Lease renewal is coming up & thought I'd like to move to Deep Ellum & be closer to the "scene..." As the saying goes "The grass ain't always greener..." Traffic was terrible on my visits and the apartments were shocking to say the least. Horrendous parking/parking garages, tow trucks everywhere and the interiors of those apartments were atrocious. Carpet in the hallways that looked extremely stained and were probably from the late nineties. The smell of weed permeating the hallways had me waiting for Snoop to duck his head out of an apartment at any moment. All of this to say, that I will be renewing here at Park MD & I have a greater appreciation for my location, management team and the maintenance crew. It may not be "perfect" but it dang sure BEATS a lot of the competition. Again, thanks to Jennifer, Rene and the entire Park MD staff for what y'all do. Another thirteen months on the horizon. ( Go easy on my rent increase ) LOL!!! read more

I'm not someone who writes reviews-I tend to read them instead. However, I feel compelled, arrested in fact, in unsubtle ways to express deep feelings of gratitude and nostalgia. I've lived here going on three years now, which is another abnormality considering my lifestyle. But why? There are two reasons, and their names are Jennifer and Kate who work in the leasing office. There are a plethora of beautiful residences in Dallas, plenty of nice neighborhoods. But this is the only place I've ever lived in Dallas where the management treated me like family, who go out of their way everyday to make this house a home. At Park5940 MD, I am not my bank account, the color of my skin or the car I drive. I'm simply Jonathon, everyone's little brother. And not only do I see it in their eyes-I feel it deep down in my soul. Thank you, Kate and Jennifer. These will be among my most treasured memories for the rest of my life. read more

the Facility is very nice and clean, very lit-up and not to mention the maintenance team is awesome, every one there is very helpful and polite. The ladies in the office are very sweet and kind. i enjoy living in this community. read more

I stayed in a studio on the 3rd floor for one year and will be moving out only to save money. This apartment is across the street from UT Southwestern's north campus. It was my first time living in an apartment, and it was pleasantly comfortable and secure. I never felt concerned here for my safety, and my friends are surprised by the little luxuries that I have come to take for granted: a giant bathroom, a giant closet, beautifully modern appliances... In my apartment search, I had heard lots of stories about disappointingly slow maintenance teams, and I was really relieved and grateful to find that couldn't be further than the truth here. I didn't use the pool facilities, but I loved the gym spaces (especially the often-forgotten 2nd floor space with the wall of mirrors). I will truly miss this when I leave. I would have loved to stay here longer, but I'm a poor student on loans... read more

Overall I recommend against leasing from this property. My review focuses on 3 negatives: noise, cleanliness upon move-in, and the overall facilities. The first major complaint was the level of noise in my unit and the overall lack of sound proofing. Even though I am sure the tenants above me are walking normally, it's sounds like they may as well be walking on cinderblocks. I even measured how loud it was-- a step would go about 65-80 dB. More than enough to frequently wake me up from sleep, and I am definitely not a light sleeper! It wasn't just noise coming from the unit above me either. The sex moans from the neighbor bordering my bedroom will haunt me for the rest of my life. I complained multiple times to the front office, but of course that never made any difference. Next up was the condition the apartment was given to me. It initially looked clean, but upon closer examination, the unit was completely filled with hair from the previous resident. I could have made a wig. Seriously, it was a tornado of hair in the unit. One of the ways they 'clean' units between tenants is just painting over the walls. This resulted in many strands of long black hair partially stuck in the walls. Lovely. There was also a really bad odor when I moved in. The irony? I was charged a $150 vent cleaning upon my move-out because of a fictional 'smoke smell' in my unit. My last major complaint is the poor up-keep of the building. Although in-unit maintenance requests were quick, anything else never got fixed. The door leading from the hallway to the garage was broken all 12 months I lived there. Some days I was able to use it, others it wouldn't budge and I had to walk all the way around to the other side of the garage. The garage fobs also broke frequently for me, and I couldn't get into the garage. I once had to wait 30 minutes at 1 AM to get back in. I had even tried calling the emergency courtesy officer on site for help, but of all 5 times I had tried calling him during my residency, I never got a response. I was very excited to live here, because the units truly are gorgeous, but sadly it's all superficial. I do not recommend leasing here. read more

Definitely look around plenty of choices when it comes to security of your belongings and vehicle. I'm torn about how I feel about living here. The unit itself is nice, upgraded and well maintained. The grounds however are typically FILTHY. People let their dogs poop literally right next to the poop stations WITH bags and don't clean it up. All of the grass around the complex is always covered in poop as well as the dog park area. The dog park area is unusable due to how much poop there is in there daily. There is a code for the dog park but people outside of the complex have the code too so anyone can and does use it. I wouldn't be surprised if it's the same thing with the door codes. When I first moved in I had 2 men approach me at night near the dog park and ask where they needed to enter the code that their friend sent them to enter the building. They also charge astronomical prices for replacing filters and lightbulbs. I've never lived in a complex that doesn't service their own appliances for free. Also people are always leaving trash in the hallways that's left there for WEEKS (there's currently a bag of dog poop in the back stairs that's been there for a week). They need to install more cameras to deter people from leaving their mess and dog poop everywhere. I'm not sure if I'll be resigning my lease. read more

This is my second time living at Park 5940 MD and I loved it the first time and this time. Maintenance always responds quickly. Neighbors are nice and parking is always available. I love the location and the amenities. Two pools, and the gym has quality equipment. Feels great to be back! read more

I've lived here for 10 months now and overall I had a good experience. We got a good deal on rent, so for the proximity to the dart and the quality of the apartment itself, I was pretty happy! The apartment itself is nice and I have never felt in danger. When we started finding roaches, maintenance came very quickly to place traps. The coffee in the lobby isn't good, but it's free! The printer in the business office has only been functional 3 out of the 10 months, but if you email the leasing office, they will print things for you. My biggest issue is the noise from our neighbors upstairs. When they first moved in I could hear their music through the floor (to the point I could understand the words in the songs). (They have stopped because of multiple complaints.) Sometimes it sounds like they're bouncing balls or dropping weights and I can feel my whole apartment vibrate. Ultimately, I'm not releasing here because the noise is just too much. It gets pretty irritating when you know where your neighbors are in their apartment or to know when they're dancing or watching a game. It's pretty unfortunate since this is not really something management can fix. If noise doesn't bother you, you'll love it here! read more

I am warning everyone who wants to lease this apartment. We moved out recently after staying in this place for almost 6 years. They were trying to grab as many money as they can when we moved out. If you stay in one apartment for several years, you should notice that they will charge everything that was used for a long time. They charged us ~$400 for the oven top that was used for ~5 years. They charge every aspect they can think of! Be careful when planing to move in here! The management is getting worse and worse as we see during the last 6 years. read more

Staff in the front office are pretty awful and quite unfriendly. 1) The remoter is not working on the garage gate and I asked to fix. Then they gave it back saying fixed after days waiting but it's still not working. This happened a lot of times. I wonder if they ever work on it at all. 2) the lease renewal. I got noticed about 63 days before the lease ended. And they told me that I have to sign in form 60 days prior to lease ending if I decided to move out. Also, the first year when I moved in, they put on 3) Garage elevator is always not working well. 4) Used to see syringe uncovered on the top floor of garage. read more

This used to be Alexan MD. It was an amazing place to live at during that management. Now, this place is owned by Gables and is the absolute worst. They also have charges on changing lightbulbs, getting parcels delivered, etc. I highly recommend you do not live here. I have been living here for 3 years now. I renewed my lease for an extra 6 months accidentally but really needed a 9 month lease. They wouldn't do anything to help me out except offer an absurd month to month rate. A co- resident of mine got to keep her same rate with a very similar situation but wouldn't do much for me. I will be filing a case against this company. STAY AWAY if possible. As far the property itself, it's very beautiful. Well kept and clean. read more

I am just getting ready to sign my second consecutive lease at this property. I have found this complex to be quiet, reserved, and quite unlike the other ratings portray. I am not in the business to soft sell anything, but I am a realist. Show me a perfect home without a problem and I will show you a fairy tale. The management here has gone to great levels to make me a happy tenant. They host social gatherings to encourage neighbors to get to know each other. They try harder than I have experienced at other complexes to show their appreciation for their residents. Too often people fail to realize they are responsible for the events that happen to them. There was reference made to tires being stolen from a vehicle here, leaving it stranded and on blocks. People need to take responsibility for their actions rather than blaming management for issues caused be tenants. Alexan MD is a secure, gated community. Bad news is that gated and secure only mean something when people, ie residents, maintain security. Allowing unknown vehicles to follow you inside the gate rather than waiting for the gate to close ... or even opening the gate for an unknown vehicle sitting at the gate waiting to follow someone in ... does not make for a kind neighbor or a secure complex. Blocking stairwell doors open so friends can come and go does not make for a kind neighbor or a secure complex. It actually defeats the purpose. In my year at Alexan MD I have seen my friend's tires stolen from her truck, leaving it on blocks by a random thief, one time. It is the ONLY time I have seen anything of this sort at Alexan MD. Down the street at the Chevrolet dealership they had 6 vehicles with wheels stolen the same weekend as my friend's truck at Alexan MD. As to courtesy officers, there is a courtesy officer onsite. There are, in fact, officers from Dallas Police, UTSW Police, and Dallas Sheriff's Office in the complex. If any of them were approached they would help. Management has taken care to email contact information for the courtesy officer on more than one occasion. I am very pleased with Alexan MD as well as the management team. To save my life, I will never understand how or why people divert blame or responsibility to some while denying self-ownership of any problems. Sorry this is so long, but reading the negative reviews of my home irritated me. Give Alexan MD and the management a look. You'll be happy you gave them a try. read more

This coming May will complete my year long lease at Park 5940. Unfortunately it just hasn't been the same since Gables took over management from Alexan. The bad: 1. Increased rent prices since Gables took over. 2. No longer changing light bulbs or air filters in apartments since Gables took over. 3. Less parking due to "reserved" parking that cost $60 a month since Gables took over. 4. Strict parking rules and towing since Gables took over. Vehicles must have stickers, visitors must park on top floor. This may be good for lower level residents but on the fourth floor parking was never an issue for me or guests. 4. Units have very little storage space so most residents rent a storage space (see a theme here? $$$$) The good: 1. Gables keeps the property clean and nice. 2. Maintenance has been quick to respond. 3. Amenities are nice - both pools are well kept, grills areas are great. The mixed: 1. In general the front desk have been very helpful and pleasant to me. Several of my co-workers that are residents as well would say differently. 2. The resident population is probably 80-90% medical/career people with a minority of your "party" type people who will throw occasional pool parties during the summer. Alexan was very laid back about pool rules... I have a feeling Gables will be less so. The pool areas get loud in the summer which wasn't fun for people - like me - who work nightshift. I have enjoyed my stay for the last year... but with all the changes from Gables I felt there were better options for me nearby. Happy apartment shopping y'all! read more

NEVER live around the pool!! It's tooooo noisy and no one want to solve the problem. I called the police once, but that only worked for a while. I am writing to notify anyone who is considering lease an apartment in Park 5940 MD that this action probably will decrease your credit score dramatically in future without any clues! It is a very dangerous and risky behavior ! Walk away! I wish google review could have negative point option for Park 5940 MD, because I strongly believe this apartment complex does not deserve a star at all. Here is our story : On Jan 3 2018, we dropped in a check to pay the move-out fees we owned to the Park 5940 MD and sent the email to confirm this action. After that we never got anything back from Park 5940 MD again. We thought they already received the check and just too busy to reply us. And suddenly on Feb 17 2020 we noticed our credit score dropped around 188 in total including my husband and mine due to the "debt" we owed to Park 5940 MD in 2018. We started to realized the harassment we received for around 2 months from a debt collection company called Hunter Warfield hiring by Park 5940 MD actually is not scams, even though this debt company at the beginning refused to reveal any information associated with the this debt we owed. The agent even told me he was representing an apartment from San Francisco and talking about an address I have never heard about. In order to delete the open account appeared on our credit report, we double paid the original fees with extra interest today. After the payment, we checked out our email history and my husband finally remembered that he did drop in the check. We called back to the Park 5940 MD, we thought we deserve at least some sympathy from the manager, Ironically , she accused us that we did not send them with USPS mail since they cant check the payment out with the tracking number. Moreover, she asserted that she has to contact the leasing officer we were contacting with to confirm that officer did reply to us after we sent the check. So technically, she even doubts that the email conversation we sent to her is intentionally cut by us. Since I called them more than once, I was told by the other staff that the officer we were contacting already left this working place. So we really have no ideas how long it takes us to get the reply from the previous staff. What hurts me more is she even said "Since you already paid the collection company, that's fine ." But could anyone tell me why we have to double paid the fees and got our credit score decreased 188 points for nothing we did wrong ? Not even including for all those extremely unprofessional harassment calls from a debt company. We will definitely copy this information on BBB. Hopefully Park 5940 MD have account on BBB. Lastly, be careful about the manager working in this apartment complex. Everything you contact with her should leave a copy to protect yourself ! read more

Officially finished a 2 year lease at this apartment and had to sorrowfully leave for location reasons. I am excited to finally be able to write a review for this place! Bottom line --- 5940 Park MD (formerly Alexan MD) is a fantastic place to live, with super nice and prompt staff/management, beautiful environment/pool area, and good accommodations. It is not without flaws, but for most people (I assume med students, grad students at UTSW, and people/small families working in the area), 5940MD will be very comfortable. I lived on the fourth floor, in a "3 bedroom" (a 2 bedroom with an attic). When we moved in, Gables just took over and the apartment was only a year old. The rooms are very nice, spacious. Really love the kitchen island area, which is fantastic for casual meals. There isn't any place to place a large diner table. For our setup, there is a huge staircase for the attic/3rd bedroom area in the middle of the livingroom, which is unfortunate. It occupies at least 1/3 of the living area, and the space under the staircase is unusable. if you are living in just a 2 bedroom/without the staircase, the living area is decent sized and should fit at least a couch, TV + TV stand, and maybe a lil coffee table. Our rooms are well sized, and the bathrooms are HUGE. This is one of the biggest perks. Every single one of my friends who's come over have commented about the size of the bathrooms... so trust me, you will *not* be disappointed! Really love it. :) Environment around the apartment is fantastic. There are 2 pools and even a fireplace (perfect for smorz!!! :D). People often host events by the pools, and it's very welcoming. There is also a workout room downstairs + a spin/yoga room on the 2nd floor. Workout area has decent equipment (treadmills, elliptical, basic machines and dumbells, no squat rack), but the fact that they have towels for people to wipe themselves is super great!! The lobby is spacious, well lit, and has couches/fireplace. I always feel like a KING walking through a PALACE in the lobby... and everyone who's visited me here would comment on the "niceness" of the lobby area :) PLUS... FREE COFFEE!!! :D Also, it is SO close to UT Southwestern... The super fast 4 min drive from door to school parking lot + free coffee saved my butt countless times... cuz im a lazy bum :P The management and staff here are very very nice. Gotta give a special shoutout to Ms Kendra Spencer, who helped us move in on our first day. She was fantastic and never failed to give us a smile when we saw her in the lobby. The rest of the staff are nice as well and will be happy to assist. They are also prompt with service requests, usually within 12-24hrs, which is amazing. Also, Ms. Maria, one of the service ladies, is so nice. I didn't get a chance to say bye to her, but she is always there in the morning and would always greet me with a smile and hug. Thank you so much for everything, team!! The flaws (unfortunately): - Price: 5940MD is a bit on the pricier side. Our rent ended up being close to 2300 for a year, and it was only going up. So expect to pay around 1600-2500 for a single/double. For how much you are paying, I would say it's mostly worth it. But IM POOR!!!! :( - Noise: The pool is a fantastic place to hangout... except for the people who have to listen to screaming people. My room faced the pool, and even on the 4th floor, it was not sound proof. There were multiple instances when I could hear conversations from the pool area as I was drifting off to sleep... only to be KEPT AWAKE!!! GAH!! - Garage: You have to have a parking sticker to park inside... and if you are a visitor, you gotta park in either one of the "future residents" spots or uncovered area on the top floor. It's a long drive up the garage, and there isn't much room. Sometimes people are crazy and would go 40mile/hour (exaggeration) while turning the tight corner... SO Dangerous!! For this reason, I always parked on the first floor and walked up stairs to my room. Thank goodness for those reflective mirrors on some of the corners... these should be placed on every corner, imo. - ParcelPending fee. A new addition to the apartment for packages. It's a good idea, but costs 30 bucks a year. I'm poor and cheap so... :/ - Space: like I said... there isn't enough space in the apartment for a dedicated diner table or anything like that. In conclusion... I would give 5940 a 4 or a 4.5 out of 5 stars. I really recommend it to anyone looking to stay for the long term and can afford it! This is prolly one of the few places I've lived that I will actively miss. Thanks, Alexan (it will always be known as this :P) read more

I live at the Alexan and know for a fact the truck on blocks was an isolated event. As for the tv's, they appear to be all back up. There are some shady people from time to time, but it is an apartment complex in Dallas...what do you expect? The last place I lived (ilume) was a million times worse... I saw crackheads coming down from bad trips at 10am on Sunday mornings...dog feces, human puke and even a stabbing. I actually have good neighbors now though...seriously one of the friendliest complexes Ive lived at in Dallas. Is it perfect? No, but I don't want to pay $1,600 a month for a single bedroom apartment either. I do wish we had security cameras and an on-site security officer. read more

We have lived here for two months and I have to say, we have really enjoyed our new little home. I would actually say the apartments are nicer in person than the pictures on the website. The grounds are extremely well kept, and the staff are all really pleasant. The clubhouse is 24/7 and really nice. The gym is nice and the spin room above it is really a great touch. The walls are a little thin, but I guess that's pretty expected with apartment buildings. I wasn't crazy about how the model apartments had the red and black granite with lighter floors, and I didn't even know there was another option. Fortunately when we actually got the keys to our apartment, to my surprise we had darker flooring and tan and black countertops which I was SO happy about. The bathtubs are large, the ceilings are high, we have a really large patio, and the wall color is nice. Being in the medical district I've noticed most of the residents are hospital employees which attracts a more responsible crowd. The beautiful pools are almost always pretty empty. Overall, probably my favorite apartment I've had yet. I would really recommend them. They're modern, luxurious, clean, and homey. Hope this helps! read more

Best community ever. Kendra is the assistant manager and is a true super-star. I do wish they'd fix the callbox (someone has run into it with their car and it's been damaged for some time), but the good far outweighs the bad. There really isn't any bad. In order to get to a higher level of service and quality you're going to have to jump by $1,000 a month, flat fee, hands down, no question on size or floor plan. Most people can't do that. Example: Maintenance doesn't understand that a cabinet should not protrude 1/4", as opposed to being flush with the rest of the cabinets. Either they don't "get it", they "don't care", or they want to "prove a point". Go figure. Either way, my experience for the money has been superb. I've been here more than two years. And they could clean up the grounds a little more frequently, but y'all can probably tell.... I'm a little high maintenance! Ha! read more

I lived here since before the change in management (which happened around August 2015) and have been disappointed in a few things. - New fees - A 50$ re-sign fee (never heard of this before) - New assigned parking that costs 60$/month (they act like this was a generous gift when really it just makes parking worse as less spots are available, it is amount money for them) - An angry "notice to vacate" letter is posted on your door if rent is at all late (and they will certainly collect that 100$+ late fee) - No automated rent pay available, no itemized bill for rent They are very nice and speak to you kindly, but will not change anything based on your concerns. They do, however, a very good job with upkeep. The facilities are nice. Maintenance folks are quick to respond when they are needed and they do a good job. read more

I'm changing my rating to 5 stars because of how nice the staff was to me during move out. Normally most landlords can charge hundreds in cleaning and damage fees but this was not at all the case. There were a few small fees for minor damage and minor cleanings but the total charges came to roughly $125, all of which i thought was justified. I also had some damage to one of the bathroom doors which i was told would need to be replaced, however, when i moved out of the unit they said were able to repair the door and just charged me a nominal fee of $15. I really appreciate them going the extra mile to save me money because replacing a door would have been very costly. I can't say how highly I think of the entire leasing staff at Park, they genuinely do care about their residents and want to make everyone happy. You can take my word on living here - I've been a renter for 10 years and this is the first 5 star review i've ever written! read more

Don't come to this apartment complex. The leasing office people (especially Morgan) are not nice and friendly: they are not helpful at all. I had two bad experiences so far (I have been for 6 months). * overall, they don't really respond your request email. * Specific examples: 1) They didn't clean the floor at all before I moved in although they said they did. I spent whole afternoon to wipe off the floor 6 times and get rid of all the dirts ( I am renting a smallest one bed). When I came to office to complain, they didn't really apologize and didn't even admit they didn't clean it. 2) they lost my package and never apologized it. I got two notification emails from alexan that I had two packages to pick up. So, I came down to the office, but the lady was only able to find one, but not two. They didn't put the right information regarding my package and they lost it. Regarding this situation, initially Morgan said that I only had one package (they sent me two notifications.) but then I figured out she was the person to sign for my package when UPS guy came to deliver. What Morgan said then was that signing packages is just courtesy and it is not their responsibility to keep packages safe/ to give packages to corresponding residents. Plus, she told me that she/they will not sign for my packages because they feel uncomfortable to keep mine. If they sign the packages, then it is their responsibility to write down right apartment number and confirm who pick up the package when it is picked up. They need to change their attitude before they lure people to move in here (they offer bunch of promotions, but don't be fooled). I am so looking forward to moving out once my leasing term ends. read more
