I visited the Gables to visit a friend there and of course you have to be welcomed in by the sweetest staff of employees you could ever want to meet. The concierge were so kind and friendly and they helped me and directed me to my friends beautiful home!! That place is stunning!! that roof top is one of the most beautiful picnic spots you could imagine especially at night!!! I love all of the decor in the building, the views are stunning!! You have a top rating from a visitor of your beautiful space there on McKinney Ave!!! read more

During my seven months here, 1 star: I have found homeless people sleeping in the laundry room. No cameras at the time. The access gates are usually broken, meaning anyone can come and go as they please, even if they're not residents. The front office will accept packages even if they're supposed to be delivered to an apartment (large heavy furniture items) instead of explaining they can't accept. Walmart should deliver to my apartment and not be signed for by anyone but myself. I purchased a new vehicle and went out of town, just to find the apartment complex authorized it to be towed. Maintenance works from 9 to 5, so if your uncomfortable with strangers in your home while your at work, there are no options since they don't work on weekends. There is a scrap yard of boats and furniture in one of the corners of the apartment complex. There are constant cock roaches and gnats inside my unit, no matter how much I bleach. The water bill is divided among the entire building, so if your single it doesn't matter. You will be paying for the family of five next door. The grounds are not well maintained. There is pet defecation and broken branches constantly on sidewalks and by community spaces. The unit was not clean upon move in. During walk through the representative scooped two dead cock roaches and flushed them in front of me. Requested that they at least vacuum, but never happened. Maintenance paints over window seals so they don't all open. Bathrooms hot water only lasts for five minutes. Parking is very limited. read more

I've been at Gables McKinney Ave for almost a year now. The location is the best part. Staff are friendly, but currently stretched too thin. There are frequently broken doors/locks/building access issues. At first, I put in service requests frequently, but after some time noticed that the completed "repairs" typically didn't last. I put numerous maintenance requests in for the washer not working in my unit, not until the third request after a couple repairs, did the washer get replaced. Similar with the A/C, 3 requests in sequential months and we may finally have a permanent solution. The service does not match the price point in my opinion. Communication is subpar. I was quoted the wrong monthly totals during my final months living here, and actually charged more than previously agreed upon. If you move here, do it for the location, nothing else. read more

Absolutely terrible! Do not live here! This place is corrupt and dishonest. The manager, is incredibly rude and retaliatory, displaying unprofessional behavior. It's a terrible choice for a new home--overpriced, underwhelming, and constantly maintenance issues -dealing with elevator issues. You'll often have to wait for hours just to use one. I've had multiple issues with appliances: the stove, oven, and dishwasher. The window seals are poorly made, leading to apartment damage, and they end up charging you thousands for it. read more

Effective and timely maintenance at Gables McKinney Ave. Raul is great! You'll be happy here.

We have lived here 2 years and signed a 3rd lease. The location is great, we walk everywhere. The bar mentioned in a review closed last year, STILL it is Uptown and people do party, doesn't bother us a bit and we are older! The staff is terrific, Stephanie, Pamela, Knika, Sam. For us, apartment issues ARE taken care of in 2 days, just log a work request. Lovely amenities, infinity pool, cook out spots, lounges, multiple e excise facilities, security, cabanas with TV, and fans, doggy area. Ps, another review said Cabanas Cost. No they don't, UNLESS you reserve them for your party for the day. Duh, just like every other apartment!. We just paid $800 in Vegas to rent a cabana in our pricey hotel! Our apartment is big, see through fireplace, wine cooler, beautiful wood floors, huge glass wrap around deck, cute brick accent wall, high ceilings, long breakfast bar, 2 bathrooms, 2 bedrooms, just chic. Ie, we had a significant problem with our frig. They replaced it! Yes, our rent is expensive, and yes, we feel we have the right and responsibility to log any issue. But you won't find my type of apartment and amenities, or staff elsewhere. read more

When you take your tour of Gables McKinney Ave and see the pool, make sure to ask how much they charge to sit there, yes, how much to use any of the 12 of 20 chairs during the summer. Depending on holidays it ranges from $75-$150 a day to use the pool chairs in own our building - for residents! I don't know what they do with this change, but it can't be worth such an insult to those who live there and thought the pool chairs at the pool could be used. It's not a club, it's our home. The new management should cease charging for pool chairs for the sake of its residents. read more

For what you pay, the customer service and maintenance is beyond poor and disappointing. Location is great but it ends there. I hope you like paying for your own light bulbs or waiting 1 year to get your fire place, ice maker, and washer to get fixed then ultimately replaced. They charge you to replace lightbulbs that burned out from regular use. Classy especially when your paying $3580+/month for rent. Forget getting more than 1 key per apartment or having a dog walker. Oh and let's not forget the 1 of 2 elevators are always breaking down. Don't move here if you expect decent service. Some of the concierge people are great and really should be making the decisions on how to treat the residents. Oh and if you like being poolside I hope you only have one friend you wanna be around. That's all that is allowed at the pool. Plus the "cabanas" are $150 to rent for one day and are the only spot with sun to tan in after 3:00 in the summertime. Even if they are empty with no reservations they will kick you out no exceptions. They don't mention that when doing the tour. Plus they constantly make up and change the pool rules and maintenance charges. read more

Gables McKinney is one of the most poorly managed buildings I've ever lived in. TLDR: Avoid living here unless you want to overpay for a rundown, unsafe building with unbelievably rude office staff and so much noise you'll think you live in a club. We lived in a corner unit and the apartment itself was beautiful at first sight. I want to point out that the concierge staff was wonderful throughout. However, for the 1 year+ that we lived there the repair issues were never-ending and Gables would only make superficial fixes. To echo other reviews, they would gaslight you into thinking you're the problem even though you're raising issues that were making the apartment uninhabitable. Every time we ran the dryer the fuse would blow and the lights would go out. There was a constant rotten fish smell coming from the vents due to mold. There were leaks because they never caulked or sealed the bathtubs. The garage gate was always broken allowing tenants' cars to get broken into. The community grill and package lockers were constantly "under repair" and rarely worked. We dealt with these issues for months, putting in countless tickets and asking that they fix the underlying issues but always being left with temporary solutions and fixes. On top of that, the bar across the street is always blaring music so loud that the windows rattle. We struggled to work from home because people on the other end of zoom calls could hear the noise. There were also gunfights and violence that would break out at the bars across the street, creating additional chaos and noise at all hours of the night. To top it all off, when we moved out they used every trick in the playbook to charge an exorbitant amount for "damage" that we caused. When we tried to explain that some of the damage wasn't caused by us and question the unreasonable charges, the office staff snapped at us saying "If you had called me before you moved out you would have known this" even though NOWHERE in the move out notice do they request or require you to call prior to move-out. When we asked her to explain the estimates she proceeded to raise her voice saying "I'm just the messenger" and threatened us with "I don't want to have to send this to collections" even though we hadn't even received an official invoice for the move-out costs yet! The fact that such unprofessional behavior was coming from the "Assistant Community Manager" is shocking, but sadly on-brand for Gables McKinney. I should have read the other reviews before ever signing the lease here. Don't be fooled by the "luxury building" label and prices - there is nothing luxurious about living here. read more

Let me start with the positive. This building is in great location. Living over a grocery store is insanely convenient! The finishes are very modern and they have some great floor plans. The concierge team is great. Unfortunately as other reviews mention, the building is not as well maintained as it could be and the staff can be rude and indifferent. Based on my experiences, some of the staff have an overly defensive and deflective style of managing. I feel like I am being gaslighted after trying to communicate with them. When I called to inform them of the mold I found in a closet, she said "that is not mold" without even looking at the closet. (I have attached pictures of the closet.) Maintenance did come and paint over it. When I noticed every floor has leaking and molding vents in the public hallways (which are still the same 6 months later) (see pictures as proof I am being honest) and asked her if they were working on fixing the issue, she said she had no knowledge of this issue. It makes me wonder who in the building is responsible for being aware of the property being properly maintained? And, are they not being aware, or are they pretending? Is Gables corporate encouraging this to keep costs down or are they being misinformed? I chose Gables partly because their apartment buildings I was familiar with in other cities kept the buildings well maintained. I have put in a maintenance request for this issue. Unfortunately the unaddressed damp spaces behind the walls are attractive to silver fish. You have to be very observant to notice those little creatures scurrying around and I am cursed with that gift. I often find them in the bathroom and crawling on the walls near the vents and sprinklers. I moved a pillow as I was getting into bed the other night and a silver fish went running off of it. (I don't have pictures because I am more concerned with killing them than grabbing my phone.) No matter what steps I take or how clean I keep my apartment nothing will keep them from pouring in. That made me realize it was absolutely necessary to seek help because I will always have them coming in my apartment until they have the building properly treated by an exterminator. Fixing the leaks and mold would also help but I am only asking for the easiest and cheapest solution. I was promptly told no, we will not treat the building. And that I am the only one who has complained about silver fish. Her immediate decision was "no". She did not even pretend to care that insect infestation is a problem that should be addressed. This is the same response I got about the molding vents. My concerns are instantly dismissed and my questions do not get answered. No action is taken. I don't plan on being in Dallas for more than a couple years but if you plan on moving in and staying awhile please go in knowing what you might experience. I am only sharing my experience and opinion to help those who have come to yelp looking to make an informed decision. read more

Mia, the leasing associate, was great and she is one of the main reasons we ended up choosing Gables McKinney over other complexes. She was very nice to us and helpful even though it was late - excellent client service! Other than Mia's great customer service, the apartment complex is beautiful and very well maintained. The apartment is really nice and I love the brick walls in the bedroom and the huge walk-in closet. read more

We almost moved in across the street at One Uptown and due to the noise level being a bit much for us entirely, we resigned our lease two months after we ended it here. Staff has been great overall. Prompt if we have an issue. My only complaint in general is with other tenants who let their dogs poop on the carpeted floor. Sometimes there are 1-2 stains on the carpet by the elevator at any given time. Which just blows my mind. But it's nice to have space at the pool to chill out, it's a pretty small pool, but we really enjoyed this time around this summer. Some of the area apartment pools are huge party spots. It's nice having staff that keeps that down. read more

Gables has been amazing with the move-in process! Apartment complex is always kept up, and the concierge desk is beyond amazing! Gables Mckinney Ave is the perfect example of doing the bare minimum. They have affected the way I sleep and don't seem to care. Don't get me wrong, the floor plans are great, and the concierge service is great. But when it comes down to an issue in your apartment and maintenance/management needs to get involved, it is a whole other story. I have raised this concern to Stephanie Carter weeks ago, after a response from her stating she will do her best to find a permanent solution she has completely ghosted me and has done absolutely nothing to help. Clearly management does not care as long as you are paying your rent. My bedroom does not cool down during the summer, this happens every year. Large windows and hot sun makes for a hot room, that being said when I drop my AC into the 60s to make up for the heat, the room still does not cool down. The rest of the apartment is freezing and the bedroom remains warm and almost feels kind of humid because of the carpet. This is because of poor engineering, extremely big windows in a room with tall ceilings and decent square footage requires more than a tiny 20-inch vent to cool it down. I have gone out of my way to buy black-out curtains which are always closed, an extra fan to try and cool down the room light bedsheets to not be as hot at night and when maintenance comes in to "fix" the issue they belittle your problem and tell you that the AC is working just fine. So, I am left with an uncomfortably warm bedroom, every single night that 100% affects the way I sleep, I toss and turn, and sweat for who knows how long before I can fall asleep. read more

Full disclosure: I have never nor will I ever live in this building; however, I have lived across the street since the space was just a dirt lot. From the construction days to present, this complex has always been a nuisance. The construction crew continuously worked past the regulated hours and oftentimes well into the middle of the night. The constant beeping of the trucks backing up, construction crew vehicles illegally parked, obstructing driveways and/or occupying all of the available street parking, crew leaving their lunch trash all over the streets to now-- the building alarm getting tripped regularly (~1/week) and blaring for upwards of 30 minutes at a time. This complex has been a huge detriment to the lovely State-Thomas neighborhood. The only good thing about this complex is the Whole Foods downstairs. read more

I have lived in this apartment for the last 11 months. The rent is pretty high and we have one of the biggest apartment they rent out. They tell you that living here is great because you get all the amenities available to you and what they don't tell you is that they actually charge extra for the cabana and on certain days the pool area gets so full and you are not going to be able to use it. The upsetting part is they don't fully disclose this when they are showing you the property. The concierge service is constantly changing so you never get a top rated service because no one seems to know anything. Not a friendly management staff either. They just tell you what to do and have no space for listening to the residents. I would not recommend this property to anyone and I am moving out of here. read more

I live at Gables Mckinney Ave. The entire Concierge & Office staff is always friendly and accommodating to my needs. I love living here.

Do not live here until they replace the current staff. We've lived in this building for three years despite terrible experiences with management. We've stayed because the building is beautiful, we love the amenities, the location is super convenient and moving is a pain the butt. However, management has done everything in their power to make living here a miserable experience. When you sign your lease they promise all issues will be resolved within 48 hours and anything that takes longer will not disrupt your day to day life. We have NOT experienced this once. For example, as soon as the resident parking garage elevator broke, they asked everyone in the building (via paper signs) to take the non-air conditioned stairs to their apartments (yes, even those 8 floors up). They had the option to keep the only working elevator open to residents since they are two but instead decided to output all current residents so they could continue to lock the working elevator for one or two people moving in. We've also had issues with neighboring noise and experienced slow reactions and rude feedback. In my personal experience I even expressed a concern for safety after the resident was banging on my door and heard nothing back from management until several days later. We've had our washer and dryer break SEVERAL times and each time the mechanic closes the ticket while it remains broken (even three years later). Additionally, we are constantly nickled and dimed outside of our ever increasing rent costs. Whether it's a sign in the elevator threatening to charge hundreds for boxes left in the trash shoot (which is not mentioned in the lease) or dog poop left on the roof (which is an empty threat because when we call to complain the poop is neither picked up nor fined even though this IS in the lease). They also now charge you to use pool cabanas and charge extra for extra guests. You constantly have to battle for your own comfort in this building and it is exhausting. When you go to move out we've also heard it is incredibly difficult and they do they cut you any slack. Once we find another apartment we like with a similar location, we will not live here and will be cautious to find helpful staff who care and put current long-time residents before new move ins. Should gables decide to find helpful staff again (it was awesome when we first moved in) we would gladly move back in. But for how much this place costs, it's not worth it unless you have customer service that matches the cost. read more

(1) Located right next to several bars. As a result, every single weekend night (Friday night and Saturday night) there is noise - cars honking, loud laughing and shrieking coming from the streets - until about 2 or 3am. Actually, last weekend there was a fight outside too - loud yelling that woke me up around 1am. Makes it very hard to sleep, and I find myself frequently jolted out of sleep on weekend nights by some noise or the other. It is quite a pain. This will be the reason I will move out eventually. (2) The front doors and walls transmit sound and energy too easily. Literally, every single time someone on my floor slams their front door shut, the walls in my own apartment shake/vibrate, and my own front door is rattled. When I first moved in, I was spooked out cause I thought there was someone at my front door trying to get in. I soon figured out what it was, and this happens several times per day (obviously). It is a constant pain, and is an example of things that you can never find out when you make a day trip to see a new apartment. (3) Very expensive, and so far, I have not been able to justify the pricing. (4) A lot of construction still ongoing, and lots of things were not quite right in my apartment after I moved in. (5) There are large windows in the living area and bedroom, which allow really bright light in - yet the blinds are see-through, and so do not block any of the light at all. Go figure. It's almost impossible to sleep in late - because the apartment gets completely bright by about 7am. In addition, when it rains overnight, the lightning comes through enough to wake me up!!! This has happened a few times. I have never experienced this in any other apartment i have lived in, where the blinds are basically transparent, and do not block any light at all. Overall, it hasnt been great. It's expensive and these are major annoyances that will make me consider moving out next year. The good part -- Nice pool, very nice pool. Very nice gym. Good concierge services, and elevator operation requires a key. read more

Love living here, but the new rules at the pool, not so good. It's a challenge to get sun anyway with the location/U/angle. Now, apparently $100 to have 6 guests trumps the rent we pay to live here.... = no chair. If you want to do that, maybe have 2 pools?? read more

I lived at Gables McKinney for three years and I couldn't have picked a better place to have lived during my time in Dallas! I loved everything about my experience! Located centrally in Dallas' Uptown neighborhood, I loved the accessibility to all that Uptown has to offer (especially living above the Whole Foods!) and to other parts of town with a short car ride. My studio apartment was the perfect size for one person - spacious walk in closet, plenty of living and bath space, all furnished by modern and high quality appliances and complemented with a very chic, modern design. The apartment is filled with some incredible amenities, including a beautiful pool area on the 2nd floor, well equipped gym, a dog park on the roof (with a great view of Dallas), and many more. The staff and concierge service were fantastic from even before the move in - always accessible and friendly in helping with any requests as well as ensuring we had a great living experience, including offering monthly events to mingle with other residents. I would highly recommend this apartment to anyone considering a move to Dallas! read more

I loved my time here! The finishes of the apartment are amazing for a rental. The staff was always very nice and helpful and the amenities were beautiful. The whole foods downstairs is a huge plus and it's walking distance to a lot of bars and restaurants. I would recommend this building to anyone looking to rent in Uptown. read more

I have enjoyed my brief time at GMA. The building is nice, with well-maintained common areas. My apartment is really nice and has some polished amenities along with floor to ceiling windows and 13 foot ceilings! My friends who have visited agree. The pool is nice with lots of seating area inside and out including the coveted cabanas. For the most part the pool scene is more laid-back than other uptown pools. My neighbors are generally friendly and casually talkative which is uncommon for uptown. Every morning, I run into the maintenance fellow cleaning the rooftop dog park, which is very appreciated. The concierge staff are very friendly and quick to help. Being located above Whole Foods is an immeasurable benefit to living here. They even deliver a poolside menu (no delivery fees). The building requires a key fob to navigate which keeps it secure. GMA has the only garage clicker that has ever worked with my Audi in-car garage door opener. I'm very happy with my choice. I looked at a lot of buildings and am confident that I made the right choice for my money. read more
