    I applied for a house through company on Monday and they said it take 2-3 days for the application to be processed. now it is Friday and I told that women called Liz about limited time due to scholl start and my need to take the application seriously and managed in timely mannar. unfurtuntely, I paid 200 $ application fees for my wife and I then no one ever called to update me about my applucation. I called 100 times but Liz never answered. she is alway not available. I assume manatnence issues will be managed the same. I end up appling for another realtor who proceesed my application withing 3 hours and I only paid 35$ application fee to zillow. 200$ was paid to RL property management for doing nothing. Fraud companey. They are collection too kuch money from many people who apply before they approve any application as long as more people apply

    Water damage that RLPMG refuses to fix even though they have chosen to increase  my rent by $200  for no reason

    Possibly the Greediest Slumlords in Columbus. I strongly discourage renting from them or entrusting them to manage a property that you actually care about. I unexpectedly became an RLPMG tenant due to a recent property acquisition of theirs from my previous landlord. The previous landlord was fair, kind, and responsive, RLPMG is the exact opposite. THEY INCREASED MY RENT DURING THE PANDEMIC BY $200!!! although they have not made any improvements to the property or offered any new amenities or services. The leases that they want existing tenants to sign are disgustingly greedy. The new lease sets automatic rent increases that are higher than the annual rate of inflation, and they require tenants to purchase an insurance policy for the building with large payout terms greater than that of rental insurance for personal property only, yet they demand to be released from any liability for damages and harm that may occur on the property. There has been an ongoing roof leak issue that has caused significant water damage throughout my unit. I have personally made four RLPMG employees aware of this and two of them have seen the damages in person, yet after several months, no action has been taken and I'm only encouraged to submit another maintenance request. According to their leases, they also demand to be released from any liability for harm resulting from mold/mildew exposure...Interesting. RLPMG also requires their tenants to simultaneously be skilled appliance technicians, plumbers, electricians, and HVAC technicians, as their lease releases them from nearly all regular property maintenance with the exception of changing air filters, which they charge their tenants for. I only recommend leasing from them if you enjoy all of the cons of home ownership without actually owning a home.

    We've recently moved to Columbus, Ohio from New Jersey. And we rented a property via this company…read more It's been three months so far and we are very pleasant with our choice. There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

    The landlord is very friendly, so I initially thought that he would be a great communicator,…read morethereby making the living situation pleasant. However, I feel quite betrayed. The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

    Well, they aren' t the worse property management company in the entire world…read more Dislikes: 1) $300 termination fee if you dont want there services any longer 2) If they take 6 months to fill your beautiful house, it doesnt matter, they charge for all those empty months... 3) If they take an inordinate amount of time because a) the contractor takes 3 weeks to schedule a turnover b) They don't return possible renter's phone calls c) They don't list your property for advertising until 1.5 months into the contract, IT COSTS $300 to terminate 4) If you have to CC the office managers in order to get any communication, you can't just leave their company to find someone better, you have to pay $300. 5) The contractor likes to all of a sudden change the work order you approve to cheaper materials, less labor for the same price...yeah...you heard me. When challenged, they back down (I rehab houses so I know the labor involved), but the fact that they do that is amazing low down. Likes 1) When they actually ANSWER the phones, they are helpful 2) When they actually return tenant's phone calls, they do show the property rather well (3 tenants a week...too bad I had to wait 4 months for this level of effort. However, before I had all the issues, I did not google this company. If I had googled them, I would have known that they are so bad they have had a news article written about them. http://www.bizjournals.c... If I would have read that article, I wouldnt have even bothered *sigh* my fault for not doing my proper research. At this moment, the house has been rented, but I am considering of just paying the $300 to get a better company in place...or, I can just keep CCing the office managers on EVERY EMAIL to ensure I get communication. I will say since I have been CCing the managers, the customer service and my house getting rented out has been a smoother process, so you have to do what you have to do, I guess. But, the workers on the ground are not good at all. One girl on the phone didnt even want to give me the contact info for the manager. If not for them, I would have broke the contract and reported them to every entity I could.

They are as bad as the other reviews suggest, particularly in placing tenants (in both timeliness and appropriateness). In working with RPM, I experienced the longest wait in tenant placement (6 months), having the most damaging tenants, and the most costly results, that I have experienced in the 10 years of renting homes. I have switched to Berkshire Hathaway, and the difference is astounding. Tenants were placed within 1 month of vacancy and everything has been working smoothly since that time.

    I had to update my review because my experience was worse than previously described…read more I moved into a unit in Hilliard, Ohio in late August, 2015. Fact: There was a small black spot in our closet when we moved in that had become increasingly larger over time. Result: It was a slow leak from the bathroom. Maintenance opened the ceiling to reveal black mold. He "cut it off" and sprayed bleach on it. Peep the photo on yelp. Fact: Our upstairs toilet is (and has been) faulty. Result: Maintenance used a bread twisty tie to make a repair for one of the many service orders. We had to flush it 3-4 times each time we used it and It was eventually replaced 6 months later. Fact: We had bees (in addition to all the other bugs) and Panzera's maintenance used home defense spray. I questioned their methods, but they insisted the spray would work. Result: After our family friend (a PROFESSIONAL maintenance tech) took a look at the dozens of bees that were dying, he confirmed it was a live bee hive. I wrote "I still have bees" on next months rent check and they reluctantly sent a professional. Fact: Our furnace was unusually loud and rattled a lot. Heat wasn't thorough. We had to turn it WAY up to get moderate warmth. Result: It needed to be replaced, it was 30 years old. It took 12 hours for the repair and we weren't offered that timeframe upfront. I have a small child and had to unexpectedly remove her from the home due to the below freezing temperatures that day. AND...the HVAC rep stayed it died out because we had the heat too high. Fact: We had mushrooms, growing out of the carpet in April of 2016. Yes, mushrooms. Result: Maintenance "plucked them" and sprayed bleach on the spot. Maintenance touched the drywall around them and it was mushy. He confirmed there was a leak/moisture and adjusted the dirt outside in hopes that the water wouldn't come in so much! (Yes, smh...) Note: MUSHROOMS HAVE GROWN BACK IN THE SAME EXACT SPOT FEBRUARY 2017. Understandably, I was frustrated and contacted Panzera. They nonchalantly created work orders! I advised David Panzera about how unreal my experience has been and expressed a perceived lack of ownership because of reoccurring issues, poor maintenance decisions and no empathy, compassion or compensation. I don't think they care, at all. His reply was everything I expected. He said if I disagree, move out...with notice of course. (See photo in yelp) Good tenants shouldn't have to fight so flippin hard to get stuff done!

Without sending me an email, certified letter, or phone call, David Panera sold my belongings at auction. The Ohio Revised Code states that notice must be in the local paper for two weeks. This did not happen either. My attempts have been a waste of my time. BEWARE!
