I've never rented from a company (America Homes For Rent)that refused to take Crisis Assistance payments or any type of financial assistance. I have paid 2100+ in rent for their last 4 years and has never been late and the 1st time I get laid off and waiting on unemployment they wouldn't accept a payment from crisis and filed for eviction. I would totally understand if it was a constant request but a 1st and 1 time ever. I wouldn't recommend this company with this failing economy because this situation could happen to anyone. and it's 1 thing to not have the money but it's another when they refuse to deny it because who it's coming from . While the maintenance department is good, the property and property management, not so much. We rented this home without being able to view it before move in. That should've been our red flag. Since the first night we moved in, we've been dealing with roaches from their previous tenants. The property manager stated upon their inspection, they did not see any roaches...that's because they come out at night, not during the day and even my pest control said they'd tell AMH that. I told her we would not have moved in had we known this problem existed. I hired a pest control that is having a hard time getting rid of them. I let the property manager know this. She said she'd try to get me refunded for pest control. Haven't heard a peep back. So, now, my little family is having to live with roaches because of this company. We just started the lease 2 months ago. We will not be renewing the lease come next year and I will forewarn other possible tenants of the current issue we are having. I can't even let family come visit because I'm afraid they'll see one of the roaches and I'd be embarrassed. I've never had roaches and have had to ask the pest control to come back weekly to spray, not understanding that this could take awhile to get rid of according to the pest control I hired. Now, I'm stuck here in this hole with no money to be able to move until next yr. I'm just hoping and praying no roaches get in my things. I've barely unpacked because I'm afraid of the roaches getting into my things. I'm constantly cleaning even though the pest control said that wouldn't help much with as bad as this is. read more

Slumlord. Have been renting from them for almost two years. In that time we have had 4 separate issues happen and had to fight to get them to get them fixed. Heat went out in the winter, gas leak from their maintenance guy, hot water heater went out, and A/C went out in the summer. If its going to cost them money you better believe they will make you wait as long as they want to find the cheapest way to fix it. read more

If I could give this company a negative rating I would. They purchased the house nextdoor and rented it out for 6 years. What was once the most beautiful home in our neighborhood is now in shambles. The "grass" is over 2 feet high, the garbage is in the backyard rotting, windows and blinds are broken, glass on the front lawn. If I could give this company zero stars I would. They don't follow their own terms and conditions on the lease. The home falls apart and if the ceiling isn't falling in or the home burning down, maintenance request and ignored and deleted from your on-line profile. I cancelled a lease on my studio bc this home had a separate one over a garage - all based on a discussion about move in dates. This is the absolute WORST company to rent anything from. I rented a home for almost 2 years with AMH and needless to say it was the worst experience I have ever had in my life. To start when I moved in I had no property manager for the first 6 months I moved in. The property was extremely disgusting upon move-in , the gutters were literally growing trees!!!! The second floor had three major leaks throughout the duration of my stay which rendered the master bathroom almost USELESS, and created a huge stain on my downstairs ceiling. The home had to get a brand new air conditioning installed because the old one straight up broke. The house was clearly poorly serviced and never kept up unless a tenant complained. The absolute WORST part is that upon move out I only got back $700 of my $1,900 security deposit! They charged me for every single little thing when in reality that house was falling apart when I moved in and I reported everything to them and they did nothing about it!!!! I was even charged for the gutters when I HAD BEEN REPORTED THAT THEY NEEDED TO BE CLEANED. Oh and by the way they supposedly charge you 3 months behind on utilities..... Talk about a crooked system.... I would recommend anyone that wants to avoid this type of experience to never rent with AMH!!!!! They will take at least HALF of your security deposit no matter what, and will blame you for any little thing no matter how clean & responsible you are. I even took 50+ pictures of the condition I left them home in, which it was 10x CLEANER, and NEATER than when I moved in, and somehow I still got charged for HALF OF MY SECURITY DEPOSIT. When I challenged this resolution the "property manager" refused to give me my deposit back, instead they insisted that it was correct.... I would never rent with them again and Id strongly advise anyone reading this to never rent with them either. read more

Our move in was yesterday. In this tough market, we weren't able to see the house when applying as they had a tenant occupying it. We were approved and once the tenant moved out, we asked if we could come tour it prior to move in. They stated that we could not go in the house as they had to get it "up to their standards." I assumed they'd be painting and cleaning it up (like any rental would prior to showing a house.) Upon arrival yesterday, our house seemed totally unfinished. The walls have marks and scuffs everywhere, the doors were completely scratched up. The gate to our fence could not shut at all (we chose this house because of the yard for our dog). Mold growing on the grout of the shower. Water stains on the ceiling and walls. The way they "fixed" things looks like they just slapped another wooden board on top and called it a day. When we called our property manager, Angelique, to let her know about our concerns, she did not seem to care one bit. This is after we had finally gotten a hold of her because we called another line and another worker said "oh no she's here let me go get her." As if she were blatantly not wanting to answer her calls or do any sort of work. Angelique claimed that the walls were only "patch and paint" to fix any imperfect parts of the walls and that they would not be doing a full paint job. That's fine, don't do the whole wall, but none of the wall was even "patched". At the end of the phone call, Angelique said she would send someone out to come look at the condition of the home and they would go over all of our concerns with us. About 20 minutes after that phone called, Angelique then emailed us to tell us that they will not be repainting anything because of a "few small stains." Mind you, she hadn't even seen a picture or anything at this point. We emailed her back with some of the pictures and told her we would definitely still like to get someone to come out and look... no response of course. I don't appreciate being gaslit. Luckily, we are handy people and will be able to fix the issues ourselves, but their "standards" seem incredibly low and put a damper on our move in. read more

I wish I could rate them higher, but unfortunately, I have been unable to get anyone to respond to me for over a month to resolve an overcharge on my final rent statement. I have called their Huntersville, NC location multiple times and sent several emails to Gail Lenkeiwicz, Elizabeth Bogert, and Kristen McCall. It's impossible to connect with anyone in that office. They refuse to contact me to credit the difference. I understand that finding quality workforce is an issue, but I feel I have been more than patient with them. Based on my experience, I would not recommend renting from AH4R. Unprofessional, unresponsive, and based on my most recent billing transaction, unethical. read more

I have files 3 BBB cases against this company as my garage door is broken and I can't open it and they lied to them every time stating they have contacted me and fixed the issue yet my garage door is still broken. NEVER Rent from this company. They don't respond to repair requests. We had no heat in our house during early Spring months last year. The Gas company found a gas leak and forbid us to turn it one until inspected. When AH4R sent out their own guy, he found nothing, even though we've continued to smell gas from the unit for about a year now. Now we have black mold in our kitchen. There is no running water in the kitchen for going on 4 days with black mold visible. We were expecting repairmen to being work YESTERDAY, but today they only came to photograph the cabinets so that the company can have assurance they need to replace cabinets. They had already done this FOUR days ago! We have nine-year old terrible looking paint jobs and can not see anyone in person because the nearest office is about 4 hours drive from us. This is worst company I've ever dealt with. We may be looking at legal proceeding. NEVER Rent from this company. We never will again. read more

This company is the absolute worst to use to rent a home. They only collect the rent and won't do any improvements to the property. I called about a dead tree on the property and was told that it's not close to the home so they won't remove it. After living here for over 8 years, I asked if they would paint the interior of the home and was told that they don't paint whole the tenant is still residing in the home. My kitchen sink faucet broke and they sent a plumber here to replace it for a $20 faucet. So now the big issue, I have had issues with the AC units every year since living here. They have been serviced every year at minimum twice throughout the summer while here. This year the same thing, only this time the technician said they've outlived their time and will need a lot of work to get them up and running properly and it's time for them to be replaced. I placed another service issue and have been waiting almost a week to hear from anyone. If you're considering renting one of their properties I would think twice. I have never been late with my rent since living here and every year regardless of how great a tenant you are we have always received an increase in the rent. This company is all about the money and not one bit concerned about the upkeep of their properties. I'm 100% fed up with this nonsense and we will be ending our lease when the term is up. read more

My family and I had a great experience back in 2018, when we rented from American homes 4 rent! Now I have nothing but nightmares with my property manager and our home!! First the house was a disaster- from the front door to the backyard filthy!! Our window blinds are white- but were completely black from the dirt on them! Since we moved in this past April- both toilets broke, had to turn on our shower with a screwdriver, dishwasher was broken, glass door broken, grass/weeds broke the fence in the backyard, mice were dead in the air vent! And to top it off our AC unit has been broken since we moved in- after the six visit from a HVac company they stated " the unit need a compressor " this was Friday July 24th 2021- it's now July 27th, 2010- with 100 degrees easily with the humidity! I hate the fact American homes 4 rent- even charge us for lights, gas, and sewer??? We're renting!!?? Don't buy or rent from them because no one is able to confront the issues with the properties but always have their hands out for RENT!! I made a mistake with one star!! American homes 4 rent - no one ever calls back - I have left numerous messages and NO ONE RETURNED MY CALL!! So I pray this will reach those who want to rent from you all!
