I moved into Apartments at B20, which is an Affordable Housing for Seniors, but since I moved in on…read moreApril 7, 2024, I have noticed that there seems to be little concern for the seniors. The trash must be disposed of outside of the building (there are no trash chutes), there is no TV in the Community Room, No paper towels in the laundry room (needed to clean the washers) and the Community Room hours are from 10am to 7pm on the weekend, but there have been a few times when it's not open at 10 am. There are no benches in the lobby for residents to sit inside while waiting for their transportation. I am very disappointed and feel this is not an Affordable Senior Building. Our rent was increased 21% effective December 1, 2024. I feel for many of the residents, as they cannot afford to live at this building any longer due to the rent increase! Virginia

Sent a message right away saying I wanted to schedule an appointment for the apartment, beings I never got a response, I called and left a message. Left 4 messages asking someone to call me back because the email said no walk-ins. I went in person but the only person in the lobby was on the phone and I had no clue that these people were holding the interviews and application process in the rec room on the 3rd floor. Went in again and they asked me to sit down. Well the 4 people there were on the phone and the person that let me in was taking someone's application. Yet to this day I have received a call or a response, so what is the use of telling people to send and email. Called FPI Mgmt # in Sacramento and left a message, we'll see what their response is. Been desperate to find a place with an elevator since my elderly mother moved in and is prone to falls. Not safe being in a 3 story bldg with no elevator.

It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. They will continue to be my first choice in the Sacramento area and I can't recommend them enough. Thank you Allegiance Team! Highly Recommend!

I rented a home managed by Owens Property Management for two years. At move-out, OPM kept my entire…read more$4,000 security deposit and billed me $117.08 more. Their own documents tell the story. The August 18 deposit statement charged me $2,487.89 for carpet replacement. OPM's own cost sheet labels that figure "Estimate- awaiting confirmed quote." The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. OPM's written replies did not address a single disputed item: "This matter is now considered closed," and then, "This will be our final communication on this matter."

I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

Overall, communication with the property management company itself was good. They answered the phone, responded to my questions, and processed my application fairly quickly. My frustration was mainly with how long the approval process took and some of the repeated questions I received. When I toured the property, I brought my partner with me, who lives in the Bay Area and was not going to be living in the home or included on the lease. Shortly after the showing, I was asked whether there was another adult who needed to be added to my application. I explained that there would only be one adult and one dog living in the home. My rental history apparently showed two adults and two dogs at my current residence, which is accurate, but my circumstances for this move were different. Despite already explaining this, I was asked again later to confirm whether there would be another adult and another dog living at the property. I found the repeated questioning a little uncomfortable and unnecessary after I had already clearly answered it. I was initially told the approval process would take approximately a week, but more than two weeks passed without a decision. I was told they were waiting on the owner and, at one point, that the owner was asking again about the number of adults and dogs. I understand that owners have the right to review applicants and ask reasonable questions, but after providing the same information multiple times, the process started to feel unnecessarily drawn out. After about 15 days, I had already secured another home and decided to withdraw my application. There were definitely positives: the property management team was responsive, easy to reach, and processed my application quickly. However, I think the owner approval process could be much more efficient, and once an applicant has clearly answered questions about who will be occupying the property, they shouldn't have to repeatedly provide the same information.

We are in the process of moving out and off to a bad start already. I just heard back from PPM and…read morethey informed us that there would be a $50 charge for doing a preliminary walk through. I have never heard of anyone charging for this service. Well see how it goes and update this as it plays out. Well PPM came through and we received our entire deposit back. They were true to they're word and did what they said. If you rent from them make sure to document everything that is wrong on your inspection sheet.

We feel fortunate that we cannot get a hold of either of these people because we recognize that we are dodging a serious issue with their business model and handlings. I would really love to place the address of the rental that is available through this company and have the owner visibly see the interference that this property management company has had on their home being rented. It is important to note that the Department of Real Estate has restricted the real estate license of both of these individuals; it is public knowledge and searchable. It is gravely concerning that they are still able to do business and that there are tenants and landlords entrusting this agency to manage their revenue, payments, properties and homes. This deserves no stars but that is not an option.

Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.
