The Pembroke Mall became Pembroke Square over two years ago with the demolition of the mall. The exterior stores are what remain. I will list the businesses that are current as of September 2025. The only store that had access to the mall was Kohls which had the entrance sealed and still is open. Kohls Target REI The Fresh Market Nordstrom Rack Old Navy DSW Rack Room Shoes Red Cross Bahama Breeze Latitude If I missed any I'm not aware. A very large area is vacant where Sears once was. The center of the surrounding buildings which once occupied the mall has been leveled. The plan as I understand is to build a senior living community. read more

Pembroke Square has been completely redone. It's now much more current and vibrant with newer shops and reasons to shop. After a years long renovation and redo - it's now more like the outdoor shopping malls of Richmond or Hampton. The old, moldy indoor mall is gone and now it's fresh and clean with a Bath and Body Works, REI, Fresh Market, huge super Target, Old Navy and Nordstrom Rack. There are more shops but those are the ones I frequent the most. Since Nordstrom sadly departed MacArthur a few years ago this is the only Nordstrom you'll find on this side of the water. It's not the same as the three-story beauty in Norfolk but it'll do - even if it's only their discount arm. I love the shoe section there. Best deals in town. This is an updated shopping center with plenty of easy parking and some dining (Smokey Bones anyone - nah, I'll pass) as well. read more

3.5 stars rounded up. Having gone to this mall in the 80's as a child and sporadically through the years. It's had it's growing pains. It definitely is a lot nicer looking but a lot of the stores have closed down. Which is sad because it's a nice mall. It's a lot smaller than Lynnhaven mall but it feels like home because it's quiet and family oriented. I remember back in the day when there was a Woolworth's, orange Julius, the movie theatres, spaceport, Whitehorse pub and Annabelle's it was more hopping. (A Bit O' England has been going super strong since I was a kid- kudos!!) I believe partly due to the pandemic, businesses have left this mall and for some reason this mall also doesn't get a lot of traffic other than the stores such as J. Crew, Coastal Edge, Old Navy, Nordstrom Rack, Kohl's, Bath and Body Works, Target and Hot Topic. The reason I give this mall 3.5/4stars is that it has a lot of heart and grit that won't allow it to quit!! I don't know if Lynnhaven Mall has a lot of activities but I am very impressed with the lengths Pembroke Mall goes to give back to the community. I don't have any kids but I truly feel like I'm a kid at heart. This is where Pembroke Mall wins me over. They provide a lot of activities for the kids and adults alike. They are more family oriented. Over the years I noticed they have had free horse carriage rides during the Holiday season which is super nice and they spread Christmas cheer with trinkets. A lot of the interactive activities are free. I recently learned of the fun contests when I stumbled upon their fb link where you can win a gift card by guessing the correct number of various ornaments each week on their trees in the mall and another fun contest was searching for Elfie in the mall and taking a selfie once you found him! Such creative fun ways to get exercise, have kids occupied when shopping with their parents and just all around great spirit in these tough, dark times. I know everyone this year has had a less than stellar year with the pandemic, but i definitely have been battling with terrible not so great things this year on top of that. But I am truly blessed and I am thankful to have had some fun and joy with hunting for that cheeky Elf around the mall and counting ornaments. It was refreshing to clear the mind and just enjoy the moment and get some exercise while having fun and even picking up some gifts! My ankle was killing me afterwards from walking to and fro and searching high and low. BUT I was glad to de-stress and get some exercise indoors with it being cold out. Kudos to Pembroke Mall for bringing fun and joy and getting people to go on these holiday hunts!! The mall was nicely decorated with super cool life sized nutcrackers. I really enjoyed looking at the beautifully decorated trees. Honestly I like this mall because it's quiet and has carpet. It's easier on the feet ;-) I truly do hope Pembroke Mall will find ways to get more stores in. My sister and I were able to check out this one store that showcases a lot of local artist's handicrafts- we have some talented folks in this area! Items ranged from blankets to keychains and NFL football team plaques, to snowflakes made out of hangers to photography, and face masks and baby clothes, the list goes on!! Other changes I noticed: There is a local business and marketing place inside the mall. It was closed when we were there but I'm assuming it's a place to help you start a local business? They have a rock climbing place attached to the mall as well called "Latitude." I only knew of the rock gym on Cleveland street that I went to about 18 years ago. They have a DJI store!! The pet store is gone and they have some kind of "movie theatre?" I'm not sure if it's for a business to teach kids acting les? Like hurrah players?? Sadly, this mall is just not a place for me. There isn't anything I would need to come here for other than when they display my child's artwork from school. I remember as a kid coming here often, but no major updates or stores have been updated. I stop in from time to time so my son can see the big truck near the kids play area. But really it's just to come to the target connected to it. Hopefully they'll be able to get updated or add some places worth coming. read more

This mall is slowly drying up. A lot of small businesses exists here now since the Town Center has expanded to include anchor stores external to the mall. A lot of the popular eateries are independent of the mall and that takes away from the foot traffic that used to draw people in. It is still well maintained and walkers still come here to get their steps in. Parking is in abundance on various sides of the mall but shared by big name stores such as Target, REI and the dinosaur known as Sears. Kohl's is located here but has it's own external and internal entrances. Not dead yet but hanging on trying to remain relevant. read more

I wanted to say that I dislike this mall, but I had to add an extra star because I actually go a lot, mainly because of the Target and Bahama Breeze. Pembroke Mall has always been one of the least trafficked mall, but now it is a ghost town. The stores are slowly dwindling away. They don't have a food court but there is Pretzel Plus, Nestle Cafe, 757 Poke, and a Japanese food place that are scattered about the mall. A tip is if there is a sale at a store such as Bath and Body Works, Old Navy, or Foot Locker, I make sure to head to Pembroke Mall first. One of the employees actually told me they're inventory lasts longer than the other malls because people don't think to go there first. Foot Locker always has our size shoes. Some of the other stores in the mall are Children Place, DSW, Nordstrom Rack, Kohl's, and Steinmart ,just to name a few. I sure hope they revamp the mall because I don't think it can afford to lose anymore stores. read more

This mall is alwaysssss empty! But not as empty and chit town like Military Circle Mall. Inside the mall there are many wow! Stores. But they have some heavy hitters attached to it Target, DSW and Nordstrom rack to be exact. The location of this mall is prime. It's in Towne center where there are many restaurants to choose from and lots of night life. Parking is ok. You May have to circle around a few times if it's the weekend. Once again not much to see on the inside of the mall but definitely great stores within the same strip. I do wish they would change kohl's for another department store. I don't care for kohl's. Pembroke Mall is changing, big time!! For years, even decades, it was a dying Mall. I could count the number of times I had shopped there, as close as it was, on just a few fingers. All the interesting stores had long ago departed, during the age of department store mergers and acquisitions. Closures of the unprofitable stores immediately followed, always including Pembroke Mall. Life changed with the development of Town Center. Pembroke Mall had, without moving, been catapulted into a major new shopping corridor. The long ignored and overlooked Mall has suddenly become a part of Town Center, rather than an entity of its own. A much needed face lift opened the way for new and more interesting shopping. Old Navy, Target, Coastal Edge, Off Broadway Shoes and Bahama Breeze joined the many businesses and existing anchor stores: Sears, Kohl's and Stein Mart. Urban style out parcels were developed; and the stores, which face Virginia Beach Boulevard. were crafted to complement the Town Center architecture. Welcome Jason's Deli, Walgreens, Smoky Bones & Macaroni Grill. But the best is yet to come!! Very soon.... A downsizing of Sears has allowed for the upcoming entrance of exciting new stores. Signs are already affixed on REI and Nordstrom's Rack. Nordstrom's appears to be the closest to opening, posting a date of March 10th. REI, which offers outdoor sporting goods, should be following shortly afterwards. Both have banners which promote the fact that they are hiring for retail positions. The very best new offering is scheduled for a Spring debut. Fresh Market will bring much needed upscale grocery shopping to Virginia Beach's population center. Pembroke Mall is growing, evolving and upscaling. It has become an integral appendage and complement to Town Center. May it's evolution continue!! This place needs a complete Over-Haul because it's Dark, Dingy, and not Kept Up with. Keep the Anchor Stores operating while the rest of the 'Mall' is upgraded to something that will attract Old and New Customers into it. That is what happened to Springfield Mall in Springfield, VA. It got a complete Make-Over, and now it's thriving like never before. There are a lot of Empty Stores that are not occupied that could be renovated for new Stores to go into, or just Gut out the entire place leaving the Anchor Stores and put in new Stores and Restaurants both inside and outside. Something needs to be done with this place, and hopefully soon. read more

I have seen the mall grow over the years and have enjoyed the brand new improvements! It is such a nice cleaner look and more tied into the Town Center appeal. At first I was a bit wary of the shady front but have to give them credit for shaping up the style. I think they need to work on the Sears side and reface it a bit since it's looking a bit 1980's on that side. The mall has become stripped of it's food court and theater and now comes a Target, Coastal Edge, Bahama Breeze, Old Navy, and more! I do like that they do community art inside and tie into the community. It does seem a bit more laid back as compared to Lynnhaven. I was hoping they might have opted for an outdoor mall approach when they were going to remodel. I'm looking forward to see this mall grow! read more

I like what they've done with the remodel, it is a HUGE improvement. I really only come here to go to Kohls so I rarely walk through the whole mall to get the full experience. I was recently looking for shoes to attend a wedding and that was my opportunity to walk through most of the mall Kohls, Stein Mart, Sears, Off Broadway shoes, Target. This is the only Sears near me, so when needed I'm headed to Pembroke. TARGET and OFF BROADWAY were really smart additions for this mall, and probably OLD NAVY. read more

The mall is worth nothing more than a cute picture outside. You walk In and there are no real stores. Food stores are littered between clothing which is gross. This is why there should be a food court. Beside this, all of the good stores (REI, Nordstrom's Rack, and Target) are only accessible outside of the mall. Great place to park to walk over to Town Centre for a great choice of food (Cheesecake Factory, Bravo!, California Pizza Kitchen, Ruth Chris) and cute boutiques (Anthropologie, Francesca's, West Elm). read more

This mall was not very "happening" prior to 2017. You could tell many of the shops were losing money or were on the verge of closing. The food court was also non-existent (there was literally nothing to eat!), although there are plenty of eateries nearby (outside of the mall). The only thing enticing people to come back to this mall was 1) Super Target, 2) Kohl's, 3) a few chain stores in the mall to still qualify it as a "mall", such as Victoria's Secret, Bath and Body Works, etc. After ~2017 (don't quote me on the exact dates), they opened a number of new stores both adjacent to and near the mall complex-- REI, J.Crew, Nordstrom Rack, etc. They also started heavily promoting special events to draw people in. I mostly used this place as a play area for the baby-- My husband watched the baby while I shopped at Target or picked up a few goodies for myself at Bath and Body Works. Thus, my impression of this mall has been on the rise ever since. I wish this mall all the best because there have been lots of positive changes recently and it'd be awesome to see Town Center thrive overall. Keep the economy going!! read more

I used to frequent this mall as a teen when I attended Princess Anne High school (located next to the mall) in the mid 00's. It's sad to say, not really much has changed since then. It's still the boring yet conveniently located mall it was then now. This mall has the perfect location but it lacks a ton of stores people around my age group want to shop in. The food court is non existent!! Luckily there are some nice restaurants attached and nearby but as for inside the actual mall, the choices are very limited. I will say they've always done a good job of keeping the mall clean but other than that there's nothing really special about it. I come here whenever I need to go to Target, Kohl's, or Old Navy. If they ever add a Victoria's Secret, Forever 21, Carter's, Zumiez, more sneaker stores, I'd definitely be a fan. AND A FOOD COURT for crying out loud!! read more

Pembroke Mall needs to go the way of the Dodo, I'm afraid. The Kohl's is nice enough. The Sears has a bad-ass tool section. But as a place to shop generally? Uh, no. The only thing giving Pembroke Mall an ounce of coolness was the White Horse Pub and it's sadly no more. Perhaps I exaggerate a little. They are a couple of cool shops in Pembroke Mall, but that doesn't make up for its over all lack of shopping substance. Plus, it's a blight on the development of the Town Center area. This mall is just decent, most of the stores I find myself interested in are just outside of it (Old Navy, Coastal Edge, Target). Another yelper informed me that they will be adding to it, so when I visited today I noticed a Nordstrom Rack which will definitely add to how I feel about it here. It just feels so...bare in there. I don't know why people leave a bad rating just because it's not crowded. To me that's a good thing! I love coming here for mall-walking because you don't have to dodge tons of people and kids. It's nice and quiet and you can relax. Target, Kohl's and DSW are the stores I frequent here. read more

Pembroke Mall is a bit like that distant uncle you rarely see other than Family get togethers. He sits over in the corner being unspectacular other than his seemingly endless knowledge of the prevailing weather patterns along the Eastern Seaboard.... Then, one Christmas he shows up in a sporty new convertible, all lean and tan, with a serious Babe on his arm! Well, okay, maybe not the babe on the arm thing, but while our collective backs have been turned, the mall that we loved to ignore has somewhat transformed itself into something new and shiny! Perhaps the strong winds out of the south have blown the Magic Town Center Pixie Dust onto the place, but whatever. It works. Finally, a somewhat viable alternative to Lynnhaven Mall. Ok, we aren't quite there yet, we are short a few required stores...but still, more than baby steps in the right direction. read more

Ouch! Where's the love? I know this mall is old, it's the original mall in Hampton Roads. In fact it's one of the oldest Malls in the country. Yes, the USA. But to say it's hardly a mall or should be torn down? I disagree. Another reviewer mentioned that they wondered why the mall had not been completely redone. Well, it has. Just a few years ago when the VB town center was being built up a new company came in, took over the mall and started remodeling it and tried to put a bunch of boutique stores. You should have seen it before the remodeling, it was over half empty. The new management redecorated, painted and even carpeted the entire mall. They also tore down the back wing to the vacant Dillard's / Profit's / Rice's anchor store and the hall connecting it. At the same time the food court which used to be at the center of the mall was moved to where it is today. There are also restaurants through out the parking lot now on along the VB Blvd side entrance that weren't there 10 years ago. In other words, the mall is more active and looking a lot better than it has in years. I think what's hurting the malls recovery is the same thing that's hurting everyone else. The economy. Also in VB we have a city that can't make up it's mind. It's the only city I know of that has 3 downtown's. Pembroke Town Center, The Courthouse area and the Ocean Front. Talk about your divided loyalties. In addition stores that were traditionally strong staples of most malls like book sellers (Walden's) toy stores (KB Toys) and record stores (Mother's) are going the way of the dinosaur. They have been replaced with big box stores and digital downloads. So Pembroke's challenge is going to be to diversify in order to keep shops in there. At the same time, being where it is, located near the Aragona neighborhood which is a blue collar type of sub-division, you cannot load the place up with a bunch of foo-foo boutique stores and expect the mall to thrive. That's what they started to do when Town Center was being built. This is a Walmart part of town, so that's the kind of stores you need in the mall. I really hope they fill it back up. I've been going there since the 70's. Even saw the Empire Strikes Back on opening day in 1980 when the theaters were outside in the back. Giant theaters BTW. It was awesome. I have faith in Pembroke and some wonderful memories of my youth there. Don't give up on it. read more

I don't think I'll ever return to this mall. When you see where it's located, you might automatically think, "Well, it's surrounded by all of these stores, it must be huge inside". Think again. This mall is sad. I think this may have been one of the worst malls I have been too. I think Military Circle is more interesting than this mall. Honestly, I can see this mall becoming a ghost mall. If you're thinking about going on a shopping spree in this mall, the only place good for that is Kohl's which is one of the anchor stores. Other than that, this mall is pretty depressing. If you're in the Virginia Beach area, just go to Lynnhaven Mall. read more

While this isn't the fanciest mall it isn't a bad plan to shop. The anchor stores have good merchandise and there are several very good shops in the mall itself. It has had its ups and downs but the new management has turned this place around. They are definitely getting more business since town center has opened. Is there room to improve? Yes. Is this a safe mall with good shops? Definitely. read more

It doesn't have all the fancy stores or the polished look of some of the other malls. There's something almost homey and therefore welcoming about it. Kohl's, Target, and a Stein Mart serve as anchors, with lots of interesting shops on between. Check it out, but don't bring your hyper toddlers -- there's not anywhere for them to burn off that energy. read more

Is a shame that this old mall has not been renovated (or torn down and completely redone) as part of the Town Center development. It's stands in one of the premier areas of Virginia Beach and is an unuseful eyesore. Meanwhile, in the outskirts of Virginia Beach, near Nimmo Parkway, tons of new shopping centers are popping up with cool and unique stores. It just doesn't make sense. The anchor stores at Pembroke Mall aren't too bad, Kohls, Steinmart and Sears. However, there is an unleased anchor store and a really old. small movie theater that does not compete with the Regal Columbus theaters across the street. They carpeted the mall several years back in a poor attempt to make it over. There are hardly any stores of mention in the mall. Lots of low rent stores sprinkled with the ubiquitous Hallmark, Kay Jewelers and Bath and Body Works. There is a new Jason's Deli there that I love, but it's not really even in the mall. It's part of the mall, but you have to walk out side the mall to enter it. A bit strange how they built that, but probably better for Jason's Deli's image not to be directly in the mall. You're definitely better off making the drive about 5 miles further to Lynnhaven Mall. read more

The boyfriend and I came here on a whim after dinner nearby since we haven't been here since childhood or so? Well there was nothing to be excited about. The only shop I was interested in was the pet store to look at the cute puppies. Other than that, the place looks so dead and there are hardly any shops that are worth mentioning or you could go to another mall for it. It's weird that there's a Target possibly connected to it? I know the Old Navy isn't connected so it's kinda ridiculous to go out the mall and right into the store just to get to it. Well, at least the outside looks nice now. read more

The first thing that strikes me about Pembroke Mall is that it is empty. I mean, there is more blank space than stores in this mall. It almost seems like a waste of a building, but it's only one of two malls located within the city of Virginia Beach so I take what I can get. Probably because it's empty and mostly quiet (because no one really shops here) I always thought this was a mall for old people. There really aren't too many trendy youth clothing or shoe stores--nothing in comparison to Lynnhaven Mall or even Military Circle. Don't expect to do any upscale shopping either--all the stores here are typical, moderately priced and ubiquitous. No local flavor here and no rare finds. Just your traditional department stores like JC Pennys and Macys and a sprinkling of other stores that I'm amazed can afford to stay open. The saving grace of this mall though: The pizza place in the food court and the new art wing. The art wing has galleries for local artists to sell their work, art classes and rooms for performances and auditions. Now that's unique for a mall and I like it! read more

Didn't like this place too much. Pretty small mall, with not much for gift shopping. The highlights of this mall is the locations for ample parking, and the fact that not many people come to the mall here for Footlocker, so if they actually get a good release you have a good chance of getting them here for all you sneaker heads. read more

This is hardly a mall in my opinion. They have Kohls and Sears. Other than that there is nothing in there worth shopping at. The food court had a subwa, sbarros, chinese fast food, and a smoothie shop. That's it. Not to mention the old smell in the entire mall and the over abundance of teenagers loitering around with nothing better to do than to "hang out" at the mall. The only good thing about the mall is the convenient location but what good is that when there is no where to shop at. read more

I am not much for going to the mall but I grew up in Pembroke mall so when I have to go I feel more comfortable coming here but not anymore, how ignorant is it to have major retailers be part of your "mall" but you can't get into the store from inside the mall or you go into a store thinking this is a good place to start but then you realize you can't get to the rest of the mall you have to go back outside in the cold and rain and carry everything you have around to 1 of the few mall entrances this is a stupid design from someone who was supposed to be intelligent! Blah, Pembroke Mall should probably pack it in and call it a day. I do not think a Kohl's makes a mall and that's pretty much all this place has to offer. There is a lot they could do with this space as they are really trying to build up the 'Virginia Beach Town Center' area so I'm thinking a new idea is in order. There are a lot of teenage kids that hang around this mall (why? I don't know), but it's just not a good place to do any kind of real shopping.
