We showed up promptly at 8pm, though it seemed like it more "officially" began at 9pm. They have some wine/water for purchase (outside of the cover charge) and this is not entirely made clear until you walk up and ask. I think that given the $40 charge, it would have been nice if at least the water was included but it's not a huge deal breaker. I also agree with No N. that it would have been a more homey experience if everyone wasn't on metal folding chairs -- ottomans anyone? Debbie is very friendly and welcoming and the jazz and visiting performer were quite lovely. I think the main downside is that the venue doesn't have air conditioning and it really is quite hot (even on a fairly cool day). Definitely dress down or bring a fan!

If you are uptight or want fine dining everynight, I'm sure there is somewhere in Manhattan that can suite you (which by the way is easily accessible from here). Brooklynites are great, i love the diversity. Similiar to the diversity here in Seattle. We stayed in The Vanderbuilt. Beautiful apt, everything we needed, and had tons of charm. The room was clean, and bright. We had 3 large windows in our room facing the garden, which is great because I love having natural light. For people complaining about walking too much, your in NY hello?! New York is a walking city, and really in comparison to Seattle which has tons of hills, New York is easily walkable. The way you are going to experience the real New York is to walk, ride trains, and eat local food. But really the subway is a five minute walk away...we used the Q train to get into city. Anyway I couldn't ask for a better place in Brooklyn. We loved it, and hope to come back soon. Easy walk to restaurants, BAM, and parks. We walked to the Brooklyn Promenade nearby. Great view of the city and Brooklyn bridge. Only downside, we have kids, and unfortunetly so kids allowed (mine are 3 and 7). Bummer is next time we go to NY we will want to bring kids. I'm going with 2 because of the breakfast situation. I stayed in the O'Neal room with my friend while I was in town from the West Coast for a wedding, and was impressed with how spacious the room was. It was tastefully decorated. No tv, phone, or clock. There was air conditioning--and since it was 90 degrees outside AND I'm a wuss from the Pacific Northwest, I was super excited about this. The two single beds were decent. The shared bathroom was clean and HUGE (possibly the size of my last studio apartment!). There was plenty of hot water with decent pressure. I was not impressed with the IKEA towels, nor the plastic shower curtain taped to the shower walls (what was with that?? until condensation built up, it kept floating up and sticking to my legs: not my favorite sensation). I had looked all over the place for an affordable place to stay over the 4th of July weekend: impossible in NYC!! Prices went up by at least $10 a person at any hotel, and this was no exception. In spite of this, this place was the most affordable and closest to Prospect Park, where the wedding was. However, when there was a possibility that a third person might stay with us--we were told that it would have been another $50/night for them to sleep on the floor. This seemed very excessive, so the friend opted to go elsewhere. Also, the term "Bed & Breakfast" is apparently relative, and dependent on the day. You have to pay an extra $10/day for breakfast (IMO, breakfast should be included for a B&B), and let them know the night before--it's also served when they get moving, not on your schedule. I tried for breakfast the first day, but was told there was no luck as I would've been the only taker. This SUCKED, as there is no real breakfast place within reasonable walking distance. There is a decent coffee shop with pastries about 3 blocks away, but this I discovered on my own, much later in the day. The second day, after my friend arrived, I did score breakfast, which was delicious--fritatta accompanied by fruit, rolls, and collard greens. Totally worth $10. Now, if only you could count on it. Now that I'm typing, I just remembered this incident, which was weird. I'd come home in the middle of the day to rest up before wedding festivities (like I said, it was HOT!!), and heard Mark knock on the room next to mine, and then, when nobody answered, heard him show the room to somebody. I don't know if they were thinking about renting long-term or what. He then knocked on mine, and then apologized for disturbing me when I answered and moved on. Was he going to show my room, with all of our stuff in it, to some random person if I hadn't been there??? I was totally not cool with that. Though it was advertised as such, this place is not really convenient to anywhere. Another friend and I had to walk about an hour to find a drink--not bad, but not what we bargained for. If you like roti, bad Indian or thai food, you're in luck. Otherwise, you're better off taking the subway to Manhattan, of which a convenient stop is not too far away. In total, if you're looking for an affordable, basic, but nice place to stay for no more than 2 people, and don't plan on eating or doing much within walking distance, this will work beautifully for you. Unfortunately, this was not quite what I had been expecting.

The bed was comfortable, the linens crisp cotton, the ensuite bathroom in my room (the other 2 rooms have private baths accessed from the hall, but exclusive to the rooms) was large and newly renovated. The room had a flat screen TV with all the cable stations, including premium channels. Arlington Pl. is a quiet street, yet within a five minute walk to a main drag with restaurants, pharmacy, grocery stores et al. I felt welcome and at home. The 'innkeeper', who lives on the property, was helpful in every way. There are several large public rooms that guests can just hang out in. They have done a great job remodeling this property. Highly recommended!

What's worse is I had the privilege of experiencing this during my wedding weekend. Left a few messages leading up to the weekend which went unreturned so I decided to stop by. You would have thought I'd broken in. I understand there was an event going on but there are nicer ways to be ushered out. Had my rehearsal dinner at the B&B the Friday night before the wedding (some of the guests sat in the garden behind the kitchen) and actually had the next door neighbor come by to say the event was supposed to end at 8pm. We weren't loud and only went until 8:45pm which is pretty tame for the Friday before Memorial Day. We offered to pay for it but were told by Ambyr that wasn't necessary as long as we finished by 9:00pm which we did. Last fatal error - stayed here with my new husband on my wedding night. The neighbor in the brownstone directly behind ours held a loud backyard party (complete with a live band) that went until 3:00 am. Ambyr, who manages the Inn, said she had gone over to the neighbors to say the party was affecting her guests and went so far as to videotape it so she could show Liz just how awful it was. She even told me that given our proximity to the whole thing that she had recommended to Liz that we be comped for the night (a courtesy that Liz was adamant about not extending). Had I been staying anywhere else one of three things would have happened - we would have comped, offered a different room (not possible given the size of the B&B) or offered a free return visit. As recompense we were generously not charged for the 45 minutes that we went over for our rehearsal dinner - something Ambyr was already not charging us for. And while Ambyr was apologetic about my horrific wedding night and understood when I told her that I almost checked out of the B&B that night, Liz didn't even have the decency to reach out to us. I truly got the impression that she could have cared less. Being an absentee innkeeper is totally fine (especially given Liz's less than warm personality) but at least consider empowering the person managing the Inn to make appropriate judgment calls. If she says she's not going to charge us for something, don't charge us. If she says it was a horrible night and that we should be comped, take her word for it since she was actually there. As a bride who cares about details I decided to do it and that we would rent out the tree house for 2 days the weekend of our wedding in October! Costing us $2,000 despite probably not being able to find anyone to fill the second room for $500 a night! But I wanted it to be worth it. We spend our first night as husband and wife at the same location where had a special boudoir shoot for my future husband to cherish forever ! And it'll be special for the both of us! On May 19th I was told it was $450 for the shot! Great! I'll spend it and pay my photographer,it's worth it! 2 days later I was told their policy changed! 2 days!!!!!! Despite them giving me their word! So then they asked for me to pay the full day buy out 1,000 for the shoot! I only need 2-4 hours max! And they couldn't change their policy that's SO IMPORTANT! If it's so important why was I told otherwise by their own employee) Anyway I wouldn't recommend them to anyone. Yes the place is cool but clearly they only care about the money rather than customer service! I'm personally live my life being held accountable for my word. I would never say something I wouldn't/couldn't do (if you ever had kids or dealt with them you know they'll hold you up to it) isn't that how you should run a business?!?! Your mistake! Your problem?! Maybe learn but also stay true to what you said and don't let it happen again?! But clearly the people at Urban Cowboy don't care about their word! So disappointed!!! And I was planning to use them for other things! Baby moon, baby shower, anniversary! They just lost this lifetime customer over their own mistake! - I even have screenshots of our conversation! It's impeccably decorated and the hosts are wonderful. The shared kitchen/living space always had great music playing, and the whole place was super clean. Our room looked and smelled like heaven. Breakfast was wonderful, complete with bloody marys made for us by Cas, the hostess. We started the evening in the hot tub and then went out to a great bar Cas recommended to us. The bed was a cloud. The mood is very relaxed, communal, trusting, and open. Cas was so easy to communicate with and made sure we had everything we needed. Such a fun experience.
