Horrible company and scam artist. Single parent was forced to move out early because owners returned. Have children and they did not care. They will keep your whole deposit and nitpick you for every little thing even things that were already broken. Moved into a place with a broken dishwasher and wood floors were old with wear and tear. Also, there was a mouse infestation in the home over 20 mice was caught on traps. They are only good to owners not tenants. read more

I stayed in a unit contracted with Peake Inc for years. I found Peake Inc one of the best companies. For any requests I have made during these years, Peake Inc quickly took actions and resolve any issues in the unit including fixtures. This was super amazing. In addition, staff at Peake Inc are so nice with excellent characters and behavior. Particularly, Evelyn with whom I was always in contact is a great lady with excellent communication. Thank you for the business you had with me, and I wish you all the very best :) read more

I was a tenant for over two years and upon move out they fictitiously claimed that we damaged an old refrigerator, that was already damaged, for more than it was worth. There were several things wrong with the property that they refused to fix, including smelly dog infused carpets, and a front door that was broken that they tried to blame us for, even though I pointed it out on day one. They will nickel and dime you and not fix things and try to blame you for it. They are not trustworthy and will hold part of security deposit, which was over $1,000 dollars. Do not rent from them. read more

Begrudgingly giving 1 star because I can not give zero. I can only assume that anyone giving them a 5 star rating is either severely deluded or an un-informed landlord that has been swindled by Peake. Peake management is the most unprofessional companies I've every had the unfortunate displeasure of working with. I have only lived at one of their properties for 7 months and it is apparent that they let the house fall into disrepair by only making band-aid fixes on the cheap through idiotic repair companies. I warn landlords and tenants alike- DO NOT WORK WITH OR TRUST THIS COMPANY. They take no responsibility for their actions and try to put the blame back on the tenant for anything that goes wrong. Through my short time here I have had numerous months where I have had to take residence elsewhere due to uninhabitable conditions. We have had HVAC issues (multiple times), a Mouse Infestation that was so bad they tore through the seal in both the fridge and the dishwasher, broken water heater, broken sump pump, and water damage to name a few. All of these issues have gone ignored for an illegal amount of time and fixed on the cheap only to break again a few months later. The property managers who work there are all deceitful and slimy. They will do anything in their power to blame the tenants so they do not have to admit to the owners that they have neglected their property. This is to borderline laughable measures (i.e. telling us we flushed a rubber glove down the toilet then quickly changing their story when we asked to see proof) As a way to cover ourselves we had the county inspect the house for anything that wasn't up to code. As you can imagine, there were numerous issues. Peake's response to this was to send us threatening and aggressive text messages the next day bullying us into leaving our own jobs to let the contractor in to fix the issues (appalling as this is the job for a property manager not the tenants) In conclusion, RUN the other way from a Peake managed property. read more

Evelyn and Lindsey at Peake Management were the best property manager/broker I've ever worked with. Incredibly responsive to all (maintenance, lease, etc) questions. Lightning speed. Kind and diligent and thorough. I have been both a landlord and a tenant, and they are lightyears better than the property manager i had hired for my own place. I am buying a home in the next 2 years, and I will be making a beeline for their office. I trust them to work hard, do the right thing, and stay on top of all house needs. I want to buy from/through them. And if I leave my house, I will again entrust them to be the property manager, but this time I will be the owner instead of the tenant. Go with Peake; you won't regret it! I've moved 9 times in 14 years for my military career so far. These are the best I've encountered by a landslide. Specific landlords attached to the home may or may not follow suit haha. But Peake was a FANTASTIC buffer and displayed the utmost of professionalism, diligence, follow-up, etc. I'm done gushing for now, but seriously, go with Peake. read more

What a great company. I rented my property on my own for about 2 years, what a headache. Tenants calling me day and night. I switched over to Peake and they take care of everything. Reasonably priced and great service. I would highly recommend their services. read more

I probably will never rent with these people again. They do nickle and dime you, the lease provides you with more responsibilities as a renter than most do, (ie. if an appliance breaks because it is old you must replace it-really? I don't think so) and the unit I live in the electrical wiring is CRAZY. I had a contractor friend look at it just to make sure I would not die in a fire one night. I love the unit I live in, so I am ignoring all the bad stuff dealing with this company. They are so unorganized, I went to deliver the first check and get the keys and they forgot to tell me a multitude of things I needed so that was delayed. And please dont expect warm and fuzzy people. I walk in the office, not so much of a hello just a glare, respond to emails and you wont get any funning, they are just a bunch of nasty, miserable people-it's weird. When a tenant moves out they are supposed to do all kinds of things (normal renter stuff) like clean and steam the carpets. I came in and the refridgerator had mold in it and smelled, the carpets were NOT cleaned at all, the entire house smelled like the previous owner's dog. The only thing nice I can say about this company is at the very least they sent someone in to steam the carpets after I complained, although this guy wasnt very professional, showed up late, didnt do a great job and couldnt figure out how to work his equipment-OI-not to mention he barely spoke English so I was of no help whatsoever to see what he needed. Do yourself a favor BTW and read the "not recommended" reviews. There is a pattern. I think John M's review is the only good one with 3 stars. read more

Peake Management is by far the worst housing management company I have ever dealt with, which is saying something considering I went to school in Norfolk, VA and have had my fair share of unprofessional management companies. On top of the nonexistent team and their ignorant Property Managers, Peake was never available when we needed help and completely unresponsive to all of our emails and calls. When it was time to move out, they over charged us and took almost all of our security deposit back for little things around the house that we requested help to fix the very first week we moved in. If you are looking for an enjoyable living experience and trying to save money rather than throw it down the drain, save yourself the trouble and stay away from all properties managed by this company. read more

Agree with everything stated below. They are horrible to rent from. My husband and I moved into a dirty, cockroach infested, broken house and left the house in excellent condition and they charged us outrageous prices for things that we had marked on our move in list. The first red flag was when we had a cockroach baby infestation shortly after we moved in. I called them to let them know and they said it was our responsibility to take care of, which we did. However, when the pest control came they told us that they had been treating the house before we moved in and because we didn't continue the treatment, all of the eggs hatched. So not only did we have cockroaches the ENTIRE time we lived there, but they were a problem before we moved in and they did not notify us. Absolutely disgusting. Then, they charged us $150 to change a light bulb (marked on move in list), $100 to put a door back on it's tracks (marked on move-in list), $100 to because we patched holes (that were there when we moved in and noted on the move-in list) as a favor to them. We knew they were selling the house and would need it repainted. I actually reached out to the owner of the house who also stated she was having a terrible time with them. They sent me fake "receipts" from contractors saying they had to do the work with "checks" sent that were printed that day, "coincidentally". I called the contracting companies and they said they did not do the work on the house. The entire situation was absolutely absurd. The best part was they will not talk to you on the phone, everything has to be written communication. SHADY BUSINESS PRACTICES. Do yourself a favor and never rent from these people. read more

We used Peake for almost 40 years to manage our rental property and when we decided to sell, we naturally chose Peake to handle the sale. While experiences differ over such a long period of time, we are pleased with Chip Rigby's service that allowed us to insulate ourselves from any tenant problems. When it came time to sell, we relied on Chip's advice to secure a quick and very advantageous offer. His easygoing and candid approach was most welcome. Thanks to the entire Peake team. read more

Peake Management never informed us the unit we were renting was going to be listed. When I pressed the property management contact about this, I was told that whenever a lease isn't renewed a property is automatically listed. The reason I even contacted Peake Management was because a lockbox was placed on our door, without any notice. We've been renting for 2 years and they mostly left us a lone which was great, but when it comes to exiting they make it extremely difficult, they don't do what they're legally obligated to (like telling us directly that the place would be listed and we'd have to be amenable to showings) and they don't care about you. I was told an agent would be in contact with us. First contact we get, is the agent saying they want to show the place. We also have had a neighbor smoking problem. They claim they contacted the HOA about the issue and that they aren't obligated to do anything about it. The conditions we're living in turn our air filters nearly pitch black after 2 weeks. I hope the next tenant is wealthy and has lawyer friends because somehow Peake Management needs to get the message they're not doing business right and they're hurting a lot of innocent people with their methods. read more

I waited a full week before I wrote this. Even when I am disappointed I try to be thoughtful, a week passed and I still felt that this experience was worth writing about. Its unfortunate because I liked the property - but overall it was a bad experience. It has been my worst renting experience - and I try to be objective - but not once did I feel comfortable or confident as a renter. Repair calls are handled poorly - and the lease itself is a little tricky (read everything!!!!!!!) . Its just my experience and hopefully it was just bad luck on my part. This is just an experienced renter that was shocked by a few things - honestly - not going to rant further - but wow - Renting in my past has been easy - this was not so much . Glad its over and glad I wont be writing a check to them anymore. read more

I checked other websites for reviews for this company and they were very positive. I see the ratings here on yelp are a little more indicative of my experience. Luckily, I didn't make it far enough into the process to rent from this company. I just made an inquiry into one of their listings and, after trying 4 phone numbers on their site just to get a person on the phone, happened to reach Lindsey Peake. Was trying to get some information on a property they had listed. She explained that they don't actually list properties and she could put me in touch with an agent. When I asked did the agent communicate well in English, because I've been having a TON of trouble with this issue during my search, she commiserated with me that, during her last continuing education session, more than half the licensed agents there did not speak English. I expressed my concern over the trend and, mind you, the only thing I made mention of was the increasing difficulty with the growing language barrier in the area, how it was a very troubling trend and I was concerned with where we were heading. Then she flipped on me and said I might not be comfortable working with "Akiel" (not sure on the spelling), the agent she had intended to put me with, after all. When I asked why not, she said because if I was, "prejudiced," I might not want to. We had already established that the agent spoke English perfectly, so I guess she just made the leap on her own from my frustration and a desire for easy customer service to *prejudice.* (!!) Since when is desiring my real estate agent to speak my language an issue of prejudice? So, if I was most comfortable communicating in Chinese and requested an agent who spoke Chinese fluently, that would make me prejudiced? No. This woman, in one phone call, revealed herself as rude, judgemental and unprofessional. And she made it clear that she didn't need my business. Guessing from the name, the company is hers. I believe the negative reviews. Will be avoiding this company in the future. P.S. I'd also check out the huge list of 'unrecommended reviews' below. read more

I rented from a property in Falls Church managed by Peake for 3 years. No complaints..they were easily reached during business hours, responded to maintenance requests promptly and were flexible with our move-out date. I remember they waived a late fee once since it was my first time paying rent late which was greatly appreciated. Just want to chime in with my positive experience given all the negative reviews here. Edit: I'd also like to add that they currently use the appfolio website to manage their property. Paying rent and submitting maintenance requests online is a great convenience. read more

Lindsey helped us take care of an electrical problem in our house this week very quickly. She definitely went above and beyond for us given the current situation. Thanks Peake! read more

I write this as a person who's property was managed by Peake, not as a renter. Myles was great! By that, I mean that we did not have to deal with each other often. :) Peake did exactly as advertised, making me aware of major issues when they came up and managing the minor issues without as much as a blip. They managed the property through 3 renters over a 6 year period, each staying about 2 years or so. I didn't hear any complaints, so I would like to believe that they had positive experiences. I am selling the unit now, otherwise I would continue working with them. One thing that I am extremely impressed with was how well they took care of the property. When I initially rented the unit, it was fairly updated. I have to say, it looks pretty much the same as I left it. That's amazing! I have to put in some upgrades to sell the unit, of course. But I really expected to have to do much more. I'm a fan! Thanks! read more

Peake Management has managed my property for nearly 20 years, and I can't speak more highly about the job they've done. I've always found them to be fair, honest, personable, responsive, pro-active, and with an absolute attention to detail. Even when something relatively minor happened with my property, they always kept me informed. I also found that when repairs were required for my property, they were always done promptly at a very reasonable price. Peake also did a tremendous job "screening" my tenants. Over two decades, I only had one which failed to pay their rent on time. Whenever the tenant passed on a request or complaint, Peake immediately relayed it to me, and offered their advice on the best way to handle it. Never once did I get the impression they were trying to shortchange me or my tenants. Instead, they always seemed to try their best to treat everyone fairly. Which, when is all is said and done, is pretty much all you can ask for. Kudos especially go out to Myles who has been the main manager of my property for the past five years or so. He's the very embodiment of the word "professional." I couldn't be any more pleased with the excellent job he's done managing my property. His superior judgment and follow-through has been demonstrated to me so many times, I almost take it for granted. I know the property rental and management business isn't always a bed of roses, and involves its fair share of difficult people and situations. I'd just like to say I think Peake Management does a top notch job in this department and I have zero hesitation recommending them for anyone interested in listing their property. On the other side of the coin, I likewise think you'd have a hard time finding any one of my tenants who would disagree. read more

As the other reviews illustrate, Peake works for the landlord, not the renter. Their business model is to put the least amount of money possible into a given property, which they effectively do by ignoring any problems that do arise until after a tenant moves out, at which point the tenant will be charged for any and everything possible out of their security deposit. Unfortunately, our lease was transferred to Peake's oversight when the landlord left for overseas, so we had no opportunity to avoid them, but no tenant should ever knowingly rent a property managed by these people. Staff tend to speak and interact with tenants as if they were law enforcement officers addressing someone under investigation, and once we moved out, communications regarding the security deposit were met with indifference. They know you'll have to sue them to get it back, and figure you probably won't, so they're quite willing to ignore the language of the lease as to timing and provide indecipherable bills and incoherent explanations. One piece of practical advice -- do not spend any money having the house or carpet professionally cleaned before leaving a property Peake manages (as they will prod you to do). After spending $300+ and a full day on their recommended vendor, we were eventually billed for carpet replacement anyway. read more

Quite bad, and getting worse. Our family is planning to move out -- after originally planning to stay for years -- based in part on Peake performance. "Peake performance"? -- not at all! We're middle-aged, self-employed and stable, and we're renting a pricey townhouse in a lovely area, but...we never expected to deal with (among other things) an Arlington County code violation, requiring multiple repairs. This is a short 'placeholder' review. If our upcoming move out goes as poorly as I suspect it will, we will publish a full review in the next month or so. Very, very disappointed in these people. read more

Peake Management is a joke. We moved into a house that had rat nests in the attic, the carpets and the walls were dirty and the locks didn't work. We tried to get out of the lease by pointing out these issues and they gave us a really hard time. We were forced to hire a lawyer and complain with the county about code violations. We had to hire our own pest inspector which helped corroborate our complaints. This company should not be doing business. We ended up getting a refund for the security deposit and the first month's rent, but we ended up paying for the lawyer and the pest company on our own. Companies like this should be penalized and shut down! Geoff Clopton and his staff should be ashamed. read more

This might be the worst property management company on the face of the earth. I can't begin to go over all of the stories, but dealing with this company is not worth the trouble. I'm not sure if they gain something from the government for employing halfwits, but it certainly seems that way. I'm pretty sure a 2-year-old could figure out how to run a company better than this. They consistantly lose my rent checks, calling them is like pulling teeth, and trying to get anything done is just a second thought. Congratulations Peake, you guys have worked hard enough to become the worst company in Northern Virginia. read more

I would never recommend renting from these people. A few items listed on the advertisement were not in the property (hot tub, alarm system, garage door openers). If you are a military family, BEWARE!!! This property management company does not care about the safety or security of you or your loved ones. If I could have included zero stars, I would. I'm simply posting because I hope to prevent someone else from enduring what each of the tenants I've known and myself have experienced - I wish I read the negative reviews before moving into the property. While I've endured months without AC, mice infestation in the fridge and dishwasher Peake refused to replace when recommended a year prior, mold residue, flooding, sewage backup, roof damage... the owners are left with a once beautiful house that I've seen be completely neglected and destroyed over the years. It seems like several of the reviews below are spot on (slum lords, lack of communication, threatening messages when the VA inspectors are called, neglect) and in the real-estate community they are well-known for this, so my experience is only one of the many in the NoVa community. Note that the Yelp reviews are much more accurate than the google reviews.. if you do a quick search you'll find the management team/owners get their family members to post... I'll leave you with an encouragement to read before signing that lease OR having them "manage" your property. read more

1)We had leased a house from Peak Management. The lease said that if the lease ran out they we could do a month to month rental. They contacted us 4 months before the lease expiry date. Since we did not know what the situation would be 4 months down the line we asked for more time. They gave us a month and then extended it by a month. We were waiting on the job contract renewal and asked for 15 more days. They refused and put the house on market. 2)They had people come over to see the house while we were living there. We had specially requested that they call us before a showing but we had people just walk in. One day I went to pick my son up and came back to find the door open and people inside. 3) When our contract was renewed we asked if we could extend the lease for a year they said we would have to pay an extra months rent since they had charged the owner for advertising that they would have to claim from us. 4) Their exit guidelines are crazy. However we tried to fulfill all of them. We got the house professionally steam cleaned from a vendor that they approved. The house was professionally cleaned. Plus my spouse and I took 3 days off work to clean up after the professional cleaners. Peake management deducted 100 for cleaning from our security deposit. When we asked for before and after pictures they said they had none since the cleaning was already done. This could not be true since the walkthrough was done on Wednesday when they found the house "not clean" and when we had sent the request that very same day. They lied and said the walkthrough was done on Monday since they told the new renters that they would do it Wednesday. 5) When we moved in the towel rod in the master bath was broken and stuck with tape. We tried to find a replacement but it was a non standard size. We had reported the matter to them but when we left they charged us for it 6) They also deducted money for "fixing" the laundry door. The owner left their "low noise high vibration washer" behind. The washer vibrated so much that it moved from the confined space and pushed the door out. 7) They had somebody inspect the house through the middle of our lease the second year. We had had told her about the towel rod and also the door to the laundry room. She said the door was a known issue since it was a fault in the design. So we were charged for known issues. 8) They charged us for changing the AC filter. Again they had somebody inspect the system in December 2014. The person told us the filter need not be changed. 9) On asking to extend the lease by 15 days since the apartment was not ready, they said it was already leased out from a week after our lease ended but THEY STILL HAD PEOPLE COMING TO SEE THE HOUSE. 10) They gave us receipts for the money they deducted showing the service provided. Those are clearly fake since the date is from a month after we moved out. We have email communications to prove all the claims above. read more

Peake Mgmt Inc took a 50$ fee/application from my wife and another separate 50$ fee/application from me as we were interested in renting a property. I see many folks had a negative experience, but I had a good experience overall. I found if you are patient and persistent and your issue is a legitimate one, the leadership at Peake is very fair. We worked with Peake for five years and felt satisfied with their management of our property. The team managing our property did have a lot of turnover during the time, but this is pretty normal for this industry, as I understand it. The rent came to us on time, repair requests were reasonable, coordination to prepare our property for sale was efficient, and the company was successful at finding renters when needed. When we had a complaint or issue with how Peake personnel handled a particular issue, the leadership at Peake took care of it right away. This really gave us a lot of peace of mind and these are the sort of things that should matter to most folks looking for a property manager. read more

Peake Management is a pitiful excuse for a "family-owned" business. They were unresponsive, crooked and liars. As renters, we provided a list of various issues from check-in. The concerns were not even acknowledged until 8 months later despite numerous phone calls and emails. Even then, our biggest conern - windows that did not lock - was not addressed until we moved out because they wanted to increase our rent. After moving out, Peake withheld $450 from our deposit. $320 related to "house and carpet cleaning," which is normal wear and tear not covered by deposits, nevermind the fact the house was left in better condition than when we moved in. $130 related to regrouting the bathroom, which was a continous complaint of our's given the grout was mildewed and moldy in the bathroom!
