Constant construction from 9 AM - 5 PM. I WOULD NOT recommend living here unless you like living in a construction zone. The workers also left all of their equipment and junk on our balcony on top of our garden furniture. We, of course, received no heads up from the AMLI staff about the fact that they would be working directly on our balcony. The AMLI staff is nice, but disorganized in their communication to the residents. I had high hopes for this place, but I'm disappointed. Oh also...Sunday nights are a doozy. Get ready for obnoxious drunk people, loud music, and bar fights right across the way. This typically goes on until 3 AM. Get ready for no sleep! read more

The good: Terrific location, upgraded apartments, great nearby restaurants The bad: despite a "policy" of masks required in hallways, elevators and gym the reality is this policy is nonexistent. Many residents walk in from the street with masks on and they immediately remove them! The management has no interest in enforcing their own mask rules. Great 4 story low rise right in the middle of Uptown. All the fun restaurants are merely blocks away. A lot of people come in and create a lot of street noise, younger crowds still think it's cool to have loud cars and speeding down narrow city streets. -Read this after my first review- I have lived at the property 1.5 years; 2 different units on 2 different sides of the building. I've seen ALL kinds of people move in & out. "The Guild" is AMLI's newest partner which brings all kinds of overnight & short term guests; some enchanting, some "interesting." Only one member of management remains the same, but all that have come and gone have been great. Maintenance still ROCKS! AT&T upgraded their services to AT&T Fiber so UVerse is now a provider choice. Dream Cafe cannot be beat; especially Greg!! Walking to Starbucks is freakin awwwwesome. Pissy Brits at BBC are hilarious. Sundays at Tacos & Tequila continue to be loud & draw a crowd that can be counted on to leave empty liquor & beer containers, food bags, styrofoam plates & food scraps from unlicensed trailer BBQ vendors that must not include trash receptacles in their business plans (Oh wait, I answered my own dilema there). Walkability & ability to catch the free trolley is still one of the very best features of the location. Resident parking is plentiful....occasional car break in, but that's everywhere (DO NOT get me started on current city *un*management of DPD! Support your cops people because the city isn't! Or get accustomed to getting on your Lime Bike or computer to file YOUR OWN "minor crime" reports) I survived the bike invasion of 2018. The scooters have just arrived. There were issues with my 2nd unit that ended up being worked through amicably with management, so overall I'm happy. AMLI didn't give me any heartburn moving out of my first unit. I don't know if staying on-property = deposit forgiveness. Unfortunately, working through the issues in my current unit didn't mean correcting the issues in my current unit. There is no other unit currently available that fits my needs, so I will be leaving the property. So far, the move out process has been smooth. AMLI reminds you appx 70 days before your lease expires that you must give notice of intent at least 60 days before your lease expires....too easy. The notice is via email AND in writing posted on your door. I also received appx 14 day advanced notice of a walk through and details of cleaning options for different enthusiasts, schedules and budgets. I wish I could give negative stars for lack of safety this complex has to offer as well as for their poor management team. The parking garage gates are broken and permanently remain open to the public. Meanwhile the new "security team" they've hired sit in their cars all day watching Netflix. You are also at risk for gun violence in this neighborhood (which the apartment will do nothing about). Would not recommend this complex at all!! I do not have a single nice thing to say about the manager (Brooke) nor her team - don't let them fool you into thinking they have your best interest in mind when they try to rent you an extremely overpriced apartment. You are nothing more than paycheck to them and they have nothing to offer you except complete incompetency. My roommate and I are both recent college graduates about to start our first post grad job in the Dallas area. After searching through many apartments in the Dallas area we settled on AMLI Quadrangle due to its great location, price and on site amenities. We're both very excited to begin our lease there. However we've been disappointed that due to a mistake the leasing agent made on our quote, we were forced to start our lease earlier than planned (facing a rise in rent/possibly losing the apartment if we didn't). This has caused my roommate and I to pay an unaccounted for $450 each. As a transitioning student into my career, that's a lot of money! When we asked AMLI quadrangle for some sort of compensation for their mistake they said they were unable to help us. I also reached out to corporate with no response. Even though I am excited to move in to AMLI, this experience has caused me to somewhat question the property management. read more

I just wanted to drop a review of my time with AMLI Quadrangle. I am a current/continuing resident and have been here for two years. My experience with AMLI has been great so far. I started with AMLI Galatyn years ago and when I found the commute to downtown to be unbearable (like I lost 2 hours of my life each day in commuting downtown) I had to start looking for a new apartment closer to work. April at Galatyn suggested the sister property at Quadrangle and I have been here ever since. As AMLI has always taken care of me and had great policies on maintenance, keeping up the property, and etc., then I really wanted to stay with them. AMLI as a company made the transfer easy as could be so that was a huge plus. After moving in I can say I have had a great experience here as well. Maintenance staff here is amazing and take care of everything fast and efficiently. Office staff is also great as well as they are all friendly and make staying here great. Also, the property is renovating units to modernize them and as soon as one came available for my floor plan, Ashley and Jennifer in the office were quick to suggest me moving into it as it definitely has a better feel to it (all units should be completely upgraded soon!!!!). Now one thing you have to understand with this renovation is that it is taken some time and there is a bit more external noise during daytime hours, it's it unbearable and should be completed soon!!! The pets that have already been upgraded I looks great as well and the photos of the finished property renovations look GREAT! They make it easy to receive packages with the package room (which Amazon delivers to all the time for me ), they make it easy for delivery services and visitors to enter building safely and securely with the new butterfly call box system so I know who I am letting in and up to my apartment, and the apartment doors are locked with LATCH entry access so only I have access to my apartment. Now to address some of the other "concerns" you see from prior disgruntled residents. 1) Yes, there is renovation but it's kept to office business hours only and is moving really quickly. Working in an office downtown it's not anymore than you here there right now as most of downtown is renovating currently. Also to offset this currently, AMLI Quadrangle is giving first months rent free for all new move ins so you really can't beat that. 2) yes there is lots of nightlife around the area as we are in UPTOWN where some of the most popular bars and nightclubs are located. You know this moving to the area, so you can't pretend you wouldn't hear something on a Friday or Saturday night!! But along with that you can easily walk to the popular nightspots without driving and join in with those crowds if you are inclined. Again, it's uptown, so you do have to expect some partying outside the property. I usually don't hear anything if I am in my apartment and playing a game or watching some tv. 3) security is always my biggest concern and I feel as safe here if not more so as any other places in Dallas unless you live out on a farm away from civilization. The property actually sits on a gated resident garage and no apartment sits on street level as we are a floor above that. To enter all access points are secured by latch so you need to know your code to get in. Also they have property cameras at the access points so they have monitored video. In addition the unsecured garage for guests (not the secured resident one) is patrolled by a security guard. Just remember though, crime can happen anywhere, period, exclamation mark! Never leave visible objects in vehicles even in the resident garage, never let unknown people in, and report anything suspicious. Overall, my experience is great. No commutes for working downtown, walkability index for area is very high, lots of interesting restaurants and places to see outside your doors, and the area is safe as anywhere else in Dallas could be. I fully plan to renew my lease another year when it comes up available soon. read more

I've been meaning to write an AMLI Quad review for several weeks now, but am just getting around to it. So, let's get straight into things! Pros: - The location is stellar! We have bars (crazy and calm), restaurants, coffee shops, Whole Foods, mail centers, our Vet, and virtually everything you can imagine within walking distance. - The convenience of a dog park inside the community (also a con - will get to that). - The noise levels are not what'd you think for being in Uptown. It's quiet and peaceful, 85% of the time. You can always watch things loudly on your home theater without any complaints...at least I've been able to. - Low utility costs, especially electric (only $80ish a month - running heat and A/C). - The staff, especially McKenzie and Ashley, are AWESOME! Big shout-out to them both. - The maintenance team is probably the best I've ever experienced in an apartment community. They're always polite, prompt with work orders, and a pleasure to small talk with. Cons: - The safety has really taken a step decline the last few weeks. My car was involved in a hit-and-run while parked in the garage, then a day later, a girl was assaulted then raped in the same garage! - The parking is dreadful. AMLI Quadrangle shares the main level with the nearby shopping and restaurants, which causes an influx of careless visitors to park at all times of the day. Also, the spots are small and cramped. - The dog park desperately need a full-time cleaner/caretaker. I'd say 75% of the time me and my two puppers go out there, they come back in drenched in piss and shit (excuse me). I'm constantly having to clean their paws so the nasty mess doesn't get all over my apartment floors (hardwood - nice). The park surface is turf - with a nice draining system, but as stated before, it needs constant care and cleaning. Lastly, but most importantly, the dog park needs a scheduling system. Often, we'll go out there with much larger dogs (75+ pounds [mine are 20]) and they're way too rough...with zombie-like owners that pay no mind to their canine running mine over. They, of course, become alert when I yell at their pet...typical laziness. There have been several fights between some of these large dogs, which is a whole other issue. My previous high-rise in Chicago had a scheduling system that worked beautifully and alleviated the issue of mixing small and large breeds. This is everything in a nutshell and hopefully this review helps point out the good and bad. read more

Great place to live! People will always make your experience and the staff here are wonderful. They have a page where you can write recommendations for the apartment. I wrote one and the very next day they responded and made changes to improve. I can walk to get groceries (Walmart, Whole Foods), to Church, to watch movies in the park (Griggs Park), and to many cute coffee shops (Foxtrot, White Rhino). Nightlife is also within walking distance. I lived in a studio that was extremely spacious and had wonderful lighting. read more

When I first moved to Dallas my company put me up in The Marquis at West Village. It was great to be central to everything but a bit hard to deal with the parking garage situation and the apartments felt a bit dated (shag carpeting). When it came time to find my own place, I debated staying put but a quick tour of the AMLI complex had me sold. The location was still pretty central to restaurants, bars and major roads and it was new. I've lived here two years now and have found the leasing office and staff to be very attentive, friendly and helpful. They always are quick to take care of maintenance issues, answer questions and even host tenant events. The complex is pretty secure and there is plenty of garage parking. I do find it ridiculous that AMLI tries to make money by reserving the 12 or so spots by each elevator and charging for them. Then again, there are some lazy people that will pay $50 a month to walk 100 less feet. Here are the only downsides I've experienced with the AMLI Quadrangle: 1) It attracts a decent number of immature 23-27 year olds that have no respect for the rest of the community. They get loud at 3 or 4am on some weeknights, they are lazy and leave their bags of trash in stairwells, and they get drunk and make messes in the public areas. Thankfully, there is just a small handful of these idiots that live in the complex (p.s. I'm 34 and know how to party, but I have common courtesy for where I reside & my neighbors). 2) While the complex has a nice pet policy, provides a courtyard and even bags for tenants to clean up after their pet, there is a small handful of pretentious, young girls (see #1 above) that just let their dog poo in the hallways or courtyard and walk away from it. AMLI staff is always quick to clean up after these morons but they shouldn't have to. 3) AMLI charges a $4 monthly invoicing fee to tenants. Pretty much they charge you money to tell you what you owe them every month. There is no way to avoid this charge with paperless billing. They don't even quietly work it into your monthly rent; they line item charge you $4 just to bill you. It's one of those frustrating things that you wouldn't care about if it was just silently built into your rent, but because they make you sign an agreement for the $4 fee, you feel slighted for having to pay a fee to pay your rent. 4) The pool is NOT a pool, it is a 12 inch deep wading fountain to get wet in. It's really not a big deal but a full pool would be so much nicer on the hot days we get. No matter, the great staff, nice premises and convenient location make this a really nice property, particularly in relation to some others nearby. read more

I've lived at AMLI for a little over a year now and I personally love it! Units are newly renovated within the last year or so - they are modern and have nice finishes. I lived here for 5 years... the first year was ok, but then everything went downhill from there. So they only have carpet in the apartments, and the carpet is cheap. When I moved in it looked clean but after the first week I noticed all of these black spots showing up. My movers used blankets and booties so I know it wasn't them. I had my carpets cleaned a good 10 times and the spots would just keep showing up. I had to make serval noise complaints because my upstairs neighbor liked to play very loud music all hours of the night. Clearly nothing every happened because it continued for over a year. And the same neighbor broke into my apartment one night around 3am and took my keys thinking they were his because he was so drunk! When I told the leasing office they just laughed it off. They even had to call him and ask if he had my keys... and when he said yes they thought nothing of it. I asked them to change my locks and they did. I had my car broken into once, and got hit twice while parked in underground parking. They have no cameras so I never got any answers. Once the area got busier with new bars the parking garage got busier. I can't count the number of times I walked through the parking garage and vomit and broken liquor bottles were all over the garage. Once again I addressed the situation with the office and they couldn't give me any answers. They told me to call 911 if I saw anything... first of all that's not what 911 is for! I pay almost $2000 a month to live there and they can't make me feel safe. I have a problem with that. Also, the appliances are just ok. I had to buy my own microwave, what apartment doesn't come with a microwave??? Everything in it was cheap. Nothing about that place says $2000 a month. They were apparently doing "upgrades' the last two months I lived there, and I had to listen to the noise all day. I asked how long it would be and they said about 3 months. I worked different hours so I was trying sleep while they were working. But when I looked into the upgrades none of the units were different... so I'm not sure what they were doing. So save yourself the trouble and find a better place!!! I also got several texts asking about a recent rape that happened. I have walked home more times than I can can count and this was hard for me to hear. They say they have security but I never saw any evidence of that. I would say the location is great, but in the past year I would tend to think otherwise. read more

Have lived here for almost a year now and have loved it. If I could stay here I would but unfortunately other issues did not allow it. The location is great if you enjoy an active nightlife. Restaurants, bars, and clubs are all in walking distance and the view on the rooftop is awesome. The management is excellent and usually responds in a timely matter to any questions you may have. They also have a very positive energy so I never dreaded talking to them about any issues I encountered. They take all maintenance requests seriously as they have the AMLI guarantee you start living rent free if an appliance is not repaired within two days. The secure package pick up is also a nice bonus. There are very few cons that I ran into while living here. The main issue in our unit was the floorboards. There are certain areas where you'll feel the floor sink if you step wrongly. There are times a sulfur/rotten eggs type of smell seems to come from the pipes/drainage. Not horrible but noticeable. Once again this isn't often but when it happens you'll notice it. Overall a great place to live if you enjoy nightlife and good dining. The management is excellent and will work with you to solve any issues. If I didn't have to move I wouldn't! read more

I have lived here for a while now. These concerns are definitely NOT unique to my unit or myself. *Don't move into this complex* 1) They've been doing these "beautification" projects around the entire complex basically since I've moved in, and the pool/dog park is not even CLOSE to being done like they insinuated (they said by summer). FYI if you have a dog, don't move in right now period. The dog park does not look even remotely close to being finished and I would hate for one more person to sign a lease thinking they would have access to that amentity. Every "beautification" project is taking way longer than they let on so who really know when the park will be available. I don't! Apparently putting up wooden planks in the hallway to decorate is a more pressing concern than the residents not being able to use the dog park? It doesn't make any sense to me either. There are constantly construction workers everywhere. The hallways are consistently dusty with mud/dirt stains across the floor (so good luck trying to keep your floors remotely clean if you decide to move in!) The construction noise starts 8:30/9 and continues for a good part of the day. It's been like this for months on end. Also, they're renovating entire units, so if you get screwed, you get to listen to jackhammering all day from the unit above you/beside you! If you work from home ever, good luck. I've personally heard other residents complaining to management because the walls are SO thin here, no one can live in peace if you're in the vicinity of a unit during renovation. Quite frequently, the construction workers also block the car gate so you conveniently have to go to the other side just to get into the complex. 2) This year, they upgraded the doors/elevators to work with an app that lets you in and closed off the parking garage to residents/paying guests only. These gates are supposed to "scan your license plate" to let you in, but half the time, they don't work. You have to call security to buzz you in and tell them your unit number. Also, there are only like 3 spots for guests, so if you have a SO, they now have to park on the street. Yikes! This area can get pretty dodgy. I would NOT have moved in if I knew I wouldn't have access to any guest parking. If you've seen the characters that hang around here on weekends and sunday nights, you wouldn't want to park your car on the street either. I wouldn't/don't, but my SO is forced to. Also, the city is doing major construction on the street right outside the complex so it's even harder now for guests to find parking on busy days. I also stopped taking the back elevator because it's constantly broken. I'll even put it out there that it might be broken more than it's functioning. 3) They're redoing the pool right now, but it's not finished yet. Just so you know, it's not really even a pool. It's a "cooling spa," so a euphemistic term for a glorified baby pool. It's seriously only supposed to be like 2 feet deep. You can find a newer apartment with better amenities for nearly the same price elsewhere, and I wish I had looked longer. 4) The gym is okay-ish. There are only 2 treadmills total, so if you're a runner, maybe don't live here because there's typically a wait to use them during prime times. It's also always hot in there, and I don't think the office knows how to/wants to turn the temperature down. FYI the office intimated that the gym is next to be renovated (if you thought they'd be done soon, SIKE). I would guess that means that the gym will be down for a long period of time. They said something about how they might get residents a voucher for a local gym, but I seriously doubt that would happen, so play it safe and don't commit if you're looking for a place w/ a gym. 5) The location can be terribly sketchy. It's gotten better since they closed off the parking lot to the public (one small plus), but it's still scary to live here. Living here has made me want to become a gun person, and that, I am not. I've personally seen random people puking their brains out in the public bathroom by the leasing office. Also, people screaming at each other on Sundays in the parking lot, cussing etc about to get into a fight. The locked package room was recently broken into. These comments aren't particularly unique to Amli, but if safety is a big concern, you should be aware of these things about this portion of Uptown due to its proximity to some pretty sketchy nightclubs. There are some positives, so I'll give credit where credit is due... -the office staff is truly amazing, none of it is their fault, they put up with a lot because people are MAD who live here, they're helpful always and friendly, maintenance staff is also friendly/reliable/fast, the events put on by the leasing office are creative/well planned read more

So let me start this review out by saying I used to LOVE living here. I never get on yelp but every time I see them giving tours I want to yell "leave while you can!" to the prospective residents, but I figured thats not appropriate, so here I am. My roommate and I moved in at the end of January 2018 and for the first year things were great. We used the pool all the time as well as the grill to make dinner then eat it on the rooftop. We never had anything to complain about except the back elevator occasionally not working (but it was fixed in a timely manner), and random mold that grows in our toilets about 1 week after cleaning it...every time. But we would just clean more often, so eh no biggie. However, ever since January of this year things have, to put it politely, SUCKED. For more than one reason. Reason 1: Never Ending Renovations. Sadly, we renewed our lease before realizing they were redoing the pool. Apparently that's not something you warn your residents about. Yes they informed us of renovations that would be taking place to the different units, but not the pool. Ya know, something that's included in our rent. And what's real awkward is today I over heard them telling a prospective resident that the pool should be done before summer by the time they move in, yet they told me they have absolutely no idea how long it is going to take and it will probably take months. Not really sure why they're telling current residents one thing and people looking to move here another. But major red flag if you ask me. On March 27th they told me they working on a deal with a sister property so that we could use their pool in the meantime. I asked again today on April 2 if there has been a resolution to this issue and was told no. I asked when we could expect to have a pool to use and they said they were not sure, we are working on it. Reason 2: Back Elevator. As I mentioned earlier, the elevator used to occasionally not work. And I mean very rarely. But now it happens a minimum of two days each week but more frequently, it is over half the week. When paying for a spot that is RIGHT by this elevator, it is quite irritating, and useless when I have to walk to the complete opposite end of the parking garage to use the other elevator. Oh, and there are stairs that are more convenient but for some reason they don't go all the way down to the lower level of the parking garage. So, again, useless. A repair man was last here the night of March 28th and fixed it. I spoke with him and I was informed this apartment has one of the cheapest elevators available, so ya get what ya pay for. You'd think with all these renovations they could afford better elevators, eh? Anyways, it now has been broken since yesterday, April 1, at 4 pm (when I first noticed it at least), and it is now 2 pm the next day and still broken. When I went down to the leasing office to ask about it, I was told they were working on it. Reason 3: Safety. I pay for my said parking spot for safety reasons. I work different hours than most so I want to be able to get to my car quickly. Especially since there was a recent sexual assault in the lower level of the parking garage. When I asked them about security concerns on March 7, they said they have hired a security guard to patrol the area. Which I do appreciate. However, he never comes down to the lower level of the parking garage where the residents park. And there are no cameras. When I asked about cameras and when they planned on getting them, my question was completely ignored. So I guess it just isn't a concern of theirs. That's the one thing they aren't "working on" that should actually be the priority. Everything is being "worked on" but there's nothing to show for it except the broken elevator thats "caused by the contractors" and the banging I hear constantly from 8 am- 6 pm every weekday. They only care about working on the cosmetic things that hide all the bad rather than the amenities & utilities that make it worthwhile and sustainable to live here. Basically: you may pay a few more bucks to live somewhere else in uptown, but you're saving yourself from an unsafe environment, paying for a pool you can't even use, running to the other elevator in the morning so you aren't late to work, and all the frustration that comes along with it. read more

One of my cousins live here. Neighbors are friendly. Wish they had a pool but location can't be beat. Also very quiet considering the neighborhood. If I lived in this part of Dallas, I would seriously consider living here. I found my dentist is part of the retail here! He's awesome and gives discounts (I think they call it "courtesies") to the people living here. He helped me out which I'm writing a separate review for. read more

I have been out of town on business and returned to construction in my apartment. There was no notice windows were being replaced and they would take down blinds leaving me with no privacy, holes in the ceiling and a paint roller on my bed. In addition , the office reports work hours are Monday through Friday but they are also drilling on Saturday. Please respect your tenants. read more

After enjoying living at an Amli property in Chicago, I needed to move back to Dallas. Lucky for me I was able to transfer my lease to the Quadrangle. This is a huge advantage with Amli is being able transfer to another property for a small fee vs. paying to break a lease. I have to say this is one of the best apartment complexes I have lived in. The maintenance staff here is amazing and extremely friendly. The leasing office is also great and seem to care that you are happy. The units here are a little larger than most apartments in this area which is a plus. The underground parking garage is easy to get in and out of. I have to say I'm a happy camper with this place. read more

Good location in the Uptown area. The actual construction of the building is relatively cheap. Plan on hearing the people who live above you (unless you're on the top floor). The staff is nice! But, when I moved out, I was surprised by a few charges & administrative items and I typically had to sort them out myself....which isn't what you really want to do when you're moving. read more

A new bar was just built across the street and the music and loud yelling can be heard inside of my apartment every night of the weekend into the early morning hours! It's unbearable and I wouldn't consider renewing my lease for this reason, in addition to negligent maintenance in community areas (elevators and hallways). My time here started off nice but things have sharply declined in the past couple of months. I do appreciate the upgraded interiors, dog park, and quick maintenance for issues in my unit. read more

I recently moved from Georgia and have lived here for 5 months now! The apartments are very nice and well kept. I had a issue with my dishwasher and the same day I put in a request, they came to fix it. The staff are extremely friendly! There are always available parking spots and I have never had an issue finding one. There are trash shoots right next to both of the elevators so on your way out you can just take it to the shoot. The location is perfect, close to great restaurants, bars, shopping and the Katy trail. I feel very safe in these apartments, you have to have a key fob to go up and down the elevators and the doors have double locks. The only issues I have with this place is the elevator furthest from the leasing office has been broken 3 times since living here and both elevators always smell like shit. If your staying in on a Friday or Saturday it gets pretty loud from noisy bar goers (not the complexes fault.) other than that I've had a pretty positive experience living here at the AMLI! :) read more

AMLI Quadrangle - Apartments Near Me - Dallas, Texas

I lived in AMLI for close to 2 years. Overall, my experience there was positive, and the staff was nice. The best thing about the apartment building is its location in uptown - there is a neighborhood feel and it is extremely close to all of the bars/restaurants on McKinney. It's nice to be able to get coffee/dry cleaning/pick up food within walking distance of your apartment, especially because Dallas is not a particularly pedestrian city. The finishings in the apartment, although they look nice, are actually quite cheap (kitchen cabinets, laminate flooring). I found that my dishwasher and laundry machines did not work properly (although maintenance was always prompt to respond to complaints), water pressure in the shower was always low, etc. Little things, but still. The pool outside is nice although it is a wading pool - by summer time, the water is boiling hot and not in the least refreshing. I had a few negative experiences that affected my time there. First, after a year of living there, the rent was raised by a $120, which was an exorbitant increase and something I did not expect at all. Second, I had cockroaches and crickets in my apartment as a result of its proximity to the first floor pool (I even woke up with two in my bed). Although the staff scheduled exterminators to come and fumigate the apartment, sleeping was never the same for me after that. And finally, the noise level in the building is absurd. I completely agree with the other review that post-college students usually live in the building, and it is like a frat house. The fire alarm went off constantly in the middle of the night (at least 15 times during my 2 years there, usually from drunk people pulling it for fun) and I found that some residents did not have any regard for others. On a weekend you can usually hear drunk people running and yelling through the hallways. The final straw for me was when a person moved above me after a year of my living there - he would stomp around, drop what sounded like bowling balls, throw parties, and have explosive fights with his girlfriend (typically at 4 am on a Monday) very regularly. I should have called the cops on these occasions but thought I would take it to the staff instead, who were COMPLETELY useless in handling this situation. It ended in a series of confrontations between me and the other person and let me feeling very upset. At $1,400 a month for a one bedroom, the experience I had dealing with this person was completely unacceptable. All in all, if you value peace and quiet on a WEEKNIGHT when you have work the next day and expect mutual respect in your living community, do not choose AMLI as your residence. I am writing this review now, almost two years after leaving, because I live in a new building in a different city where my experience has been wonderful - that's why AMLI gets a 2 star rating from me. read more

All amentities are very nice and the property is well maintained. I lived there for 2 years and enjoyed it. Great location for anyone 22-30 who likes to party. Rooftop deck and indoor dog park were great. The staff is polite and attentive to anything you need. They respond quickly to any service requests you have. Their friendly disposition changes rapidly when it is time to renew your lease, and they give you a 7-10% monthly increase. The daytime leasing agents deny any knowledge of amli's pricing methods, and suggest you speak with the manager. The manager's response is always "that's just what the market is right now." My 2013 rent was $1580 then $1,770 in 2014 when it was time to renew. I told them that was way overpriced for a 900 square ft apartment, relative to the uptown market. I'd rather live at Gables Villa Rosa at that price point. What's really funny is my old apartment is now listed for $1,800+ and has been vacant for 3 months. They could have had my $4,800, but wanted to "strategically" price my apartment instead. If you have money to burn and love to hit the bar scene, I'd still suggest AMLI. It is a great place to live, if you can afford it. read more

I actually live at the property across the street on Laclede and have to say that the property management of the Amli Quadrangle are the most inconsiderate, oblivious neighbors I have ever had. I feel sorry for their renters. We have dealt with in the past 3 years of renting at our current location: - Trash removal at 3:30 am every morning until we complained to Dallas Code Enforcement. And I'm talking about the huge, long industrial sized dumpsters that they keep behind a roll up door. That beeps. The truck backs in. And beeps. The dumpster goes up and bangs around for several minutes. And the door rolls down. And beeps some more. And then I try to fall back to sleep before my alarm goes off at 530am. - Management schedules parking lot maintenance at 4:30am, because, as the contractor so wisely pointed out, there are no cars there at 4am. He had NO clue that power washing, grinding paint off of pavement and restriping surfaces made the kind of noise you can hear for 5 blocks and told me to "get off of HIS property". I called DPD and they issued a citation for use of heavy machinery outside of construction hours. But, in fairness, Amli scheduled it. He was just the idiot who refused to stop working after a group formed in the parking lot asking him to stop. - The new wine store that moved in did construction from 6am to 8pm weekdays and weekends. So I could hear workers yelling, laughing, singing, hammering, sanding, and dumping wheelbarrows of construction materials over the side of the 10 ft dumpster at all hours of the morning. They keep sending over discount flyers and no one from our complex will visit because they ruined their relationship before they even moved in. I wouldn't want it if it was free. - Evidently, there is a fire sprinkler and alarm system problem at the main office building just next to the apartment complex because at least twice a month in the middle of the night, the alarm will go off, blasting loud sirens, followed by the sweet voice of a lady asking you to proceed to the nearest exits, avoiding the elevators. Dallas Fire Rescue knows the address when we call. We've brought all of these issues to the attention of the property management group and each time we're told that the property is under "new management" and that "some one" will look into these issues. There are so many great properties in Uptown close to the action. If you value ever getting a good nights rest again, don't rent from these people who have NO CLUE how to treat their tenants and neighbors. read more

Overall, I give AMLI quadrangle just 2 out of 5 stars. Compared to the Post apartments around, it is much more modern, but if you are willing to pay a little more, I'd say there are better options in uptown. You don't have to read all my review but in summary: you'll pay just for location and the "modern" look of the apartment. Quality is well below standard. PROS: * Location! Nothing beats location for the Quadrangle. Everything is within walking distance: bars, restaurants, Katy Trail, coffee shops CONS: * Some of the leasing consultants, which are also the apartment personnel, have no clue about what they're doing. First time I came for a walk-in, they simply opened the door to the apartment, and said, "well here it is", and then stare at you. They are very lazy. They don't do a proper "tour", they don't tell you that you won't have a microwave, they don't talk about the quality of the apartment, or the perks that you will get. So, if you plan on leasing here, come with a list of questions, anything you could think of, even the most obvious things (like where is the trash chute) because they won't tell you. They just wait for you at the door while you look inside the apartment. A friend of mine also wanted to lease an apartment there, and he had the exact same experience. He even asked to see the "pool" (aka 12-in fountain) and the lady said "It's too hot, you don't want to go there now..." In my case, the lady even told me that my apartment would be facing Vine Street, which was great, lots of trees and a quiet street. Well, best case scenario, she had no clue, worst case scenario she lied. It faces a completely different street. And don't expect their service to be any better once you're a tenant. They always put a face when you pick up a package, because they have to get up from their desks to get it for you. You almost feel bad, that you are making them do that. * Noise, Noise, Noise! You can hear everything. When your neighbors 6 apartments away from yours open and close their front doors, when they're having a party, when they listen to music or are watching TV, when the upstairs neighbor walks to the kitchen, goes to the bathroom and flushes! or turns on the washer and drier. I've lived in many apartment complexes, but this is by far the worse when it comes to noise insulation. I feel like I'm back in college dorms. Plus, you must add the noisy bars outside playing loud music until 2:00 am on Saturdays. Great when you are in the mood for partying. Terrible when you are sick and just want to sleep. I don't mind the bars, that is why I moved here. But the apartments should have had proper insulation for the amount of rent you'll be paying. * Quality of the apartments is so-so. Carpet is nice (apartments are fairly new), appliances are new, and the washer and drier comparable to what you would get from Appliance Warehouse. And they look modern, compared to the Post. But the worst thing of the apartment is the wall paint. It is of the WORST quality I've ever seen in my entire life. Touch it with your finger it will stain, try washing the stain off with a soft damp cloth AND THE PAINT WILL COME OFF!!! I was trying to see where to put a frame, and while holding the frame on the wall the frame stained the wall!! Tried to clean it, paint came off, and now I have a terrible white patch in the middle of my living room wall. Other areas of the wall that you try to clean will leave DARK black patches! No kidding. If you have kids, or if you love to have your friends come over for parties, this is NOT the place for you, unless you want to ask them to repaint the whole apartment before you move in with high-quality paint with the proper resins or primer. I doubt they'll do it, but worth asking. * The leasing consultants will tell you that one of the advantages of AMLI is that you can pay your rent online. Great for those of us that do a lot of business traveling, and that you never want to be late and pay the ridiculous late fees they have. What they DON'T tell you is that EVERY time you want to pay your rent online you have to pay a "small fee" of $25. Yes twenty-five dollars. Oh, and don't forget to add the $5 fee that they add to your rent, just because they are nice enough to mail you an "invoice" to tell you how much you owe. They never thought they could email that to you and save you the $5. Considering that you'll be getting at least 2 emails from them every month, that is the least they could have done. In summary: for what I'm paying and considering that they are new apartments (two years old) I expected MUCH better quality. Overall, I would have recommended this apartment or even renewed my lease, but the wall paint issue was a complete deal breaker. It's not just bad, it is terrible. read more
