As everyone else has said, I'd leave 0 stars if I could. Landlords of absolute last resort. I wish I could have gone back in time and told myself to pick anyone else, even sleeping in my car, over these scumbag scammers. My review won't be particularly unique. That should tell you all you need to know. They'll deliver you the unit in a state of absolute disrepair. Stains, broken fixtures, debris from renovation, trash, the works. After you complain to them about this, you'll quickly find out that they will never, and I mean as a RULE, never answer the phone or call you back. Email only. They don't like having to treat their clients as anything more than a subject line. If by some miracle somebody does come out to perform their legally mandated update duties-- BIG "if" by the way, much more likely that your concerns will be ignored-- they'll tell you that of course, installing a space heater in an uninsulated crawl space and leaving it running continuously for 3 weeks to try and prevent your frozen pipe from bursting won't be on you, they'll help you out! Spoiler, that bill will land squarely on your lap. Same goes for anything they bother to fix. They seem to think they're not just landlords but also a repair service, and one they expect you to pay for as if it wasn't their obligation to do so. So after you've lived a completely infuriating tenancy for a few months and finally can't take it anymore and decide to move out, get ready to get absolutely gouged with BS cleaning and repair fees on your way out the door. Fridge wasn't wiped down to their satisfaction? $50. Didn't vacuum the carpet enough, despite them giving it to you covered in sawdust and drywall? $200. Left some paper towels in the windowsill because it leaked and they never fixed it and you didn't want mold growing in your bedroom? $300. Mice still in the unit that you reported before you moved in and they failed to exterminate? They'll "review" your evidence and charge you for it anyway. $300. Why? Because they'll point to their ridiculously illegal "lease" and tell you that you're still responsible no matter when the infestation began, and they know if you try to fight back they'll just sell your account to collections and let YOU try to sue them for it. Good luck! In summary, I have never in my life had the displeasure of doing business with a less savory group of individuals in my life. You won't hear so much as a voice from their office unless you knock on their door unannounced, and they won't let you in even when you do so to just TRY and speak to a real human being. They'll rent you a total lemon of a unit, ignore all issues present, then charge you for bringing them up, or just because they feel like remodeling the carpet that week. STAY. AWAY. If your life depended on it, I still wouldn't risk it. You'll be on the hook for thousands of dollars at the end no matter what, and they'll claim they can really charge you anything they want-- no proof required! And to save you the suspense, no, they won't show you how they came up with any of the charges or show you any of their pictures, nor will they negotiate with you. Me and my partner were left with no air conditioning for over a month in the middle of summer. maintenance Crew would show up to our building with less than 12 hours notice and leave our yard a complete mess with empty chip bags and soda cups and leave our gate wide open when they were done. Would give a 0 star review if I could. Peak Property group came around and purchased my apartment complex in Dublin, OH. Ok, sometimes investment firms buy up apartment complexes. No biggie. What came next was straight out of a horror movie. They kicked everyone in the complex out so they could "renovate" and double the rent. They gave most people just a few months, including my family. They hit everyone with all kinds of ridiculous, trumped up charges, that made no sense. Hundreds of dollars for a hole in the wall, hundreds of dollars for leaving a tiny piece of furniture buy the curb, etc etc. I've never seen anything like it in my life. My family was forced to relocate and are now stuck several thousands of dollars in charges, even though we left the place immaculate when we left. Forget about the security deposit. Every single other family I talked to went through the same exact thing, facing draconian policies and being stuck with ridiculous charges that came out of nowhere. I'm contemplating filing a lawsuit, as some of the things they were doing were illegal, according to several lawyers I've talked to. There are multiple news stories about this horrible company doing the same thing to countless families, kicking them out during wintertime, charging them thousands of fees, lying, etc etc. This is the most awful company I've ever been forced to deal with. My son rented an apartment for law school when he went to the apartment there was a FOUL smell the person showing him said it would go away. It was just that way due to It's sitting all summer unoccupied. Well that was a lie. My son has been there almost 3 weeks and the smell has not gotten any better. In fact it's worse and now my son is sick. I have contacted the company at least 20 times trying to get them to check for Mold, but they have not gotten back to me in fact, I have written request on the portal and they have canceled all of them. My son is sick from MOLD . I looked up the reviews of this company and they are awful. If you read several of them they talk about Mold in the company never getting back to you, etc. now I'm going to have to call the Better Business Bureau and have a call into the health department beware do not rent from this company. Coming up on my 4th month of leasing with no ability to safely use the primary bedroom of my unit due to the floor being in collapse upon move in, and foul pet stains from the previous tenant. Peak was unaware of the previous tenants pets, although I noticed during my initial tour and have videos of pet supplies in the room which I am now unable to utilize. Although the floor was fixed, the stains remain, which Peak struggles to take responsibility for, even though they were notified of the stained carpet in multiple formats when I first moved in. I have been paying full rent to live in an apartment where I can't use the primary bedroom without putting my health and safety at risk. All I want is to have the rancid carpet replaced so I can simply live out my lease in peace and get the type of experience I thought I was getting when I started looking for a place with peak. read more

I am still traumatized by them not renewing our leases and forcing us out, only to renovate and charge $850 more in rent if we wanted to pay that. I was broke and did not have the funds to move. I'm a senior on social security. Most of my belongings went into the trash or to Goodwill or strangers came by and took whatever they want because I did not have the resources to pay for a move. That included historical documents of my family, family pictures, jewelry that I don't know what happened to, it was as if there had been a fire and there was no insurance on contents. To top it off, I'm in collections for a very high amount for leaving a mess despite the fact that I have health challenges. No compensation was provided to help us move at all. I could not qualify for another apartment in the area due to being very low income and so I had to move pretty far away from Columbus. My credit went from good to poor. I will never forgive them. I'm curious as to how they could away with charging such high amounts for things that are being removed. ***Stay away from this damn company *** Here's a summary of my rental experience with this company and their ways to steal your money 1) any rental company, will rent for you for the entire year/365 days; this company shortens your contract by cutting 1 week. Last month of my contract was only 17 days of the month and my contract ended on the 18th; they charged me rent for the entire month !! 2) they steal from my deposit 85 $$; they claimed missing smoking detector and 2 broken blinds; I haven't touched any smoke detectors and I was replacing the batteries for my own safety and last maintenance check shortly before I left; maintainer didn't report any missing detectors; they have placed the cheapest vinyl blinds and expect them to last more than 2 years and they overcharged me ; although cost of their blinds is about 10 $ each; they overcharged me price of wood blinds 30 $ each; basically they want maintain their flats by your deposit money; it is expected that after 2 years; there would be wear and tear in the blinds and they need to replace them between tenants at their own costs 3) I never encountered that a rental company after 2 months of moving into the flat; email me about renewing my contract and if I don't; they would list my unit for rental although I still have 10 months left in my contract; what's more ridiculous, they want organize site visits and enter flat while I am not there like I live in museum without respect to my own privacy and when I requested to plan this at my convenience, they didn't respect this and entered my apartment while I was not inside. 4) their units are so old with so poor maintenance with a lot of cracks and we had 2 bad experience with mice as result of this ; found one dead under fridge This is summery of my own experience with this company and my advise to stay away from them as your life will be a nightmare with them I contacted them regarding refund of the money they stole from my deposit multiple times and they declined this and they refused to share receipts of their cheap vinyl blinds as they knew they overcharged me and they decline to show picture of their claimed missing smoke detectors One way to improve their reviews on Google by asking tenants to write review for their maintainance team after fixing issues so don't get trapped by this. read more

DO NOT RENT FROM PEAK PROPERTY GROUP IN COLUMBUS. If you are a student at OSU, Peak Property Group will love to take advantage of you and will refuse to address multiple lease and code violations. ANY OTHER STUDENT HOUSING OPTION IS BETTER. When you bring up said lease and code violations (unlawful entry, $300 of stolen property, refusal to replace the fence they removed during the month of construction that we got ONE day's notice for, refusal to change our door code after giving it out for the construction team who unlawfully entered, refusal to fix our garage for months) they will continue to gaslight you (shoutout Megan Creekmore!) and tell you that those things did not happen, when you literally have proof (pictures and receipts!) that they did. We have nails and construction material all over our yard. Our garage hasn't worked for 4 months. We had a fence and now we don't as of 4 months ago, and they refuse to obide with the lease that says the property must maintain the provided features throughout the lease. We have two large dogs we are trying to keep safe and have extremely busy schedules so our lives have been complicated by this. Our door code is currently possessed by the same people who unlawfully entered our house back in November and weren't part of Peak's team (construction workers or something external). Peak won't do anything about any of this and DENY ALL MAINTENANCE REQUESTS. They told us not to call them anymore because asking for our concerns to be addressed is considered "threatening" when we are just trying to live peacefully. I cannot emphasize this enough: DO NOT RENT HERE -- RENT FROM ANY OTHER OSU RENTAL COMPANY. If you rent from Peak Property Group, it will be absolute hell unless you have the time and resources to pursue legal action. Why you absolutely SHOULD NOT RENT FROM PEAK PROPERTY GROUP, EVER. There are a lot of reasons I wish I had never rented with them. Here are just a few. -They bribe people to leave five star reviews. -Stupid lease terms. -Stupid renewal terms. -Massive yearly rent increase. -Shady and unscrupulous business practices. -Office never picks up the phone. -No outdoor or common area maintenance. -No guaranteed parking, even if you pay for it. -Pest infestations. First of all, they bribe people to leave good reviews with free and discounted rent drawings and gift cards. I.e, "Leave us a five star review on Google and you'll be entered in a drawing to get $100 off your next month of rent!" So take that into account when you're reading through their reviews. Their "OSU" properties have ridiculous leases. It doesn't matter when you sign the lease, it ends in July. So you may not even have 12 months at your place before they raise your rent or kick you out. They won't tell you that upfront. You have to tell them if you want to renew for the next year by the end of September, which, if you did sign your lease in July, is only two months after you moved in. If you don't, they consider your unit available and will start showing it to people immediately. Eight months to go until your lease is up? They'll show your unit to potential renters all eight months, Monday through Friday, anytime between 9AM and 5PM. Hope you enjoy having your space constantly invaded by a parade of strangers months and months before you even begin looking for another place to live. If you change your mind between October and July and decide you want to renew, they'll let you (at a price even higher than what your renewal rate would have been), as long as your unit hasn't already been rented by someone else. Again, they won't tell you any of this upfront. The increase in rent is beyond uncalled for. This was the nail in the coffin for me. I thought it was a typo. We're talking MULTIPLE HUNDREDS of dollars increase. They do nothing to warrant an increase of that much. I might be more understanding if the building or unit were drastically improved, but they weren't. If you think you're getting a place at a decent price, beware! Once your renewal time comes, you'll be paying hundreds more a month if you want to stay. Record all conversation you have with them, or get the exchange in writing. You'll be told one thing, only to be told something completely different by the same person later. They'll condescend to you when you bring this to their attention, insisting that you must be remembering incorrectly. The office never answers their phone. Ever. Good luck trying to get ahold of anyone. You'll always have to wait for them to call you back at their convenience, which could take a week. Enjoy playing phone tag. They say they'll do snow and ice removal, but they don't. The outdoor walkways and steps were never shoveled or treated for ice. They also neglect to repair outdoor and common area issues like steps, fences, porch lights, concrete, door knobs, hallway lights, hand rails, etc. You're not guaranteed your parking spot, even if you pay for it. If you email them (because you can't ever reach them via phone) with issues, like a neighbor's guest parking in your spot, they'll tell you to work it out your own. Pests. What kind? Take your pick. Too bad the critters you're sharing your apartment with aren't helping out with the rent. If you don't like seeing mice and rats run across your floor, get a cat. The cat would do a better job at extermination than Peak would. These are just a few of the issues you'll be dealing with if you sign a lease with these slumlords. They never fix things and will take your deposit for overly inflated charges when you move out. I was living in a small community and the day before Thanksgiving we were sent an email evicting us and others out by January 31st so they could come in, slap some paint on the inside of the place, replace some appliances and then almost double the rent. We were told we could come back in 3 months and reapply at the new price. So many families have been displaced and so many tears have been shed over the acts of this company. I lost my business I was running out of my place, my family lost the home they grew up in and then there was the cost of just moving out. Money we did not have and had to come up with in a very short amount of time. So many personal items had to be just thrown out and I saw it week after week after week as families started to have to pack up and get out. If you want to talk to a person, well forget it. You can only pay for your rent on line and send notes through the portal. I've been without power for 3 hours in 30° weather without heat!!! I submitted a request online through the tenant portal 3 weeks ago stating that my apartment was freezing. It took two weeks to get a response. I was told that the boiler was down and the office provided 2 space heaters until the broiler is fixed. The problem is the space heaters triggered the circuit break!!!! r. It took 2 calls to the 'emergency' after-hours line to get a response. Peak Properties is easily the worst rental company I have ever signed a lease with. Their answering system is pathetic. I called four times between Monday and Thursday during their business hours, and the office was closed every time. This is a company that only cares about the money and does not care about their lessees. They charged us more than 2 times the amount of a normal water bill for one month, and then would not give a clear description as to why that is the case. I would not recommend anyone use peak properties unless you want to deal with horrible customer service, and a horrible company. Update: Days after I posted this review I received reimbursement for the false damages that were taken out of our security deposit. However, Peak didn't notify me that they had corrected the charges or sent a check, nor did they ask for a new address to send it to. Instead, they mailed the check to the property, knowing that we no longer lived there, and the new tenants had to track me down on Instagram using the information on the check to let me know that they had my money. So unprofessional. Also, other things you should note that I didn't list in my review prior. When we arrived on move-in day, the cleaning crew was there and were not aware that we were supposed to move in that day. They left to let us move in, and did not finish cleaning. Our floors were sticky were for at least a month after move-in. We tried EVERYTHING to get the stick off of the floors, but nothing seemed to work. We had to wear shoes around the house or it turned our feet black. Peak requested about a month and a half after we had lived there that we decide within a couple of weeks whether or not we would resign the lease. If we did not decide to stay until after that date, they would raise rent by around $300/month (from $1400 to $1700 I believe). Thankfully we made the decision not to. Also, Peak uses Duke to charge for electric. One month our electric bill was nearly $100 greater than usual, so I called Duke to ask if this was correct because our usage had not changed from normal. Duke informed me that at the location, electric was not charged per unit, but for the house as a whole and then split between the units based on how many people live there, meaning we're not charged appropriately for how much our own unit is using but paying if any other unit increases their usage. We were not informed of this prior to move-in, and I just feel like that was important information for us to have known. read more

Left us without counters or a kitchen sink for a week. They damaged lots of stuff that belonged to us in the house. Actually if this place could have zero stars, I'd give it..... you'd think because of the area it would be a nice apartment and considering how much rent was. That was NOT the case. The whole building has an infestation and it's unhygienic. They were there since move in. And the lease was broken due to the issue not being resolved. The garbage disposal was not working either to the point our kitchen flooded and the maintenance man told us it's something with the basement. So upon saying that, this building has MULTIPLE problems. Don't even get me started on the customer service...... the assistant manager doesn't get back to you in an appropriate time if you contact her so many times. You have to pop up at the leasing office for her to get back with you. And then upon breaking your lease (for infestation reasons), make sure you take a picture handing her your keys since they count the keys "turned in" until THEY get them. Like that doesn't even sound right and she was so serious too saying this ridiculousness. You could turn your keys before the month ends expecting a REFUND for the days you didn't occupy the apartment, but if they get them Oct 5th then that's when they got them in "their" records. When I say I was baffled being told this. And mind you, I have called this lady and emailed her multiple times and this was her response. So the customer service of below par just like the habitation. Worst experience and honestly ZERO stars. Go with a different rental company because I'm sure if these look and operate like this, the others owned by them are not far from it. Also the other tenants have dogs and they poop everywhere (understandable) but it is not enforced to pick up their dog's business. People have children and they walk on it. People from above drop trash and it isn't cleaned up. Hopefully the next "future" tenant sees this before signing that lease. I've dealt with 5 property management companies in the past, and Peak is by far the worst. We live in the 76 W 8th apartment complexes currently, and when we initially signed our lease it was with Craig King's property management company. Our first two years under King's management was phenomenal - quick response to noise complaints, maintenance requests, and he/his secretary were always available over the phone to ask random questions. Believing we would continue renting through King, we resigned our lease for the third year. What we didn't realize is management would be switched to Peak. Going to list a few things to expect if renting a Peak property: (1) Maintenance requests: Addressed only after an unacceptably long time. An example is the washer was leaking water all over the laundry room floor since May. After submitting a request, nothing was done after 30 days. Emailed Peak and was told to try using a laundromat on High Street. Still not fixed after 60 days - emailed them again and they said maintenance would come take a look at it, but "they [are] very busy because students are moving." They emailed back and said maintenance didn't see any flooding when they checked. Tried running the washer again and surprise - still flooding. This saga ended with them finally fixing the issue after 2.5 months. (2) Changing the locks illegally: Before a property management company changes the locks, they must notify the tenants beforehand and provide new keys/passcode. When I came home the door was changed to a new passcode protected door lock with a note telling us to check our email for the new passcode. Checked my email - no passcode. Tried calling their office, and like usual, no answer. Had to wait for the passcode to be emailed which was at least 2 h after I was locked out. (3) Maintaining property grounds: During the wintertime, Craig King had staff on the property immediately shoveling away snow and salting the ground. Last winter was a disaster with the parking lot a huge icy mess and the brick walkways essentially a skating rink. Fell on my bottom and hip more than a couple times. (4) Rental price increases: Not that we were ever going to resign, but interesting to note - first year under Craig King the rent was $750, second year it was $760, third year it remained at $760. Now that Peak took over, they said their "preferred discount rate" to extend our lease would be $850. Could write much more, but wanted to keep the review as succinct as possible. Brought up the request to end our lease early (given we did not know they would be the new property managers before we extended) and of course they declined. Looking at other reviews, seems like I won't be getting a large majority of my security deposit back either. If you are an undergrad/professional student, avoid Peak at all costs! You don't have time to deal with the stress/hassle of dealing with poor management like this. They disregard the lease, they charge you for shit you don't realize, there is mold and pest problems that never get taken care of, the rent is ridiculously high, the utilities are set up horribly. Honestly find somewhere else to rent from. One of the worst companies you can rent from. Ever since we have moved in we have had nothing but issues, our water is constantly turned off. With little to no notice which your bill will still be an insane amount as they divide the water bill up between the entire building which is illegal. We've been telling them about noise complaints since we have moved in and they tell us to just call the cops... well the cops tell us there is nothing that they can do as it is a landlords issue, we have been going back and forth with peak since we have moved in... it's affecting our sleep as we only get 2 hours of sleep every night! They do not care at all. We have to travel every weekend due to not being able to sleep just to be able to get some sleep. Oh and when it comes to getting things fixed properly don't count on that either. A lot of issues with this company and they don't do anything about it or hold an accountability at all! read more

For the love of god, DO NOT RENT WITH PEAK! They've been doing construction in my apartment for one month. A lot of people in my building are grad students and most of them are foreign. Peak is taking advantage of these people. They said they would be in and out in three days. They broke my furniture and refuse to reimburse me. They threw all my things on one side of the apartment, and then another. Afterwards, they expect me to move everything back alone. I practically threw out my back trying! They've threatened me and have told workers I was "throwing a hissy fit" and have said that another young woman has tried to sue before and she "learned her lesson". The contractors come in without knocking and leave my door unlocked all day. I feel unsafe around them. One of them texted me trying to hit on me after I left my number on the door hoping for updates that Peak failed to provide. They're kicking up so much dust doing renovations, which is extremely unsafe considering the age of the building. I was without a sink for four days. The situation was unlivable. I refused to take the small settlement they offered me to shut up and posted a negative google review. they then offered me less money to take down the goole review. If you want more details on this situation, send me an email and I'd be happy to share additional details. If you need help finding a safe living situation with reasonable pricing around Cincinnati, I know a few local landlords who are actually respectful and won't make you nervous to live in your own apartment. If you need to rent with a larger company because of availability, I suggest prestige or uptown. I know they don't do this extreme of renovations while an apartment is tenanted! I've rented with both and they're teams are respectful and they've never walked in on me in bed. As of now I'm on their "do not respond to" list. I'm not the only one either. They won't tell me when they'll be done with renovations or how they're going to reimburse me. It's extremely unprofessional. I'm getting the silent treatment To give some light to the situation, I paid my last months rent and I'm happy to be getting out of this! Peak is easily by far the absolute worst company to rent from in Texarkana. I wish I could give it less than zero stars. Only rent with Peak if you have thousands of dollars to waste. Low down, dirty , disgusting company to do business with. Took me all the way to court behind $100 I didn't even know I owed them. Still can't for the life of me figure out how I owe them $100. Meanwhile they charged me $30 a month for air filters I never received. Sent in several maintenance requests and maintenance never showed up, but had time to sit and "observe" my home for weeks and knew my work schedule, who visited me and how long they stayed. **IF YOU ARE A STUDENT IN THE CINCINNATI AREA DO NOT RENT WITH PEAK** Peak property group is the WORST leasing company in the Cincinnati area. I have lived in a house managed by peak for 8 months and there has only been a few weeks where all was normal. When we moved in, our refrigerator was not working. This took Peak 2 months to fix! The communication between the service line and the property managers is horrible. When we moved back in after winter break we did not have heat in our house. It was 31 degrees inside! Colder than outside! Of course we had to put a space heater in each room which then accumulated our energy bill and Peak refused to discount it despite this issue being their fault. Now, we have a water bill that is more than triple our normal monthly bill. We called on four separate dates and they could not provide a clear answer for why the rate was as high as it is. Peak Property Group. What a joke. I am a college student yet they treat me like a child. They take advantage of my roommates and I by charging us for any inconvenience to them. I don't get it... we live in possibly their shittiest property that NEEDS fixing yet we are the ones to pay for it. They are an imprudent group to say the least. My last land lord was amazing and super helpful and we often helped him because of this! Show love, get love. If we do not get our security deposit we will be taking legal action. These scum don't deserve the money any of their tenants are paying them. I'm glad to see everyone else giving them well deserved bad reviews, I hope other naïve college students will read these reviews before signing a lease with them. Jesus peak.
