here, but the quality and cleanliness have really slipped. As a local, I definitely won't be returning. read more

The Pendry is apparently the update to an existing hotel including when it was Fashion Island hotel. The hotel seems to have a higher price point and additional fees. Nonetheless, the hotel is a great luxury hotel in the area, with lots of amenities (e.g. e-bikes, partnership to test drive Cadillacs, etc). Our hotel room was well-maintained and clean. The service was friendly. At times, you could tell the hotel had some age (e.g. the elevators, etc), but it was nicely renovated overall and definitely worth a stay. Very nice high end hotel at Fashion Island area with fine dining restaurant, meeting space, pool, coffee bar and lobby bar that turns into a party on the weekends. Suite with two patios was five star and suitable for entertaining with full bar, tables and couches. Bed was super comfy. Modern climate control. Two TVs. Big bathroom with shower only. Housekeeping is excellent. Valet is really expensive at ~$75 per day so I parked elsewhere. The vallet said no self parking but there are paid lots very close. Only ate once at the pool restaurant and it was ok. Visited the bar a couple times. It is very nice with interesting people watching. Service is slow as it gets crowded and only had a couple servers. Live music in the evening. People get dressed up and buy $$$$$ tables with bottle service. Not me :) I don't get the one and two star ratings. This is a five star hotel with a few gaps. Value is one of the gaps as it is Four Seasons pricey, for example drip coffee ~$8, glass of wine ~$25 and valet parking ~ $75, but without the Four Seasons service. Unfortunately, my first stay at a Pendry will likely also be my last. There were a few positives: the lobby's architecture and design felt modern and elegant, the staff member who checked us in was relaxed and friendly, and the pool area had an attractive, lush atmosphere. Beyond those points, however, the experience was deeply disappointing. One small but telling issue came at check-in. Check-in begins at 4:00 p.m., and we arrived around 5:00 p.m., but the welcome beverage included in the resort fee was already unavailable. When we asked about it later, we were told both that it was not offered in the evening and that it had been available when we checked in earlier. That response felt inconsistent and dismissive. The room was also disappointing. While the lobby felt thoughtfully designed, the room did not. To my eye, the design lacked refinement and seemed to be trying to project expense without achieving elegance. Much of that impression came from the furnishings, which did not feel especially high quality. The gap between the appearance of luxury and the actual quality was hard to ignore. Those observations are subjective, but the room never felt restful or luxurious to me. More concretely, the room lacked some basic conveniences I would have expected at this price point. There was no ice bucket in the room, and ice was only available by request. It took about half an hour to arrive, and the bucket they brought was too small to chill a bottle of champagne. The biggest issue was the hotel's nighttime atmosphere. After dark, the property felt much less like a hotel and much more like a nightlife destination. The scene had a distinctly edgy, late-night party vibe that I did not find comfortable, and I would not describe the hotel as family-friendly on that basis. In fact, I was relieved that my friend's children left soon after the evening crowd arrived. That atmosphere also came with a strong visible security presence. Given the tone of the property at night, I was actually relieved by the presence of security, but that in itself says something about the environment the hotel is cultivating. This is clearly a hotel with a specific nightlife-oriented identity, and potential guests should know that before booking. The noise made matters worse. My room was on the northwest side of the hotel, almost directly above the entrance, on the 20th floor. Even with the windows closed, I was awakened after midnight by honking, shouting, engines revving, and other noise from below. Perhaps rooms facing another direction are quieter, but in my room it was loud enough to significantly disrupt what I had hoped would be a good night's sleep. Service in the evening also felt more security-focused than hospitality-focused. Staff seemed primarily concerned with monitoring access rather than helping guests. The clearest example came when my friend's 8-year-old son was refused use of a bathroom, and no one directed him to an alternative. Thankfully, I had already explored the property enough to direct him to another restroom myself. That moment captured the broader problem with the hotel: too little hospitality, and too much emphasis on managing the scene it creates at night. Overall, this hotel may appeal to guests looking for a lively nightlife scene, but it was a very poor fit for me. Between the resort-fee issue at check-in, the disappointing room, the lack of basic conveniences, the loud and uncomfortable nighttime atmosphere, and the weak sense of hospitality, I would not stay here again. As a hotel, it did not deliver the comfort, service, or environment I expect at this price point. read more

This update review is long overdue. My husband and I celebrated our 10-yr wedding anniversary in October of this year (2025) at the Pendry and it was another incredible experience. Since my last review, the experience continued to be superb! The service was stellar; everyone ready to assist and care for our needs quickly and thoroughly. We loved our room and the treats sent to make us feel extra special. We love this hotel so much that we made a day of utilizing the spa services and then lounging by the pool. It felt like a nice retreat away from home. Our couples massages were incredible and much needed. I'm a regular massage goer and the team and the Pendry are the best! The staff also gave my husband and I a gift bag of spa goodies that we were also able to use in our room. Everyone made our anniversary celebration so special and we can't wait to go back! read more

There are some nice features about the hotel. The location is terrific located adjacent to Fashion Island and lots of dining options. The common areas and pool are all nicely appointed and well maintained. A few limiting factors are as follows- For such a nice hotel they only provide you a one square inch soap bar. If you prefer bar to liquid soap then you have to transfer this tiny soap from shower to sink and back. This tiny soap bar is ridiculous for two adults. So requesting more soap is a must. The electrical outlet in the bathroom is strangely placed. It's too far from the sink so using a Water Pik is impossible. The toilet paper is ultra thin and the really cheap kind. I would expect this quality in an inexpensive motel and not a fancier place like this one. There are not enough drawers for guests to store personal items and no drawers at night stands. Device charger ports are only on one side of the bed. The staff is attentive, however, and the service is good. read more

We absolutely love this hotel. My best friend and I try to visit the Pendry Newport Beach every few months, and it never disappoints. From the food to the entertainment to the incredible staff, this place consistently makes every stay feel special. A huge shoutout to Jenny, the manager, who truly went above and beyond. She helped plan our girls' night, personalized our stay, and when we decided on a lazy pajama night in, she even sent board games up to our room. We are so thankful for Jenny! I booked an ADA room has I have Parkinson's and use a walker. When I went into the bathroom and grabbed a handrail it broke right off the wall, causing me to fall. I had to crawl out of the bathroom to a chair. I called the front desk and they sent up 2 people in suits who had no idea how to fix it. Eventually a maintence man came and I asked to check the bars in the shower as well. They both broke off. This is a room for disabled people, we count on those bars. After 3 hours and it's now 11pm they told me they did not have all the right parts and it would be another 45 minutes. I was there because I had an 8am test with my doctor in the morning and needed to be rested. I just finally told them to leave. I was supposed to stay another night but I packed up and left in the morning . They never once offered me another room, something to drink or even to say they were sorry. I used American Express Fine Hotels and Resorts and their hotels are usually wonderful. A week later I received a call from a gentleman named Riley who was very rude and dismissive.
