Just like all the other bad reviews here is why I'm posting a bad review. Only good thing is location. Rent is over the top for what you get. Roaches, ceiling leaks, maintenance takes awhile, office management are rude, they will charge crazy fees after move out. Charged me over $300 for carpet replacement normal wear and tear. I have never been charged for carpet replacement in an apartment. They have to change them anyway for the new tenant. Horrible the way they treat you after move out. My email is spammed with stupid useless information from apartment management like dog photos, bingo night, and riddles, and actually important information like HAVING YOUR CAR TOWED is buried. After signing up to not have my car towed (3 months ago) I wake up to today to find out that I have to register TWICE to not have my car not towed by lazy, greedy management. Done with the: - Hidden fees on rent - Old, 1980s appliances in the apartment - $150 late fees on the THIRD day of the month - Revolving door of front desk workers - Pool always being closed - Dirty and broken gym equipment - "Valet" trash service that doesn't pick up your trash if it's too cold outside (40 degrees F) and yet offers no discount or refunds when they fail to pick up the trash - Dog poop all over the property It's funny how they can automatically take $150 out of your bank account instantly without any consent from you. But if you want to NOT have your car towed when you have been a resident for three years and there are literally 100s of empty parking spots every day at the complex, you have to go through a convoluted system that requires two stages of approval. Overall, I was pleased with my experience living at Paseo. I always felt safe and secure. I'd heard of some car break-ins before I moved in, but I never experienced this personally and never heard of this from any of my neighbors while I was there. The staff were always responsive and maintenance relatively quick. Traffic can be an issue getting in and out, on to the highway. There was a price bump when I tried to renew. read more

Paseo at bee cave has been a waste of money and time. Throughout the last 5 years we have lost AC 4 times. Always in the summer when its The hottest time. I wouldn't mind if it got fixed within the next day. it never does! last week I lost AC in my apartment with my dog and my wife. They did not communicate or make any effort to complete the work order after dropping off a single 250 sq ft ac window unit. They left us there over the memorial holiday sweating and not able to cook or wash and dry laundry Because the heat would destroy us. Then after one week of it working it goes out again. High of 106 today and it's 83 degrees in my apartment.I'm so over Having to put in Emergency work orders every 4 months it seems. This is the worst place I've lived by far. There is garbage everywhere almost every day, garbage bags, animal waste, loose trash, people smoking, is horrible. Noisy is neighbors also a constant issue. The management is the most incompetent that I had to deal with. I escalated the problems to HQ but they don't care either. They are taking immigrants and place whole families in single units, they gather garbage by the hour, and making a mess the whole place. They don't respect the rules and management doesn't do anything about it. The whole situation is very shady. I'm just waiting the end of my lease to get the hell out of this pig sty. And on top of all of this is not a cheap place and you need to give them 60 days notice in advance if you don't want to renew the lease. read more

This staff that cortland has here is amazing.. they took care of me and my family on multiple occasions and keep this place kept up with and I've never met such genuine people, when I was apartment hunting in austin... there were so many options I wanted to go with but then I found this place. They will do their best to wow you and treat you well before you sign the lease but once it's signed they basically forget/ignore any of your requests EVEN IF URGENT and you need EMERGENCY help they will not come. Takes months to fix items as they are severely short staffed. We have been waiting 5 MONTHS for our AC unit to be fixed and it still isn't done. Future residents, stay away! Although this is a 1-star review, I do want to start with something positive. My husband and I put a lot of effort into this review, so please be sure to read all the way through. If you are sensible, you won't stay here. On the positives: The residents here are actually really nice. Lots of dog lovers and generally very friendly people here. I have to single out Nate Goldman at the front office - he is fantastic and really cares for us residents and is maybe the only reason we haven't packed up and left yet. The location is pretty good too. The 1-star rating for this place is due to: 1. Poor maintenance: It's not fair to consider this a "luxury" complex if major repairs take several months to complete. The maintenance staff seems to be doing their best, but the owner/management (Cortland) may be responsible for the delay, possibly due to cost-cutting. Service requests can take a long time to resolve, as shown by multiple repeated requests in the attached pictures. Small issues are not a problem, but larger issues requiring replacement are a nightmare. The apartment complex is marketed as "luxury," but the problems experienced may be considered false advertising by Cortland. The AC unit has been freezing up once a week or so for past several months. Despite multiple tickets (see screenshot below), we are still waiting for this to get totally resolved AFTER 5 MONTHS. Pictures of the ice on the unit and the dirty AC coil that caused the issue are attached. 2. The mail delivery system, Parcel Pending, that is used for delivering packages (Amazon, FedEx, UPS, etc.) has not been working since January 2023 when a winter storm knocked out the power. It still has not been fixed. In the meantime, we would have to go to the front office during the working hours where they'd have rows and rows of packages to search from. We did have a few packages get lost but thankfully they were kind of small items. It seems that some residents lost packages that were much more important. Another case of false advertising on their website! 3. We had a clothes dryer that worked so poorly that you'd have to put clothes in for 3 cycles to totally dry. Imagine spending nearly 2 hours per load to get your clothes dried. If you had 3 loads, it would take 6 hours. Well that's what we did for months. It took multiple tickets and several months before it got fixed (service requests highlighted in screenshots attached). 4. When we first were shown around by the leasing office, we were told that there is a courtesy officer that is available on site for any noise complaints. It is a prompt on their automated service. We had a noisy neighbor for a few months and have never been able to reach anyone at that courtesy line the several times we tried. Every time we called the line, the system kept taking us to maintenance requests. It's an obvious glitch in their phone system. 5. Gym men's bathroom has for months had an overpowering smell of urine almost as if one of the urinals doesn't work at all! They are almost always out of paper towels and soap. To Management/Cortland: See the long list of service request tickets attached below that we put in over several months and ask yourself how you would feel in our shoes. We know several residents that have moved out recently due to water leaks, equipment not working and numerous issues. Do yourself a favor and do not live here! the price for rent is insane for what you get. When we moved in - our apartment was not clean at all. I'm always expecting to clean as I just always have that habit but it was DIRTY! The fridge was roach infested with baby roaches in crevices and the ice tray. The kitchen was also infested with roaches and roach droppings in ALL of the cabinets. We asked for a fridge replacement due to the roaches and it wasn't done the same day we had to wait two days. Then we asked for fumigation for the roaches and we had to wait almost a week because they only do fumigation on Mondays which we pay $5 for a month. Even though it's not a lot I believe that in our situation where there were roaches everywhere including the fridge we should have been accommodated sooner. To be honest we probably should have asked for another apartment because it was honestly a health hazard. We also had to wait almost a month for our mailbox key. I forwarded all my mail to the new apartment and I was waiting for something specific that had arrived and I couldn't even access it. When I asked if they can access it for me they said they couldn't. We just moved out and on our last week our A/C broke. It took them two days in the middle of summer to come and fix it properly and even then my husband had to go to the office to ask about it. There was no sense of urgency. They did bring a portable unit but even after they fixed the A/C they left the unit and it was still there upon move out. read more

To basically add to my already negative review I've attached a copy of my final bill after moving out. They charged me $300 in cleaning fees!! I left that apartment spotless. Never have I ever been charged by an apartment for basic cleaning they should be doing before the next tenants move in. Literally counting down the days until I can move out! Let me tell you why-Since February there has been a "glitch in the system" that has caused my rental payments to not post to my account. Therefore every month I get a phone call asking me when am I going to pay my rent. This issue is still on going and the phone calls are still happening. You would think after the first couple months someone in charge would say "Hey let's stop inconveniencing Veronica with these calls" maybe put a post it up in the office and get it together, but nope. I've even reached out to corporate about this and they were no help. Besides them offering a months free rent if I renew my lease As if, I came to them with issues and that's their resolution, renewing my lease. However I will give Jeanette in the office credit for trying to help my situation and for always having a pleasant demeanor. Another thing is the construction. They wake me up at 7am practically every day. The pool is currently closed until mid May which really sucks. Also if I get another unannounced knock on my door at 9am from some guy "here for renovations" I'm going to lose it. Oh and let me not forget how the construction equipment, including a porta potty, is currently taking up all of the parking in front of my building. I originally moved into this apartment because it was closer to work at the time, and it seemed really nice from the tour I received. The neighborhood is alright, however I've come to find out that this place is not what it seemed, at least for me. We were told that the previous resident purchased a house and was moving out on short notice, which they used as an explanation for the broken bar counter, stained bathtub, various other damages, and overall unclean apartment at move-in. They had a contractor fix the bar and 'remove the stains' in the bathtub, which didn't really work. We are pretty accustom to putting in elbow grease at move in, so we weren't horribly bothered with the uncleanness - we just cleaned it ourselves (covid may have had an effect with a worker shortage, it wasn't worth getting upset about). Well, fast forward to a couple months ago and I get 6 APD officers knocking at my door asking about the previous resident and if I knew her, which I found odd, until my upstairs neighbor asked if we were moving because the apartment was haunted? Well, it turns out the previous resident passed away in the apartment and we were lied to by the leasing office when we moved in. Since we found out we've been staying somewhere else. That's not all, unfortunately, because the amount of bugs in this apartment when we moved in has been absolutely disgusting. We woke up the first week covered in ants, including my two pups who were freaking out. The office couldn't do anything until the following Tuesday and when the 'pest maintenance professional' arrived he put down some ant traps and called it a day. I ended up having to take care of them myself (ants pictured below). Then there was the issue of the absolutely massive cockroaches that would come out of the air vents and under our bathroom cabinet (there was a gap between the wall). Often times I would have to kill 2-3 per day, and those were the ones I could see (A few photos of them are below, but I have dozens more). The pest control guy came and sprinkled two tiddlywinks of pesticide on the bathroom floor and left. When I asked why this apartment has such bad pest issues I was told it was due to the apartment being 10 years old, which is bologna after living in 40 year old apartments in DC and never having this problem. We are clean people, my girlfriend and I grew up poor and take pride in having a clean place to come home to, but this apartment took that from us without regard for the efforts we put forward. I can understand all of the issues I've listed coming with an apartment that is $800-1000 a month, but this place was charging me almost $2000. I'm currently dealing with them giving me a run-around with the balance due at time of move-out after following their exhaustive lease to the letter, so we'll see how that goes. I could go on, but I've decided to restrict this review to only what I found completely unacceptable. I would recommend another apartment community, there are a few off FM620 up the road that have better reviews and a few friends live there and love them. read more

It's hard to even give them 1 star because they deserve zero stars. I lived at Paseo at Bee Cave for 7 years. The management office is a revolving door. It's kind of like Forrest Gump said "you never know what you are going to get." Maintenance was awful. My one bathroom had a leak on Christmas Eve and the "onsite" maintenance man lived in San Antonio so he didn't arrive until 3am. My ceiling leaked every time it rained and it took them 6 months to fix it after numerous requests. Do not live here is a shit hole! read more

Wow! I cannot say enough good things about this place!! After an exhausting few weeks of apartment hunting, I stumbled upon this beautiful place! I walked into the office and was actually greeted sincere smile and welcome!! Mariel is a complete doll and the sole reason why I signed a lease here! She took her time to show me over 10 units just to make sure I got the EXACT place I wanted! The pool is gorgeous, the gym is complete, clean and has PELOTON bikes!!!! The apartment layouts are open and really make it feel like home!! The extra touches put into every apartment are over the top and so gorgeous! The flooring, cabinets and countertops are just beautiful!! And if you are a soak in the bathtub type girl like me... you'll love the garden tub!!! read more

Rarely do I ever see 4-5 star apartment complex reviews and I'm writing this review to give my 2 cents on my positive experience with Paseo at Bee Caves. The apt complex is appears to be recently updated, and has a beautiful pool, a great package pickup system, and a dog park. There is a choice between hardwood floors or carpeted. The staff are very nice and professional and Manuel the maintenance manager is always quick to fix any issues. Is everything about the place perfect? The fitness center, has frequent wifi outages. The Dog park is dominated by a few people with big dogs who are there at all times. I never feel comfortable letting my dog in there. If this is on your budget I highly recommend you checking it out. read more

This property recently changed management companies. Therefore, the new management company is currently addressing problems that have built up with the old management company. The staff in the office is new and are doing their best to address the problems as soon as they are made aware of them. Every time I call the office (and I call them a lot), the staff are friendly and correct the issue at hand quickly and satisfactory. I love the way the new management co has scheduled monthly meet and greets and yoga sessions! Coming from another state, these events have been a blessing to me. I've lived at Paseo for more than a year and it's a great place to live when things are working and or don't need things fixed. If you do need something fixed expect a likely one-two month wait time, with zero communication or little to no updates other than it's done, and be careful because the task may not be done! If you do have anything issues be sure the apartment complex doesn't apologize for any inconveniences, never admit anything they messed up or offer anyway to make up for unfortunate situations. Expect poor customer service in other words, they'll get the job done but it'll take time but you won't know when or if it'll take two or three trips to complete tasks. So much for being a loyal customer and trying a second year in a new apartment here. Kind of crazy for what your paying plus the location. Some of the complimentary issues I've experienced at The Paseo: Half power (Half my apartment had power) for two months Broken washer number 1 (took a month to fix) Now I'm in apartment number 2 Right off the bat washer not working (1 month to fix, and brand new apartment) and a door to the Master bedroom not fully closing A complimentary stain on the floor, lovely. They'll try to cover up any mistakes of there with some loaded words but pretty easy to see thru. Walk thru any of the apartment buildings outside, checkout the complimentary cobwebs year round! Best of all I've been asked this whole time 5+ times for a 5 star review lol to lie? P.S I give Man*** the maintenance man a 10/10 score he definitely does get the job done and has a great attitude that makes you forget about the bad things going on for a good moment. I would give zero stars if I could. We have lived at Paseo since 2016. Management changed in fall of 2017 from Greystar to Cortland Partners. In the time that Cortland has managed this property, we have had issues with mold, water leaks, outlets not working, cockroaches, etc. In the time that Cortland has been in charge, the only SANE person, Jessica, has left the office. The staff turnover here is unbelievable. Management is terrible at getting things done. We had mold in our closet for TWO MONTHS before it was solved (after we sent correspondence to the executive board). Such a shame. These apartments have such potential to be great (location). Pool has been shut down since January for remodeling. No gym since December (again...remodeling). Literally: live anywhere else but here. Today, contractors were let into our apartment for FOUR HOURS while we were not home. We were not notified of this. They drilled holes in our walls, left drywall all over the floor, and they left their LUNCH on our counters. Wiring was left on the floor where our dog could have choked and die. The large counter top space in my 2 bedroom has made it very enjoyable to prepare home cooked meals. If I could give zero stars I would!! We were sold a newly renovated apartment and instead we got the apartment straight from hell. Three months into our lease we discovered a black mold growing through our bathroom wall through our HVAC closet right by the air intake. I won't even go into the details of the allergic symptoms we were experiencing or our dogs. Just know this once you discover an issue like this in your apartment you become a problem the front office doesn't want to deal with. We were treated as the enemy even while remaining rent paying tenants. Never in my adult life have I or my husband been treated with such malice and unprofessionalism by an apartment management team. Elizabeth and Ana Marie made our lives an actual living nightmare and had no sympathy or compassion for our situation. FYI- Any time you are dealing with mold bigger than 10 square feet EPA guidelines need to be followed. Apparently, all the training Elizabeth was at when she couldn't speak or deal with us didn't cover that information. I could go into all the details about the unethical and somewhat illegal actions that were carried out by her, but long story short maintenance knocked down the wall without following any EPA guidelines releasing all of the mold spores into the air and ruined everything we owned. And just so you are all made aware- Renter's insurance does NOT cover mold for preexisting conditions due to landlord property negligence. We were only let out of our lease because my husband contacted corporate directly after almost three weeks of being continuously mistreated and given the run around. Therefore, if you value your health, your family's health, your pets health, your belongings, and your sanity I can't say I would EVER recommend this place to anyone. Just driving by it now gives me the chills. My husband and I were a newly married couple and we lost everything... Paseo at Bee Cave has cost us more than they will ever know. Update 03/03/2019 In response to Leasa York- I'm so glad you are confident in how your team handled everything! Truly!! However, last I checked sending out Maintenance to enter our apartment in the middle of the night to begin knocking down the wall (knowing we were not sleeping there) without any written notice is illegal. In fact it's a good way to get shot in the state of Texas. It also implies that something was trying to be covered up. So actually to begin with we were given NO notice at all to remove our belongings. The following day is when Elizabeth told us they were going in and had tried to go in the past night. We had only a few hours to grab what few belongings that we could. However, none of that is even relevant because the mold spores were already airborne. We spent over $600 on our own mold inspector to know what we were dealing with for our own health. My husband was also there the day Maintenance did go in to knock down the wall to "treat the area" and has photos of them not following any EPA guidelines. It wasn't until my husband sent the Maintenance Supervisor for the Region photos of the wall being opened up that they figured out the space was much larger than being described by Management and that a Professional Remediation Team needed to be called in. SO ACTUALLY REMEDIATION WASN'T SCHEDULED UNTIL AFTER THE WALL WAS KNOCKED DOWN THAT RELEASED ALL THE MOLD SPORES THAT WERE ON THE WALL INTO THE AIR. The damage was done!! Thank you for letting us out of our lease, but don't blatantly lie and suggest that we had time to get all our belongings and furniture out prior to them being damaged due to poor management decisions. If you are thinking of renting here....keep on driving. We have been living here for almost 1 year. As other previous reviews have mentioned, we have had cockroaches in our apartment numerous times. Had the pleasure of one landing on me when I turned the light on in my closet. In addition, we have had very slow response to maintenance requests - including a HVAC issue of not cooling (turned out someone had spray painted over rusted condenser coils to hide the real issue). Then the latest humdinger... the resident above our garage who regularly washes pet feces off the patio to land at our garage entry. We believe that this is causing the stench smell in the garage and we have to be watchful of not stepping in the "remains" as we enter our garage. Oh and the resident has three dogs. Totally against lease rules. Needless to say we can't wait to leave when our lease is up. And we are in very good company after commiserating with fellow residents. read more

If I could give 0 stars, I would. Management is slow as molasses at getting maintenance repairs completed. We have been living here since 7/1/2021 and our carpet is still damp from never drying completely during the initial cleaning. A second cleaning was performed, and that did not fix the problem. We requested to have our carpet replaced. Management is so cheap that instead of actually replacing the carpet, they say they will only replace the padding underneath the carpet first, since the pads seem to be the source of the dampness. Then they will clean the carpet again. I don't understand how any logical person would think that doing the exact same cleaning service as the first two times would fix the problem. If anything they are going to ruin perfectly good pads by soaking it with water again. Also, our fan wobbles and makes sounds like it could fall on you any time, and the lighting is extremely dim. While the Bee Cave location is beautiful, it is not worth the headache of trying to get your maintenance issues addressed. And we are not the only ones suffering. Apparently, maintenance takes so long because "6 other units" also have wobbly fans and many others have carpet issues, so we're just in a long line of many with the same problems. Please don't be fooled by the high average rating on this apartment, perhaps if you're a person of low standards it won't bother you, but if you want clean and healthy, I'd recommend paying a little more elsewhere. read more

Last night at about 3:45 in the morning my pipe broke in my guest bathroom which flooded the floor and the garage below me. I called the emergency maintenance line and MANUEL showed up at my door within 10 minutes. I felt horrible waking him up so early but he continued to be super nice and tell me it's no problem at all and he was happy to help. If I got woken up that early to go fix a pipe I wouldn't be in the greatest mood. I doubt he was in such a good mood because he's a morning person , but more because he genuinely wanted to help me out. Im incredibly greatful to have such an awesome maintenance guy to help out. My wife and I have lived at Paseo apartments for several months, and the experience has been just wonderful. Mariel, Ann-Marie, and Nakisha in the front office have always been attentive, friendly and professional. Manuel and Jack on the service side are just excellent, smart, professional, friendly and fast. Our air conditioner experienced some problems, and they were all over it. It took several days to reach a definitive diagnosis, but they took several steps to keep us comfortable as they were discovering what was wrong!! You can't ask for better than that. The place is super dog friendly, the pool looks gorgeous, and without exception the neighbors have been friendly. 95% to 99% scoop their dogs' poop, the grounds are really well maintained. Well I've been living at Paseo going on 2 years now, and I expected changes with a shift in management but it has been quite abrasive. So this 5 star is not at all for this new cortland management but specifically one of the leasing consultants, Jessica, whose customer service reminded me of all the staff at Greystar, (Morgan, Neil, and Victoria). Who were all amazing, miss those guys. I'm going to be respectful and leave out my thoughts on current management but I will say Jessica, who is temporarily at our office, was delightful (my first time dealing with her as a resident). It is in complete contrast to how my roommates and I have been treated by others at our current management. Backstory: we all have money problems so i'll save the sob story but we got tied up on being late on rent the past 3 months, and we appreciate any extension in letting us get caught up. I spoke to Jessica on our last day that they could help before they file for eviction. She sounded super sweet and genuine and empathetic to my situation saying she understood the money issues and sounded really genuine listening to me, and not interrupting me to tell me how the legalities worked, but explained afterwards and tried to talk me through on the phone how i could collect that money so no further isssues arise. She told me sorry to hear about the financial speed bumps and that to get it to her by 5:30 that day. The point is that she wasn't pushy, rude, arrogant, or unempathetic. Word of advice to management... please be respectful when it comes to collections. Financial burdens in life are stressful enough without the less than polite collections attempts from management prior to Jessica. Me and my roommates are 3 stand up guys who are just going through a speed bump due to life and are working our way back up. We are very polite when dealing with you guys and we just ask for the same courtesy in return. We certainly did not appreciate it at all when we got a knock on the door by recently by management and upon looking at the peephole we proceeded to put our barking dog away. During this time we get a holler saying "hey i know you're in there"... like we are avoiding you or something. We certainly are/were not. Knocking at out door is one thing but hollering that within a short window of time and making that insinuation of us is inappropriate of management. lastly, we've dealt with management multiple times and they only know one of our names. Message to Cortland, get others like Jessica and get to know your residents not as just customers in a business, which i understand it is, but with more of a personalized touch. The front desk staff here, especially Victoria, are literally insane. Refuse to make copies of paperwork while claiming histrionically that you owe thousands of dollars, likely because she was worried about losing commission when we decided to not move in(in spite of us willingly forfeiting our deposit as the documents she refused to copy indicated). Have never had such a strange experience with an apartment complex, especially one purporting to be "luxury". No thank you. read more

This place is a real dump. I can't believe I have made it this long. The grounds are a mess...mail flying around, dog crap everywhere and people park their boats, trailers and comm trucks in the lot for months. Taking up most of the spots, on top of it looking like a junk yard. Pot smoke, beer bottles and dirt in the breezeways, other residents making all kinds of noise all hours of the night. We have spoken to the management and they are truly WORTHLESS! Talk about a empty suit...they care for none of your concerns, they would rather have cupcake night or yoga hour. I have made friends with at least 5 people here and they are all moving out after lease is up. Do yourself a favor and rent somewhere else. read more

Would not recommend. Most facilities were in renovation throughout the stay. Basically no amenities. Unless you have dogs, otherwise there is really nothing for the family such as trail, park, playground. High level of noise from people staying around you (Can practically hear resident above you daily activity), construction, noise from pets and the highway. Appliances are extremely old and not really functioning well. Took 3 cycles of dryer to clean my every laundry load. read more

We moved here because of the prices and the friendly management however, recently they switched from Greystar to Cortland and since then it's been one mess after the next. They have raised the rent prices without doing anything to improve the units and to be honest the units weren't even worth the price they were listed for to begin with. There's no reason why these old units that have old filters, mold, old caulking, bugs, etc. should be higher priced than the brand new units at nearby apartment complexes within the same school zone. You can hear everything from your neighbors, there's always dog waste in the yards, the community restrooms are constantly messy and not working, and the leasing agents do not know any of the answers to questions that we've asked them. They are friendly, sure, but I can't get out of this place quick enough! read more

The only good thing about this apartment complex is its convenient location. Bad experience here. The construction next door is making so much noise early in the morning and on Saturdays. Half of the parking spaces have been blocked in the lot because of the construction. Have to go park further when there is no more parking space. Doesn't look they will be done anytime soon. read more
