Avoid Peak Residential at All Costs!…read more Peak Residential is, without a doubt, the worst company to do business with. They take your application fee but never keep you informed about the process. If you have questions, don't expect answers--because they won't return your calls, no matter how many messages you leave. The staff is either uninformed about their own business or completely indifferent to providing any level of service. Their customer service is nonexistent, and dealing with them is nothing but a frustrating runaround. If you value your time, money, and sanity, stay far away from Peak Residential. Their business practices are a joke--so much so that they might as well merge with the circus. Property management place

After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. Heh, more attention for him. That a good thing. Happy holiday and upcoming new year. Be safe ya'll! Thank you Ferguson Property Management to make things easier. Glad to work with you. I wanted to share my experience with this property management company as a prospective tenant. I…read moreultimately did not rent from them, but I did tour a property and submit an application. I completed two self-guided tours, and both times I had issues accessing the property. The first time, I was fortunate enough to reach someone by phone who helped me get in. The second time, no one answered the phone, and I was unable to access the property at all. I was also one of the first applicants for a home I was very interested in. I explained from the beginning that I was on a timeline because I had applied for multiple homes and needed to make a decision quickly. This particular home was my first choice, so I wanted to get my application processed as soon as possible before declining another property. I was told they would begin processing my application, but days went by with no progress or communication. I called for three consecutive days, sent multiple emails, and received no response. On one of those days, I called twice and was told the person handling my application was busy signing leasing documents, they would call me back but never did. What really stood out to me was that after multiple unanswered calls and emails, I finally emailed them saying I wanted to withdraw my application--and suddenly I received an immediate response. The home itself was beautiful, spacious, well-priced, and had a lot of potential, which is why I was willing to overlook some things. However, when I toured it, the property was not move-in ready. The carpets had a strong odor, the walls and baseboards were heavily scuffed and needed paint, the showers had moldy/old caulking that needed to be replaced, the toilet seats were faded, and the backyard concrete had significant grease and dirt stains. I asked if these things will be addressed before move in, I was told cleaning and carpets were likely to be addressed and everything else was upon owners discretion. There was one gentleman I spoke with who was extremely kind, helpful, and responsive. Unfortunately, I was told he went on vacation, and my experience with the rest of the office was completely different. Communication became extremely difficult, and I found several interactions rude and unhelpful. Ultimately, that became the biggest red flag for me. If it was this difficult to get a response while actively trying to become a tenant, I became concerned about what communication would look like if I actually lived in one of their properties and needed assistance with something important. I began to look into their reviews online and seen that their lack of communication was a common theme. Someone named Dan appears to be rude, responding to yelp reviews in an unprofessional manner which was another red flag. I can't speak to the experience of actually renting from this company because I chose not to move forward. I can only share my experience with their touring and application process. The property itself had a lot of potential, but the lack of communication and follow-through was enough for me to walk away.

Highly recommend LuAnn for any real estate transaction in the Davis or greater Sacramento area…read more My family and I interviewed about seven agents we found through Yelp, and LuAnn stood out immediately due to her experience, track record, and the quality of her marketing and sales materials. She was knowledgeable, organized, and refreshingly not pushy -- a stark contrast to some of the other agents we spoke with. It ultimately came down to her and another agent I'd become friendly with, and LuAnn's professionalism and candor made the decision clear. We hired her to sell an inherited home in Davis that had significant sentimental value and decades of accumulated belongings. She was patient and supportive as we spent nearly three months cleaning, sorting, and conducting an estate sale. Throughout the process, she and her team -- including Anna Huang from eXp -- added tremendous value. Anna helped design and renovate the home, addressed City of Davis inspection requirements, and guided us through every repair and inspection issue that surfaced. The staging was excellent, and the video and social media marketing were outstanding, making the home shine online and attracting strong buyer interest right away. If you have any questions about LuAnn's marketing strategy and execution -- including how she helped turn a $700,000 home into a $900,000 sale -- ask her about our White Horse Davis property. LuAnn also provided a comprehensive list of inspectors, helped us resolve buyer‑side concerns, and kept the entire process on track. Most impressively, she secured a buyer and got the home into escrow within about a week of listing, even though other homes in the White Horse neighborhood had been sitting on the market for months. We achieved the pricing we wanted, felt supported the entire way, and genuinely appreciated her professionalism. I would absolutely use LuAnn again for any future real estate needs in Sacramento, Davis, or even Irvine.

They had all the resources ready to make a home SALE! I first called LuAnn because had I seen really great yelp reviews about her and her team. When I called, we went straight into getting an appointment set up for a walk-through of the house in a timely manner. This process of getting the house on the market was made really easy because LuAnn and her team are extremely organized with their work and their time. They were very respectful of our time as well. The house was inherited, and we thought that it was going to be really hard because of how the shares were set up. LuAnn and her team were very reassuring that they have seen multiple cases like ours and they have helped their clients be successful in the end. Everyone apart of her team made selling the house such a relief for us. We honestly feel like we didn't have to do too much because of how helpful they were during the whole process. Once we went over the initial steps to sell our house everything went by accordingly and pretty quick, and LuAnn and her team had all the resources that we needed. I appreciated the way that every detail was looked over in order to have a successful sale. LuAnn and her team were very understanding and dedicated. I would recommend LuAnn and her team over and over. We are absolutely grateful for their help.

Patti is a rare professional, a tireless ally, and an amazing human being…read more My wife and I weren't even planning on moving, then on a whim over a long weekend we went to an open house. Within a minute of being there we both looked at each other and KNEW -- holy ****, this was our absolute DREAM HOME and we were supposed to live in it. Unfortunately, there was already another very serious buyer. We had to make a big offer right away, even though we weren't planning on any of this. We had none of our financial ducks in a row, and it was Saturday afternoon on a long weekend -- who would even be answering their phone? Fortunately, we talked to the selling agent at our dream home and she recommended Patti. We called her and she picked up immediately, and we immediately hit it off. In one of the more cortisol-filled 24 hours in my recent memory, we then scrambled to get everything together, made an offer, got in a bidding war, made another offer, had multiple freak outs, repeatedly drove longingly by the house, and logged endless hours pacing back and forth on the phone. Through all of this, Patti was a clear and constant presence, providing incisive guidance, keeping us emotionally buoyed, and staying with us all the way into the wee hours of the night when everyone else was decidedly away from their desks. She also connected us with an amazing broker -- Brad Puckett -- who ALSO was right there with us the whole time. I remember thinking that even if we didn't get the house, I had never felt so TAKEN CARE OF in a professional situation before. Every business has marketing rhetoric about how "passionate" they are and how much they care, but it was clear to us that Patti and Brad actually WERE passionate and actually DID care. We felt like they were really "in it" with us. Laura and I had been heartbroken house-bidding-war-losers more than once before, and as Sunday afternoon rolled around we were fully bracing ourselves. We were actually sitting down at our favorite ramen house to preemptively comfort ourselves over the loss, when Patti called and told us WE GOT THE HOUSE!! Needless to say we made quite the scene at the ramen house that day. Since then, we have worked with Patti in multiple capacities, and it's difficult to argue with her results. Everything has worked. She has gobs of experience, and it really shows when she has proposed strategies to us -- while certainly there are a bunch of factors and a fair bit of luck involved, it's hard to ignore that every decision and every approach she brought to the table played out exactly as she predicted. If you want a highly ethical, uber-experienced, sincerely passionate agent who will go several extra miles for you, call Patti. We couldn't recommend her more highly.

Linda was referred to us from a dear friend and we hired her after being discouraged by another realtor who told us the neighborhoods we wanted to live in were "the armpit of East Sacramento". Linda was nothing like our first agent. She was smart, she cared, she listened to what we wanted and she tirelessly and cheerfully showed my husband and I house after house until we finally found "our house". Long story short, we had a squatter in "our house" and without a last minute save by Patti intervening the deal would have been lost. Patti and Linda are a dream team! Fast forward 8 years and it was now time to sell our house that we thought we would never sell. These ladies both did whatever it took to ease our minds through the stressful process.
