For years I managed my Boise Duplex by myself and resisted the idea of hiring a property management company. I didn't understand the benefits of having someone else manage my property and assumed it would be cheaper if I did it myself. Cassandra Swanson offered to manage my property in 2013 and kept in touch with me until 2014 when I finally decided to let go and give it a shot...now I wish I had done it sooner! Cassandra and her staff at Paramount handle EVERYTHING. I never have to worry about tenants, utility payments, vacancies or emergencies. I've actually gone whole months forgetting that I even own a duplex in Boise and am only reminded when I get a month end summary statement via email. The peace of mind alone is worth the management fee but in my case, the work that Paramount has done has actually allowed me to increase my rents so that I make more now than when I was doing things myself. They don't reply messages, keep breaking the promises, and stopped the payments. No explanation and just no reply. It is terrible!

They stopped paying payments even though they were taking the full amount from the renters. Paramount Property also had the renter's security deposit, which I ended up paying out-of-pocket to the renters. All combined, Paramount Property Management stole around $15k from me. They even continued asking the renters for rent money after I sent them certified mail firing them as the property management, which I speculate is fraudulent. read more

Avoid this company like the plague! Zero stars. Breach of contract. Owe us thousands and then disappeared. No responses to emails, phone calls, certified letters. They just ran off with thousands that they owe us. We have recently filed complaints with Idaho's Attorney General, with the Better Business Bureau., with Idaho Division of Occupational and Professional Licensing, and in process of filing more complaints with others. Civil Litigation against this company is also in progress. If they were honest they would return the calls, emails, and mails, and pay what they owe, or at least explain the situation and work out a plan to repay. Instead, they just ran off. Avoid this company at all costs now!! We have hired PPM to manage our rentals for the last 10 years. Up until a year ago, (Cassandra Swanson) owned/ran the company and did a good job. In mid 2024, Cassandra's husband (Cory) took over operations and was running the company. He would constantly lie both to us and our tenants. They repeatedly lied and failed to return Tenant's Security Deposits and transfer the collected rents to our accounts. We (along with several other landlord owners) are suing them in Civil Court for our rental proceeds, and the Idaho Attorney General is reviewing all the cases for several possible criminal inditements. read more

Worst HOA management my community has employed in the 17 years I've live here. Kari Baker the owner is extremely unprofessional, confrontational and dismissive. I am a homeowner in a community of 600K + homes. After multiple requests to have my quarterly HOA dues statements mailed PRIOR to the due date. Paramount who calls themselves a " technology forward " company never seems to be able to consistently do this, they will always after late pay date with a $15 fine included . Kari Baker blames this on the USPS. Funny how they can manage to get the you got a weed letters out without fail. Well actually those are about a week late too, long after in most cases the landscaper has handled it . Making an attempt to contact the office to solve the problem. Kari Baker is down right rude complaining about her bad day. After I end the conversation she called back with a half ass apology. Subsequent communication from her has been passive-aggressive at best. And still the issue has yet to be resolved. This in my opinion is a poorly run unprofessional company and for community management I'd steer clear of them. Rather then resolve problems Baker seems to want to amplify them. She in my opinion lacks the professionalism needed for management. I intend to bring this matter before our HOA board and if necessary petition the residents of my community to have Paramount property management replaced.. read more

Paramount Property Management made my daughter's first experience on her own an absolute nightmare. She sublet a duplex and the move-in condition was not what was expected or promised. It was not clean, though they claimed it was, but the move-in pictures proved otherwise, and several other items also needed attention. It was like pulling teeth to get any help and most items did not get fixed as Paramount deemed that they did not make the unit un-inhabitable. The security deposit was not returned when promised and we had to call to have that sent. (The check and mailing label had been ready for 2 weeks, prior to my call.) We ended up taking them to Small Claims Court for several items, including that the security deposit wasn't returned within the 30 day time limit, and won. After the 30 days, when the settlement was due from Paramount, just like the situation with the security deposit, we had to call and have it sent. Communication from this company is poor and their follow-through is just as bad, I have several phone calls that were never returned. Paramount blamed the late checks on the property owner but once I called, the checks were released and sent the same day. Paramount also has lots of fees so read your lease carefully! One ridiculous fee they had was that the tenants are responsible to clean the gutters (this was a two story unit). With that being said, Paramount had the gutters cleaned, without the tenants permission, and then tried to bill them for it. They also tried to charge for re-keying 4 doors but there were only 3 doors that required a key. Beware and do your research before dealing with Paramount. read more

these people have had bad intentions for me from the jump.. they only had me move in to evict me... in the middle of the hood.. i have honestly had the worst experience with these people who have no respect for lower class people being that they are all from scottsdale its sickening... i have literally thousands of dollars in charges that i could not avoid ... that were completely scammed and basically robbed for... if i leave a tool out they charge me an extra $100 on rent and this has happened numerous times on numeerous situations they make up as the year goes on. read more

When this review was left on the Better Business Bureau website, Paramount threatened to sue for $1,000 (the lease says they can do this for any negative reviews) and they also threatened to sue for the total funds awarded to the tenants in Small Claims, unless the review was removed, so it was. These people are bullies. Beware and do your research before dealing with Paramount. EDIT: Cassandra's memory on the court case is not true. I was never admonished or warned by the judge or the moderator, in fact, it was Cassandra who was warned by both the judge and the moderator. Nothing was misrepresented by me. I am the mother of a previous tenant and I asked the judge if I could present the evidence and was told that I could. I never coached anyone for an answer. There were only 3 locks changed at the property. We have pictures. Cassandra, quit your lying and your bullying. Yes, I will leave a review anywhere I can. This experience was that bad. People need to be warned about you and your business practices. I'd also like to mention that the judge awarded the tenants more than what Paramount Property Management was trying to withhold. read more

I would not rent from them ever now. Credit score better be way over 600. They do an average so again it better be high. They say one thing then do another. God forbid you may have an eviction, but at the Sametime it better not show up. We were told not a problem. I understand that money is money. We are going to have so many homeless because of the pandemic. We didn't lie We just didn't give our real names. Cassandra, the three maintenance requests you mentioned were for my neighbor. Insect infestation I thought was the landlord's responsibility. I brought up the mold in the toilet tank (it was black inside) when I couldn't explain the ring in the bowl and finally opened. I was told the black was from the minerals in city water. read more

I would give 0 stars but it won't let me. So I applied for a home with my husband and even had a cosigner just to be extra sure we were okay. I paid about $38.00 per application and then we received a call that we didn't fill out some information on their application which can't be true because it doesn't let you leave anything blank. The guy who called me could hardly speak English and kept asking for pay stubs that we had already submitted. Then he would email asking for more pay stubs after my husband had supplied about 6. So of course, we sent them more, little did they know I had been speaking with the actual owner of the house and he said he doesn't really look at credit scores but mainly our income, which we made more than 3x the rent, rental history was great, we've never been late on our rent. So the landlord and I emailed each other last night and he said not to pay the fee yet and he would see where they were with our applications but we had already paid the fee as soon as we submitted our applications. We just got a letter stating we were denied due to our credit score being low. Now if the owner said he doesn't look at that nor care then why are we denied. No one would respond back to us and it was also first come first serve and they said we had submitted our applications first. I feel they just took about $120.00 and now probably going to run someone else's and obviously take their fees. Keep in mind we had a cosigner who had high credit. This was a horrible company and ontop of that, the property has been on the market for a while. Tonight I will be writing BBB. read more

We had a very poor experience with Paramount Property Management. Pending a threat for legal action against my family for "Defamitory and untrue" reviews on social media I am unable to speak to the specific details of our experience with Paramount without fear of further legal action. Threatening our freedom of speech is unacceptable, but I know a real threat when I see one, so I will refrain from sharing anything specific. Overall I would NOT recomend Paramount if you are looking to rent a home. Judging by how they react to negative reviews I'm sure you can surmise how they handle IMPORTANT things such as security deposits. PPM four cornerstones of Honesty, Integrity, Kindness, and Loyalty is not what they really represent. Honesty -- They have lied about my prior tenants money owed to be being in collections or with a certain collection agency. Not sure what is the truth with this. Integrity -- They allowed my current tenants to take possession of my property prior to having a signed lease agreement and then they tried to lie about it saying it was signed beforehand but I have a signed statement and an email from my tenants that was sent to Paramount stating they hadn't signed the lease yet due to some problems with the AC at the house. Where is PPM's integrity with upholding terms of a contract? Kindness -- I had to take them to small claims and during the process they constantly interrupted me and would not let me speak. I can't blame them totally there as the mediator is the person really at fault but where is the kindness or respectfulness to let one speak without being interrupted? Loyalty -- to themselves as they withheld information from me preventing me from collecting money owed to me. I would highly suggest that as owners and tenants to stay away from this company. I had to repeatedly ask for correct accounting statements and I even had to ask for the lease agreements of the tenants. Something I believe the owner should have a copy of. read more

We received our credit report, and they used a FREE website to run our credit... This site is not even one hundred percent accurate... Do not waste your time or money with these crooks, if I could give them negative stars, I would. We applied for an apartment, after taking to them several times. We showed them our impeccable reference from our current place, I even brought our credit report because I do not have the greatest credit. I was told she couldn't pre screen us (she could have looked at it) and if my credit was bad, we could use a co signer or pay a bigger deposit if we failed the credit check. We payed 50 bucks (rip off!) And got an immediate response that we failed the criminal and credit check! You cannot run stuff that fast, one, two we do not have criminal records. No response, no return calls, no answer to "why did you say we could use a co signer" and only a re sent email in response to emails, with no details! I feel like the color of my skin had more to do with the rude and unprofessional way they lied and took our money... read more
