    Pet stain from previous tenant

Coming up on my 4th month of leasing with no ability to safely use the primary bedroom of my unit due to the floor being in collapse upon move in, and foul pet stains from the previous tenant. Peak was unaware of the previous tenants pets, although I noticed during my initial tour and have videos of pet supplies in the room which I am now unable to utilize. Although the floor was fixed, the stains remain, which Peak struggles to take responsibility for, even though they were notified of the stained carpet in multiple formats when I first moved in. I have been paying full rent to live in an apartment where I can't use the primary bedroom without putting my health and safety at risk. All I want is to have the rancid carpet replaced so I can simply live out my lease in peace and get the type of experience I thought I was getting when I started looking for a place with peak.

***Stay away from this damn company *** Here's a summary of my rental experience with this company and their ways to steal your money 1) any rental company, will rent for you for the entire year/365 days; this company shortens your contract by cutting 1 week. Last month of my contract was only 17 days of the month and my contract ended on the 18th; they charged me rent for the entire month !! 2) they steal from my deposit 85 $$; they claimed missing smoking detector and 2 broken blinds; I haven't touched any smoke detectors and I was replacing the batteries for my own safety and last maintenance check shortly before I left; maintainer didn't report any missing detectors; they have placed the cheapest vinyl blinds and expect them to last more than 2 years and they overcharged me ; although cost of their blinds is about 10 $ each; they overcharged me price of wood blinds 30 $ each; basically they want maintain their flats by your deposit money; it is expected that after 2 years; there would be wear and tear in the blinds and they need to replace them between tenants at their own costs 3) I never encountered that a rental company after 2 months of moving into the flat; email me about renewing my contract and if I don't; they would list my unit for rental although I still have 10 months left in my contract; what's more ridiculous, they want organize site visits and enter flat while I am not there like I live in museum without respect to my own privacy and when I requested to plan this at my convenience, they didn't respect this and entered my apartment while I was not inside. 4) their units are so old with so poor maintenance with a lot of cracks and we had 2 bad experience with mice as result of this ; found one dead under fridge This is summery of my own experience with this company and my advise to stay away from them as your life will be a nightmare with them I contacted them regarding refund of the money they stole from my deposit multiple times and they declined this and they refused to share receipts of their cheap vinyl blinds as they knew they overcharged me and they decline to show picture of their claimed missing smoke detectors One way to improve their reviews on Google by asking tenants to write review for their maintainance team after fixing issues so don't get trapped by this.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

Fact: There was a small black spot in our closet when we moved in that had become increasingly larger over time. Result: It was a slow leak from the bathroom. Maintenance opened the ceiling to reveal black mold. He "cut it off" and sprayed bleach on it. Peep the photo on yelp. Fact: Our upstairs toilet is (and has been) faulty. Result: Maintenance used a bread twisty tie to make a repair for one of the many service orders. We had to flush it 3-4 times each time we used it and It was eventually replaced 6 months later. Fact: We had bees (in addition to all the other bugs) and Panzera's maintenance used home defense spray. I questioned their methods, but they insisted the spray would work. Result: After our family friend (a PROFESSIONAL maintenance tech) took a look at the dozens of bees that were dying, he confirmed it was a live bee hive. I wrote "I still have bees" on next months rent check and they reluctantly sent a professional. Fact: Our furnace was unusually loud and rattled a lot. Heat wasn't thorough. We had to turn it WAY up to get moderate warmth. Result: It needed to be replaced, it was 30 years old. It took 12 hours for the repair and we weren't offered that timeframe upfront. I have a small child and had to unexpectedly remove her from the home due to the below freezing temperatures that day. AND...the HVAC rep stayed it died out because we had the heat too high. Fact: We had mushrooms, growing out of the carpet in April of 2016. Yes, mushrooms. Result: Maintenance "plucked them" and sprayed bleach on the spot. Maintenance touched the drywall around them and it was mushy. He confirmed there was a leak/moisture and adjusted the dirt outside in hopes that the water wouldn't come in so much! (Yes, smh...) Note: MUSHROOMS HAVE GROWN BACK IN THE SAME EXACT SPOT FEBRUARY 2017. Understandably, I was frustrated and contacted Panzera. They nonchalantly created work orders! I advised David Panzera about how unreal my experience has been and expressed a perceived lack of ownership because of reoccurring issues, poor maintenance decisions and no empathy, compassion or compensation. I don't think they care, at all. His reply was everything I expected. He said if I disagree, move out...with notice of course. (See photo in yelp) Good tenants shouldn't have to fight so flippin hard to get stuff done!

As a parent I had to think quick and come up with a resolution. So, I said ok son we have to look for an apartment off campus. He said that several of his friends were freaking out and that they felt lost as they also received similar emails. Give me a second so I can search the web for living arrangements I told him. So many places, so many five bedroom, four bedrooms.... I was lost myself. That was until I came upon offcampus.Osu.edu. The first place that I saw within our budget I clicked on and immediately saw from the drop down menu "parents". Clicked on it, read the passage, and honestly teared up when reading it because I said my husband and I need a place like this for our son. They had a slogan and it read "who you rent from matters more than where you live". And those words spoke to my heart and said "Home". I reached out to "Venice Properties" and spoke to, Anna. She was kind, thorough, and after me making multiple calls she remained responsive, and truly dedicated to her craft of initiating care, support, and understanding. On this day! Today! My husband and our son filled out the applications and on this evening, today! Were approved. I don't say this lightly but Anna again and again thank you as who we communicate with during a busy day also matters. And Anna took care of all our needs and we are thrilled to meet her in person and work with her for the duration of our son's first apartment endeavor. Huge shoutout to Anna and Venice Properties.

Communication is unprofessional and frequently unresponsive. There were repeated situations where fees or charges were justified by references to lease terms that, upon careful review, were not actually stated in the lease agreement. When discrepancies were addressed, communication was either dismissive and vague or lacking accountability. There also seems to be frequent misinformation regarding policies and guidance, which has caused avoidable confusion and stress. Mistakes, intentional or not, still carry real financial consequences for residents. Management run in this manner is, frankly, embarrassing for a company responsible for housing and resident support. It's baffling how little basic competence is required here. Common sense would dictate that if you're going to manage housing and take people's money, you need to understand your own lease, communicate clearly, and treat your tenants with respect. Hometeam Properties fails on all of those fronts. If you're considering signing a lease here, be extremely cautious. Whether intentional or not, the current management system seems designed to mislead and take advantage of its residents.
