The HOA tried "fixing" the outside door step piece for a tighter seal - which held for a few months. Both the owner and HOA have tried to do everything on the cheap. Carolinas Metro Realty & Property Management took over managing the property 4 months ago and they are terrible. Brandon Farmer is the rep that was assigned to this unit. I told him about the water leakage weeks ago...still nothing has been done. When I bring it up, Brandon has a million excuses but none point to him. Hope to file various complaints this week.

This is the worst, most incompetent Property Management company, ever. Their owner, Clarkston…read moreHines, is a con man. I moved into this property on December 30, 2025. On that day I submitted a list of things that needed repair as my contract allows me 5 business days to do so. I submitted a more complete list five days later infer the advice of Mr. Hines, the con man. The owner of this property, Schill Family Rentals, repped by Joan Schill is no better. Upon entering the property, I immediately encountered a number of issue such as: - The lid of the toilet tank was lying in the bathtub. - The closet doors in multiple rooms were either missing or off their tracks. - The countertop is badly peeling. It's dangerous to have food on it as the contact paper is peeling so much that it may contaminate the food. - Master bedroom window was broken. - Bathtub not sealed and grit comes pouring into the tub when the shower is being used. - No smoke detector. - Fridge interior light not working nor is the ice and water dispenser. - Front left stove burner does not work - No doorbell, but a 2 inch wire from where the doorbell should is exposed. - The flush handle on the toilet was installed upside down. In order to flush, the handle had to be pulled upward causing it to to hit the lid of the toilet tank. So incompetent! This company is such a joke. - Rubbish removal from my backyard. They actually sent someone to remove it but the kid they sent somehow managed to put the neighbors in charge of removing it. The junk, which is a hazard, sits there to this day. For that matter, many of these issues, such as the severely peeling countertop, still exist... nearly three months later. Three months! That's 25% of the contract length. My God! This was the condition of the property that they saw fit to move me into. Shame on them! I was in the process of moving here from another state and so I could not do a physical walk through. I did a video walk through though and none of these issues were disclosed at that time nor could they be easily identified. They have tried to tell me I am to blame for not being available for the physical walk through. So I guess that makes them think it is just fine to have a tenant move in to such filth and disrepair. Shame on them! Beware of doing business with PMI Charlotte as you will certainly be treated like you do not matter.
