Per the website photos, the great tripadvisor reviews and proximity to my home, it all seemed like a no-brainer. Sadly, this B&B is not all that it appears to be. The 12th street location has leaky walls, shoddy plumbing and a waterbug problem. The 4th street location had dirty sheets and constant construction noise. The owner was very apologetic but did not budge on reducing the price for our party since it was all paid in advance. It was a sour note to an otherwise splendid occasion. There was also a terribly awkward experience with the sole maid/housekeeper for both locations. My cousin had left tip on the pillows after the first night and asked the maid if she found it was 'reasonable' and she responded that there was no tip. They went back to the room and searched the whole bed but the five dollars were missing. The maid noted that her tips often went "missing" if the innkeeper was around before her shift started. A couple of other family members left tip on their nightstands but found it missing when they returned from breakfast - room untouched by the maid. The following morning, we all noted that management was very eager to see everyone out the door every day so we collectively decided to leave our final night's tip under the bath towels. It's of no surprise to find the hotel is actually illegal according to the Department of Buildings website. It was overall a very bizarre and offensive experience.

Unfortunately, when I immediately responded, asking for pricing and stating I would like to book the rooms, she became non-responsive. I called the following day, and left a voicemail. The call was never returned. Five days later, I wrote another email, asking why I never received a call nor an email. Marcie responded with, "I no longer have the space at our Center Slope location... Sorry, for the delay in responding, I thought I had gotten back to you already." Not recommended, due to poor customer service.

It was also perfectly located just a short walk from my Pilates studio, which made sticking to my routine while traveling super easy. On top of that, there were plenty of coffee shops and local restaurants nearby, so I never had to go far for a good bite or my morning coffee. Being a Hilton Honors member made check-in a breeze, and I was even gifted complimentary water upon arrival, which was such a thoughtful touch. The room itself was clean, cozy, and perfect for a short stay. The view from my window was amazing especially at night and I loved how quiet it was, making it easy to fully relax after long days out. They also have great amenities like a gym and a breakfast buffet every morning. The waffle machines, fresh fruit, and coffee were definitely highlights and a great way to start each day. Mallory at the front desk was so sweet and made checkout just as smooth as check-in. I stayed for 4 days and 3 nights, and everything about this visit felt seamless. My main concern when looking for a hotel in NY/Brooklyn was having a microwave and fridge, and thankfully our room had both. I was also told you can request them if your room doesn't already have them. We stayed in a room with a window facing an extremely busy intersection, with honking going on all day and into the night, but thankfully, the windows were thick enough to block out most of the noise. The AC sound also helped drown it out. The room and restroom also felt spacious for what you get in NY. There was daily breakfast, which was your typical hotel breakfast with a variety of options that changed daily. It's about a one-mile walk to get to DUMBO, which wasn't bad at all, even when we had to do it in the rain. The subway is about a 10 minute walk, and there are two corner stores down the street. Honestly not a bad location! Just be careful when crossing that crazy busy intersection! I would stay here again!

We showed up promptly at 8pm, though it seemed like it more "officially" began at 9pm. They have some wine/water for purchase (outside of the cover charge) and this is not entirely made clear until you walk up and ask. I think that given the $40 charge, it would have been nice if at least the water was included but it's not a huge deal breaker. I also agree with No N. that it would have been a more homey experience if everyone wasn't on metal folding chairs -- ottomans anyone? Debbie is very friendly and welcoming and the jazz and visiting performer were quite lovely. I think the main downside is that the venue doesn't have air conditioning and it really is quite hot (even on a fairly cool day). Definitely dress down or bring a fan!

    My rating for this property solely has to do with not communicating their policies via third party…read morebooking sites which can lead to some confusion once you're on the property, leaving you no choice but to pay or take your business elsewhere. Of course, hotels require a safety deposit. Understandable. It's expected but to not mention the cost or even the fact that I would be asked to make one through Expedia can be inconvenient for other guests. I was prepared to pay the deposit, and received it after a few days. Upon my arrival, I was made aware my room wasn't ready and it would be ready in a few minutes which I appreciate them for accomodating me. Here's where I was left dissatisfied: the parking. On the website, I was made aware parking was first come first serve. However, the lot isn't as accessible as they made it seem. On the lot itself there's at least 10 parking spots that you can park in. Against the back by the gate, all the spaces are labeled as "reserved". In my head, I'm thinking that this will apply to the $42 parking fee that they charged me. However, after going back and forth moving my stuff from my vehicle to the room, I asked the front desk receptionist if I could park against that back wall. He proceeded to tell me that those spots were reserved for the contractors of the building.. so you're essentially telling me if I'm out of luck I spent $40 to not even be guaranteed a reserved spot. I put the parking permit on the dashboard however it seems like they don't check it anyways. I was put off by this completely because it can deemed as an inconvenience to not even be guaranteed a spot though I paid. The room itself (king suite) was honestly more than what I anticipated so it was really nice and refreshing to relax in such a big room. I appreciated the temp control in both the bedroom and the living space. My next pointer would be the "continental breakfast". If you're looking for a lot of options for breakfast, do not have your expectations too high. I would say it had just enough and most of the food was either too salty or bland. I settled for eggs, sausage, and some oatmeal. They did have juice which was nice, but yeah it's pretty basic for breakfast options. Other than that, my stay was seamless. I just wish they were more accomodating regarding their policy.
