Females in the leasing office have absolutely perfected the subtle art of "bitchiness with a smile". It's uncanny. No matter how irritated they seem with you - it's with a smile. Apartments are large, modern, and thoughtfully designed. I love all the natural light that you get from the oversized windows. Dangerous. Deceptive. Dishonest. Shady. These are only some of the words I can describe Pearl DTC, where I lived 2018-2019. Upon moving out, we got everything squared away with the staff, providing them with appropriate notice that we would not be renewing our lease. There was absolutely no indication that we owed anything more. We provided them with our forwarding address and all of our contact information. Fast forward 5 years. We received a bill from a debt collector for supposed unpaid fees at Pearl, even though we were assured everything was good when we moved out. We provided a forwarding address, and never heard from them. They didn't contact us at all, indicating that this shady strategy of neglecting to tell about move-out fees is a scheme to swindle money out of its residents. It's very clear that this operation exists to fleece tenants. You should be very aware of the rampant, dangerous crime in the area. If you are unfortunate to live here, lock your car doors and be extremely vigilant. Crime is rampant in the area. There was a murder on the property in February 2020. We had an active drug dealer living below us. BEWARE of these scammers! read more

My new rent increase compared to my last rent increase is one thousand nine hundred fifty eight percent more than it was last time. I lived here for 2 years and can say this isn't the best but also not the worst community. You get a lot of square footage for the price, it's the most bang for your buck in DTC. The apartments are relatively modern and they have two different finishes for cabinets and countertops. Neighbors in my building were very quiet and friendly. They are a very dog friendly community as well. I never really saw any children around, could just be the area of the community I lived in. You won't hear any raging parties or college kids here. The gym is newer and they have yoga classes and lots of community events w/food and beverages. They also have a mini golf course, hot tub, cabanas, pool, etc. Olesea the assistant manager is fantastic, but the rest of the staff leaves a lot to be desired. The new general manager is VERY rude! Autumn is possibly the most incompetent person I've come across in a long time. She never has an answer for anything other than "I'm not sure". Lauren seems nice, but also tells you something different every time you talk to her. Utilities here seemed extremely high here, over $150 for a 2 bed 2 bath with 2 adults working Monday-Friday and not running the heat or AC much. Parking is literally the absolute WORST! If you get home later than 4:30pm be prepared to walk from across the complex to your building. Their solution is for you to buy a garage for $125 a month if you don't want to park at the Marriott hotel and walk home... the garage is not guaranteed to be attached to your building. Towards the end of my lease they were creating a dog park which is really nice. I'm not sure if that was to cut down on the landfills of dog poop in the grass, but be aware that people do not clean up after their pets here! Which is not the community's fault, but maybe adding a service such as poo prints would motivate owners to pick up. Our washer broke 3 times in a month and flooded our apartment. We were told that floods are not an emergency... after repeated calls maintenance shows up with one towel and tells us we can still use the dryer... how ideal, I love drying my dirty clothes, HA! When I asked Lauren if they could replace the washer and dryer unit since it keeps breaking, I was told they don't replace them. They will repeatedly and randomly charge you fees for "violating the lease" but have no proof or explanation for what you actually violated. You will then be told that the fee cannot be removed because fees are assessed by a 3rd party. And last, don't expect to rent out the clubhouse without a $175 non refundable deposit and an additional $1000 deposit in case anything gets broken lol! Absolutely insane. read more

Autumn by far is the best office support at the Pearl DTC. She was very helpful throughout the entire moving process. We love living here, the pool is beautiful, the grounds are well kept, the gym is bright, clean and has all the equipment we need. We had an issue with ants when we first moved in and the response was a little slow, but other than that, everything has been wonderful! We are really happy here. The bonus is the close proximity to light rail (just about a block away) and all of the great restaurants in walking distance, including local chef establishments and high end chains. UNSAFE, FILTHY, TERRIBLE CUSTOMER SERVICE UNSAFE I had two "maintenance men" use their key to get in my apartment while I was inside and then claimed that I had filed a work request. I have never filed a work request ever. This was in the middle of a week day. I work from home. I can only imagine what they do to others apartments while they are at work.DANGEROUS. I reported this incident and never received a response. Community features include vandalism of cars, domestic violence disputes, and untrustworthy staff FILTHY Dog hair fills the hallways inches thick so much that when you walk up the stairs it attaches to your shoe. They vacuum common areas maybe once a month. DISGUSTING All of the community trash areas are constantly overflowing on to the ground including the large recycling bins. Customer Service If you go to ask them a question or call you will be lucky to get an answer back. They usually won't look at you and you have to make a minimum of 3 contacts to get something answer that would be very simple. By the way the person writing back on these reviews is one of the worst offenders of poor customer service. TIP If you are looking for a similar community with better customer service my friends live at Milehouse down the street and haven't had any issues. read more

I have lived at the Pearl for 6 years, 2 years longer than the Greystar Management Company has owned the property and the current property manager. I have not broken any of the lease terms and have only 10 maintenance request, in which 5 were to shampoo the carpet at the beginning of each new lease. The maintenance staff is great except for the current supervisor, who speaks to the staff in rude, hollering tones as if he is the superior officer in the military. The property manager is retaliating against me by not renewing my lease. I have given her bad reviews for poor demeanor of not engaging with the residents, not providing the same garage discounts for all residents when renewing a lease. She brags about the cheap locks that were installed on the entry doors. She doesn't supply the maintenance staff with the proper supplies they need to complete the resident's repairs requests, all to protect her wallet. Bad reviews costs her money out of the bonus check. As an employee when I fail to bring exceptional service to my company or department, I do not receive a bonus check, why should she. read more

As a single girl, finding an apartment in a safe community was top of my list. I knew I wanted to live alone. I moved into the Pearl DTC apartments, June 2018 and have loved being a tenant ever since. The surrounding common areas are well kept, amenities like the gym and pool are clean and tended to, and although most residents keep to themselves, everyone is very friendly. Maintenance staff is always tentative to issues that arise within your apartment home and fix things quickly. I enjoyed living in a unit that was up to date with new fixtures and appliances and every apartment is equipped with a deck/patio that provides just a little bit more of an open feel. Office staff always have events planned, whether it's passing out free breakfast or hosting a drop-in happy hour at the pool to get to know your neighbors. We had one security issue arise within the main corridors of buildings while I was living there, but the leasing staff fixed the problem and added locks to the doors which provided extra safety for all residents. There is also a security rover that drives by during nighttime hours to monitor. I have now moved on to the next chapter of my life, but will always miss my apartment at Pearl DTC! It was the perfect place to call my first "home." Pros: -centrally located, right next to I25, close to many restaurants and grocery stores within the Denver Tech Center and a short walk to light rail station. -spacious units with new fixtures, appliances and every unit has some sort of patio or deck, big enough for a small propane grill or some chairs and a table. -wonderful amenities. I used the gym on-site quite often, even during COVID and felt like it was always clean. Never too crowded and plenty of equipment for basic workouts. The pool and hot tub that are heated year round was a nice perk. Patio furniture in the pool area is nice and perfect for inviting a friend over for a few hours. -community events were a nice perk. I didn't get to go to many because my work schedule is sporadic but the few that I did attend were fun! There is always something going on monthly. -maintenance and leasing office staff are attentive to issues and questions. If I submitted a work order for something in my unit, it was repaired within 24 hours or less. -quiet units. I don't think I had noisy neighbors, but if I did, I couldn't hear them! -safety. DTC in general is a very safe area of Denver. Sometimes I would come home late at night from work and never felt scared to be walking around outside by myself. The main corridors of each building have key access and there is a security rover that drives around at night to help monitor. Cons: -parking. I ended up getting a garage 4 months into my lease and I am thankful that I spent the extra $100 a month because parking is VERY limited. This made it hard to have guests over. I could never have any kind of small party or get together with a group of friends because it was hard to even find one spare parking spot available on weekends or especially in the evenings. -mail. There seems to be a trend with packages getting put in the wrong mailboxes or left at the wrong door. A lot of tenants on the community page are always posting that they received a package for "so and so" at their door. I also experienced this both with my own packages and with other people's, so I started sending all my packages to a family members house and my office near by to avoid the hassle altogether! -people have a tendency to not pickup after their pets in the common grass areas. Trash bags are provided and there are also cans to put the waste in, but for whatever reason, certain tenants don't like to use them. read more

Pros: *Proximity to the rail and I25. *The apartment complex is new *The leasing attendants are great! Cons: *The entire parking situation is out of hand; you will not find parking past 10 pm on most days. *The sound proofing is wanting; the proximity to the highway means no sleep for light sleepers if you live in the I25 facing units. *Dogs are everywhere, running without leashes, barking and there seems to be no clear cut policy or enforcement of considerate policies that would ensure that those without dogs aren't inconvenienced. Dog waste can be found on sidewalks, lawns and even parking areas. *The stairwell is carpeted and it is often time full of dog fur and dirt and is rarely well cleaned. *The roads and the sidewalks in the complex aren't treated and cleared during winter and it gets very slippery and dangerous. This is an otherwise decent apartment complex with honorable people in the front office, but it is time to fix these glaring issues. read more

I lived there for 3 years, paid on time, and got screwed when o moved out. If you don't clean every little thing, they will charge you a cleaning fee, was told when I moved in that I could paint accent walls and just prime the walls and got charged for the walls anyways after I primed, and always felt like I was an inconvenience when I would ask something from the office in person. Everything that was told to me about the walls and cleaning and move out fees changed, and their come back was that there's nothing in writing to back it up. So, anything that you communicate to the office - do it through email so you have it in writing since no one in the office is on the same page. read more

PearlDTC is a great place to live. My husband and I were treated nicely by front office staff and maintenance men! They were quick to address issues with apartment ( bedroom door lock, cracked cabinet, etc) and our place now looks brand new! It's a new place to begin with, only one person has lived in our unit prior to us. Windows provide lots of light, hallways kept clean ( they vacuum 1-2 times per week), they are animal friendly and close to the light rail! Although close to the highway, the windows are practically sound proof. A small amount of noise from upstairs apartment, but that's to be expected in apartment living. Quiet and nice apartment community. Decently priced for what you get! read more

I like these apartments but the parking situation is terrible. They force you to pay to park yet there's never any spots. Me and my fiancé have both complained and gotten nowhere. All they want to do is rent you an outrageous priced garage. Uhh no thanks. We'll remember that when we go to renew our lease. There's plenty of other nice places to live. Also, the office hours are terrible. If you order a package, they hold it hostage in their office because UPS and FED EX don't deliver to apartment doors. The office opens after most people are at work and close before they're off. So how are we supposed to pick up packages?!?! Then they email you and complain that the office is overloaded with packages and people need to come get them. Um, but how?!!! We toured this complex on 2-12-17. I had not read any reviews prior to touring. When we were touring, there was trash falling out onto the street from the dumpsters in the complex. The tour guide told us that it was because trash pickup comes later in the day to not wake residents up too early. This is a Greystar community. We lived in a Greystar communitya mile away from here next to two barking dogs and Greystar did not give a crap about how loud the dogs are. So I am sure they don't care if the dump trucks are too loud. I would not have toured here if I knew Greystar owned it. That was my bad for not researching in advance. The leasing office also told us that for dogs under 1 year old, it is a $400 deposit and a $400 non refundable payment. So you need $800 upfront for a puppy. When we lived in our Greystar community the pet deposit was under $200. We have a dog that is probably almost 1 year old but is a rescue. The leasing office told us that we would need to provide proof of DOB. Most shelters do not know exactly when dogs were born and our veterinarian only has estimates. This was very inconsiderate news for us. This is not an ideal facility for us. read more

Love living here! Great amenities with the pool and 24 hour fitness area. Just moved to Denver and most places have a hotel living layout and this place doesn't and it's great. They also have a amazon locker area so don't have to worry about packages missing. It's a great area away from the city and close to the train. Unit is amazing with the modern layout. Remember that thing called great customer service? It's an awesome feeling when you receive service from someone that makes you feel special. No awesome feelings from PearlDTC anywhere in view. This morning I decided to drive around the area where I live now to look for a new apartment. I remember someone telling me about Pearl and that the place was really nice. It was a little after 9:00am and it's Labor Day, so I wasn't sure if the leasing office was open or not. Drove around the neighborhood and found the leasing office and saw a few cars parked in the "Future Residents" section and thought that this meant that they *might* be open. Walking up to the door, I see one of those "we'll be back at ____" signs saying that they'll be back at 2:40. Now, either someone is doing the longest tour ever, or someone didn't change the sign since yesterday. So, like any normal human being I put my hands to my forehead to peek into the office. Simultaneously, I pull on the handle to see if the door was open and see a man and a woman sitting at the desk to the left and I smile as the man gets up to answer the door. Man - In a condescending voice, "sir, we don't open for another hour." (it's 9:22am) Me - "Oh, ten o'clock?" Man - "Yeah" Me - "Thanks" Here's how the conversation would go down if this person cared about prospective clients and offering great customer service: Man - "Good morning, sir, how can I help you?" Me - "Oh, just driving by and wanted to take a look at a few units". Man - "Perfect, I'm sure you'll love the options we have. However, we're not open until 10:00am. Would you like to swing by then?" Me - "Absolutely. I have to run some errands and I'll cruise by after that." Man - "Great, see you then!" Just two sentences from this person solidified my opinion that I do not want to live here. Now, perhaps he was having a bad morning. Maybe he had a hangover. Who knows. What I do know, is that this one interaction (that took all of 6 seconds) made me decide to take my money elsewhere. Now we've moved out, I'm editing as my final review. My only complaints are that guest parking is essentially non-existent, so if we had parties, we'd have to have friends park in the lots of local office buildings to ensure they wouldn't be towed. During our last week here in February, our neighbour's garage was pried open and their car stolen - the reason we knew this was not because of management (who never sent out an email advising people to be careful / lock their cars) but because the police knocked on our door to question us in order to see if we'd heard or seen anything. All of our appliances worked well, and the noise levels are less than other buildings we've lived in (I occasionally heard my neighbours above me, but not enough to cause any disturbance). Our utilities (for two adults living in a two-bedroom) hovered around $90 a month (for everything - gas, electric, water, sewage, and trash), and even though we lived across from the pool it stays pretty quiet most of the time. Additionally, it takes only 7 minutes to walk to the Belleview Light Rail, convenient for when you want to hang out downtown and not drive home. I'd highly recommend Pearl to anyone looking for a place in the DTC, so long as you don't think you'll have guests parking there. read more

So I wanted to wait until my partner and I had some time under our belt living in Pearl @ DTC. Please take the time to read my review, as I am in the Property Management business myself. (I manage HOA's as opposed to rental properties) As someone who grew up in the DTC; (over 15 YEARS) I am very familiar with the market rates on rent, the neighborhood, etc. We searched around and looked at no less than 20 other complexes. Here is why we choose Pearl DTC. The residents are a majority of young professionals; whom make a healthy income. I would guess the age range is people in their mid 20's to late 30's. That being said you would expect to hear constant partying and what not; right? Well that isn't the case here. Our neighbors are all very respectful, and it is not uncommon for us to strike up conversation while walking around the complex. With that in mind, there are very few children in my observation. We had an issue with our upstairs neighbor and his dog barking and just being loud. We left him a polite, circuitous note on his door; and he sent us a text that same night and thanked us for bringing it to his attention. It hasn't been much of an issue since. Our apartment does have some faults; but overall the kitchen appliances are very nice; there is ample storage (we have the smallest floor plan). We have looked at other floor plans; all seem to have very generously sized bedrooms and closets. It is a non-smoking complex, I have come home a few times to some Marijuana odor in the hall way, but hey we are in Colorado; and it doesn't bother us and it is by no means a constant thing. The leasing office.... Well, when we originally were sent our lease, the Assistant Manager transposed the numbers on the least THREE times; then also forgot to include some of the concession we received. So just be sure to double check your lease thoroughly before you sign it. At night, it's pretty quiet. Parking on our side of the complex isn't terrible. I can usually get a spot at our building; I also have a garage but we have 3 cars. I've had a few requests; such as our building needing a cleaning, dusting, etc. I made that request yesterday and while I was leaving for work this morning I noticed they where thoroughly cleaning it. (Thank you for that) There was a morning when I had a meeting downtown and my garage remote died; it was before the leasing office was open; I left an emergency message; and Ben from maintenance was at my garage in less than 15 minutes and I was on time for my meeting- MAD props to the maintenance staff! The amenities are quiet nice, the pool is absolutely KILLER, maybe a little small but the Cabanas and lounge chairs are great ! The gym machines when down for repairs; seem to be fixed in a timely manner. We have very few complaints about the complex. You need to realize that all apartment complexes have some sort of noise from your neighbors. They don't build things like they used to. Upon moving into our apartment I was disappointed that it didn't appear to have been cleaned; or if they did it was done poorly. I had to wipe out all the drawers, scrub the toilet, dust the ceiling fan, and it was very apparent they never shampooed the carpets in the bedroom & closet like they said they would. In all fairness, I probably would have ended up re-cleaning it anyways. Now here is my pet peeve and this REALLY almost caused us not to move here. We absolutely HATE the parking policy. You have to check your guests in online, provide the company with your visitors plate number, and last 6 digits of their VIN number. It's a pain in the butt.m We ended up just buying two guest parking passes for the year. We also had to buy another two passes for the vehicles that we own, that are parked outside. I do understand why they have this policy in place; we are RIGHT next the light rail and I am sure it's to circumvent people parking in the complex that aren't visiting/living there. Our leasing agent when I asked if we paid common area utilities, did misinform us that we would not be paying them. Well, to my surprise we do. I think our 1 bedroom unit's utilities for water, gas, electric and trash is around $100 a month all in. Overall, it's a quiet place to live, follow the rules and no one will bother you. There are alot of dogs here, and dog poop is an issue; but you are going to find that at ANY apartment complex. I was not solicited by management to write this review, I just wanted to give interested parties some insight on this property from someone in the business. I would recommend this property if you are a single person, or couple, without kids. It just doesn't seem like there are many children in the complex- NOT that that is a bad thing! read more

Living here was ok, you don't get the craziness of Downtown, but you have many restaurant and bar options nearby. I lived on the third floor and in a corner unit so I never heard any noise coming from the neighbors. However, my downstairs neighbor did come to talk to me when I had my speakers on while I was watching TV because he thought there had been a crash. So just be mindful of that if you live on the second or third floor. Also, as with other apartments it will be VERY difficult to break a lease. 60 day notice, plus 60 day fine, plus repaying any concessions received upon move in. I ended up waiting on my lease to be over, instead of paying what would come to be 4 months rent plus $500 to be able to take a job out of state. Pros: 1. New construction with a "modern look" 2. Near I-25 and I-225 3. King Soopers is a short drive away 4. Good shopping options with Parks Meadows to the South and Cherry Creek to the North 5. Repairs are done almost immediately Cons: 1. If you live on the side near highway, you will hear the highway traffic noise. The windows in the building are not adequate for a building right off highway, but hey you know immediately when you should avoid a drive. 2. People don't pick up after their dogs. This is typical, people get lazy, but now that it's gotten out of control management stepped in. Let's see what happens 3. The furnace makes tons of noise, it makes the toilet vibrate and make noise, my floor shakes when the neighbors' furnace is running I will update how my move out experience went later on. read more

UPDATE: I was finally able to reach a resolution on this and increased my rating to 3 stars. The manager decided to prorate my concession fee based on the number of months I lived here. Although I don't think I should have had to pay anything based on the situation, I was happy that they were willing to compromise and make the situation fair. If you live here, live on the top floor. I am currently a resident at Pearl DTC and have had mixed feelings about this place until recently. Now I give it 2 stars. The staff (Nick and Dina) was very friendly and helpful when I moved in, however now that I have an issue, they are completely unhelpful and passive-aggressive (Heather). I had two loud individuals move in above me about 3 weeks ago. I gave them a week to calm down, since I know how busy moving and setting up a new apartment can be. After a full week, they were still just as loud as the day they moved in, so I asked the office to contact them and remind them that they live in an apartment. The main noise issue is when they stomp around, in which case my dishes in my cabinets rattle, doors shake and overall it creates a loud "booming" sound. Every morning I am woken by the pounding of the ceiling above me and the rattling of my bedroom door. I'm a very heavy sleeper and it is loud enough to wake me. The manager emailed the individuals, who apparently were very apologetic, however the noise was still just as bad. I complained a second time, and again they contacted them, with no change in the noise level. I asked if they could be moved to another apartment, since they are causing the issue (my previous neighbors were not nearly as loud). The Pearl management refuses to move them, since it is not a breach of their lease agreement. As a side note, the lease agreement requires you to put a rug over hard surfaces, because of the noise issue caused by poor construction. I have determined that the problem is a combination of poor construction and my heavy-walking neighbors. After much hesitation, I have begun the process of terminating my lease. They have agreed to let me out of my lease early with no termination fee, however they're insisting that I pay $1,000 to "repay" the concession I received when I moved in. This was a promotion that was part of the incentive to move into the complex. Had I not received the promotion, I likely would not have moved here. Also, had management allowed me to break my lease and not repay the concession, my rating would have been higher, since I know the issue isn't completely their fault. Customer service isn't about what the problem is, but how you handle the problem. This situation could have been handled much better. Overall the location, the attached garage and the amenities of this complex make it very appealing, however they are very cheaply constructed with no sound-proofing between the floors. I've lived in several apartment buildings across the county, and this is by far the worst noise issue I have ever experienced. Do yourself a favor and listen to these reviews about noise issues. Firstly, I have been living here for about 4 months. When I first got here there weren't many others in my building. However that has changed and what has become immediately evident is the lack of parking. Discussing this with the management company they acknowledge this problem and stated that they only have enough parking spots when you take into consideration all the garages... So the solution to when you can't park, and yes it does happen, is to rent a garage to ensure your ongoing success... So consider that additional cost when you're considering the already higher end rent. So forget about having a guest, or worse still having a few at the same time (max two guest passes) cause you can't park your own cary half the time! Next is the construction, while repairs do get done immediately, I am still waiting, after four months (literally reported the day I moved in) to have my noisy water meter replaced. Every time the water runs, especially when flushing a toilet, I have to lay in my master bedroom and listen to every tap-tap rotation of the meter... On top of this I do have to listen, through the poorly constructed floors/ceilings, the constant and ongoing thumping of my upstairs neighbors feet. I actually don't think they're stomping around but it sure sounds like an elephant each and every waking hour (I'm on the ground floor). Though last, but not least, this is a pet friendly community. While I have no issues or concerns in this regard my neighbor does seem to feel it's ok, unless my blinds or door is open (I've even opened the blinds so as to make them aware) for their dog to urinate and defecate a mere couple of feet from my patio railing. Ok, I hear you say, just complain, but indeed I did. Unfortunately it's a "common area" and there is nothing that can be done to rectify this ongoing practice. While I'll be the first to acknowledge that they do indeed pick up after their pet it's hard to remove the urine odor or the flies that seem so helplessly drawn to the residue left upon the rocks. Dated 11/20, posted 11/21 and arrived on 11/27... so let's call that 13 days, no wait it's thanksgiving so we'll call it a quick 7 (or else of course). When questioning the absurd cost apparently Demi says that it's my problem and I needed to do something about while experiencing the issue (I guess I did have a long time to do something given issues were rarely addressed, esp water meter) and thus "we don't care just pay the bill"... and of course nobody advised, during complaints (see above for a start) or when I requested to break the lease (and detailed ALL of my issues) that I needed to consult a lawyer or obtain some legal advice.. Pearl DTC Apartments - Apartments Near Me - Denver, Colorado

I am a current resident and very unhappy with the parking situation. I was hoping to host a small get together with 4 - 5 friends and was hoping to get a few extra parking passes for my guests. I called 3 days in advance and they told me that there was no way to get more than my 1 guess pass and that my guests could park at the light rail station. The light rail station is a 10 minute walk from my apartment! I asked if the staff could try to figure out a system for other residents in the future that would like to host an event in their apartment. I was told that no one besides me had ever asked and it was not a need, which I highly doubt based on other people's complaints. Also, my car was vandalized while in the parking lot and has the ever tasteful "f***" word keyed into the trunk. It was not the only car that happened too. I am paying high rent and would like the opportunity to host one get together a year without hassle. I would appreciate some flexibility! On a brighter note: I have been satisfied with the location's relaxing pool, quick maintenance fixes and beautiful gym. read more

Don't ever think about moving to here. We were shown a fancy demo room, and we didn't realize that we are fooled until we got the key and prepare to move in. Because all our rooms are facing I-25. This apartment is as noisy as an airport. And the parking is even worse than the noisy rooms. Our own car is towed by the stupid company on our own cost which is fuking nonsense. The manager of the apartment didn't say any sh*t. Don't choose here, it is just for your own good. read more

We were supposedly sent a letter on our door that our windows were being replaced... didn't receive it. We were just told we were given ample time of the notice on 7/9 of them entering and the work being done... didn't get the letter on our door. Trying to manage a toddler sleep schedule, dog in the garage, working from home, window workers coming in and out and the side of the apartment exposed (see pic). Maybe the next time there is construction to an apartment, don't rely on your guarantee that a piece of paper was placed on the door. We receive plenty of notices about paying rent, food trucks, social events, hours and amenities. There is a daily digest for these types of notices, not one mention of the work being done. They also have our contact information to send a friendly reminder about windows being removed from our place of residence. Between this and how the homicide in the building was handled by management, I've never been so disappointed and upset at an establishment than I am with The Pearl Apartments at DTC. I cannot wait until I can get my family out of this living situation.... ha, they just posted on the community activity of the notice, after the work is almost done. Wowwww! read more

Pearl DTC Apartments - Not these workers fault at all but Pearl at DTC management has dropped the ball again with their lack of communication. - Apartments Near Me - Denver, Colorado

Do Not Move Here!! We had decent 3 years at this apartment, until the new management company took over. First and foremost, after the homicide that happened at the complex (in our building), there was basically zero communication to the residents about what happened, are we safe? was it a random shooting? etc. none, zero, nothing from them. It took enough residents asking for them to finally send something out. After the shooting happened in February (it was on the news, google it), residents requested for keyed access to the buildings. It was not until June when locks were finally installed. I understand, there is more to it than just putting locks on the doors the following week, but this timeline was unacceptable. We asked if we could change buildings within the complex after the shooting, and there was no accommodation. They only cared about taking our money and that's it. We moved into a different building, paid the $500 transfer fee and signed a shorter lease. We moved out in September, our lease ended in October. We received a letter in the mail that we have been charged $154.95 for carpet cleaning. The apartment and carpet was spotless when we left. They are claiming that it was a urine cleanup charge, which is odd considering we do not have any pets or kids. Nor did we have any friends over with pets or anything. We have contacted the front office, multiple times who are zero help. We have left multiple emails and voicemails with the Greystar receivables department to zero reply. It has been over a month now and still no response. At this point we are just trying to get this paid, even though they are wrong. I don't want this to get sent to collections. The management is very helpful, professional, and prompt with requests. The design of apartment layout is super cute. I love the location-close to I-25 and I-225. Easy access to the highway. Also great to be in the DTC. Unfortunately the sound barrier from other units SUCKS here! I have obnoxious upstairs neighbor who act like they have lead feet. Profoundly inconsiderate. I have complained already. Tenants before had little ones who were loud, but that's more understandable. That's definitely a downer here. It will influence my decision to renew a lease. read more

The apartments are great, and the staff is very friendly and helpful. There have been some issues with snow removal and icy parking/sidewalks lately, that's why I 've ding'd them a star. Otherwise it's been a great living experience. read more

The move-in incentives were nice and the location was great, however, it's impossible to give a better review until the unreasonable parking situation is resolved. 2 people paying for a 3-bedroom apartment should be allowed to have an unexpected out of town guest park their car for ONE night without having a $350 towing expense. Avoiding this would have required pre-registering their license plate number. "No, college friend, you can't stop here for the night because it's too late to register your car and my apartment complex will tow it, make you pay over $350, and then say there is nothing that can be done to resolve it ". read more

Pros: Management office is awesome! The pool and grounds are very clean and upkeep is constant. Parking is always available! Location is awesome! The work out room is awesome! The resident portal is awesome! The social gatherings are awesome at the club house! Cons: Complex is filled with young couples (ages 20-25) and they all have 2-3 dogs! These millenials throw their doggy poop bags or trash bags over the trash receptacle wall and constantly miss the trash bins. Very poorly sound proofing in between buildings. I'm on the second floor and it sounds like an elephant is stomping around above me, I can hear high heels clicking on the floors and chairs scraping across the floor at ALL hours of the day and night! When people enter or exit our building, they let the door slam shut and you can hear that door slamming shut at 1:00, 2:00, 3:00 and 4:00 a.m! It's supposed to be a non-smoking site, but the smell of pot is overpowering in the hallways, but this is Colorado. The Pearl is a beautiful site and I give them a 5 star review!!! But the residents are so young, inconsiderate, lazy and selfish. So I give the residents at the Pearl a ZERO review. read more

First and foremost, the staff at Pearl DTC is amazing! After a bad experience when we tried to move into Carriage Place apartments (down the road from them) and finding out that the apartment was dirty and damaged on move-in day, my husband and backed out and went over to Pearl DTC to try to move in on the same day. When we arrived at Pearl the staff was SO welcoming, friendly and on top of their game! Dina went above and beyond to make sure we could move in ASAP after the bad experience we had at the other place, we had rented a U-haul after all. She was kind and understanding of our situation, worked late to make sure our lease agreement had gone through, and put our minds at ease by ensuring us that their move-in ready properties undergo 3 walk-through inspections before you move in. The area where Pearl is located is super dog-friendly, quiet, clean and quaint. My neighbors are friendly to me and my dog as well. Their amenities are beautiful and there are lots of grassy areas around their buildings, and many paved trails nearby for running. I would say that this location is super safe and mostly comprised of young business/tech professionals. I could not be happier. We are renting a beautiful 2 bedroom apartment here for basically the same price as our previous (not-so-great) apartment in Aurora which was similarly-sized and located in a much less desirable or safe area. Our apartment has a nice open floor plan, with granite counter tops, updated cabinetry, stainless steel appliances, a balcony, and the BEST part: a stand up shower AND a tub in the master bathroom! LOVE this place. I highly recommend this complex to anyone considering to rent in the area. Overall, Pearl DTC has an exceptionally-responsive staff and beautiful & luxurious apartments for the price point. read more

Worst living experience by far. If I could give it a zero I would. The apartments are very cheaply built with no sound proofing. I constantly hear my upstairs neighbor and though my fiance and I walk as quietly as possible, we get noise complaints from our downstairs neighbor. So now we have to live our life according to our downstairs neighbor's needs. The leasing office even told us not to do laundry at night because it may disturb our neighbor. I walk on eggshells so I can appease my downstairs neighbor or we'll be evicted. However, nothing has been done to remedy the noise we hear from our upstairs neighbor. When we made our complaints, the leasing office tried to set up a mediation meeting, and when our upstairs neighbor refused to show up they made it mandatory. I had to miss work to show up to these meetings that my upstairs neighbor never showed up to. We were never offered this courtesy when our downstairs neighbor began complaining about us and our upstairs neighbor continues to keep us up at night with no repercussions.  Our treatment has been incredibly biased, though they deny it tooth and nail. If you live here, live on the third floor or don't live here at all.  The company that owns them, Greystar, has an average of 1 star in reviews; that should speak for itself. read more

First off, I would like to give a huge shoutout to Dina, the assistant community manager, for going above and beyond to make my move-in as easy and stress-free as possible. She handled everything from my tour, to my lease, to ensuring everything was ready to go on my move-in day. I have a super crazy schedule and ended up moving my lease date after I had already signed the original lease. Dina kindly and willingly wrote up a brand new lease for me without ever complaining or making me feel as though I was an inconvenience. She always strives to go above and beyond, even going as far as picking up trash left on the sidewalk as she was walking by, which I have never seen management at any other community do before. It shows that she truly cares about the community. This is the third apartment community I have lived at and is by far my favorite. The community is primarily made up of young business professionals, and is therefore very quiet and relaxed. My move-in went very smoothly and the apartment was very clean. This community is also extremely dog friendly (it seems as though every resident has a dog) and there is a group that meets with their dogs around 6pm every evening, which is a great way to meet your neighbors and for your dog to burn off some energy! Despite all of the dogs, the grounds are very well maintained, and I have even seen the maintenance staff going around and picking up dog waste that owners have failed to pick up. The amenities are great, the neighbors are friendly, and I could not be more impressed with the management and the maintenance staff. I have referred a few friends to Pearl and I highly recommend this community for anyone seeking a quiet, relaxing, welcoming, dog-friendly apartment complex to call home. read more
