Beautiful place to stay , great atmosphere, great people, and the beach right outside the door, also 21 ocean front restaurant on the bottom floor with such an amazing view from inside , food and the night was very enjoyable Great times great memories!!!!!!!!!!!!!!!!

Somewhere between okay and good. You are in Newport and you are steps from the beach so it is pricey. Also, it is historic so expect to see some age in your accommodations. Each room is different, most have windows that face the parking lots / neighboring businesses. If you are a light sleeper, you'll want to get the room in the middle. It has the least amount of exposure to the noises of the surround area. Confirm the following with the hotel before booking. Got this from a few different websites: Room #: 1, 2 & 5 (ocean view) - Queen bed 3 - Ocean view, King bed, 248 sq. ft. 4 & 6 - Patio access rooms 6 - 291 sq. ft. 7 - Ocean, king, dining table, 398 sq. ft. 8 - Ocean, king, dining table, corner room 9 - Bay window, king, 291 sq. ft. 10 - Large room, king, noisy, 495 sq. ft. Bellagio - Large room, king, dining table, wet bar, 495 sq. ft. Also, I booked through American Airline and receive points towards the annual loyalty goal. It is directly attached to 21 Oceanfront. There are stairs that go from inside the hotel to inside the restaurant. Reservations recommended if you are going on a weekend. Bar area is first come, first seated. Reception from the bartenders seems to depend if you are a local or not. Some friendlier than others. But, back to the hotel. We liked the quaintness of the rooms, felt a bit like being at your well-to-do Grandmother's house. Free breakfast is really just enough to get you ready to go eat elsewhere. But, if you have kids, they have cereal, yogurt, breads, coffee, some juices. Was okay and actually got us through to lunch. Valet parking only. No where to leave your car in self-park without paying for meters and remembering to go back out and re-feed it. Valet is for both the hotel and 21 so may take a bit to get your car. But, you can walk over to the lot and get it quicker if you are in a hurry (they will most likely have to move cars to get to yours). As mentioned, it's a shared valet lot. We had fun, hope you do too. Enjoy!!!

Let me start with the positive. The view from the room was beautiful. There is so many great eateries around the hotel. The beach was very peaceful. Now the negative. There was mold in the bathroom. The front desk attendant sprayed bleach over it and wiped it off. She said she would let the manager know. The only thing she could offer me was a refund if I checked out. I don't think that was very fair. It was too late for me to find another place to go so I had to stay. I had to leave my room door and all the windows open to air out the room from the chemicals she used to clean. The hotel seems like it has been forgotten. The clock in my room didn't work. The toaster that is used for the continental breakfast was broken. Another hotel attendant had to stick her hand into it to fix it. I don't think this hotel was worth what I paid for it.

How do I even begin? Starting with Andrea. I called to make a reservation and she immediately was willing to help me with my little staycation for my husband's date night. Super attentive, happy and willing to go above and beyond. She understood that this was something fun for my husband and I to have a date night. Even though we live locally. Never underestimate the power of an amazing small hotel. If you're looking for a complete comfort, relaxation and beautiful scenery. It sits directly on oceanfront Boulevard right at the pier. We had a beautiful day. The staff was so attentive to all of our needs. I will tell you right now 21 oceanfront restaurant is the place to eat. If you're looking for amazing food, drinks, and service. Look no further. this is hands-down. Our favorite place to go now. Big shout out again to Andrea. I will be calling the owner and letting them know if she needs a perfect star We loved the antique feature because we do love antiques so that was a perk for us. But I'll tell you you will not realize you're in an antique anything it's everything is upgraded. It's beautiful. It's wonderful this day at. Thank you again to the Dorymans staff for making our stay so wonderful.

We booked a 2 night stay at the Doryman's Inn. and it was the worst night sleep of all the hotels I've stayed in. According to Expedia, I spent 34 nights in hotels in 2024 with their year end summary. I know my hotels. The Doryman's Inn is very charming and the location is excellent, until I realized that being with inches from a huge parking lot would keep me up all night. From drifters, tailgating in the parking lot at 1:45am, to motorcyclists peeling out and revving for attention, to partyers smoking up right below the thin windows in Room 5 (ocean view prices with parking lot vibes), to a maintenance worker banging around at 8am, I will not be returning and highly recommend you look elsewhere, too. Did I mention that the power went out, our room was cold due to the cracked skylight window bringing in a draft-- to non-operating elevators for over 24 hours? The "breakfast" isn't even work mentioning. The coffee was so lukewarm and watered down that I just poured it down the sink. Not worth it. Just keep scrolling. Oh well. No management to offer any apologies or updates to limited power, meanwhile there is a high end restaurant downstairs with no complimentary canapés for the inconveniences. Thoroughly disappointed.

This place is awesome! The vintage feel was unique and tasteful without feeling aged and worn down. The room was spacious, great views and a beautiful window seat. There was a skylight in the restroom and it let in a perfect daylight. We had a door that opened onto a patio so we had a beautiful view of the ocean right outside our door. Hotel staff was very friendly and helpful. The location can't be beat, we were in the middle of the action, tons of food options and just feet away from waves crashing on the shore. Our room was next door to the breakfast area and it was not a disturbance or overly noisy. Loved this hotel and so glad we went here for a relaxing night away.

This place is very clean and in a convenient location. We arrived Friday evening and the parking situation was not great. Although we were guaranteed parking, the lot was pretty full. We were allowed to park in the loading zone until 8am the next morning, which was nice but just sucked we had to wake up early to move the car. Covid protocol is lax. Most people wore masks, but the policy wasn't enforced. A guest was coughing up a storm in the breakfast room so we skipped the complementary food that day. An employee was training someone at the front desk and was also not wearing a mask. We stayed in the bellagio and kept to ourselves mostly to avoid the crowds. The rooftop views are great. We decided to take a lot of our food for takeout and eat up there away from the massless crowded bars and restaurants. The location is great and within walking distance to everything. We got in lots of steps! The room was clean and comfortable. You can hear the partying with the windows closed but that was no big deal. We could also hear cops clearing out the bars between 2-3:30am. You couldn't hear other guests or between walls. We also ended up getting room service from 21oceanfront. It was quick and convenient. Food was decent and not priced too bad. I'd definitely stay here again once Covid eases up and I'm not so scared of the rampant disregard for public health.

Even after 9 yrs its still dreamy :) awesome and super cool. victorian rooms, makes you want to seach around for some famous history persons autograph, Jane Seymour ? Christopher Reeves Penny In Time :) how fun. the 1st thing you want to do is simply lay on the bed and stare out the window ocean with not a care in the world. beds are super duper comfy. located right in the heart of Balboa isle Newport, tons tons of super yummy restaurants, we rented electric bikes and jammed all the way to Bolsa Chica, hung out in Huntington beach pier, Pedigo was super affordable. if your there on a party weekend bring ear plugs, it still was soooo nice to fall asleep with the waves crashing. cant wait to go back. front desk ladys were super nice and informative.

Since we had many errands, didn't get a chance to fully utilize the amenities but was able to stop by the pool and checked the water temperature. Heated for sure. Pool side bar at the west end and rows of cabanas at each side of the pool. Nice set up. Hotel lobby was spacious, the center piece changed out. It was different over night. Situated right next to the Fashion Island. Balboa Island is few minutes away. Very nice location. Our upgraded room was very quite, great view and of course very comfortable bed. Linens and the usual toiletries were definitely better than usual Marriott brand. In room espresso machine was a plus. Guess what. Didn't have to pay for water. No fancy water with high price tag. All went well. Definitely will be back for some pampering and chiling out at the pool.

Avoid this hotel at all costs…read more I stayed at VEAI last week after flying to Newport Beach for chest surgery. Knowing I would be unable to open heavy doors or lift luggage for several days, I specifically chose this hotel thinking it would be accommodating. I was wrong. This is by far the poorest-managed hotel I have ever stayed in. The front desk staff were inexperienced and dismissive, and management showed a complete lack of professionalism and basic customer service. I hired an in-house nurse to assist me during recovery. On my second night, we needed help adjusting something simple in the room and were met with nothing but rudeness. The next day, I was actually called a "prima donna" for asking staff to open heavy doors for me ~ despite having a doctor's note stating I could not use my arms. I was woke up by Michael the manager criticizing me for asking for assistance from the front desk, and I had to cut my trip early, having drains removed from my chest and putting my body at risk in order to leave because I simply did not feel safe there any longer. I found myself apologizing to the manager, Michael, knowing I had done nothing wrong. They also charged a $1,000 incidental fee which still has not been refunded days later, even after speaking with higher-level management. This hotel claims to be non-smoking, yet the smell of smoke was constant throughout my stay. The rooms are outdated, poorly maintained, and far from what you'd expect for the price. This place is a complete waste of time, energy, and money. I would never recommend it to anyone especially someone recovering from surgery.

In October, I booked the hotel for a conference I was attending in Feb. Of 2026. In October, since I wasn't using my credit card to pay for my stay, they asked me to fill out a credit card authorization form for my boss's 'redot card. They followed up a few hours later and even the next day and the following day, too, asking for the form. While it was a priority for me, I also didn't feel there was a rush since the conference was 4+ months away. I turned it in a few days later. 2. After my stay, even though I confirmed with them at check -in that my credit card would only be used for incidentals, they charged my credit card for my stay even though I had filled out a credit card authorization to use my boss's credit card. When I called, either no one would answer my calls or they would answer and be told they will look into it and call me back. They never called me back. I would ALWAYS have to be the one to follow up. A few days later, they finally corrected the charge and charged to the correct credit card. 3. During my stay, I had a pending charge for $300 on my credit card. I asked the front desk if this was for incidentals and they stated yes. I finally check out and the charge never drops, it stays in pending status. I call them, they state it's my credit cards responsibility to cancel that charge. I call my credit card and they state because it's a pending charge, they can't do anything about that charge. I call the hotel again, and they still couldn't help. It finally dropped off yesterday (after 3 weeks) after I finally disputed the charge through my credit card. Again in this situation, I wouldn't get call backs or feel like anyone cared about my situation. 4. I am now doing my expense report at work and I noticed in my folio that I have a $13 charge for water I did not take. 5. I called the hotel to dispute the charge because at this point I am over it and accounting didn't answer (per usual in my experience) and the operator also didn't answer. I finally got an answer after choosing to speak to reservations. The time of this call was 1:10 p.m. you would think they had phone coverage. I still have not heard from them on that charge. I am so over dealing with them. No one helps.

We all felt like we were in Cabo with beachfront views and cute little balconies where you can just sit and soak up the oceanview and the sun. Rooms are very clean and everyone is very polite. Great blue color tones, and the Rooftop Bar was nice on the top of the second property. We were situated on the 12th floor which is the highest one. The hotel does have a few faults. The parking is $55 which is absurd; I know the location but still cannot forgive any place where you stay that charges their guests for parking whatever the fee is and this was really high. The beds and pillows are terrible pretty much like every single hotel I stay from 50 to $500 a night. The shower pressure is weak. The cabo wabo restaurant inside the hotel which we had a breakfast in the morning was the worst breakfast buffet I've eaten in my life. It was abysmal and makes Best Western's breakfast look like a Ritz-Carlton feast... yes it was that bad. Avoid the buffet portion of the restaurant like the plague trust me on this one. The gorgeous property location balcony pool and overall experience of the hotel kept the rating high as it is truly a magnificent resort feel and you don't feel like you're anywhere near Los Angeles. Walking in the morning beachside and surrounded by lush gardens and beautiful homes. Huntington Pier is about half a mile away with wonderful cafes restaurants and eateries, without the grueling uphill/downhill slope at the main Manhattan Beach pier area. Unfortunately, an additional 35 miles away. Very enjoyable refreshing and surreal experience even with the pesky minor flaws. A total zoo with children everywhere from one month to 10 years and there was a wedding so be prepared. The rooftop lounge was nice and comfy, had a fun night there with mixed food. The beef sliders were beyond awful but the chicken sliders were terrific.... the drinks barely have alcohol in them that's a good thing for a light drinker like me/us. The verdict: a pleasant and enjoyable stay for the fantastic room and resort style view of the beach

I wish I would never booked my Birthday trip at this facility…read more The worse experience I have ever had from the moment I got there. we have booked a room on the top floor; however, they didn't accommodate it. We arrived to a room with no shampoo nor shower gel available and we couldn't even take a shower to rest. Next day the cleaning crew even didn't put any and we had to wait until next day afternoon to get them in our room. Just being big with every possible amenities doesn't mean to be the best. Customer Satisfaction should be your number one goal which unfortunately, was not this facility's case. The parking supposed to be included when we booked, but again another disappointment and we were charged. Each and every place has a designated area for the smokers. As much as the smokers are respecting non-smokers, we deserve to be respected. We paid the same what others paid for their stay. A facility as big as an entire block had no section for smokers. This is so disrespectful, so preferential and totally unacceptable. Last but not least, we have asked if we could receive a late checkout, and they didn't have the dignity to at least honor that to us and declined our request. Unbelievable!!!!!!!!

The food and drinks are made Perfectly. Very tasty and special. The rooms are very neat like a sailboat ambiance. Poolside looked very nice and weather was great that weekend. They have a great restaurant on the first floor with a wide open nicely done up Bar and lounge area. On the 4th Floor another patio Open Bar with great food and drinks and nite life. Everyone here is friendly, from the check-in hosts to the employees at the restaurants and overall property. They are all courteous and attentive to any requests and questions we had. The hotel is about 8 years old and is currently under construction where they are adding onto it. They are already refinishing and repainting the outside of it. We arrived on a very hot day on a Sunday in March so there were daytime visitors using their pool. The following day was much more relaxing and calmer. Their coffee bar/restaurant adjacent to Mayors Table had scratch made items. I ordered the eggs Benedict with Canadian bacon and the muffin it came on was so huge! Apparently it takes hours to make in the kitchen. It was delicious! The drip coffee was also good. The gym was decent size. It had everything you could want in a hotel gym except bars with weight plates. We brought our two dogs here. They charge a $150 pet cleaning fee. They gave us a Lido house dog scarf for the pups to wear. The shops and restaurants at lido isle are walking distance and have some good restaurants to try as well.

What surprised me most, though, was how genuinely pleasant and eager to help everyone was. Housekeepers greeted us warmly whenever we passed by, and the valet team welcomed us back each time we returned to the property. That level of hospitality really stood out. A special shoutout to a few team members who made our stay even more memorable: Jen and Mike at the front desk patiently answered all our questions and took great care of our needs. Ben at Pete's was incredibly warm and attentive -- he made us feel like we were hanging out at a favorite neighborhood bar. Bu at Watertable quickly remembered our preferences after we dined there two nights in a row, which was such a thoughtful touch. And M and K at the spa (I wish I could remember their full names!) were so accommodating, even though we arrived just an hour before closing. My friends and I can't wait to come back.
