Not sure how much I can say about the wonderful experience I had with Michelle Berryhill without you assuming I'm her father. We were buying a condo in Playa Vista under construction while living 2500 miles away in Florida. I so much wanted to be there and watch the progression of the construction but that wasn't possible. I was never disappointed having contracted with Pardee to represent us in our purchase. Michelle, of course, did all the required things necessary for the purchase of our condo. However, she did so much more. She was doing weekly reconnaissance of our condo and sending us pictures and videos of the progress. She was continuously communicating with us and the construction supervisor to give us progress reports. Impeccable is the best word to describe their quality of service from their great handymen, housekeeper and referrals for stagers and painters to the extreme patience showed by Eric to my literal hundreds of questions I asked during the selling process to Kerry Ann's great insight into the market and strategy to get the target number we desired. For about two years I was on an independent search for a single family home or a duplex in my price range on the West Side of Los Angeles. When I finally found the family compound of my dreams - a house with a legal guesthouse on a large lot in Mar Vista - I was not surprised that it was being sold by Halton Pardee Partners. i would not recommend Pardee if you are in the situation that is not straight forward... divorces, multiples sellers, deeds... The customer service is just not there to support it or even understand. My experience was just horrid no matter how much warning I gave Tami and Penny in September it could be complicated. Everything was delayed, my co-seller was playing, canceling and or straight up not doing open houses and Pardee could not do anything about it specially after he requested yet another agent Tiffany to represent just him even though in side conversations she was OUR agent and she was making decisions on OUR behalf without me actually knowing because Penny was the one i met as my agent. Nobody was on the same page. Also, the entire pricing strategy was kept in secret from me for 3 (three!!!) months and house was put up for more than $300K the market could support. However, the moment the house did not generate any interest for one open house i was cornered immediately to reduce the price. It was not until December i by coincidence learned the conversations about the price i should have known in September after i insisted on actually meeting Tiffany as my agent too. Despite the ladies being sweet, Tami even gave me crystal purple heart in september with a promise that everything will be ok (I have not seen her since) they did not want to put any bounding agreements onto the paper, our MOT was a bust after our listing agreement was shortened from 180 to 60 days and expired right before xmas. Only my insisting and threat to switch agents got them a bit serious...but then they went overboard and have their lawyer writing up 'agreement' about 3 open houses a month and email-only correspondence, which was immediately broken again with only 2 open houses in january and text msg and calls flying left and right... After the house finally got an offer in February it was $500K lower than we started with :( but also the disclosure process was managed so unprofessionally when our notes were just slammed together hand written into Docusigns, no guidance, no editing, no follow up ... Buying and selling condo previously, this was the most butchered transaction i remember so far. There was a moment i wanted to report them to BRE for their info concealment, value misrepresentation, no advance notices, equal representation was a joke so was pressure to sign contract with buyers i was not comfortable with! Have i mentioned to be wary of their sweetness and gather all the facts before you decide to do business with Pardee? Please, do yourself a favor and save yourself tons of money, time and frustration :) read more

I cannot recommend Pardee Properties highly enough! My husband and I just closed on our first home -- a townhouse in Santa Monica. As anyone who's looking to buy on the Westside knows, it is REALLY hard to get a place right now. There aren't many places for sale, and any decent property that hits that market gets multiple offers way over asking and, all too often, the dreaded cash offer. Well, when the townhouse we just purchased hit the market, it was so great that someone made an offer without even seeing it (i.e. before the open house). After the open house, there were six offers total, and one was all cash. I am certain that we would not have gotten our place if it weren't for Cassandra Monnastes, our agent from Pardee Properties. It started with Cassandra arriving at the open house thirty minutes before we did so that she could check out the place. Once we arrived, she went through the place with us and did not express her opinion until after we stated ours. I really appreciated that because it really doesn't matter what your agent thinks about a place if YOU don't love it. Nobody wants an agent trying to convince you to buy a place. Anyway, I told Cassandra that we loved the place and that we HAD to have it. Only then did she tell us that she agreed, and that it was a really special unit. From there, Cassandra expertly navigated when to submit our initial offer, and assisted us in coming up with the price. After that, we received a general counter from the seller that was rather aggressive in its terms. Cassandra never tried to talk us into going forward and/or accepting the terms of the counter. Once we told Cassandra that we were all in, Cassandra was invaluable in determining how much the property would probably sell for and what it was worth. This was critical information when deciding how much to offer. Keep in mind that you are bidding in the dark -- you have no idea what others are offering. And you want your offer to be high enough that you get the place, but low enough that the property still appraises if you're getting a loan. Cassandra also made sure that we wrote a letter to the seller and included a photo of ourselves. Long story short, WE GOT THE PLACE EVEN WITH AN ALL CASH BUYER COMPETING FOR IT. This wasn't the only property we saw with Cassandra. She never once tried to sell us on a place. She was supportive, encouraging, knowledgeable, aggressive, hard-working, and cool. She also has great taste. She's helped us beyond just the purchase of the property. At my request, she recommended an interior decorator, a contractor, ideas. The bottom line is this: if you are looking to purchase property anywhere in Los Angeles, but especially on the Westside, you're making a mistake if you go with anyone other than Pardee Properties. read more

My wife and I simply love working with Pardee - specifically Penny Muck as our selling agent and Tamara Mattox as our buying agent (see below). We recently completed the sale of our very unique Santa Monica art gallery-inspired home, and are extremely pleased with the results. Selling Agent Penny was absolutely instrumental in every aspect of the sale process. We decided to put the house on the market in early-December, but had a planned 6 month sabbatical starting almost immediately with the holidays. Penny worked with me in the weeks leading up to our departure to organize a slew of contractors to accomplish the necessary polish for the sale. She had great ideas and connected us with some of the people who came and performed the work. It was startlingly easy for us, but must have been a real chore for her. She also spent a huge amount of her time once we had departed supervising the work done on significant projects like interior repainting, roof repairs, resurfacing the floors, staging of furniture, working with our movers and storage location, deck construction and gardening. She was professional, friendly, available, brilliant and truly made the process work through her diligence, communication and work ethic. I like that Pardee structures their organization to allow agents to solely work on selling (other agents represent buyers). This seemed to really keep Penny focused and highly informed on the status of the market - all to our advantage. Pardee also went all out on the marketing front... everything from beautiful photography to print media to a strong online push (including video). Because of the unique nature of our house it did remain on the market for a few months, however the level of effort by Penny and her team never lagged. We always felt informed and comfortable that everything possible was being done. After about 3 months we had a meeting with Pardee senior staff and Penny to discuss the fact that it hadn't sold. The outcome was a full re-marketing of the house with a slightly different pitch. This included new photography, print media, re-staging of the house and a gallery-style art party - thrown by Penny and Pardee while my wife and I were traveling. It was extravagantly marketed and catered at their expense. It was truly far beyond the norm for a real estate agency to do something like that. I'm sure the other reviews mention it, but after escrow had closed we received surprise gifts... His and hers Linus bikes, a Timbuk2 messenger bag and a book to remember the old house. We were blown away. We can't thank Penny enough - it truly was a complicated sale, and I don't think anyone else could have done it.
