The worst, first I emailed them about possibly scheduling a time to view a rental and they told me I couldn't make a personal viewing time due to lack of employees. Ok I understand that, so I took an hour off from work to make it to the viewing to which the agent never showed up for. Emily told me that it would be at 12:15pm. I called but they were on lunch. I also emailed emily and never got a response back, very unprofessional. I called and Emily answered stating the viewing was at 12:30. I quickly reminded her about the email she sent me (attached) that explicitly shows her telling me 12:15, where she quickly said "oh well... it changed". Rude and unprofessional especially since they weren't willing to allow me to view the property at a different time and I had to take off work. This business is now under the name "Peak Residential" which was formerly, Cornette. We have been renting the same home with them for the last 3 years, going on our 4th now. I have refrained from writing a review because Cornette thinks it's productive to thumb through reviews here and out their client's personal information in order to defend a bad review received, but I'm at a point now where I don't care. This company rides the lines of the law (and I honestly think breaks it, renters just don't know their rights). Since day 1 we have had a bad experience with them. They showed us a home (after we drove all the way from Walnut Creek to Antelope) that had beautiful pictures only for us to show up and find an exposed water heater and rotted pond with an electrical outlet in it. Luckily, we were already qualified with them and they pushed our app over to another property, which is where we are now. The moment we moved in there were issues. We went 2 summer without a working AC!!! In Sacramento! Their defense is that, under CA law, a non-working AC unit doesn't make for "uninhabitable" conditions. That, AND that the owners had a home warranty company they were working with that was holding the process up. So we just had to suffer. The fence was rotted the moment we moved in and held up for us until a bad winter storm in November of 2019. We came home from a road trip to Oregon to a completely downed fence and it was never fixed. Fast forward to now, 3/2021, and our fence is falling more apart with each wind storm, all while Cornette does nothing for the tenants living in it. We've had a broken doorbell for months now that we have reported, not fixed yet. We also have a broken sprinkler system that floods our back neighbor's yard that still has not been fixed. They did replace our water heater, which was the original water heater from 1990 something that no longer provided hot water, so that was nice. Bottom line is, Cornette/Peak does NOTHING for tenants. Even when we offered to fix the stupid fence ourselves so we could at least let our dogs out to pee and be reimbursed the cost, they said no. They may do well from a property owner's view, but not a tenant who has been with them for over three years and NEVER paid rent late, EVEN WHEN COVID HIT. And at the end of the day, not assisting your tenants and not holding owners accountable for it will hurt owners in the long run too. Our backyard is beautifully landscaped, but not for much longer if the sprinklers don't get fixed before summer. Probably won't be as gorgeous when we leave but not because of us. To top it off, some of the girls (receptionists) are nice but a lot of the office staff we speak to is rude and honestly condescending. Our fence has been an issue for years and after I submitted my repeated maintenance request (they keep closing the requests out despite problems not being resolved) and asked about money off of our rent for the MULTIPLE issues going on for months on end, the maintenance woman laughed at me and said, "Well you just submitted it 30 seconds ago we can't discount your rent for THAT!" She obviously didn't read the prior requests that existed months before. Unfortunately, we are not ready to buy a home yet. In the process of getting married in October and hoping we can wait it out until then. If that were not the case, we would go RUNNING from this company. Not only asking you to move on so that you don't have a terrible experience, I'm asking you to move on so that this place does not get additional business that only perpetuates how awful they are. This is the absolute worst property management company I have ever dealt with I first started off by applying to One of the properties I was going to use my regular check stubs as well as the child support I receive from my child's father willingly due to the fact that I do not go through the government to collect child support for my child's father they decided that I did not legally get this income. Even with written statement and signature signed by my child's father they denied this income method. Sooooo I decided to just apply for a cheaper unit because I do make enough money to pay for a cheaper unit just on my own income without the child support. They still decided not to rent to me although I submitted two separate applications to two separate units to separate application fees. I reached out to them to see what was going on and what would happen due to the fact that I submitted to application fees and they have let me know that I would receive a reimbursement check for one of the fees that I paid. Of course that was the furthest from the truth I have still not received that reimbursement check and this is now two months later also I have not received the copy of the credit report that they ran.... Be very careful when dealing with this company they are very sketch. I recently went through the processes of renting a house. We applied for a house through Cornette Property Management, $40 per application. They requested information that was not pertinent (6 months of mortgage statements for a house we did not own!) I informed them of this and they closed our application and refused to give us a refund! Across the board property companies have refunded our fee when they didn't complete the application, however Cornette has refused this courtesy and they were the ones that canceled our application! The people that answers the phone and admin are all nice on the phone but Their maintenance people are the worst people to deal with. They don't do all the work because of course they want to come back so they get paid more for incomplete job or they just don't care at all, I why're given a job probably they dont even care because they'll get paid and sure to get my business anyways. Their customer service is horrible, they drag their feet when it comes to maintenance. On our move-in date the place was not cleaned or ready for us. They had to bring in a cleaning crew before we could move our stuff in. We took many pictures of the damages that were there upon moving in , the dirt the grime on the countertops the dirty floors piles of trash in various areas mold growing around the caulking in the sink and shower area. Upon moving out we were charged for damages of the walls That were there upon move-in. They postponed anyone moving in because of mold issues that were already there upon move-in. And to be courteous I hired a professional cleaner to come in and make the place look nice and smell good. And cornette property management still charged us $350 cleaning fee. We did sign a new year lease in June 2020. But then decided to buy a home. In October. So of course we were breach and I did not mind paying the $800 breach of contract. Before moving I posted many ads on Facebook to have somebody move in to the property so that way we didn't get charge an extra months rent. Cornette took 76 applications before renting out the property in Orangevale. At $40 an application. They made good money off of application fees. They are supposed to rent out the place in a timely manner. We moved out October 14 officially and they still did not get a renter For over a month. Many people came to see the home and put in their application with Cornet right away. They were dragging their feet on moving somebody in. Even the inspector that did the walk-through said the place is in better condition upon move out then from when we moved in. He even said the place was disgusting and couldn't believe they allowed us to move in under such conditions. The new renters said there's still damages on the walls and the Stairs still break easily you have to be careful when walking on the stairs. There's still mold around the sink and wet areas in the bathrooms. Cornette straight out took money that does not belong to them. Upon move out we were also courteous and changing the air filter because we had extras. And we got charged for that as well. We also got charge for two replacement toilet seats that were broken upon move-in which we mention to them and they did nothing about it. And of course they charged us prorated rent for November until they got someone in there November 1 through the 12th. when the place was already vacant for two weeks, cleaned and ready to go , they We're dragging their feet getting someone in there so they could keep charging us. Next to none of those damages or maintenance issues were ever taken care of according to the new renters. And leaving this long review on yelp it's just the beginning we will be getting back Our money that they wrongfully charged us. We only got back $772. I tried to settle this with Sonya and Monica Brown but of course they did not ever give us a call back Monica Brown is never in the office according to the girl that answered the phones because every time I call she's always busy and sends me to a voicemail I leave a message I never get a call back probably 3 to 4 messages I left and nothing. read more

Oh gosh.. where do I start? I bought a house with tenants that was managed by Cornette. So I sort of inherited them. I needed to have the lease transferred to my name. I was the one chasing their agent. I was the one emailing her and calling her. Sonya Hannon was her name. She would never pick up a phone or return a call. It got to an embarrassing point when she made me feel like a stalker. The only way to reach her was to call reception and explain that I already left numerous voice messages, and ask them to transfer the call. My tenants ended up moving out before the end of the month. Sonya and April Drikas scheduled the final walk through in the first days of the month. I was present at the final walk through that was carried out by Ben Landingham. He took pictures and notes. When I received the final report it was missing the information about a punch hole in the wall. How on earth can you not include smth huge like that? I remember clearly pointing it out to Ben and him taking a photo. When I asked April about it, she told me that the report was final and that they would not make any changes to it. She also told me to go find my own vendors for cleaning and all the repairs, because her vendors were booked out for the next 3 weeks. Guess what? It costed me $80. I got charged the full monthly fee because "they were handling my money that month" which only involved releasing tenants' security deposit to me. So I had to coordinate deposit deductions and return on my own. Oh! And they close for lunch break! I guess it's nice to work there, but not to be their customer. Cornette took over a year after we rented from Realty Roundup. They may seem helpful but watch out when you move out. They will keep your deposit unless you provide tons of documentation. Your word isn't good enough and even when you provide documents, they will say it's not their fault that they didn't see it. I will never rent from them again and I am hopeful that this review prevents others from using them. You will be paying for damage done by previous renters, no doubt. The owner doesn't even have the courage to talk to me directly. We physically brought the receipt for carpet cleaning in with the keys. If Cornette received the keys and garage door opener, the receipt was with it. We also paid a dog deposit of $1500 to Realty Roundup before Cornette took over- I see no 'dog damage' in the final walk thru so why didn't we get any of that back from Cornette? read more

If I could give 0 stars, I would!! The absolute worst place to rent from!! Takes most of your deposit by charging you for damages that were already there. Even when we let them know about the damages during the initial walkthrough when we first got the keys, they said they were aware yet they deducted it from the deposit. The house we rented was all hardwood yet they charged a hefty cleaning fee and took it out of our deposit. I'm not sure what they clean because when we first moved in, we had to clean the entire house, especially the floors multiple times as it made our feet black! Their service sucks and they are rude af. We only had a year lease and they raised up the price by $300 after the year lease due to us having income. Also, the toilet and showers continuously were broken and we had to ask them to fix the toilets 4 times within the first few months! It got so bad to the point we basically had to harass them for a new toilet because the toilet flooded our bathroom numerous times. Also -- the deposit check! They combined all our names on the check which isn't able to be cashed since we all don't have an account together so the bank will not accept it. Cornette won't let you dispute or let them know of any issues for 30-60 days after the check was received. Makes no sense! This is the WORST realtor group to rent from. read more

I am a current tenant in a Peak Residential (former Cornette Property Management) property. I have been in this home for 6 years and while I enjoy the home, i do not enjoy the association with the property management company. Over the years I have experienced really bad maintenance service, which has recently improved with the new online system that does not involve human interaction. The woman that used to handle maintenance requests was just awful. She chained smoked and had a nasty attitude. However, the home I rent does have mice in the attic during the winter months and Peak does not do a good job of managing the efforts of the pest control company. The pest control company manager has been extremely rude, inconsistent in providing service and has yet to get a handle on the mice issue in the attic. I'm sure this winter I will be dealing with them again. Additionally, Peak has decided to charge tenants an administrative fee to process maintenance requests, rent payments, etc. When I called to ask about the fee (its $10 a month per household) i was told it is charged to every tenant for processing payments, maintenance etc. So, you get paid from the home owners and you are taking from the tenants to do the same activities? No response. They are double dipping from both home owners and tenants to do their jobs. With the moratorium lifted on rental properties, i recently received a letter increasing my rent by 8.6%, the largest increase in the 6 years since I've lived here. Peak has decided to start sending tenants an air filter every quarter, maybe its a consolation prize for the $10 a month they make us pay. Btw, we've been paying this for almost 2 years now. My favorite odd characteristic about Peak is the "punishment" that is handed out if you are late paying rent. Not only will you be issued a late fee, but they will turn off your ability to pay your rent online. When you inquire about not being able to pay online you will be told that it is a punishment for not paying on time. I was mortified. When asked if I was a child that needed a time out, I was told "that is what it says in your lease agreement". That is in no way how you speak to an adult. Not allowing tenants to pay rent online is a huge inconvenience and certainly not the best way to boost confidence in the company you send money to. Called this morning to find out they have a new policy that if you pay your rent 3 times they will not allow you to pay your rent online ever again. I have not ever heard of or seen this policy in writing. This is a huge inconvenience to the tenants and while the young lady who answered the phone said i could mail my payment in, I don't trust them to process my payment on time after they increased the late fee AGAIN. The receptionist was supposed to call me back to let me know if my account would be opened and of course, haven't heard back. Wont be holding my breathe on that one. Have tried to rent through this company 2-3 times this year and every time they don't answer the phone and ran my credit and rejected me without telling me they ran it and never giving me a call to say I wasn't selected. Just went to another showing with the same company months later, the lady was on her phone the whole time and I went to ask a question and told her I was going to do a quick video walkthrough and she said "ok hurry cause we have to get the next people in" we weren't in there for more than 4 minutes. For starters: Don't try getting a hold of someone via email... call directly. Showings are pre-scheduled and are only for 15 min, so good luck trying to see any of the houses as they won't respond to any requests about showings outside of their calendar. Next, once you actually get to one of the showings, the person there knows NOTHING about the property. They can't answer any questions, you have to call the office. When you call the office you find out that the houses they are showing have a long wait line and you can be put on a wait list for the house, but you have to apply.... Next, you go to apply and it's $35 PER PERSON over 18. Not once application fee for a couple looking to move in together. So if you and your s/o are looking for a place to call home it's $70 just to apply, to get on a wait list, not even for the house itself. Not to mention you can only apply for one house at a time, so even if there are two options for you, you have to pick and hope that your $70 will get used for the house that your on the wait list to apply for. FINALLY. They judge your pet on if it is fit to live in the house based on a photo.... not meeting the animal, not what kind of training it's had...a photo. So if your dog is not the typical "cute puppy face" I wish you luck. They are money-hungry, and completely lacking in customer service. I wouldn't be surprised if they kept places listed and open just to get all the application money and not even rent out the houses. read more

Wish I would've read the reviews before applying :( unfortunately they had nice properties available and I need a place to live long story short I applied for 1 property within 3 days they took the property off their site without notifying me so I contacted them and they told me I could use my application fee for another property, I did that within 3 hour if changing properties I was denied I was good credit , no evictions or bankruptcies, I make more then enough but I was denied because they said my landlord verification were not acceptable left me completely confused I'm still in shock a complete waste of time their expectations are way to high I'm not sure what else they wanted from me read more

To keep it short: not only did they happily take 3 of our application fee's (120$ worth, and offer for us to apply again) but they dragged us through the dirt for a month and a half as we tried to apply for a house. They asked for an asinine amount of information (financial and otherwise) and then pick and chose which information they wanted to use. After being denied based on financial information (that was incorrect, clarified and proven) they had us get a co-signer. After another week of rushing to get that information to them (during which time they only checked our application once a day and replied to emails once a day) we were denied again based on "something they found on our credit report" which is absolute bullshit. We all have outstanding credit, make plenty of money and HAVE A CO-SIGNER THAT MAKES MORE MONEY THAN ALL OF US COMBINED. During the process they also told us twice that our application would be inactive if we didn't get them information before the NEXT DAY. This company is trash. We own dozens of properties in California, Arizona, and more recently Idaho. Having managed most of our properties ourselves over the past 11 years we had very little experience delegating these duties to a property management company, so we were skeptical at first. Cornette quickly put aside that skepticism. Yes, they can get busy, but the rental market in Saramento has been verry crazy and I don't envy them. Cornette has done a great job getting a good tenant quickly and efficiently into our older condo property in Sacramento. Their fees are the lowest of all of our property managers and documented everything at walk through. They also organized any and all repairs, kept costs low and communicated all issues that arose and their modern day fully automatd Appfolio owner portal is awesome for both owners and tenants in providing a monthly statement with all associated costs and income for the property making it effortless for all. We always received funds around the 1st of the month vs or other property managers take up to 10 days to deposit funds. Elena Rose handled the bulk of our account and did an oustanding job with addressing all issues that came up even with a helicopter owner like me. Elena an team facilitated and helped with the sale of our condo to the tenants making it a win win for all involved. Of all of the 3 property management companies we work with Elena and Cornette are the best by far and we would recommend them to both experieced owners as well as first time investment proprerty owners. read more

Believe the hype - these guys are NOT ethical. We put in an application for a beautiful house, paid $40 each for the application fee (2 of us), jumped through multiple hoops to get vetted, verified and approved and when we were approved for the property their first order of business was to send us an email asking for the FULL deposit - without us ever setting foot in the house - within 24 hours or our application would be pushed to the back and marked 'inactive.' They didn't even offer a virtual tour or walkthrough. (We might've considered putting down the deposit if they had offered that as an option - at least we would've known what the place actually looked like.) So I applied for a place on September 6th, it is now September 20th. I still have not heard back from this company on if I have been approved or denied for a rental. Even after tons of my calls they always said they were "waiting for verification." I cannot put my life on hold for a company when I need to find a house. I applied for another place yesterday (Sep 19th) through a different company and just got a call today saying I am approved. How easy was that? That's how it should be done. I started the application process with Cornette. I submitted all the required documentation as requested. I hadn't heard back on a decision and followed up multiple times on the status of my application. I would receive robotic responses such as, "Hello, I have received your additional documents / information regarding your application. If we need any further information we will be in contact with you." and "Hello, Due to the high volume of application at this time we are unable to give status updates . You will be notified of the outcome or if we are having a hard time getting in contact with any of your verifications." Then I received a phone call that if they did not receive my verification from my previous landlord and that my application expires the following day. Why couldn't they have told me this when I called multiple times?! I have always rented through private owners so I notified my previous landlord that I needed the landlord verification sheet faxed back asap to Cornette. My old landlord has a busy schedule so she advised she will print it, fill it out and go to Staples to fax it asap. It would've been more convenient if these verifications were all electronic. I followed up one last time on the day my application would "expire" and I received an email back stating "Hello, No I did not receive the verification back." At this point, I had already done all I could and verified with my landlords if they faxed the document back and they both advised they did. I rented with Cornette for almost a total of 5 years. I rented 3 different properties from them. Each time the staff has always been friendly and always eager to help in any way they can. Ericka has always been so helpful and informational whenever I had issues. I moved out of my most recent rental house in March and there were some issues in regards to the deposit and some damages within the unit. I emailed Cornette and spoke with Monica, who was very friendly. I shared with her my concerns and she was able to speak with the owner of the property and we were able to come to an agreement on charges. This Property Management is no good. I would wait for days just to get a email asking for paystubs. When submitting in urgency as soon as I received the emails in the A.M , I would have to wait for 2 days or so just for the email to again requesting for more stuff. Very lack of communication. Not understanding why wait if you need more stuff. My number is listed when filling out the application. Its a waste of my time and my money for the application fees. I decided to look for another property management and they were very helpful. I would not recommend this Cornette Property Management to anyone. SINCE 2015 THIS COMPANY HAS HAD 10 SMALL CLAIM SUITS AGAINST THEM....that tells the consumer something Update. Almost three months no security deposit returned. Cornette stating they are still waiting on bids to do the work. See the pictures of the $2100 repairs that need to be done in the photo section. New tenants have already moved in and the front yard has new landscape. I wonder if that is where my security deposit went. 1/18/2017 update: after a long email chain with Cornette I was told on 12/23 that bids were still being sought for repairs. I asked for an update on 1/3 and told the final transmittal was sent. On 1/16 I still received nothing so I emailed again. I was told miraculously that between 12/23 and 12/29 all the bids received and the work was complete and invoices were in. I can't wait to see the invoices and find out what construction company works that fast during a major holiday week. But now my final transmittal is somehow "lost" in the mail. I'm waiting patiently letting this company do what it appears to do best to consumers. All the evidence will go to the licensing boards this includes the contractors that worked during the Christmas holiday. I have never gone through a worse property management company than Cornette. They do not care about the tenant at all and will do whatever they can to avoid fixing things and they will try to charge the tenant when they do fix it. The girls that work there don't communicate with each other, won't reply to emails or calls unless you threaten not to pay rent, and are very rude when they do reply.
