I have lived here for over 4 years and I absolutely love living here. My apartment is right off of the Sammamish River Trail and I walk there every day. Redmond parks also put up a pop-up dog park there a few months ago and it's the highlight of my day to watch the dogs run and play. The staff is EXCELLENT. Shout out to Robert and Tania in the Leasing office and Anjelo in maintenance. He fixed my sink and toilet today and was fast, professional and friendly. Highly recommend! read more

Well, turns out they didn't even care to check the move-in inspection form I submitted which clearly noted the existing damages, which they claimed I did. I even shared the original photos with timestamps which capture the damage. They told us they'd get back to me with my original move-in inspection form about 25 days ago. Haven't heard back. If you are a tenant, please remember to TURN OFF THE AUTOPAY for the last month. Or be prepared to lose the leftover amount after deducting prorated rent. If it turns out to be $1000 they'll find a way to keep it by claiming fake damages. read more

Extremely noisy complex, and some very incompetent staff. It really went downhill after Allied Residential took over. Kids screaming outside at all hours of the day (as early as 8 AM and as late as 10 PM since daylight savings.) There's a park five minutes walking distance from the complex, along with tons of other nice parks in Redmond, but their parents let large groups of them treat the courtyards, sidewalks and parking lot like their playground. They will charge you extra fees at move out that aren't in your lease and send collection agencies after you with zero warning. I was ready to pay my quoted move-out cleaning fees within 24 hours of receiving final invoice. I contacted the agency they were using to collect payment. I was told that the agency didn't have my account yet, so it wasn't ready to accept payment, but they would contact me as soon as they were. Neither Peloton nor the agency contacted me for over a month, so eventually I called them. They then tried to screw me over for a $50+ "interest fee", which I spent the better part of my business day fighting. read more

Lived here in a 2BR/2bath for 14 months starting in 2017, and ending only because I bought a place. I really enjoyed my time here. While the apartments are not as shiny and new as the recent taller buildings in downtown Redmond, they are comparatively spacious for the price and they are right by the Sammamish River Trail. Biking, jogging, walking, people watching -- it's all there. I'd walk 10 minutes to West Lake Sammamish to take the 545 to downtown Seattle. The apartments are within easy walking distance of shops by that bus stop, and downtown Redmond. I used to enjoy walking up the trail to Trader Joe's and QFC. With the connecting Central Connector trail, I could be in the heart of downtown Redmond in minutes. Covered parking, garages, and additional storage are available for a monthly fee. The security deposit was small, and only a portion was used for additional cleaning when I left. I originally had a 12 month lease, then went month-to-month knowing I'd be buying a home soon. The staff is great. Alia manages everything with Robert as assistant manager. She took care of a small noise problem from the kids upstairs. It has to be telling the the two fine former assistant managers, Jennie and Jaymie, were both promoted to full managers for the company, running other complexes. read more

This place was a health hazard to me and my pets. The property is covered with mold and smells like mildew. New building materials are used to cover up the old. Look at the printed Peloton sign out front covering up the old Riverstone sign for a preview of the shoddy work. The complex/apartments have a long term spider infestation. Spiders on walls, in cabinets, and my bed! In less than a year we placed 12 service requests. The staff was almost as bad as the apartment. The Manager is flaky and makes empty promises. Office staff seem generally inconvenienced. The maintenance supervisor is condescending and arrogant. This group made us uncomfortable at best. They will not provide the required notice of maintenance to the property, be prepared for notices with false dates to be posted on your door. You will receive a bill upon move out. We did even after hiring professional cleaners. Take photos as they attempted to falsify info upon our move out. Moving here was one of the biggest mistakes I've made and I hope this review can save you from the same perils. I now cringe at memories of the smell, sight of spiders, and stress of dealing with the office. read more

My wife and I love Peloton. It's our favorite apartment complex in Redmond. So much so that we just moved back in! We lived in Peloton for two years before and it's time for round two! The location, price, and what's included can't be beat for downtown Redmond. This is probably one of the only complexes in downtown Redmond where you have free storage in your unit, free parking, and even walk in closets in the two bedroom! Jaymie is who helped us move back in- she is amazing. We wanted to look at their one bedrooms, after showing us a one bedroom, she wanted to show us a two bedroom they had on special. I used to hate living in Apartments, but as I may have mentioned before, I really love living here. And, let me tell you why . . . it is quiet, peaceful, beautiful, modern, great location (right on the Sammamish river), reasonably priced, safe, clean, great maintenance, awesome office staff, extra sweet amenities, pet friendly (and I mean really pet friendly . . . the ladies in the office love my labs . . . hmmm maybe they'd pet sit :), walk to everything, convenient, and well designed. This place has been a home for our growing family, started when we had our 1st child as a baby and until he was 6 years old before we moved to our 1st house. This apartment complex provides a very family-friendly environment surrounded by trees and beside the Sammamish river bike trail and park were we walk/ bike and play with our child. It has a swimming pool where my child enjoyed swimming during the summer time. It is in downtown where everything is within 5 minutes near yet seems has its own serene country vibe when you enter the complexes neighborhood. I love the management as well. They are very responsive to the needs of their tenants. Robert, the all-around technician, who has been always friendly and quick to respond to apartment technical problems is ready to greet and give his smiles when you meet. Throughout our 6-years stay, we have been under 3 different managers but all of them have been approachable and considerate. For 3 years, I was away in NY so my husband and son visited me time to time and one time from NY they came home with no power. They called the manager and we were all impressed that even late at night the manager (his name is Zach) really took time to be there to make sure the problem was addressed. He as well noticed the poor conditions of the restroom and a part apartment wall and he made sure these were renovated. I as well loved that everything is convenient in here, my son attends the Redmond Elementary and the school bus literally stops in our apartment complex entrance. Because this complex is very family-friendly there are a lot of families with children who live here, during summer the children come out to play in the complex. This is nice so children can run and use their energy outside and not just play video games. I let my son go out to play and he made many friends in the neighborhood. read more

We lived in Peloton for 4 years! This community has been home for us for the longest time. Laurie, the manager now, used to be the assistant mgr back then. She was always helpful, sincere and gracious all the time. The other leasing professional that was worth noting is Jennifer. She was very warm as well. The maintenance guys, Dan and Roy are equally respectful and prompt. Just a warning, please don't deal with anyone in the leasing office aside from Laurie. We've had a lot of bad experience with her recent assistant. You better put everything into writing if it's not Laurie that you're dealing with. read more

My wife and I moved to Peloton Apartments July 2016. The apartment was a 2 bedroom 2 bathroom, 981 sqr feet. The apartment had new carpet and vinyl and had been freshly painted. Also the new full sized washer and dryer was a nice plus. We only stayed at Peloton for 5 months, but were very happy with the apartment and the location of the property. The Property is located in downtown Redmond and borders the Sammamish river and bike/walking trail. In addition there are two parks that are at either end of the complex. Its nice to be able to access the trail from one of the connecting trail entrances leading off the property. read more

Please be aware this is not anymore riverstone peloton and now its bought by new owners Allied residential..All the good reviews wrote till 2016 is for the old fabulous leasing staff and community.I lived there for over five years and have enjoyed this community...Easy access to 545 bus stop, restaurants and Redmond downtown living, access to trails and its like home In 2016 , the Allied residential bought this community and they were increasing the rent for current residents matching the current market price they lease..Started charging for the garage and car port, also levied additional security deposit when renewing if not paid with previous owners. Every time, my rent is increased by 25 - 30%.I decided to move out. Then, they charged me 1400$ as move out charges..When trying to contact the leasing manager and allied staff , they said these were charged to replace the kitchen counters, carpet replacement and flooring replacements.After living here for five years and paying rent , they never replaced the carpet or appliance when I requested and they said they dnt get budget from the allied office..But, they collected money when moving out saying that carpet and appliances are not in condition when they rented five years before.. This is a nice place but trust me you will shed lot of money when renewing lease and moving out..The leasing manager and staff are awful.they dint even give respect to tenants and they dont want you to be here for more than a year.. If they say one month free when moving in ,dont trust them ..they will make sure they will get away with three month rent before you move out..they are many good upscale communities nearby, spend 10% more rent and enjoy Redmond and downtown life read more

They will charge you extra fees at move out that aren't in your lease and possibly send collection agencies after you with zero warning. Peloton Apartments (owned by Allied Residential) charged me ridiculous fees on move out that weren't in my contract. The lease listed fees for damaged items, like cleaning the microwave, that are perfectly reasonable. What they didn't say in advance was they charge $159 for everyone regardless of how much you clean and what state the apartment is in when you move out. I've spoken with many other residents and this is a common practice at Peloton. For others, they also charged carpet cleaning fees ($125) that weren't in the lease. A friend of mine had a collection agency sent after them for these fees and Peloton didn't even give them a heads up or a chance to pay them first. To be clear, they confirmed that my apartment was clean and they told me about these fees when I was in the move out process before they even stepped foot in my apartment to inspect it. read more

There are several positive things I can say about living here. The grounds are well maintained for an older complex. The manager is extremely nice and very helpful. She seems to genuinely care that residents are happy. We were always pleased with the maintenance staff as well. One time our washing machine quit spinning and they brought us a brand new machine the next day. Also the master bedroom toilet stopped working one day and they brought is a brand new one and had it installed in thirty minutes. Noise doesn't seem to be too much of a problem here, remember this is an apartment so you will hear some things like the water running or people walking up the stairs, but none of it was bothersome to us. The most frustrating thing for us was the people below us chain smoke cigarettes. It's especially bothersome in the summer when we would have liked to have our balcony door open but couldn't because the smoke was so bad. Ultimately this is why chose to move, I have asthma and we also didn't want our small daughter to be around smoke. The manager did offer to move us to a different location in the complex but we felt more comfortable moving to a completely non smoking property. The other annoyance would be package delivery. Part of this is completely not their fault. Fed Ex especially is really inconsistent. Sometimes they leave the package at your door, sometimes they don't even bother to see if you are home and go straight to the office, they also rarely leave you a note. Just be aware the office has no system to notify you that you have a package. I had several relatives send me things that sat in the office for weeks because I didn't know. Also had checks and very expensive items sat outside my door when I wasn't home that should have been taken to the office. The residents here could really benefit from a delivery notification system that emails and/or texts you when you have a package. We are moving to a complex that has this. Anytime you are expecting anything I would suggest emailing the leasing office if your package hasn't arrived when you think it should. The office was quick to respond to my emails and one time one of the maintenance guys brought it over to us which was very much appreciated. read more

Good riddance! We could not be more relieved to have moved out early. We chose to break our lease early for several reasons. It became apparent that the units were remodeled using poor quality materials. These units are cheaply made and smell badly. We lived here a short time and they still charged us at move out. Dealing with the office was always stressful, the manager is very unprofessional. Do yourself a favor and look elsewhere. It may cost you a little more but, you'll be saving yourself in the end. read more

I have been living here a month and am really enjoying it. We haven't had a maintenance problem or any issues yet, which sometimes inevitably happen during a lease. I love the location, I feel safe, and I love the interior of my apartment. It feels like a home. The management staff often throws parties and events in appreciation of the residents. We have fios fiber-optics here, I have never had a problem parking, and I can't wait to use the pool this summer. Another bonus, it is within walking distance of the farmers market. My only complaint so far is how thin the walls and even door is. I can hear everything outside my apartment and neighbors apartment. Very thin construction. However, reading some other people's reviews on the internet makes me wonder what they expect. I have lived in apartments all over Seattle and this is the nicest one I've lived in so far. It's an apartment complex, not a gated community with million dollar houses. I think our rent is reasonable and I look forward to the rest of my time here. read more

I really wanted to write this review along back but things have been keeping me busy for a long while now. Peloton is one of the finest and nicest place to live around this Beautiful Redmond. It's not one of those dingy, less ventilated and mold filled apartments that you typically find in the 148th and 156th Ave. Though appearing to be a little pricey, it fetches good value for money. The Move outs are simple, you don't pay if you hand over the apartment in a decent condition. I didn't pay a dime. I knew some friends who also didn't pay when they moved out. I enjoyed living at the location and maintenance was always attentive. Lots of leaf-blowing. This is a poor review because of their management practices. Upon leaving, my final bill (last month's rent and other charges) was sent immediately to collections, which is their standard practice. While I understand that paid in a timely manner this will not affect my credit, it takes a few weeks of time and attention from me to call back and forth with a collections company and wait for them to receive the packet with my information and set up an account, and then eventually to pay the bill. What could have been a quick final payment in-person or through the online portal is a huge drawn out process that will honestly scare some people if they haven't dealt with collections before. It is incredibly lazy and inconvenient, and potentially frightening for a tenant. I'm incredibly disappointed. Here's to hoping enough angry reviews come in to force them to get off their a**. read more

I lived in Peloton for 3 months and it was a wonderful experience. If it was not becuase I bought the house, I cannot find the reason to move. Both Chelsea and Laurie were very friendly and helpful. They remember my name; always response quickly for emails. When I go to pick up packages, I can always expect warm greetings and smiles. I cannot forget Chelsea even helped me to carry the luggages from leasing office to my room using her own car on my first day when it rained heavily. The location is great too. Quite, beautiful, well maintaied and close to everthing. Actually I make the reservation through email before making a tour. But I'm glad I made a right decision. Office management also arranges community events e.g. pool party, garage sales etc. By the way, the location is amazing, right off the Sammamish River walking trail and very close to places like Marymoor Park, grocery stores (including QFC and Trader Joes), and the Redmond Town Center. The bus stop to Seattle is also within easy walking distance. Way convenient. Just backside of apartment has a huge garden where my kid goes to play and enjoy there evening times. We used to go to Redmond library by using walking trails. I was staying in first floor and I felt there was not enough sun light because of all big trees. The Move outs are simple; you don't pay if you hand over the apartment in a decent condition. I would consider renting there again. read more

I love living here! The staff is the best ever. They are always helpful and kind. In my experience they go out of their way to make sure their tenants are happy. The rent is very reasonable for Redmond, which is an expensive town to live in. My teenage daughter and I feel safe here, the apartment is very nicely laid out for a 2 bedroom - 1 bath (bathroom in between the two bedrooms with two doors). The grounds are attractive and I use the common room in the clubhouse all the time. Nice little gym, pool, and hot tub. I'm comparing this with two other apartment complexes in Redmond, where I have lived in the past. Both of those places were more expensive and the amenities looked a bit nicer and newer. However, the management was nowhere near as kind and helpful as the management at Peloton, and I never really felt at home. Here I feel at home. I'm planning on staying here for at least 2, maybe 4 more years, maybe longer. I feel lucky to have found this place. Oh, and by the way, the location is amazing. On the Sammamish River Trail, about 5 blocks from Redmond Town Center, just 3 blocks to the freeway entrance. Way convenient. P.S. Please check the dates on any negative reviews. New management took over in the summer of 2015. I moved in when the new management started, so I didn't experience the old managers. All I know is that my experience has been very positive. When we moved out, I received a notice that we had to pay a cleaning fee since we did not pay a deposit upon moving in, which is all fine, but they sent the cleaning bill directly to a debt collections agency instead of sending us the bill first - not cool! Zach and Chelsea helped save the day again just as my wife and I were about to move into the apartment complex. Coming to the realization that we would need more space to live comfortably, the staff worked tirelessly to help meet our needs and were able to work wonders in getting us just the apartment we were looking for within Peloton! The complex is well manicured, effectively lit, safe and pet friendly. Easy access to trails, walking areas for dogs and parking have made this transition a breeze. The abundance of recycling and dumpsters prevents overflow near the living spaces and the large quantity of parking spaces (covered and uncovered) make it easy to stay near your apartment. Prices are reasonable and the residents are courteous and friendly. The ease of access to downtown Redmond and the town center is a huge plus offering easy access to restaurants, shops and entertainment. With the continued growth of apartments in the area the Peloton is uniquely positioned along the Sammamish River Trail providing easy access via a paved path (cycling and pedestrian traffic) and wonderful backdrop of trees and vegetation. This small piece of isolation is nice compared to the other surrounding apartments which feel congested. The maintenance man is industrious and timely in his ability to keep the apartments in great working condition and responded personally even when I called late in the evening. You can tell the staff who supports this complex care about the residents and it is reflected through their high occupancy! read more

We had to move to California, but I miss Peloton dearly. Laurie is the property manager and she is AMAZING. She get's stuff done quickly, she remembers her residents, and she is friendly and flexible! We LOVE her and miss her tons. The location is quiet and beautiful, maintenance responds very quickly, and they keep the property very clean. Also, you can't beat the location. The maintenance guy even helped us move some heavy stuff when we moved out. He is awesome! I would have to say my biggest complaint about Peloton are the damn leaf blowers!!!!! They start at like 8 in the morning, and it happens a lot, either from the maintenance guys or from the landscapers. I even woke up to a leaf blower at 9:30 on a Saturday. This may not be early to some, but I like to sleep in on the weekends! You'd think they could save loud activities for the middle of the day, when most people aren't sleeping. I'd hate to be someone who works graveyard and lives here, because during the week when the noise starts at 8 am, you'd be woken up. Aside from that, I would definitely recommend Peloton. We lived here for two and a half years and loved it until about a month before we moved. The apartments were sold to a different management company and the whole atmosphere changed. We had plans to buy a house and were in the process when the new management had taken over. So we knew we were moving and the longer we lived there and noticed some of the changes they were implementing, we were glad we were moving on. It was just little things here and there but then a couple months after we'd moved out we received a letter from a collection agency. We owed the apartments money, which I understand, but not once did we receive any notification from the apartment complex. Not only did they not send us a notice in the mail but we'd been to the apartments no less than three times to collect mail and packages and not once did the management let us know about our balance. When I tried to call I would only get their voicemail and then an email after hours explaining my charges. The lack of communication is ridiculous and the fact they sent us to collections without ever trying to contact us is appalling. I've communicated with the apartment manager through email and our charges were actually wrong, which he said he would contact the collection agency to correct the amount. Recently the collection agency called to see how I wanted to take care of the charges and they hadn't heard anything from the apartments regarding the corrected amount. So they have no problem immediately sending you to collections but take their time taking care of any corrections on their part. I loved the previous management and the location is amazing! That being said, I would seriously think twice about living there since the apartments have been bought by a new residential company. Their lack of communication and professionalism is disappointing to say the least. read more

We've been renting here since October 2014. Previous Property Management were Riverstone than Greystar (06/14-06/15) and now new property management company Allied Residential took over in May/June 2015...Allied Residential's Ty Reiff-Maintenance Supervisor has been very helpful, nice/kind, kept in communications and left notes of repairs done. Ty repaired the major issues we overlooked during presentation of the unit that we had encountered when we moved in; one of the major issues was the restored/painted white bathtub; which having residential and commercial construction work experience, I've never heard of or seen of such process in the professional construction business; for a company-Riverstone and Greystar to save on "$." As tenants, we we've been disappointed in living in an apartment that had many flaws/issues to fix. There was uncomfortable move out expenses that we were not comfortable with that was not clearly identified in writing during the signing of the our Lease Contract in October 2014. Once I cleaned the bathtub with the basic dish soap, water, bleach and comet; the paint of the bathtub cleaned/removed itself showing the grey colored base/ribs(?) of the tub along with big grey colored marks along wall sides, rusting around the drain area and peeling of shower wall panel. The tub looked disgusting that I would not even soak in the tub full of hot water to relax. The previous Riverstone/Greystar Property Management maintenance-Otis is a nice man and helpful with minor fixes ie leaking pipes of kitchen sink, window blinds, dishwasher that ran over five(5) hours for the basic wash; got replaced two(2) times and repaint the different paint color splotches throughout the apt. Riverstone/Greystar offered us the option to move to another vacant unit but the vacant unit was not going to structurally look better. Ty repaired the issues we had that Riverstone/Greystar Property Management said/told us, "No" to have fix ie the bathtub. Bath Fitter is the company that replaced the bathtub/shower stall whom were efficient, nice and professional. During the replacement of the old bath/shower stall, mold/mildew was present between bathroom shower wall and the washer, dryer and water heater area. With Zach Jackson's-Property Manager, approval on Ty's recommendation and direction to locate and fix the leakage of the water pipes long with cleaning and reconstructing/replacing the walls; we are happy with the repairs. With Zach's approval of Tys recommendations also included in replacing our old kitchen and bathroom sink faucets, tuning sink faucet pipes, turning up the water heater for the bathroom shower and sink, replacement of blind-panel, repainting of bathroom and washer/dryer/hot water heater area walls and ceilings, new bathroom vinyl floor along with the cleaning/shampooing of our living room/dining room/hall way carpet due to special reasons of accommodation, along with replacing worn-out very-squeaky Dryer and fluid-leaking Washer have been replaced by new and a better brand ones. We had to work around our individual work schedule patiently along with the time frames of the contractors and Ty's work schedule. Ty was accommodating of his time as well to get the necessary works done. Ty is passionate, dedicated, respectful of our environment, committed and is professionally knowledgeable, responsible and expertise/experienced for his Maintenance Supervisory role. Ty makes sure the project is completed and is working efficiently. Ty also makes sure that the project is cleaned-up after the work is completed and follows up with us to make sure things ie structure, electrical, plumbing etc in our unit our working out well. Rent fee has increased over $300 per month; which has made our living expenses budget, very, very tight; however we feel better living in our unit knowing that we can rely/depend on Zach and Ty's job responsibilities. Thank you for your hard-work, dedication, commitment and care of our unit as we've seen nice-good, quality, safety and up-to-date building code upgrade changes throughout the property as well as an approachable, nice/caring, respectful of our environment and a professional demeanor of Zach and Ty - Allied Residential; we appreciate it very much!!! read more
