    This is the worst place I've lived by far. There is garbage everywhere almost every day, garbage bags, animal waste, loose trash, people smoking, is horrible. Noisy is neighbors also a constant issue. The management is the most incompetent that I had to deal with. I escalated the problems to HQ but they don't care either. They are taking immigrants and place whole families in single units, they gather garbage by the hour, and making a mess the whole place. They don't respect the rules and management doesn't do anything about it. The whole situation is very shady. I'm just waiting the end of my lease to get the hell out of this pig sty. And on top of all of this is not a cheap place and you need to give them 60 days notice in advance if you don't want to renew the lease.

    Do yourself a favor and do not live here! the price for rent is insane for what you get. When we moved in - our apartment was not clean at all. I'm always expecting to clean as I just always have that habit but it was DIRTY! The fridge was roach infested with baby roaches in crevices and the ice tray. The kitchen was also infested with roaches and roach droppings in ALL of the cabinets. We asked for a fridge replacement due to the roaches and it wasn't done the same day we had to wait two days. Then we asked for fumigation for the roaches and we had to wait almost a week because they only do fumigation on Mondays which we pay $5 for a month. Even though it's not a lot I believe that in our situation where there were roaches everywhere including the fridge we should have been accommodated sooner. To be honest we probably should have asked for another apartment because it was honestly a health hazard. We also had to wait almost a month for our mailbox key. I forwarded all my mail to the new apartment and I was waiting for something specific that had arrived and I couldn't even access it. When I asked if they can access it for me they said they couldn't. We just moved out and on our last week our A/C broke. It took them two days in the middle of summer to come and fix it properly and even then my husband had to go to the office to ask about it. There was no sense of urgency. They did bring a portable unit but even after they fixed the A/C they left the unit and it was still there upon move out.

    Takes months to fix items as they are severely short staffed. We have been waiting 5 MONTHS for our AC unit to be fixed and it still isn't done. Future residents, stay away! Although this is a 1-star review, I do want to start with something positive. My husband and I put a lot of effort into this review, so please be sure to read all the way through. If you are sensible, you won't stay here. On the positives: The residents here are actually really nice. Lots of dog lovers and generally very friendly people here. I have to single out Nate Goldman at the front office - he is fantastic and really cares for us residents and is maybe the only reason we haven't packed up and left yet. The location is pretty good too. The 1-star rating for this place is due to: 1. Poor maintenance: It's not fair to consider this a "luxury" complex if major repairs take several months to complete. The maintenance staff seems to be doing their best, but the owner/management (Cortland) may be responsible for the delay, possibly due to cost-cutting. Service requests can take a long time to resolve, as shown by multiple repeated requests in the attached pictures. Small issues are not a problem, but larger issues requiring replacement are a nightmare. The apartment complex is marketed as "luxury," but the problems experienced may be considered false advertising by Cortland. The AC unit has been freezing up once a week or so for past several months. Despite multiple tickets (see screenshot below), we are still waiting for this to get totally resolved AFTER 5 MONTHS. Pictures of the ice on the unit and the dirty AC coil that caused the issue are attached. 2. The mail delivery system, Parcel Pending, that is used for delivering packages (Amazon, FedEx, UPS, etc.) has not been working since January 2023 when a winter storm knocked out the power. It still has not been fixed. In the meantime, we would have to go to the front office during the working hours where they'd have rows and rows of packages to search from. We did have a few packages get lost but thankfully they were kind of small items. It seems that some residents lost packages that were much more important. Another case of false advertising on their website! 3. We had a clothes dryer that worked so poorly that you'd have to put clothes in for 3 cycles to totally dry. Imagine spending nearly 2 hours per load to get your clothes dried. If you had 3 loads, it would take 6 hours. Well that's what we did for months. It took multiple tickets and several months before it got fixed (service requests highlighted in screenshots attached). 4. When we first were shown around by the leasing office, we were told that there is a courtesy officer that is available on site for any noise complaints. It is a prompt on their automated service. We had a noisy neighbor for a few months and have never been able to reach anyone at that courtesy line the several times we tried. Every time we called the line, the system kept taking us to maintenance requests. It's an obvious glitch in their phone system. 5. Gym men's bathroom has for months had an overpowering smell of urine almost as if one of the urinals doesn't work at all! They are almost always out of paper towels and soap. To Management/Cortland: See the long list of service request tickets attached below that we put in over several months and ask yourself how you would feel in our shoes. We know several residents that have moved out recently due to water leaks, equipment not working and numerous issues. If you are a prospective resident, unless the location is really enough for you, please we caution you, DON'T STAY HERE!

    To basically add to my already negative review I've attached a copy of my final bill after moving out. They charged me $300 in cleaning fees!! I left that apartment spotless. Never have I ever been charged by an apartment for basic cleaning they should be doing before the next tenants move in. Literally counting down the days until I can move out! Let me tell you why-Since February there has been a "glitch in the system" that has caused my rental payments to not post to my account. Therefore every month I get a phone call asking me when am I going to pay my rent. This issue is still on going and the phone calls are still happening. You would think after the first couple months someone in charge would say "Hey let's stop inconveniencing Veronica with these calls" maybe put a post it up in the office and get it together, but nope. I've even reached out to corporate about this and they were no help. Besides them offering a months free rent if I renew my lease As if, I came to them with issues and that's their resolution, renewing my lease. However I will give Jeanette in the office credit for trying to help my situation and for always having a pleasant demeanor. Another thing is the construction. They wake me up at 7am practically every day. The pool is currently closed until mid May which really sucks. Also if I get another unannounced knock on my door at 9am from some guy "here for renovations" I'm going to lose it. Oh and let me not forget how the construction equipment, including a porta potty, is currently taking up all of the parking in front of my building. These apartments have the potential to be really nice once the glitch in the system is resolved and construction stops and all of the communication issues get worked out idk maybe I just got the short end of the stick but either way I can't wait to leave this place behind

    I originally moved into this apartment because it was closer to work at the time, and it seemed really nice from the tour I received. The neighborhood is alright, however I've come to find out that this place is not what it seemed, at least for me. We were told that the previous resident purchased a house and was moving out on short notice, which they used as an explanation for the broken bar counter, stained bathtub, various other damages, and overall unclean apartment at move-in. They had a contractor fix the bar and 'remove the stains' in the bathtub, which didn't really work. We are pretty accustom to putting in elbow grease at move in, so we weren't horribly bothered with the uncleanness - we just cleaned it ourselves (covid may have had an effect with a worker shortage, it wasn't worth getting upset about). Well, fast forward to a couple months ago and I get 6 APD officers knocking at my door asking about the previous resident and if I knew her, which I found odd, until my upstairs neighbor asked if we were moving because the apartment was haunted? Well, it turns out the previous resident passed away in the apartment and we were lied to by the leasing office when we moved in. Since we found out we've been staying somewhere else. That's not all, unfortunately, because the amount of bugs in this apartment when we moved in has been absolutely disgusting. We woke up the first week covered in ants, including my two pups who were freaking out. The office couldn't do anything until the following Tuesday and when the 'pest maintenance professional' arrived he put down some ant traps and called it a day. I ended up having to take care of them myself (ants pictured below). Then there was the issue of the absolutely massive cockroaches that would come out of the air vents and under our bathroom cabinet (there was a gap between the wall). Often times I would have to kill 2-3 per day, and those were the ones I could see (A few photos of them are below, but I have dozens more). The pest control guy came and sprinkled two tiddlywinks of pesticide on the bathroom floor and left. When I asked why this apartment has such bad pest issues I was told it was due to the apartment being 10 years old, which is bologna after living in 40 year old apartments in DC and never having this problem. We are clean people, my girlfriend and I grew up poor and take pride in having a clean place to come home to, but this apartment took that from us without regard for the efforts we put forward. I can understand all of the issues I've listed coming with an apartment that is $800-1000 a month, but this place was charging me almost $2000. I'm currently dealing with them giving me a run-around with the balance due at time of move-out after following their exhaustive lease to the letter, so we'll see how that goes. I could go on, but I've decided to restrict this review to only what I found completely unacceptable. I would recommend another apartment community, there are a few off FM620 up the road that have better reviews and a few friends live there and love them.

    It's hard to even give them 1 star because they deserve zero stars. I lived at Paseo at Bee Cave for 7 years. The management office is a revolving door. It's kind of like Forrest Gump said "you never know what you are going to get." Maintenance was awful. My one bathroom had a leak on Christmas Eve and the "onsite" maintenance man lived in San Antonio so he didn't arrive until 3am. My ceiling leaked every time it rained and it took them 6 months to fix it after numerous requests. Do not live here is a shit hole!

Washing machine went out, which they did eventually replace. (thank you so much!) Other appliances are fairly dated and many times I have to re-wash dishes by hand. (dishwasher really sucks) Kitchen range is not much better as it is an older one with the heating elements - which you have to clean constantly as stuff falls down under the burners. (grrr...) Most recently, they have shown to be the opposite of eco-friendly, by sending a letter stating their valet services (which tenants pay for) will no longer pick up any recycling from tenants. I was denied a standard move-out inspection by leasing employee Jessen, which would have allowed me to address any concerns before being charged. Instead I was hit with a cleaning fee despite spending 2-3 days cleaning -- the remaining marks were normal wear and tear on aging equipment. I was also charged a removal fee for shower caddies that are standard property fixtures, and had to produce timestamped move-in video evidence to get that reversed. When I escalated to Property Manager Jamie, the cleaning fee was upheld without adequate justification. When I contacted parent company Christopher Investment Company, I received no response. Cons: * Clubhouse coffee machine frequently out of order and slow to be fixed * Clubhouse fire alarm had recurring faults: an ongoing beep left unaddressed for extended periods, a genuine safety concern * Constant staff turnover * Pet waste on grounds * Noise from Bee Cave Parkway * Many units have interior rooms with no natural light Pros: * Good location: walking distance to Bee Cave Lawn and Hill Country Galleria * Well-designed multi-level parking garage that connects directly to the building * Good maintenance crew A property with genuine potential, let down by poor management accountability.

Cynthia was absolutely fantastic to work with, start to finish. She listened and learned what my preferences were in home features, location, and budget and helped guide me to options that I was able to review. She stayed on top of things even when I was abroad in London for 6 months and sent me some options and kept me in the loop. She even Facetimed with me to provide me virtual views of homes while I was away! When I decided to put the search on pause until I got back to the States, she completely understood and respected that and didn't pressure me at all. When I got back to the States and picked back up on house-hunting on fast-forward speeds, things got a little hairy on my end where I was getting frustrated with losing out on bids or finding homes with too many issues. I had to leave yet again to go abroad and had about a little less than 1.5 months to find a home before I left again. I definitely took out my frustrations on her and got testy and grumpy (and yelly and angry and batshit) with her, but she never once reacted equally. She was always the consummate professional and was sympathetic with my plight of being a nomad for so long. When I finally got a house, she made sure she was on top of all the details to expedite the process as much as she could. She followed up on all the paperwork and action items, and made sure it was arranged for my sister to have power of attorney to handle the final transaction. The house closed, my sister got the keys, and Cynthia was a sweetheart and left me flowers, a bottle of champagne, and a kind note congratulating me on getting the home after a long and arduous search. After this wonderful experience with Cynthia, I cannot say enough good things about her. She's sweet, honest, sympathetic, patient, hilarious, and down-to-earth. I'll happily refer her to anyone in the market for buying or selling a home!

She did not provide independent advice about the offer or the market - just said I should accept it and that I should listen to her professional advice. She seemed annoyed when I asked for more information. Closing almost didn't happen because she waited to work with the title company to get my loan payoff info until Friday at 430, for a Monday closing. Can't recommend. There are too many real estate agents in Austin - find another one.

Every entity in the college predator industry are cut from the same cloth. 1. They force recent grads to continue to pay rent even after graduating. A new grad will have to "break lease", and is forced to pay $400 fee to graduate. What's wrong, can't imagine a lease that ends when the student graduates rather than stiffing them with a bill in order to graduate? Such a generous graduation present! 2. When they implemented changes to their lease contracts regarding new utility provisions and billing (UC Irvine campus), they forced tenants to pay late fees stipulated in the new contract, but that ACC themselves caused by delivering notices to tenants 5 months late, incurring 5 months of late fees. The front desk worker said they were too swamped to deliver the notices. Hilarious. Are tenants supposed to notify themselves of every word in this non-standard lease agreement? Hopefully they're law students. This company is prime time class-action material. They recently got acquired by BlackStone, probably due to poor management. Their customer complaint influx on BBB is enough cause for any CEO to jump from the top of one of their towers.
