The studio building I moved into was conveniently located, quiet, and clean. If there were ever any issues (non-emergency) maintenance had it fixed within 24-48 hours. I loved that there was on-site laundry at no cost. Sophie made the sublease process stress-free and was so kind and wonderful. Communication has much improved in the leasing department. -2 stars for the trouble that comes along with parking and the cost for a parking spot- it is absolutely OUTRAGEOUS and one of the most expensive in the area by hundreds of dollars. As a student who almost leased here, I'm very glad I reconsidered. Based on what I've personally witnessed and what multiple friends have experienced leasing here, Hometeam's practices often came off as predatory, particularly toward students without much leasing experience. Communication is unprofessional and frequently unresponsive. There were repeated situations where fees or charges were justified by references to lease terms that, upon careful review, were not actually stated in the lease agreement. When discrepancies were addressed, communication was either dismissive and vague or lacking accountability. There also seems to be frequent misinformation regarding policies and guidance, which has caused avoidable confusion and stress. Mistakes, intentional or not, still carry real financial consequences for residents. Management run in this manner is, frankly, embarrassing for a company responsible for housing and resident support. It's baffling how little basic competence is required here. Common sense would dictate that if you're going to manage housing and take people's money, you need to understand your own lease, communicate clearly, and treat your tenants with respect. Hometeam Properties fails on all of those fronts. If you're considering signing a lease here, be extremely cautious. My daughter started having maggots and flies coming out of her bedroom baseboards this summer, multiple patchwork later, putting blame on the resident for keeping doors closed (meanwhile there are no doors nearby or ever kept open), saying over and over "there are no dead animals in the walls" and here we are 6 mos later cutting out dry wall to find dead animals! She has been displaced from her bed at least 4 weeks over the last 6 mos due to chemicals and them asking her not to sleep in there- but somehow there is no compensation since they "responded quickly" We have also caught Hometeam in multiple lies - the date they said a work order was submitted when there were ring camera proof of the workers there days before It's all sad, disappointing and disgusting Do Better! read more

They service man only added freon when it needed repaired. This took another few days. The air condition broke multiple times. I downloaded Yelp just to leave this review. Never choose this company to rent from. They constantly try to gouge your pockets with fees, like a 200 dollar (per person, mind you) admin fee upon moving in, several hundred dollars of varying fees for damages to your apartment that you didn't even do. Not only this, THEY MADE US PAY A UTILITY FOR A MONTH THAT WE WEREN'T EVEN OCCUPYING THE APARTMENT. They DONT communicate with email, I have sent over 4 emails that were never responded to (they tried to tell me that they never got emails), we have had to go to their office more than 6 times to resolve issues that they continue to throw our way, and they don't answer the phone. We are subtenants for 3 months and they have charged us more than our entire month's rent in extra fees alone (so far). This is not a student friendly rental company. Please don't rent from them, they are absolutely awful Slumlords. Scummiest rental company ever. read more

Short Version: Rent from Hometeam if you want your life to be difficult. This morning I received an email saying that I owe 112.68$ and that it will be going to collections if I don't pay within 30 days of my move-out date (I moved out 251 days ago). It is a 12$ electricity bill that Hometeam received after they returned my security deposit. They added $100 in fees. Long Version: I rented from them for a year and moved out May 2023 and received my security deposit back. I received an email from them 6 months later in December 2023 stating that I had an outstanding balance of ________ (the balance in the email is literally blank). I try to log into my account on their online web portal to see if there are any charges but it says that my account has been closed. I call during business hours multiple times (no one answers) and leave a voicemail asking for more information (they don't respond). I end up assuming that the email was an accident that resulted from my account being closed with the company. This morning I received another email saying that I owe 112.68$ and that it will be going to collections if I don't pay within 30 days of my move-out date (I moved out 251 days ago). I called their office phone number 11 times during business hours (I counted) before someone answered. It turns out that after I moved out and Hometeam returned my security deposit, they received a $12.68 electricity bill. Can I give you my credit card information over the phone?" Them: "No." Me: "Can you restore my access to the online portal and pay the same way I paid when I was still a tenant?" Them: "No." Me: "Is there any way I can pay online?" Them: "No, can you drop payment off at our office?" Me: "No, I live in Florida" Them: "Then you will have to mail us a cashiers check" I will conclude this rant by briefly mentioning the paint splatters all over the rooms when I first moved in, the toilet full of urine and cigarettes when I first moved in, the lack of a simple ceiling light in the bedrooms (you need to bring your own light to plug into the outlets), crappy parking situation, thin walls, and cheap everything. I have rented all over Ohio for work/college and I have never had such a terrible renting experience. It started from the day I signed the lease- they kept mixing up who should be on the lease with tenants from other apartments and to this day they still email me/text me about my apartment and are talking about the wrong apartment/address. Not to mention their poor management. they will give you a heads up that they will be entering the apartment sometime in a few week-month time frame and walk in whenever they want without any additional notice. With the amount of times they contact us, i thought they would be good with communication but they have never once responded to any email i have sent them. Our roof has been leaking for months and they have "fixed"' it multiple times and yet it still leaks heavily. Not to mention silly hidden fees I've experienced since moving in. THAT IS LITERALLY A BIOHAZARD AND THEY DIDN'T DO SHIT FOR DAYS!!! The basement and basement bathroom smell like sewage when it rains and it overflows in the basement at least 1-2 times a year. Maintenance can take weeks to come or days, they take forever to fix things and are gross, lazy, and inconsiderate of the units and tenants spaces. They take all security deposits no matter how clean you leave your unit at the end of the lease. Our mailboxes are all the same at each property and they're all busted into and broken because once you break into one, you know how to get into all of them! And they have ignored and cancelled every work order! We can't get mail without it being left open or stolen. POLICE REPORTS WERE FILED FOR BROKEN MAILBOXES AND THEY STILL IGNORE AND DELETE WORK ORDER REQUEST FOR MAILBOXES. I had my bedroom window leaking water into it for an entire year of my lease until it was fully fixed, then the living room did the same. They weaseled their way out legally by saying they worked on it at least every 30 days which was a lie! I didn't even live in it for months and stayed at a friends. There was also zero insulation and I got sick during the winter because of how much cold air blew onto my head! The bathroom fan is garbage, might as well be off. Doesn't help with shower condensation or the smell of using the bathroom. Mold forms in the shower and on the ceiling after a while because there is no ventilation. We've tried to clean the fan and it doesn't do shit, it's just a garbage fan. Have to bleach the shower and ceilings monthly to get rid of the continuous mold growth. Appliances look nice but are actually poorly put together or break often and easily. The closer you look at how everything works and is assembled the shittier it gets. AVOID THEM AT ALL COSTS. I thought oh it can't be as bad as the reviews say because this unit is nice. TRUST ME there's always issues you can't see and they will not help you! They don't care! They will take advantage if college kids as they have with my roommates and I, charged us $750 EACH for an apartment that has mold, cielings falling through due to water damage, A/C that goes out , a broken dryer that takes 3 times to get your clothes reasonably dry. Maintenance will take weeks to get to you if at all. Not to mention the staff are some of the most awful people. Hometeam has to be the worst managed leasing agency on campus. I've rented with them for 2 years and each year they find a new way to make the process more complicated. Its always either unavailable agents, missing or "incomplet" documents they wait an hr before the due time to inform you about, or the office building simply doesn't open during scheduled hours. Not to mention the fact that they will straight up lie to you and tell you one thing but when the time to fulfill it comes they reschedule/change within 30 mins with nothing more than "sorry there's been a mistake on our part". If you have any choice at all, DO NOT lease from Hometeam. They couldn't care less about their tenants. Their business model consists solely of buying as many properties as possible and creating a monopoly in the Columbus real estate market, so people have no choice but to lease from them. At the time I am writing this review, their Google rating is 1.8 stars, yet they are probably the biggest leasing company in the area. They merged last year with another large leasing company, University Apartments, and now they are grossly understaffed and refuse to hire qualified employees to meet the increased demand from their acquired tenants. My personal experiences with the Hometeam staff have been appalling. Earlier this year, the bathroom in the unit above mine began leaking onto my ceiling. After 3 visits from the untrained maintenance staff, the problem not only persisted, but was made WORSE. A shower leak turned into a sewer leak, and my upstairs neighbor's wastewater was flooding my bathroom, contaminating my belongings and at one point, dripping onto my body. It took over one MONTH for the problem to finally resolve, and my bathroom was not sanitized until I repeatedly contacted maintenance. Each time maintenance visited my apartment, they left it dirtier than they found it--tracking muddy footprints throughout my unit, leaving plumbing adhesive on various surfaces, and soiling my towels and shower curtain. I had to spend hours cleaning their mess and used my own money to replace the items they damaged. I have suffered countless violations of my lease agreement in the form of privacy violations by Hometeam not giving proper notice before entry into my unit. There are several documented instances of Hometeam employees entering my unit without my permission, for non-emergent reasons. At one point, I returned home and would have had no idea someone entered my apartment without my permission, except my bathroom was left in shambles after their work. They do not leave any notes saying when they entered, why they entered, or what they did. Most recently, I was sitting at home and three strangers entered my apartment using an admin door code that only Hometeam should know. I assume Hometeam gave my upstairs neighbor this admin code when the personal code to the side door in our unit stopped working, despite knowing this code could open my unit. When I tried to get an answer as to why a tenant had access to a secret admin code, Hometeam refused to respond. I have never experienced such disrespect and I have no idea how their employees take pride in their job. read more

They tell you that you need to call them at a certain time and then they don't answer and never return your call. They've tried to scam multiple tenants out of money by overstating repair costs which is blatantly illegal. It's absolutely embarrassing how this company is run and it's such a shame that they use their status to take advantage of college students while belittling them simultaneously. If I could give them a 0 star rating I would. They are absolutely awful. I don't know how this company is still up and running based on how poor the reviews are. Upon move in (early august) my roommates and I found that nothing had been cleaned, the whole unit hadn't been checked for maintenance requirements so we came into a house with multiple broken blinds, broken screen doors, a stove that doesn't work, no exhaust fan in the bathroom, a broken dryer, a clogged shower. We were given several random keys that didn't go to the one door we could access because the front porch also wasn't done even though they had been working on it since January. We had put in multiple maintenance requests to fix these things in which most of this stuff hadn't been fixed until yesterday (September 21) after countless phone calls, emails, and having to physically go into their office to say hey we need this fixed so we can live here. Yesterday we had random maintenance staff come into our house unannounced, and even if they did knock none of us heard it so our security system's alarm went off while we sat in our rooms scared someone had just broken in. We didn't receive a call or anything that maintenance staff was coming to fix things. We called home team to see if it was maintenance who came in and they couldn't figure it out for 20 minutes and whoever the lady is who answers the calls was very rude and started yelling at us because we were scared someone came into our house unannounced. she said it's not her job to tell us when they are to come into the house which in ohio you have to have 24 hours in advance notice. She was very rude and wouldn't send the maintenance guys back to help fix all those things until we demanded to talk to her supervisor who was very willing to help us. A few weeks ago we had a random charge for September rent saying I hadn't paid my rent and they said they would evict me if I didn't pay it. When we called they tried to tell us that none of us had paid august or September rent. If they would just simply look at the portal they created they would see that we had paid our rent for august and September. We all paid $6k a month to live in a house we just found out was not up to code. We've have flooding, air quality issues basically anything you can think of has gone wrong. Nothing got fixed with in 2 days of putting in a request even for our flooding situations. They had two rooms illegally in the basement that account for 2 of the 8 rooms in the house. We had constant issues with out payment portal. When we called for help we all were sent to voicemail. I've called 20 times in the last week to go over our account ledger that they messed up. My room flooded more times than I can count, and when my roommates and I moved in there was a million things wrong with the apartment. Maintenance was in our apartment a few times a week the first three months we moved in. They wouldn't reimburse me for food after THEIR FRIDGE broke out of nowhere and my food went bad. My room flooded so much that I was given a month's rent at one point because they simply were not fixing the problem--It should have been more given the sheer amount of times. Emergency maintenance would say they were coming when I called about it and never did, I typically had to stay in a flooded room until the next day. THEN after I moved out Hometeam tried to bill me for issues with the room THEY GAVE ME! Luckily I had video proof, taken the day I moved in, and they had to remove the charges. It's amazing how unprofessional they can be given they're an "official" establishment but it's clear they do not take tenants seriously, as many are college students. They even gave MY co-signer fee (not a part of the group lease) to another tenant WITHOUT TELLING ME. They wouldn't cooperate or speak with me to explain, therefore leading me to involve my mother, whom does not pay for my rent or bills. Apparently parent involvement was enough to make them do their jobs. I wish I could give them 0 stars. My experience was utterly ridiculous, as the many other reviews here and online. Do not lease with this company if you can, they do not have your best interest at heart. They are scammers if I've ever dealt with one. I KNOW THIS IS LONG BUT PLEASE READ! Where do I start? Ahh the bird that nested in my bathroom room vent! After numerous requests, because they initially told us that we were just "hearing things", they decided to put a cage over the outside portion of the duct work. They walk away brushing their shoulders off thinking "job well-done", but forgot one "small" detail... the freaking bird in the vent. I wasn't around when this happened so I assumed they got the bird out. A week afterwards a foul smell fills the entire house. It was unbearable, and the summer heat didn't help. So another request goes in, and absolutely nothing happened. It sat in there for WEEKS. Eventually to the point that it didn't even smell anymore. Welcome to Hometeam, buckle in because we're just getting started. Fast forward two months, and the house's AC breaks. Requests go in, and per usual nothing happens. The temperature at peak got to 93-94 degrees on the inside (it's still summer). We could literally use an over-the-counter thermometer, which only picks up readings above 90, to check the temperature (no tongue needed). This lasted approximately 5 days. If you think this is gross, a friend had their sewer pipe burst and they left the pool of feces in their yard for a week. Over the next couple months we had to replace the washer, dryer, and refrigerator. We had to buy coolers and ice constantly to ensure our food didn't spoil. Then in the process of moving out the old/in with the new, they damaged everything. Molding, ripped up flooring, and scratched up the walls. Just when it couldn't get worse... BAM no AC again. This time however it only got up to low 80's (not quite summer yet). Sweater weather at this point. This time they gave us a window AC until they could fix it (not sure how long this took but they sure weren't in a hurry). Our electric bill sky rockets as the portable AC unit works harder than the maintenance to cool our house. I know technically they are not responsible to help us, but you'd think after all this they may try to compensate (lol forgot it's hometeam). Next, one of my roommates needed his lock replaced while he was away. So they did, and actually in great timing! But just when it's looks too good to be true, it's too good to be true. They never left a key, and upon their return they were locked out. Multiple calls later no response. After being locked out of their room for approx. two days, they resolve the issue. Other smaller things happened like them mysteriously not having our mailbox key, to now the lock on it doesn't even work. I just don't have mail sent here, and it's not worth it to even call for help at this point. After all these calls into their office there were countless incidents of rudeness, and they simply DO NOT CARE ABOUT YOU. Now, let me say this. Some of the office employees were really nice. BUT the very large majority of them ARE NOT. *deep breath... exhale*... security deposits. I recommend you look over the entire list when they send the statement of charges. They tried to get thousands of dollars from us for paint. There was absolutely no damage to any of it, but was naturally fading. You can literally see the knots in the wood molding/railing because of the cheap products they use. Apparently we had left a small trash can in the bathroom too, and they charged us like $10 to throw it away? Now, Hometeam owns pretty much 1/3 of all the market (if not more). You may end up renting here, and they will probably never have trouble filling openings. This review will have no impact on their profit. BUT if I can convince just one person to go elsewhere, and save them from this terror I would sleep happily (unless the AC breaks again). Just another company exploiting college students and/or their parents. Quick to send a bill, and reluctant to remove a decomposing bird. I'd give them a negative rating if it was possible. read more

They don't pro-rate rent, they charge for all utilities INCLUDING water, and when COVID hit, they offered no flexibility whatsoever with payments, leasing, etc. Instead, they were happy to remind me when I'd call that they offered no accommodations during the pandemic. They claim to be tenant first. They don't care though. They rent out slum-quality housing to college students and exploit them for every penny to their names. I've rented around Columbus, including OSU campus area, from multiple other management companies. This is by far the worst. We have our son and his three friends living at the View on the Pavey. The disaster began before the boys even moved in. We were told that the 5th floor was where they were living and only because we continually followed up, we came to find out that the 5th floor would never be completed based on an inspection that was never completed. Jacob (on site manager) never returned phone calls and avoided any chance to be upfront with us. His words to me were " i dont even want this job but i had to take it so i could make some money" All four families have routinely had to call and write letters to threaten legal action so we could get resolution to the outstanding issues. The latest issue is that the apartment has no heat and its been nine days without a response. Jacob said "he was on vacation" and Todd, his boss will not return calls. We have also left messages for Tom and Nada who also work there. Obviously there have been no return phone calls. I could write for hours but please trust me when i tell you not to allow you to let your children live in any hometown property. I have never sued anyone in my life but it looks like this is where it will end up. They are so poorly run and Todd, Jacob, Nada, and Tom should all be terminated immediately as they have shown they simply do not care. Zero Stars read more

Extremely rude staff and beyond unsatisfactory customer service. My sister recently moved to Columbus and it was her first time moving into an apartment by herself. They initially showed her videos of an apartment that she chose, but on the day of showing, they "lost" the keys and she had to wait for hours to look at the apartment. Once the apartment was selected, they informed her that the unit is not available and told her that a unit which looks similar to the one she chose is available. My sister was frustrated with their service and agreed to choose that apartment, just to get it over with. The lease was signed of that unit, and the deposit was paid. A full month's rent was also paid, even though my sister moved in on the 21st of August. On the day of move-in, the apartment was not ready as there was mold in the bathroom and the kitchen was really dirty. My sister showed the apartment's condition to the leasing agent and she assured her that the cleaners will be at the apartment shortly. She waited for hours, for them to respond and the whole day went by and no one reached out for her for the clean-up. I had to book a hotel for two nights, for my sister. When I demanded the leasing agent that was helping my sister, for the steps they are taking to ensure that I and my sister are compensated for the troubles they have caused us, the leasing agent got aggressive and started raising her voice. I tried to remain calm and talk to her about the situation, but she kept on being rude and uncooperative. I have still not heard from the leasing office, and my frustration with the management is beyond comprehension. I would strongly suggest other people to look for better alternatives, than wasting their time and money, dealing with these people. read more

The absolute worst I've ever experienced. Units are nasty unsafe and over priced. Rude staff and unprofessional maintenance

I currently live at the Luxury Apartments on King Ave with Hometeam. When we signed our lease, we were given a two week early move in date as a special they were running. They told us we would have new carpet, newly painted walls and refinished floors. Only 1/4 bedrooms had new carpet, the floors were trashed, and so was the carpet. My bedroom had LITERAL CAT SHIT on the carpet when I moved in. There was dust and dirt everywhere, on every surface as if nothing was even wiped down after the last tenants moved out. Dead bugs, old wrappers, stale food, ANIMAL FECES, etc. littered the floors and countertops all over the apartment. The walls were scuffed, and those that were not was only because they were sloppily painted over. They gave us keys to our bedrooms that did not work, as well as the wrong mail key. It took a week for them to get the correct mail key, which we had to pick up ourselves from the office, and we never got the correct room keys. The dryer is missing parts that keep the fuzz and lint from getting into the dryer during the cycle, and so our clothes come out covered in lint, regardless of us emptying the tray every time we use the dryer. That was also never fixed despite service requests. We have to put in a service request to unclog the drains once a month. Don't even get me started on the PARKING, they make you pay an absurd amount of money to claim a spot and get a pass. Towing is offered since we PAY MONEY to park there, however you have to call the leasing office to get the car towed. If it's after the hours they're open, you best believe you won't be getting the car towed out of your spot! I am a bartender, and when I get off work, it's between 9pm and midnight. If there's no street parking available and my spot is taken (which is often, because people know they're not going to actually get towed), I can't even call the towing company because they say we need permission from the leasing office. But the leasing office is closed! Most of the time, even if by some miracle I need a car towed from my spot before the leasing office closes, they will tell me they have to give the person 24 hours to move their car. It's unreal, impossible, and frustrating. I shouldn't need permission from my leasing company during business hours to tow a car out of my spot that I pay for. I don't care if they are a resident, they know which spot is theirs and which spot is not. One of my roommates has connections with some of the investors/higherups in HomeTeam, and we've literally had to use those connections before just to get a car towed out of an assigned spot that we pay money for. The people that work at hometeam are consistently rude, condescending, unhelpful, and absent. I've never spoken to someone helpful from their office. And I have to speak to them often given how many issues we've had. Finally, during the global pandemic, where most peope I know including myself lost their jobs due to COVID, while all other major leasing companies in the area offered help to their tenants or prorated rent for a month or so, Hometeam simply sent out an email that said "If you need service requests during this time, they must be considered emergent" (meaning we have to pay $75 for "emergency maintenance" if we need a new water filter or if a toilet overflows). The one redeeming part about living here is the service requests are fulfilled within a few days at the most. Overall, Hometeam clealy does not care about their properties or their tenants at all. Time and time again I have been disappointed and angered with how they treat us and handle issues. Do not lease from them. read more

Please do not live in these places. You're lucky if the place is clean when you move in, things break all the time/ cheap appliances, you'll be lucky if you get a response from HomeTeam in general let alone maintenance. Takes actual 5-10 business days to get ahold of them let alone get whatever problem you have going on occur. They increase the rate on you yearly and you'll be lucky if you get notified. I've gotten randomly charged for things twice now with no explanation and they will come up with some lie/ excuse when it comes to refunding you. You must read fine print or you'll luckily get screwed and they will still try to screw you when you bring up their own fine print. For your mental health and better well-being I suggest you live anywhere else. read more

On top of the most overpriced rent in Columbus, you will get several other monthly charges for no reason. They told me they needed to come in for maintenance (I did not request it) then charged me for the maintenance they did. They will rack up these charges until you're paying an extra $150/month and then charge you late fees if you don't pay in full because you can't afford it. They literally could care less about students they are so money hungry, there are plenty of other agents to lease from in the area don't make the mistake of choosing this one! They also didn't tell me that I would have to pay deposit, last months rent, and first months rent until the day before move in which was an extra $1400 that I did not have and I was packed up in a moving truck. Mind you Im paying $1400 for a 2bd with rats in the basement and mold in the ceilings. Didn't give me my door code and I was stranded. Don't trust anything on the website because its "outdated" as they say. Grossly understaffed. There were maintenance issues in the beginning that seemed to go unfixed until these two got involved. Please don't rent from this place. My apartment was filthy when I first moved in. They took most of my security deposit last year for things that were already messed up when I moved in and claimed that they had to clean the place even though I cleaned it all before I moved out. Also, you'll have showings in your apartment all the time. I also went into their office a month and a half ago and asked to speak to the girl in charge of parking THREE TIMES and she was "too busy" to come and talk to me, even though I could see her just sitting at her desk. The staff is rude and doesn't know what's going on 99% of the time. Please for the love of god don't rent from here. They're the definition of slum lords. read more

Moved in and expected average college apartment. Which it was. Walls were chipped, paint was crap, floors were gross when we moved in, place didn't stay cool or hot. To be expected for college...Upon move out they stole our $1,200 deposit after marking every blemish in that place as if it was brand new when we moved in. Absolutely ridiculous. Best part is they charged us $300 for damages to a room that was VACANT the whole 1 year we lived there. That's how I know they are bs and scamming us. They are stealing our deposit, to only charge the next sorry tenants that make the mistake of staying there for everything we got charged for too. read more

The owner of this company is a idiot. He drives around in his stupid tesla while my basement WHERE MY ROOM is is filled with human shit and a flooded basement. Literally my pipes have exploded in the bathroom of the basement and their was poop coming out of the drain in the shower. No one came to clean it up. No one cared. No one answered. About 6 days ago my basement flooded because the foundation wall is broken TOMS FAULT. The water was up to my ankles and I am 5 feet I could swim in the water in my bathroom. I call and I call.
