The customer service was always on point, the grounds were spotless, and the bar/food situation was generally better than you'd expect from an RV resort. That's actually why we wanted to come out for Spring Break--and why we brought another family with us. Right off the bat, things felt... a little off. When we pulled into our RV spots, both fire pits (ours and our friends') were full of ash and old, charred wood. Not a huge deal--we don't even really use them--but it was noticeable. Ours was also broken (one leg completely off), which just added to the "hmmm... okay" impression. It wasn't terrible, just definitely not what we remembered. We had planned to kick off the trip with dinner at the bar the first night. Turns out--it's closed on Wednesdays. That one's on us for not checking ahead, but still a bit of a buzzkill. The next day, we figured we'd make up for it with lunch and drinks. This is where things really went sideways. The bartender/server was great--super nice, clearly trying--but every single order turned into, "I'm so sorry... we don't have that." No fries. No chicken fingers (which, with kids, is basically a crisis). Same drink menu as always... but almost none of the ingredients to actually make the drinks. I eventually simplified my order to tequila on the rocks with a lime. "I'm sorry... we don't have limes." At that point, I actually went back to my RV, cut up a couple of limes, and brought them to the bar. I wish I was joking. I don't even know if they used them--but that kind of says it all. From what we were told, everything was "supposed to be restocked"... it just hadn't happened yet. Which raises a pretty obvious question--who exactly was in charge of getting this place ready for Spring Break? We ended up driving into town to buy our own drinks, mixers, and food. Not exactly the resort experience we were planning on. We hung out around the pool and bar area afterward, and even that felt like it had slipped a bit. Chairs scattered everywhere, toys left out, cushions dusty with leaves--it just didn't have that clean, dialed-in feel we remembered. Later that evening, we thought it'd be fun to rent a golf cart and cruise around, meet people, explore a bit. Called the front desk... and learned that even though they're open 24 hours, golf cart rentals are on a strict 2 PM pick-up / 11 AM drop-off schedule. So if I rented one at 7 PM, I'd still have to return it by 11 AM the next day... for $140. Or wait until 2 PM the next day and miss the whole morning. So basically, no matter what, you're paying for less than a full day. Look--I'm not saying this trip ruined the place for me; it will remain in the rotation of places to consider. But it felt like visiting your favorite restaurant only to find half the menu gone and the rest "temporarily unavailable." As a "Public Service Announcement" for management, this also feels like a missed opportunity for you. This place can be great--I've seen it. But this time around, it just wasn't firing on all cylinders... and honestly, it feels like you are leaving both good impressions and DEFINITELY revenue on the table. We selected the Cambria, Pismo Beach area. The KOA located in Santa Margarita offered the simple amenities that we were seeking. We booked from August 25th to August 29th, 2025. Upon arrival, the campground was as promised. (someone online had indicated that there was a trash bee problem, so in anticipation of that, we purchased a trap) After unloading our vehicle, I went to use the Ladies room. I opened the door and caught a quick glimpse of a rodent-thinking it might be a rat, although I did not see it for more then two seconds. The following day, I asked my husband to go with me and check it out. When we opened the door, we immediately saw the rat-this time, getting a good look at it. We reported it to the office and Michele, the clerk, responded immediately, sending the maintenance guy out. A few minutes later, I saw him leaving the restroom area, I asked him if he was taking care of the rat problem. His response was "I did not see an indication of a rat problem." Moments later, my husband overheard that same man and another man speak of getting a trap for the restroom. I was hopeful that they would take care of it asap. The following day, I opened the lady's restroom door, noticing a huge gap at the top of the door (about 2") which would allow for a rat to enter. I did not observe any traps set. I did find rat droppings on the counter, near the sink. Which we snapped a photo of. Maintenance was driving by, and I asked them about the plan for catching the rat. The man who, the very day before had suggested a trap, said that "there was no evidence of a rat." When I told him there was rat droppings on the counter, he said that he could put poison down. I agreed, even though we had our three dogs with us. (they remained on leash the entire time and were safe) The poison was never put down, so we again went down to the office. A woman was standing on the porch, turned to the cashier, asking "when does "23 check out"? The 29th? OK" Clearly she was inquiring about our unit, although we had never met. She turned to me, and I introduced myself. She interrupted me and abruptly asked "What is it you want? "What do you want from me? Everyone wants money, do you want a refund?" At that point, I wanted to present the problem to her and discuss a plan to resolve it. She continually interrupted me, over spoke and talked in a condescending tone. Clearly, she wanted to make her point over listening to my concerns. She said that "rats could get in because they leave the door propped open, did you leave the door propped open?" I was appalled at her accusatory tone. I would never leave a door propped open while using the restroom. I told her so. At this point, she indicated that 'There was no evidence of a rat." (clearly this is a predisposed "go to" comment when people have a complaint of rats) After seeing the picture of the rat droppings, she hammered me about where I saw the rat. Her tone continued to be disrespectful and condescending. When I called her on it, she placed her hands on her hips and said "REALLY? REALLY?" My husband intervened with the conversation. She suggested that she would lock the door to the lady's room. Since we were the only campers in the area, I mentioned that I would continue to use the men's restroom, which I did, with my husband being a lookout for me. The following day, a van drove up and two people got out. One being Karen, the owner, and another lady wearing a KOA Uniform. Karen could not wait to inform us that they had "disinfected the lady's room and thoroughly cleaned it and it was now open." I asked, "was there a trap set?" No, she responded. I then asked if they had killed the rat? Again, her response was 'no'. She diverted to the questions of 'where did you see that rat?" I explained to her again exactly where the rat was. My husband confirmed the location. Since we were leaving in the morning, clearly this was damage control and of no benefit to us. She also suggested that it was not a rat we saw at all, but likely a possum. Seriously? Either way, to ignore it was not resolving the issue. I know what possum and rats look like. The woman in the uniform agreed with me, adding that "the toilet brush had been chewed, so it must be a rat." There are certain expectations when you visit an establishment. Rats in the bathroom are not on the list. Further, when an owner is presented with a problem, I would expect that owner to offer a solution. Locking the bathroom door was not what I had in mind. This was not an acceptable solution. My reason for writing this is to inform others of how this campground is managed. To her, it is all about money. Not about the safety or wellbeing of your family. Before you book with this location, take this review seriously.

Perched on a hill overlooking the town and the ocean, the park offers some wonderful views--if you're lucky with your site. You might get a beautiful view of the ocean and town, or you might be staring at the side of a neighboring trailer. When booking, you can choose between an ocean view, partial ocean view, or no ocean view--and you'll pay accordingly. Just a short walk to the beach and town. Many restaurants, antique shops, and places to grab a drink. And there is always the beautiful Cayucos dog-friendly beach waiting for you. A solid go-to for us when visiting the central coast.

The customer service here is very good. We are here for almost two weeks and the average cost per night is $77 though they have a monthly rate that is lower. If you have kids the game room and pool add value. Like other Sun Outdoor locations they operate the daily costs using a hotel reservation system. Laundry and store merchandise are fairly priced. The south mens restroom has one paper towel dispenser that is empty at times. There appears to be an office staff shortage so the Saturday hours are hit and miss, and there are no Sunday hours. Monday through Friday they are often open earlier than advertised and stay until closing.
