Pretty horrible at responding to emails or doing anything required by company to repair or treat exterior of buildings. Numerous issues with parking in our community and KPA does nothing. In my minimal messages with KPA staff, they have been very responsive, and eager to help. KPA is the management company for my condo complex and thus far everything has been fine with my condo payment being paid through their website. Not particularly happy about the extra convenience fee they charge for my payment being sent on my preferred day, but I understand and am as ok as I can be with that fee. All in all, I haven't had any issues with the company and I hope it continues. read more

My car got towed when the condos where i rent changed to different parking permits. I reached out to KPA and was told the new permits were on the way. I never received the new parking passes although i reached out to them 2-3 times. I called their office and spoke with Nadia. She is nasty. Won't let you get a word out and will cut you off every time you talk to her. I'd give them a 0 star review if I could. They tried to tell me that they don't communicate with renters and that i need to speak with my landlord. But if they cant mail out a parking pass, do you think they made a successful attempt to the landlord regarding the changes to the parking passes? read more

Wow - I had thought I already reviewed KPA years ago, but apparently not. I have to confirm with several other people that Jeff Miller is the worst. I compare him talking to worse than getting dental work done without any anesthesia. The condo community endured KPA and Jeff Miller for years beyond the average property management turnover rate. Luckily we FINALLY are no longer with KPA (I think there were rising commentary they heard about them being liable for some safety and security issues in our community that they continue to ignore), we are under much better management who actually looks into our budget and ways to cut suspicious line items that were from the KPA days. For all the people yelp-complaining about KPA and giving them 1 star reviews - JOIN ON YOUR BOARD AND GET THEM OUT. I cannot emphasize that enough. We are 1 year post KPA and we are now battling from the YEARS of NEGLECT on the community property, aging infrastructure that hasn't been looked at in years. However residents are all SO MUCH HAPPIER after years of suffering under KPA. I don't think Jeff Miller even walked the property other than showing up for the mandatory monthly board meetings. I spot our new property manager quietly dropping by and checking things out that people report (even during the pandemic, of course with mask on). Georgetown Vista Condominiums is managed by KPA Management. The KPA Community manager Jonathan Alrutz has been most helpful in taking care of both the tenants and owners properties. So to make things more complicated KPA changed their payment method and set up paying your condo fees via their own website. So now you will be charged a convenience fee $$$ to pay your bills via their own site! We can't pay our bills via the last site because they blocked access to payment. DO NOT LIVE IN A PLACE THAT IS MANAGED BY KPA MANAGEMENT!!!! My roommates and I have been living at the Meeting Street townhouses since February (managed by KPA). In the small amount of time living here, we have had nothing but HORRIBLE experiences with the management company (most of them being parking related). There were first no parking regulations, then there were parking regulations but they refused to give us parking passes. They then changed the parking regulations and accidentally gave us more parking passes and are threatening to tow us, even though that was completely their fault. They do not answer emails and when you speak with them over the phone they are rude and unknowledgeable. They are so mean that they make me almost cry every time I have to deal with them. One thing after another. They never actually address any concerns. Nothing gets done unless I follow up several times, and that's if I'm lucky. Only one issue has been addressed out of dozens. They don't respond to emails, and simple maintenance requests get ignored. They refuse to answer questions. They don't salt or sand concrete walkways & concrete stairs in the snow & ice storms. I have slipped and fallen because of this. They shut off all the water to all units without any prior notice at one point. They don't allow residents to speak at board meetings or address any concerns. The invitation will say open forum, and then they start the meeting, and immediately say the forum is closed, and they switch to private only sessions, kicking everyone else out, so no one gets a chance to speak. That's after starting the meeting over an hour late. And they raised the monthly condo fee significantly at one of these meetings. read more

Wow, I thought I would look up KPA to see what people thought and WOW! I cannot agree more with all the negative reviews! They are the WORSE company ever! Our association had been holding board meetings without notifying the residents (until we found out, got on the butt's and now the meetings are posted). On top of that, there have not been meeting minutes posted since February 2020, and no meeting agendas since 2019!!! The residents are kept completely in the dark as to what - if anything - is being planning/going on in the community. My neighbor was told by a board member that Jeff Miller (unfortunately our community manager) told them it was OK to hold meetings and not inform the residents. REALLY - not according to the Common Interest Community Ombudsman, Department of Professional & Occupational Regulation. It's basically against the law sheesh. Jeff is pompous, condescending, and downright nasty and RUDE to residents that speak up. The company does not want anyone on the board that will actually make them kick into action - probably why we've seen many board members come/go in quick fashion. These days we are being told that things are not up to the board to enforce, they are trying to make residents do their work while they sit on the fat-butts and smirk. There is absolutely nothing being done in our community, roofs that were started to be replaced prior to the pandemic have stopped. Wonder where the money that was budgeted for this has gone?! No power washing of the buildings, no dryer vent cleanings for a couple years - FIRE HAZARD! Perhaps I'll mention that to the fire marshal. While pools all over the area opened this year, our penny-pinching company decided to keep ours closed with all sorts of lame reasons why. They pick/choose who they want to give citations to (in true dictator fashion) - turn their heads on their friends when they have the same violation as someone else who has received a citation. They allow blatant rules violations (dogs WAY - and I mean WAY - over weight limit), crap planted/put out on common areas, on and on. We have trees that are dead or dying, no beautification in front of our buildings. Residents have taken to planting flowers in order to try and make it look nice/inviting. There is nothing uniform about the bushes in front of buildings. You'd think perennials would be planted! Window screens are ripped, bike racks are overgrown with grass, trash (beds etc.) pile up by the dumpsters, OMG could go on forever! Our maintenance person sits in the pool house all day and is not proactive about making sure things in the community are good (broken glass around the recycling bins, dog waste bins overflowing and with personal trash put in/on top of them, etc.). Years ago the maintenance person (not this same one) actually WALKED the development picking up trash, etc.. This one drives the development (talk about lazy) and doesn't pick up any trash unless the powers that be tell him to. Residents have gone through with trash pickers and I personally keep sweeping up the broken glass! I absolutely HATE-HATE-HATE living in their community. All they care about is getting their monthly fee from the residents. I'm sure that Jeff blows smoke up Mr. Alrutz's butt (he's the owner of the company) and thus, he (the owner) never makes surprise visits to, nor engages with the residents of his communities. If he did, he would get an earful! They don't care about the well being or happiness of the residents, condition of the buildings, nor property values of the ones that are padding their pockets. I live in Windy Hill subdivision. The KPA management is the worst I've ever seen. I. Ever would have purchase a home here if I knew how poor this company is. I am having a tenant t move in and the management company is asking me to show them what I'm charging for rent before they give access to their website for tenants. What is it their business?? Just as Brian B. so accurately stated ... and he didn't even begin to mention that many of their management practices are technically against housing regulations--e.g., frequently avoiding fixing lighting, loose pieces of carpet, and other common area issues that could easily result in litigation-level injuries OR damaging unit owner's (i.e., client's) HVAC unit during a balcony repair project now dragging into its 3rd year and refusing to accept responsibility and reimburse said client, instead threatening litigation against client. By the way, Tara Alrutz, who so nonchalantly and incorrectly responded to Brian with nothing more than lip service, shares the same last name as Edward Alrutz, the "A" in KPA, so what would you expect her to say? Absolutely worst, non-performing property management company ever. Our community has had them for a long time and repair requests took months/years to address. They will even assess members of the community $75 to complete a simple mortgage checklist even though we have paid them very high management fees. Stay far away from this one. read more

The office personel is slack, the maintenance people work half of the time and hide out when they are not working. We have over crowding and condo rules are not enforced. I own in Little Rocky Run, and while I like the community, this is the worst HOA management company I have ever had to deal with. Absolutely no communication, and the homeowners are given little coupon books to pay their dues by mail; no online account services. What is this - the 70's? I don't know why we stick with them. If dues are late, they don't bother with late notices - they go straight to the lawyers, and many times the HOA ends up eating the legal costs. If we used a management company that communicated with home owners about due dates and account information, we'd have an easier time collecting/paying HOA dues. I'm sure they're cheap, but they end up costing us more in the long run. If you are in the market to buy a condo or house, check who the HOA uses for their management. If it's KPA - think twice before buying there. read more

Worthless is the kindest word I can use to describe this company. We recently purchased a townhouse and they have been nothing but a nightmare. I have had 2 experiences with them. The first one my entire home flooded a few days after we purchased it. We needed a POD to put our belongings in after. Repairs took much longer then we expected but that did not prevent them from demanding we move our POD the next day even after we told them it was only a few more days. They had no sympathy. The 2nd issues in less then a year of dealing with them was Kelly Lang, who was the same person who demanded we move our POD, who refused to provide us with information about deck repairs. "Information has been going out for year" however we had only lived here a few months. But we were magically suppose to have these correspondences from the past in her eyes. She ignored e-mails from myself and my husband until they decided to have their lawyers respond. IT IS YOUR JOB TO ANSWER QUESTIONS ABOUT PROPERTY!!!! But instead they want to sick the lawyers on us. Worthless, discriminating, lazy company. Reply to e-mails. Provide information to the people who ask for it. read more

If I could give ZERO stars, I would. This is the worst management association I have ever encountered; unfortunately for me, I am stuck with them as my condo management team. First off, I have had to pay hundreds of dollars extra to complete an equity loan application because the association took over 2 weeks to complete the condo questionnaire (all while charging me $150 to fill in a simple page of yes/no questions by the way, Absolute robbery!). Second of all, they completely dismiss any questions or requests from home owners (for example, we have had a roach infestation in our building but they don't seem to care) but are quick to send out fees when the home owners don't respond as quickly as they would like. Stay as far away from these guys as you possibly can. Hopefully, together, we can drive them out of business completely. read more

I agree with all of the other reviews as KPA was, in my opinion, the most unprofessional, incompetent and just downright odd group of people I have ever come across. I was on the Board of our condo and they ignored major issues about our buildings, financials were hard to follow and contractors that they hired were like people out of Central Casting for Dumb and Dumber. If you complained they attacked you or would act like you were crazy and had issues. If residents complained about legitimate things like water leaking into their units they actually sent letters to residents - from our attorney which we paid extra for - threatening them with legal action if they did not stop complaining. Having them as management was like having a Taliban like group take over your city - we were hostage to their odd views and ideas and they wanted to control everything. If something was an issue (broken lights, squirrels in a building, plumbing problems), they would do one of three things: 1) Ignore it, 2) Say they are taking care of it and not do anything or 3) Say it's not an issue - and imply we were crazy or simple minded in thinking it was. While we had them as management the Board and residents always said that we felt like we entered an alternate universe where what used to be right was wrong and whatever was wrong was now right. We got rid of them and I'd warn anyone to STAY AWAY! read more

I admit, I was remiss in getting my Tenant at South Meadows Condominium (managed by KPA) the 2016 registration paperwork for parking passes in a timely manner. In contacting their office to discuss next steps to rectify the situation, I was informed that there was a balance due on my HOA dues. Once connected with "Heather" in accounting, she proceeded to tell me the dues went up in Sept 2015 and that KPA was in their right to raise my dues (which I never said they weren't). I replied, I was not aware as I didn't receive my coupon booklet. Heather then proceeded to lecture me on making sure I open my mail and since I'm not getting my mail to contact the post office. After 5 minutes of listening to her, I stated, I really didn't call to get a lecture from her, I just wanted to know what I needed to do to catch up, find out how much is the new HOA fee and get the 2016 parking passes. She then rattled off the amount due and HUNG UP IN MY FACE!. I promptly called back to get her answering machine- Coward! I called again to get the receptionist who said she didn't want to get in the middle of this situation and asked I wanted her co-worker. REALLY!! Needless to say I asked for the manager's voicemail to complain about the lack of professionalism and customer service by his staff. So frustrating! read more

As a first time condo owner, we were very happy with the services provided by this management company. Too often it appeared that resident concerns in our community were based on a lack of understanding of the areas of responsibility (assocation v. resident) instead of just a failure of KPA to promptly fulfill every resident request. Every inquiry or request we made were met with a timely response and all situations where the answer was not readily known were researched or referred. Every contact from the assigned manager to receptionist and accounting staff was pleasant and professional. We would have no concerns about living in any other community they managed based upon my experience over the past 5+ years and only wish we could say the same about prior management in the multiple SFH communities we lived in! read more
