What you have to learn about Park Avenue Properties is that you start out dealing with the leasing team out of Cornelius, NC. They are likely younger adults and they are not highly responsive to emails or phone calls. They also don't deal with cleaning and maintenance, and they don't tell you that upfront, although they should. However, they will get you through the process and then once you are a tenant you have access to their maintenance portal/team which is extremely responsive, next day every time so far. There is room for improvement in upfront communication, but I'm happy with them as a customer. read more

The properties are not that great. Maintenance requests take forever even if it's an emergency or in my experience they cancel requests without even sending someone to check it out. They didn't take care of the property I rented and the problems that were already there just worsened and caused problems for me and my family. They are not honest people and they are terrible landlords. read more

This horrible company bought a rental house I lived in. When the lease ended, they illegally tried to keep my 2 month security deposit in its entirety. I had to call a lawyer for advice, and as they violated NC law by failing to follow procedure, they had to return the entire deposit. The check they sent me bounced, and the bank charged me. They wired money in to replace it, which added fees to my account as well. The water line in the rental property was broken and resulted in over $500 in extra water bills in my name, which the city will refund if the property provides a statement that it's been fixed, and they won't do that either. This means another lawyer fee for me to get this money back. They are total slumlords and sleazeballs and I am so glad I didn't get stuck in a lease with these crooks as it would be a nightmare. Awful. read more

Believe the majority of other reviewers-- Park Avenue is an absolute clown show. Moving into our new home was fairly easy and painless. Their self-guided tours of homes is a nice and easy way to view properties. However, here's my story and where things go wonky. Shortly into my lease, I had a major job change that moved me out of the county I was renting in. We proceeded through the process of moving out and breaking lease. Park Ave. explained that they would prepare the property for a new tenant (shouldn't take much, we kept the property in mostly immaculate condition) and then once they found a tenant, they'd take over paying rent. Great. A few weeks pass and we hadn't heard anything. Out of the blue, Park Avenue emails and says the property is changing managers to Great Jones. I emailed Great Jones several times about why the property hadn't been advertised on their website. They eventually told me it's because a new tenant took over midway through the month. Awesome news! I reached out to Park Avenue and Great Jones about receiving a prorated rent refund for the month, since a tenant was there midway through, as stated. I also asked about our deposit being returned. Park Avenue punted and told me I'd have to talk to Great Jones. Great Jones told me they have nothing on file and would have to contact Park Avenue. Which one is it? Park Avenue claims they show no tenant taking over. Did Great Jones make this up? Is the tenant a ghost, a la Casper? Where's the communication? Park Avenue owes me money and they know it. Or, at least, someone does. Overall, I wouldn't recommend renting through these guys at all. They want all the money, none of the responsibility. Shame. All I get to try to remedy the situation is a canned response from "Scott" dribbling on about how Great Jones will handle it. They're evidently not. Here's an idea, "Scott", try being a manager and reaching out to them yourself to figure out where in the world MY money is and letting me know. I'll update this review, but as of right now, my money owed is still being held. I plan on staying on them. Oh, I should add this. Park Avenue told me before I moved into the home that they would get it "professionally cleaned" before we moved in. It sure didn't look like it. We mopped the floors, wiped the window sills and counters and our mop bucket was full of black water by the time we were done. I'd guess the way we left it was way cleaner than the way they had it for us on move-in day. You're welcome. Stone cold crooks. How they're still operating is beyond me. read more

I never heard back from them regarding our application. The house got rented soon after we submitted. It's been two months. Not a peep. I can't seem to get anyone on the phone either. This should speak for itself. read more

I wish I could give this business no stars. I haven't even lived in my new place for a full year and this company is a joke and enables inadequate landlords. The list would go a mile long with how much maintenance, not only our house needs, but our property needs. I can't believe it passes any kind of inspections. We constantly ask for help through this 3rd party company and they could care less. Oh, and good luck trying to get in touch with anyone in this company when an issue does arise. This property management company denied to fix major problems in my house. Everything from a busted water pipe, to a sewage Grinder failing leaving 2 feet of poop and pee in my backyard. They're was no building permit for the entire master add on, and overall they are just a downright shitty company. I heard they got bought out because of so many lawsuits. I had black mold in my shower as well. This is just downright shitty and awful. They're disgusting people that work there and if I could give them zero stars I would. They offered no help, denied emergency requests, and let me move into an uninhabitable home, absolutely shitty staff, shitty management, and shitty people. I hope all of them get the karma they deserve. read more

This company is a bunch of crooks posing as a "property management company." I've rented for over 35 years, and they are by far the worst I have ever come across. They never repaired anything and tried to continue charging me rent when they rented my house after being forced to try by the attorney general (because I had to leave before the end of the lease term). When I returned unexpectedly to check on the house that I was still paying for, I discovered that people had been in the house without my permission. When I called them on it, suddenly the house had been "resented" that same day and then they charged me a $712 transfer fee. They also charged me every month for filters that they never sent and continued to charge me for "renter's insurance" when I no longer have any possessions in the house. If you have choice, stay away from these "thieves" and rent from anyone else. read more

if a could leave a zero I would. They managed my property prior to giving my contract to park avenue properties which is their sister company without my approval. Home vault had a 29 day rental guarantee and if they were not successful, they would reimburse 3 months of management fees. long story short, my home went unrented for 3 months between the 2 companies, so I decided to go with another company. In a matter of a week, I had 8 applications and my home rented for more than was recommended by park avenue. my 3 month of management fees were not reimbursed because they said i ended up going with a different company. This company and their sister company are dishonest and deceitful. I would NOT recommend going wit this company as you are almost surely going to be disappointed, being out time and money. read more

If you know whats good for you stay away. I'm starting to think k it's ran by volunteers/children. They are the most unresponsive company you will ever deal with. They charged us for things they didn't do upon move in. They have failed to respond more times than I can count, and then if you renew they raise your rent and tack on extra fees to their house that doesn't justify their lack of competence. They grab it where they can and do as little as humanly possible. When we moved in they charged us $200 cleaning and grass cutting fee and we showed up to knee high grass and a pile of trash and roaches on the floor of the house. They told us sucks to suck and deal with it. read more

BEWARE!!!!! My true rating is a 0 and I wish I would have read all of these reviews before renting from this negligent, unresponsive, and overall terrible disgrace of a "property management" company - I wouldn't even consider this a property management company as it would be an insult to the industry. I'm honestly not sure what this company even does because in the 9 months I have lived here so far, I have had to submit 15 maintenance request and about to submit a 16th request once the city inspector comes to investigate the house this week because I have no idea how this house was even allowed to be legally leased to anyone. Some of the most hazardous requests included 2 gas leaks (one from an old fireplace that hadn't been replaced since probably the 70s and another from a new water heater that was placed illegally inside the house and was producing very high and unsafe water pressure of 110 psi), mold inside the entire house especially the master bedroom, and a broken shower because the previous owners cut corners and installed some of the parts with plastic and deteriorated the entire thing. We had to wait 2 months to get an entire new shower and water heater fixed because the plumbers needed approval for this obviously expensive project and park ave would not respond to either of us about it. The most horrific experience that I had to deal with that made me even write a review in the first place was due to the second gas leak I discovered and required my gas and water heater to be shut off on February 3rd, leaving me with no heat, no hot water, and the power constantly shutting off because it could not handle 3 small space heaters running at once, especially if I used a hair dryer or turned on the tv. I was freezing, it was so uncomfortable and with my anxiety and depression, I was in tears every night. Eventually it got so bad, I could only use 1 space heater and locked myself and my pets inside my room, leaving me in a desperate situation that I had to call the emergency hotline and waited 2-3 hours to get a response from someone that escalated this issue. I was eventually approved for a hotel room up to a rude amount of a $100 reimbursement (so I had to pay out of pocket first) which is sadly unheard of in the city of Charlotte for a last minute booking that allowed pets, including taxes, security deposits, and additional fees such as parking. As a single woman, I was not about to search for a hotel room 30 minutes away in an unsafe area at 11 pm on a Saturday night that accepted pets for $100 for an issue that was not my fault!! I tried calling this company, specifically the team in charge of my property (Team Soho), SEVERAL times, left voicemails, emails, even called the main company which I found out exists in a tiny vacant looking unit in Cornelius, NC because I needed to drop off my deposit in order to get the keys to the house I was approved for or else I would've been homeless as my previous lease has ended and the entire process took over a month to get approved (which by the way the background screening and pet screening are done by third parties). I had to knock all around the doors and windows to finally get someone to answer the door because they were all hiding in the back somewhere to not be noticed. Do not believe any positive reviews on Zillow or their website as they are most likely fake and from the company themselves or they hired people to give them good reviews. I am currently pursing a lawsuit with them because of the health issues they have put me and my pets through with mold (that by the way is STILL present in the home and I have asthma and severe allergies) along with possible DEATH due to natural gas poisoning from 2 gas leaks or an explosion just like the one that happened to the house in the Ballantyne area. I advise others to look into getting a lawyer if you are currently going through similar issues because they could care less about you, they just want your money. The one time Scott and team responded to my email was when I finally threatened legal action and their response was vague and in the end provided no resolution other than for me to proceed with the lawsuit and have the Charlotte city inspector come out to check out the property. read more

Found a house listed and went to take a look at it. Seemed alright, needed some minor updating. Checked the attic last and good thing we did because it was full of rats. Called and let them know we were interested in the house but that would need to be taken care of before more in. Took them 4 business days (6 days total because of the weekend) to email us and let us know that we had been approved but couldn't take the house because another tenant had been chosen. Not sure why it took them that long to let us know this when they had probably known for days that we wouldn't be getting it. Application fee for my husband and I was $120...... no refund even though we weren't able to get the house. A total rip off. read more

If I could give negative stars I would. They don't tell you when you sign the lease that not only do you have to pay monthly rent but THEY CHARGE you extra fees to pay your rent. What an absolute RIP OFF. It used to be $2 to pay your rent online and now it's $3 to pay it online. If you mail a check or drop off a check it's $6. I wonder where all this extra money is going and if it's being reported to the IRS. I would never recommend this property management company to anyone. Stay far away from them!! Very professional (sike) and if you need anything fixed at your property you are renting forget about it. I DID put in maintenance requests when I moved in NUMEROUS times and they kept getting deleted. As i read the reviews I see I'm not the only one with this problem. read more

Not satisfied at all with this company. They have fees upon fees, they take there sweet time fixing the issue i'm having with the house and when you call the office they are unsure of simple questions you ask (one lady told me one thing and another lady told me something different). I just resigned another two year lease because i love the neighborhood but very disappointed by the new $200 lease fee (the old fee was $75). The first lady told me that it was for filter (been living there for 3 years no filter yet) and the legal fees (what legal fees do you have?)I pay my rent on time every month. Then the manager got on the phone and said all that was wrong it was for lease preparation (basically to pay their bill, employees etc..) Guys before you spend money on anything it need to be explained why! Very unhappy with the company will be leaving when the lease is up! read more

BEWARE!!! Recently, on 2 different occasions, I have researched their website to find a home for my family in Charlotte. I found several promising properties and narrowed them down to 3. THE GOOD NEWS: With one of the properties, I was actually able to schedule a showing. THE BAD NEWS: Pretty much everything else. For starters, they use this online scheduling tool that has a 2 to 4 day delay. Sure, there is an automatic email response sent, but actually reaching the Realtor that will show the property takes around 2 to 4 days. Seriously??? MUCH BADDER: The Realtor that was assigned to show the property was absolutely terrible. She had to reschedule the showing, last minute, on the actual showing date. I'm not kidding! WORST: You could tell that there was no walk-through of the property before we arrived. Luckily my young daughter wasn't with us. There were both dead and live bugs everywhere!!! There was also beer cans and cigarette ashes upstairs in the bathroom and bedrooms (It really felt like someone was living in there). MUCH WORST: After I pointed out these findings to the Realtor, she had the audacity to try to sway me to become a client of hers on a search for a home to purchase. Seriously?????? THE ABSOLUTE WORST: The other 2 properties were NEVER shown because... And I quote "Unfortunately, the property you have inquired about is unable to be shown at this time due to renovation. Please check back with us later on this week for an update on the status of the property. In the meantime, we encourage you to visit our website for other available properties." My question here is, WHY HAVE THESE PROPERTIES ON YOUR WEBSITE, PICTURES INCLUDED, IF THEY ARE NOT READY TO BE SEEN? Makes absolutely no sense. WARNING: I would caution all of you to STAY AWAY from this company. They have the worst communication ethic for a property management business I've ever experienced, they are not customer-friendly, and they are lightyears away from being organized. It absolutely scares me to see how they are treating actual tenants of their properties. I sincerely hope this helps. Goodluck! read more

This company is owned by an uber-conservative congressman and is run very poorly, in Trumpian fashion. He also owns the "pet screening" company they use. The house we applied for is owned by Open Door, so it's likely the previous owner was screwed over in the purchase. It's also likely true that the quick flipping was to cover up a house in much worse condition than its photo op would suggest. We paid the application fee and heard absolutely nothing for days. We tried calling, emailing, texting, leaving voicemails, even faxing. Randomly we were able to get a woman on the phone but it was clear her responses were canned and she was just trying to get me off the phone. The application process took a full 7 days and then we were denied. The only reference to credit reports on the listing or the website were that scores under 600 might require two months' rent as a down payment. Our scores were above 600 but were denied for completely unrelated reasons. Our income is SIX TIMES the rent and our rental history is flawless. We definitely avoided several bullets after seeing all the different fees they charge - even a fee to PAY YOUR RENT. The overwhelming negative reviews and BBB complaints make it clear that this company is to be avoided at all costs. read more

I still agree with "EEKS, me thinks not". Although a rep from the company called me the next day (sorry you guys who are already renters, we all know why my call was quickly answered and not yours-they crave new blood), I'm still going to believe all my fellow yelpers and realize that they've baited and got you, whether you're using them to represent their property (as an owner)...or you're a tenant. 37 negative reviews speaks volumes. I only wish you two who contacted me in my interest about 2428 Mt. Isle Harbor Lane, treated your paying customers as well. I looked on many realty sites and while on Zillow, got the phone number from what I mistakenly assumed was PAP. It was the owner, who turned out to be very accommodating, despite the voice message on her telephone (which she obviously listed, independent of PAP- for her property). I'd already written a negative review because of her voice message reception. I've withdrawn that...however I'm still going to avoid this property management group, as I'm no stranger to lousy "landlords/ property managers". Nothing to do with PAP, but once sewage was percolating up through my shower and my young daughter's bathtub, and they did nothing about it. I don't EVER want to deal with such money grubbing companies again. Moving on to greener pastures (without the shower manure) read more

We used Park Ave to manage a few properties for us. The experience has been nothing short of a DISASTER. Any time there was a repair required they got their folks to come up with a huge quote and did not get any other quotes---I had to do that on my own as a property owner who is using them for property management. They were unresponsive to calls from me when our property was not being rented out. I finally gave up and moved our properties to another company. What a GIANT change---the new property management got our home rented in a few weeks and said it was in a terrible state when they took over. I am shocked that Park Ave management is not reading this ghastly reviews and doing something about the situation. read more

We have had repeated issues with Park Ave Properties. 1. When logging a repair request, the ticket is closed even though issue is *not* resolved. The system generates a notification for the tenant, and you have to log another request for the repair, as the tickets cannot be reopened. The same issue happened twice with two seperate issues. 2. We had an issue with the dishwasher and AC. Both were inspected by maintenance companies, repairs were approved by the owner, and the ball was repeatedly dropped with Park Ave to coordinate the repairs. It took 2.5 months to have these issues resolved... We received notification that the repairs were approved by the owner, and yet, we kept getting the same tired excuse from Park Ave of "we apologize, we are reaching out to the coordinate the repair".... and then **crickets**. The responsibility of following up was on us! I never fully understood what the difficulty was with coordinating these tasks was. Listen, we pay our rent on time, every month. We are good tenants that care for the rental property as if we owned it. As former landlords ourselves, my husband and I understand the value in just those two items alone! The customer service we have received from Park Avenue Properties, every step of the way, has been abysmal at best. Lack of taking ownership of the situation, poor follow up and follow through, zero sense of urgency, and mediocre communication. My husband and I do not have the time to continuously follow up with these issues... after all, that is why there is a property management company involved. Or, so I thought. read more

Hello John B. First off, I'd like to say that I do not know your company, or what your values are. Greed is probably the highest of them I can imagine. Me, my wife, and our four kids would like to thank you for making us homeless this holiday season. Now we never signed a lease with your company and I'm glad we never will. Our landlords sold the property to you on the condition you keep us as tenants for the remainder of our 2nd year lease. Wouldn't you know it? After paying our first rent to you on time, we were greeted with a notice to vacate for renovations. We begged and pleaded for more time to find a new place live and to let our children at least finish out the school semester. You couldn't even wait a month, or offer us another property to rent? Yes we were paying a hundred dollars short of what the zillow rent price was, but I myself personally performed renovations to increase the value and aesthetics of the property. Now instead of eating Thanksgiving and enjoying the company of loved ones we will be packing everything we own. Now if you had just left it there yeah we would have had hard feelings towards each other, but I guess the money talks louder than your morals. Your company sends us a letter to clean the appliances and house before we leave to receive our security deposit. Now, mind you, the only appliances that were in the house when we moved in were the stove, waterheater and heater/AC unit. Then you tell me that you own them because you claim they were listed with the house? No sir, I paid for them. So while gathering all of our belongings on Thanksgiving, I also have to find receipts to prove to you they are my property and contact the realty company that sold the house. Guess what? They were not listed. We also do not have a lease with you, you want to kick us out, you lie to me, and you also want me to clean to get our security deposit back? No thanks I'd have more faith in getting struck by lightning or hitting the Powerball than getting that deposit back. As a craftsman, and a handyman, I will leave my work intact, and clean for the next one you sucker in. It shocks me that a company that bullies, lies, and has no value for other human beings is still in business. You are not people you are monsters. You kick tenants while they are down, and walk all over them. So John B., Park Avenue Properties, and whoever reads this just know what this company stands for: money not morals. read more

I moved from CT & when l was looking to relocate to Charlotte I found Park Ave Properties because they listed a home that I was interested in that fit my family's need at the time. I paid them to go through the initial process of renting a home "sight-unseen", and was put through the "ringer", and when l say the "ringer, trust that it was a NIGHTMARE! We needed to quickly find a home to rent and found this property on the Zillow App. Everything seemed really great with it and the process to get the house went smoothly. We are first time renters (both of us are only 22) and didn't think to look into reviews of the property company as everything looked good from the outside. Well, I'm here to tell you to read the reviews because it seems like way too many people have the same issues with this company. We have been in the house for a couple of weeks and have had more problems than we should for just moving in. We had 2/3 sinks leaking with parts completely missing from the piping, a toilet leaking, AC not working, washing machine not working, our doors and windows are in terrible condition, and we have seen pests. We got the sink and toilet issues taken care of pretty quickly after putting in a request. It seemed to be super easy and we felt good about putting in another request when the air conditioner went out. Wrong. We have been without air conditioning for 4 days now with zero updates on when it will be resolved. It has been 85-90 degrees inside our house and we are unable to open our windows because they lack screens or the screens are damaged or not in properly. I have called the emergency maintenance line for help and was supposed to be receiving a phone call with updates but never did. The people on the maintenance line repeat the same things that are extremely unhelpful. The house was very dirty when we moved in. All of the nooks and crannies of the place were filthy. Not to mention the work done on the house before we started renting was extremely poor. It is very apparent that no one from Park Ave came to inspect before we moved in. Everything just seemed careless. Screws are missing everywhere, in vents and ceiling fans so they're loose or fall off. The doors to the house barely close and don't properly fit in the door frames. We would love to use our front screen door to let some fresh air in but can't because it is so broken. Overall, these are just our FIRST impressions and I am very fearful as to what is to come. They have not made this move easy or comfortable for us AT ALL. read more

Home owners planning to use Park Avenue Properties for property management... DO NOT!! If you require any repairs during the lease... they will send out OUTRAGEOUSLY EXPENSIVE contractors to do the work. They will allow the contractors to fix only part of the issue... then come back several more times so that they can charge multiple service call charges. It is my belief that the contractors sent out to the house know that its a rental and they know that the owners are not there to analyze the work or the 'so called' repairs. Park Avenue Properties back the contractors no matter the circumstances. Consider yourself lucky if you ever receive a full months rent. My contract with them is about to expire 'THANK GOD'. I fully anticipate they will find some bullshit reasons to take money out of my rent income. I will let you readers know. read more

They are the worst property managers you can find. There are so many things wrong with our house and after multiple maintenance tickets submitted, calls to their office, maintenance line, and contact numbers we still have had no one even call us back, let alone come to our house and fix anything. We call, explain our issues (again) and they say they will submit new tickets and have someone call us. No one EVER calls. When we call back, they tell us that no one we spoke to even submitted new tickets for us. They lie. The one time our ticket did get submitted (for a broken AC unit, we set the AC to 70 and it doesn't come on, leaving the temps at 80 degrees inside) the Property Manager cancelled it and told us that is normal since is it summer and it's hot outside.... I DO NOT recommend this company to ANYONE. read more

This company, is so sleazy and unprofessional. they lie, falsify documents, do not return phone calls, emails and ignore the MOLD issues that I believe this company and the owner were aware of when I moved in. Josh, the owner wrote in text, that the furniture had mold because of water damage! Apparently, instead of actually remedying the source of what is causing the mold to grow, you rather push tenants out, and just clean up and move new and unsuspecting people in. I have had mold spores growing in this property on 3 occasions. I remember (and the owner do as well as stated per the last email in which you actually replied concerning this) meeting in person when I brought the photos to the office. For you, to be as cavalier and as scandalous, knowing the history of this matter and how there have been spores in the kitchen, dining room, closet, the furniture, and my clothing and shoes is nothing less than pure maliciousness. I have no idea, why the mold request that I submitted was REMOVED today from my tenant portal and replaced with a request for gas service. Something that I never requested and am completely unaware of an issue needing to be service. Of course, since you didn't call me or reply to the last five emails sent over the course of the past month; I had to call you to inquire. Though when I called today, you picked up the phone on three occasions, and simply said "Hello....Hello...Hello...?" Moreover, I will do everything in my POWER to inform as many people as possible about the atrocious ways you and this despicable company treats their tenants. Social media is a POWERFUL tool and I will be contacting these people on Yelp (who also recount very similar stories of dishonorable treatment) to help assist me in making sure Park Ave Properties is exposed in how it treats its tenants. As an adult and as a human,I would feel nothing less than disgusted and pitiful if I treated my customers the way that you and this company have treated me. read more

Happy to check back in with this god awful company. We've let Park Ave properties know that we WILL NOT be resigning via multiple emails and phone calls. Somewhere along the line the message got skewed and they took it as we'd be terminating the lease and vacating the property today (a month and a half before the lease is over). We all got an email saying that we told them we'd be vacating and all the charges they were going to hit us with for terminating early. I don't understand why this always happens with this company. Maybe English is their second language??? Once again, this has been an absolute nightmare. I wouldn't rent a bike from these people, let alone a house. STAY AWAY AT ALL COSTS!!!!! read more

If I could give them zero stars I would!! I have never had a problem with my relationships with property managers/owners in my life but this organization provides zero support or customer service. Their only form of communication is email, and good luck having anyone answer their phone. My issues aren't with the fact that nothing gets fixed, that is the owners decision. My problem is the property management company argues with you, doesn't communicate efficiently, and is inefficient in their processes. If you find a 'good deal' with this company run far far away. It's worth an extra bit of money to not deal with these people!!!!!! read more

Looks like my experience is consistent with the others. I was migrated from Red Tulip and was assured I'd receive the same level of service. I had to to pay twice to get the property back up to renting standards. I paid first with Park Avenue and then again after I separated from them as the work was not completed and what was done was not acceptable. They had several very good managers but none of them seemed to stay very long. Don't stop at Park Avenue, proceed to Boardwalk or go to GO. read more

I can't think of a more unprofessional company that I've ever had to deal with in my entire life. Never have I had to commit so much time to emails/phone calls with a company, only to be left hanging, waiting for call backs, writing 3~4 emails to get a response, waiting days for said response. When i did get a response, it was short and sometimes even rude. When I asked to speak with her Manager, I was told no. That I could only deal with her. But that's only part of it. I think the easiest way to showcase my issues with Park Ave Properties would be in a list form. 1. Told we couldn't move in until 7 days after our requested move-in date due to maintenance, only to arrive to a condo that had not been properly painted, locks hadn't been changed, drawer and door handles broken off, burned out lightbulbs and finding the owner was storing a light fixture in our closet (illegal). 2.) When we did arrive our "Rep" left no instructions as to WHICH lock box contained our keys. That was a fun search outside in 35º weather, in the rain. After all, there was only about forty lock boxes. Also, she said it could be one of two possible combinations. Hopefully one works. Yeah, no kidding. 3.) When we asked that our locks be changed and the paint touch ups be redone in a paint that actually matched, it took more than two weeks for the work to be started and nearly a month to be completed. Seriously? Seriously. 4.) On another cold and rainy day I arrived home to find out that my building access key fob had been turned off. I waited 20min for another resident to come to the door. I asked if she knew what was up and she said "You must be a Renter. Your management company didn't do their job." Apparently they had received an inventory notice and were to report their fob #'s. Well, yeah, they didn't do that. 5.) We vacated early. That's on us. Jobs took us elsewhere. BUT, we referred someone who loved the condo/location, applied to move in and was accepted. Saved us from paying extra months of rent.. The only problem was, our "Rep" didn't respond to the new tenant's emails, just like she hadn't ours. It was a constant battle with our "Rep." She flat out lied to the new tenant, likely in an attempt to ovoid doing work/charge us more money. The new tenant kept asking me for help in reaching our "Rep." She kept saying she needed to move in ASAP, only to get the same runaround from our "Rep." She kept leaving messages for our "Rep," even driving twenty-five minutes to the office to try to meet with someone. 6.) Our security deposit was returned after the allowable one month period (illegal) and was returned only after my asking where it was. Also, it was $5.00 short. One final kick in the rear, I suppose. We neglected to pursue a lawsuit against them over the late return/short return. This all happened a few months ago. I didn't want to write a review in anger. But I do want to warn other potential Renters the dangers of working with Park Ave Properties. Save yourselves the headache. You'll be thankful. **And OMG, I forgot to mention our "Rep" didn't even know which mailbox was ours! We had to call the post office, who then had to have our mail carrier call us back with the number. That took 10 days to figure out. On the plus side, our mail carrier was a delightful woman.** read more

Park Ave continues to amaze me at their inability to communicate. It's funny, each time I call and select to speak to someone on their automated attendant, it always states that I am caller number 2 and I have an 8 minute wait time. You have the option to leave a voicemail to receive a call back...but funny, no one ever called me back. There was an option to leave a message for the executive team at Park Ave. The message states "Our #1 priority at Park Ave is customer service, your concerns are important to us. Please leave a message and a member of our executive team will call back within 24 hours". I left a message 3 weeks ago and never got a call back. The latest fun with Park Ave has been them scheduling vendors to come out for maintenance appointments without our knowledge. There is nothing like being at work and receiving a call that a vendor is sitting outside your door waiting for an appointment that you had no idea was scheduled. Of course, Robert in maintenance at Park Ave blames the vendors because Park Ave has a strict policy of taking responsibility (or apologizing) for anything. read more

latest issue...the saga continues. This time our oven and range went out first thing Saturday morning. You call the after hours number and get some third party that processes it in the "a system". You know this isn't going to end well. By 5 that afternoon I have an email from them saying "I received your work order and have contacted appliance repair to come out and address the issue. Please look for them to call you to schedule the repairs." GREAT, maybe they're going to do something. Nothing Sunday, nothing Monday by noon, guess we're going to call. We've (my wife and I) combined left 4 messages then at 3 PM (shortly after I leave a message) I get an email saying it has been assigned. I call the vendor they've assigned...he has no idea what i'm talking about, but "OK, I can get to you tomorrow." Another day wasted! Thanks for making this a priority Park Avenue! I know not everyone cooks, but we use our oven and range 3 meals a day. what are we supposed to do. I don't pay the rent I pay to not have working appliances. I've said it before, I'll say it again, if own, DON'T USE THEM, if you rent, avoid renting from them IF AT ALL POSSIBLE! read more

If I could give zero stars I would, this business is a SCAM! All they do is scam you out of your money for "application fees" and then give you any reason they can telling you that you don't qualify for their property. Well I tell you what Park Avenue Properties, you don't qualify to be called a business read more

What a scam!!! They let you apply to rent a property, take $60.00 for every applicant, make you jump thru hoops, request all kind of personal information, bank statements, etc..when all along they have already a candidate already vetted and then you find out that they took your money for NOTHING. How many applicants do the take for one property? They keep collecting 60.00 dollars from everyone interested in the particular property, when all along they already have the person. They should take one application at a time and once rejected let the next person pay the fee. What a racket they are running!! read more

I wanted to get information about renting from them, and was concerned after reading these reviews. I called and was treated, from the start, like I was totally bothering them. I never got an entire sentence out during the entire conversation before being interrupted, and was spoken down to the entire time. I ended the call feeling as though I was a low-life who had just disturbed the day of the person to whom I spoke, and never even got the information I wanted. read more

Worst company to ever rent from. If you want people to not call you back when you have problems, do inspections without telling you, force you to pay extra to pay rent, and pay large security deposits and not make sure the house id clean before moving in, then go ahead and use these guys. Otherwise STAY AWAY! Worst company I have ever used to rent from. DO not ever call back, with basically make everything to be your fault, even though they do these all of a sudden inspections and find nothing wrong with the house, but as soon as something breaks, they will charge you. Scott Bright is the worst at his position, and all the people working below him and not much better. No Customer Service skills what so ever, and clearly have no idea how to talk to people, which is probably why they choose not to. I advise you NOT TO DEAL WITH THIS COMPANY IF YOU CAN HELP IT! read more
