I was a prior tenant of Home Run Property management a few years back and was it such a great experience. From maintenance requests to tenant communication, they were A++. The lady at the front desk was always so super happy and had a wonderful attitude every time I walked in to pay my rent.Their field agents were also very kind and pleasant when I had a few minor issues going on as well. We had to leave the property we were in since we ended up purchasing a home but if we decide to rent it out, Home Run will be our first call for management. read more

Zero stars if Yelp would allow. Never have I encountered such poor customer service, extremely unorganized people, and an overall disregard for honest, quality, business. I agree with all of the negative reviewers here and have more to add. Yes, the phone number they provide will lead you to a voicemail EVERY time, and expect to receive a call back within at least 2 days at the earliest if you are interested in seeing a property. Called the phone number provided to express my interest in a property. It took several days before I heard from them. Unfortunately, I had stepped out of the room for a moment, so it was a voicemail from Mike giving me a day and time that was convenient for him to show me the property. Called Mike back seconds later, which led to voicemail of course. I left a message saying that day he mentioned was doable for me. Did not receive a call back from Mike at all to confirm. Took a chance a few days later and showed up at the house on the day and time he told me from the voicemail 4 days prior, and he showed up on time. Unfortunately, he said the tenant "was out of town" and he had "no way of getting the keys" to let us in. He told me he would try to get the keys on a Monday and show me the property at that time. Before I left, I asked Mike if he had a direct phone number I could reach him at. He said "Sorry, I don't have a number." Monday rolled around and he called me in the morning to cancel. This was several hours before our agreed upon time of showing, and he said that the keys were still not in his possession, but that he would "call back when he got the keys" from the current tenant. Days later, I got a follow-up call from another person from the property management with the same sob story that they could not get the keys to show me the house but that they would "call back" when they did get the keys. Never heard from them again after that last call. Needless to say, I moved on from this property management. There are far superior places out there, take your business elsewhere and save yourself the grief by staying far away from these guys. read more

Homerun Property Management deserves NO stars. I would not recommend renting any properties managed by this company. THEY WILL RIP YOU OFF! The owner of the company will greet you with a smile, but beware she is very greedy and rude. One month after move-in, our stove and oven would not work. I called the office using the contact phone on the website. Andrea, answered. I explained the problem and she tells me only to call when there is an emergency and that if I have a problem I need to send an email only. Umm excuse me!!!! It is an emergency. We've got to eat dummy! I noticed my water bill getting excessively high each month. I called the property management to inquire why. Their response was very careless and vague. I couldn't understand how so much water was being used, without us being the ones using it. The utility company even noticed a problem and investigated to find that the toilette was constantly running. I asked to be reimbursed for the water bills. Andrea, said she would get back to me after speaking to the landlord. However, she never did and wasn't concerned on doing so. Once I came home to find a 3 Day Notice to Pay or Quit on my door. It was the 3rd day of the month. I called Andrea to ask why? She said it was because everyone usually paid their rent on the 1st and she hadn't got mine yet. Well first off I have until the 5th to pay, and second the rent had been sent to them and it was in their possession. Records showed they cashed it on the 1st but I guess they're just so unorganized they can't keep track of their own accounts. In the past, I would submit my payment online until I received a memo letter stating that if we paid online the funds must be deposited into their account by 5:00pm closing on the 5th business day or its late. Really? So I guess she assumes that we have control over when her payment processor processes the payments and releases funds. Long story short, they kept my entire deposit! I hired a professional cleaning company, and professional carpet cleaning service to restore that house into move-in condition. But oh noooooo... It wasn't good enough for Mrs. Greedy Pants. She kept our deposit anyway and didn't even provide receipts for repairs she claimed in the Itemized Disposition of Security Deposit. So you know where I'm going, and she'd want to have her proof because I sure have mine. read more

Please Read this review if you are thinking about business with them. I am going out of my way to put this review on here. I never make reviews but this was absolutely horrible. We rented a condo from them for almost three years and were very low maintenance 90% of the time. We only had three visits for issues. The first two were for door locks (They didn't work on the back sliding door) and sinks that were not connected to the faucet (they replaced the sink). The third time was because of a leak from the water pipe under the foundation. It took them a couple weeks to get out and then 6 weeks later they finally fixed. How you ask? By disconnecting the water, and running plastic tubes in the wall. The copper pipes are just disconnected under the condo. After 8 weeks of a running water leak our PGE bill was in excess of 200-300 dollars OVER the normal. Any help? None. We paid it. We didn't even complain as we just accepted it. Now we finally buy a house and we do EVERYTHING according to our lease (30 day notice, schedule a walk through etc). We spend 2 days cleaning everything to better then we moved in. Three days prior to key turn in, we do a walk through with Brian (Andrea's Son) and he mentions 6 items (we have everything documented including his notes). He explained that most people get back most if not all of their deposit and we looked good after these 6 things are done would be done. we completed those 6 items and left for the last time. Now a month later, we get our deposit check back but it only half of what it suppose to be. Since this makes no sense to me and my wife, we tried to contact Andrea about it. My first call I talk to Melissa (who was nice) and she said Andrea is in a conference meeting right now and she would call me back. well after 3 hours and toward the end of the day, I called again as they never do return calls. I get through to Andrea and after about one minute of talking to her she says do what you want to do and hangs up on me. During that minute I explain how we spent hours cleaning it up and even her own son had only came up with 6 things on his list. She told me that Brian was the one who said it needed this cleaning ($350 for 3 hours of cleaning ($99/hr) is what was charged). The business she "used" was from a address in a residence All in all, it was a horrible experience to rent from them because of these little things. We never bothered them, did most of the little fixes on our own and they treated us like this and stole $350 (yes this is all it was but it is principle more then amount) from us. This is the way I feel and when I tried to explain it, I get hung up on. Yes I am furious and I do plan to escalate this further since they dont care. I wanted to do this to as a "Beware to ANYONE, tenant or owner, that doing business with them will cost you in the end. read more

From a landlords perspective. Since we hired Home Run I thought they worked for us..However, they do not take care of their homeowners and I would not suggest them to ANYONE. Had to have something done at my property one day and I sat and waited and waited as we had an appt. Called office to find out they forgot as they are "so busy" and then got attitude from the owner when she finally showed up. Every encounter has been met with attitude (when they actually call you back), how bad the attitude depends on the day and mood of the employee. From a tenants perspective, Home Run property management would get 0 stars if that was possible. Susan (the front desk lady) is very nice but very unorganized. Whenever I call to speak to someone, I almost always recieve the answering machine. That is completely fine if they actually return your calls. Several times I physically had to go to the office to speak to someone. I had issues with a leaky toilet that made noise constantly and it took Homerun two weeks to get an actual plumber to come fix it. I had issues with the sprinkler system (that went off twice a day everyday for 20 mins). They had their maintenance guy come out 3 times and he still could not figure it out. I subjected to just running the sprinkler system manually. A month later I got my water bill and was pretty pissed that the rediculous amount I paid could have been prevented if Home Run just did their job. If you're in the market for a rental property.... Avoid Home Run property management at all cost. They could care less about their tenants. read more

I've rented several places in the past and in no time in my life have I had to deal with the extreme bullshit that this rental company has given me. It took multiple emails and arguing with the property manager and their office manager to get my deposit back after I left their rental immaculate. They still tried to keep 200 dollars for a "utility charge" when the utilities where paid in full and were in my name. I have still yet to see that 200 dollars after multiple emails and phone calls to their office. They also recently changed their name to "Home River Property" management. Do not rent from them. If you find a place you like contact the owner of the property instead and cut this unprofessional, disorganized, dishonest group out of the deal. read more

I strongly advise anyone against renting a place through this company. I cleaned extensively prior to moving out and hired professional carpet cleaners (as required by them in my lease). They ended up taking my entire $1,600 deposit and claimed I owed them more on top of that. I've lived in several apartment complexes and cleaning and wear and tear have never cost more than a few hundred bucks. I tried fighting them on it and there was nothing they would do. They also did not provide an itemized cleaning cost list that they said they would provide to me after I move out. It is appalling by how much they ripped me off. I'm not one to write an angry review, but I couldn't help it on this one. Please avoid this property management company at all costs. read more

THESE GUYS REALLY STINK - LIST YOUR RENTAL with a reputable firm. Should have looked here before renting from these clowns. Last email correspondence after trying for over a month to schedule my move out walk-through and the guy kept changing the schedule on me to times he knew I wasn't available. Oh well then, you people are very accommodating, yeah right. Be sure to review your pics and the ones I sent to you when I moved in. I had the carpet cleaned this week and they got out most the stains your carpet cleaner didn't get out when your guys cleaned it before I moved in. I have a thorough video and pictures of the condition I am leaving the house in.I will drop everything off in the lockbox on Sat. with the keys, etc, etc, and the receipt for the carpet cleaning. Homerun rentals is one of the most unprofessional companies I have ever dealt with and for the record, I was not allowed to preview the house until AFTER the tenant moved out and only after I assured that I would be able to move in within a few days of their departure because they guy who showed me the place said he had been in it recently and it was in good shape. Right, check out those pictures, Not only was food literally thrown against the walls downstairs the beige carpet was on the stairs was black and smelled like wet dog, but I was assured there were no animals or kids living in the residence. So after having to wait 3 weeks for your so called repairs and carpet cleaning and having to make last minute arrangements to find a place to live when I did move in the carpet still smelled like wet dog and the carpet in the other rooms was stiff and had several spots and gum like stains on them. After speaking with the neighbors I was informed that there were 2 dogs living in the house and the lady was running a day care. Great management Home Run Rentals. When I did finally get into the house it still smelled awful and the carpet was absolutely gross and it was replaced only when I threatened to move out because I considered it uninhabitable and unsanitary. Not to mention the toilet seats that were urine soaked and I couldn't get the smell out of them so I go grief from Susan the in the office about changing them with permission. So long story short, I am leaving the house is so much cleaner than it was when I moved in I expect every cent of my deposit back or I will take homerun rental to small claims court, not a threat just a promise. I don't get upset about things very easily but when I do it is for good reason and the fact that you are being a jerk about meeting me for a walk through simply because I wasn't cooperating with you wanting to market and show the house while I was living there is a really a dick move. It's extremely laughable seeing the TWO 5 star reviews to the right BECAUSE they haven't been with Homerun for a year or more AND they haven't left yet!! I can't wait to see what they have to say on their reviews when they depart. I had 12-15 appliance repair appointments and other ongoing problems from the day I started renting from Homerun at my House rental. I spent at least 30-40 hours of waiting for repairmen and NOT once did Homerun take any accountability for the lousy job they did to prepare the place prior to me renting it. They left the bathroom vents filthy and the air filter disgustingly dirty. Keep in mind is that the BEST service you will receive form these people is BEFORE you rent. If you show up for your renters inspection prior to your contract signing, I would recommended that you make sure it's ALL clean and that ALL the appliances work well. When I later brought the appliance issues to the representative of Homerun Property after I moved in, he said ( after I complained about all the repairs that I had to endure), that "it's typical that a renter will have issues and have to help repair appliances and wait 2-4 hour windows"... I told him that these appliances were NOT operational when I moved in. He also said: "What did you want us to do? Did you want us to bake a Thanksgiving Turkey in the oven or run the dishwasher on full cycle? Did you want us to go through all the appliances, etc?" And I said YES since that was what I was promised prior to moving in!! Renter BEWARE!!! read more

My roommate and I have been looking for a home in Folsom to rent and have been talking to many different landlords and management companies. Out of all these experiences, Home Run has been the worst. There is a showing line to call to look at properties. No one will answer this ever. It is a voicemail. Your call will be returned in 1-2 business days. If you miss the callback, as I did because I walked into the other room, well then you'd better leave another message and wait 1-2 more business days as they will not answer even if you call right back. After nearly a week I finally was able to setup an appointment to see the house and my roommate and I arranged to take time off work to do so. Shortly before we were to leave for our showing we were called by Brian to cancel because of a leak at another property. So apparently he shows properties and does the maintenance as well? Peculiar that they wouldn't separate these job duties. We were told another day and time that he would be there that worked around his schedule, not ours. Again, time taken off work to see said property at his stated time. No answer at the door. No answer at the office. No returned messages. If they are this unprofessional and disorganized just trying to look at a house I couldn't imagine renting from them. I will continue to look in Folsom for homes and avoid any listings managed by this company. read more

I was attempting to rent from them and they provided a ton of miss information and different policies depending on who you spoke to. They sited "policy" and no ability to deviate from it but their application processor literally said to me, "I'm basing this off an assumption". I asked for 48 hours to get proof of an explanation and was declined the time based on policy. Well if you are going to stick to policy - where are assumptions in policy? This is one of the worst property management companies that I have dealt with. Had an appointment to view a home that my husband and I were very much interested in renting. The home is 50 minutes away from where my husband and myself currently live. After taking the time and gas money to drive to the home, I ended up waiting 20 min to have NO ONE show up to show the home?!? If I could give 0 stars I would. This company is a joke, as it takes multiple calls to receive a return call. They supposedly rent properties on a first come first served basis, yet my wife and I were the first to call on one of their properties. But somehow they showed the property to someone else first, accepted and started processing their application prior to giving us an appointment to view the property. My spouse and I rented two properties through home run for a little over 3 years and we've never had any issues everyone else seems to list in the reviews ! I would recommend them and still do to every single person I know, I've have been a renter for 10 years and have had my fare share of rental companies and this is the best one by far I've rented through that was so professional and fast responding when we needed anything fixed and they have Strong communication with the homeowners and us whether it was emails or phone calls we always received a fast reply. Susan is such a kind hearted person and throughout the years she has went out of her way to insure we felt comfortable in our home and is just a delight to talk to :) ! We relocated out of town or else we would still be current renters due to a personal issue but even with us away they are still keeping a eye out for a property for us as we couldn't imagine renting through anyone else because they set the bar so high. We've never had any issues receiving our deposits back, I feel as long as you take Care of the property you rent as if it was also your home and investment you have nothing to worry about, they also do pre-inspections which was so amazing because it took a lot of pressure off of your move out and gives you a second chance to button up anything before handing over the keys. I know moving is a stressful situation and so is finding a rental company because of the fears of ending up with a "slum lord" but I can insure you everyone down at Homerun is simply amazing! We were good Tenants at least I think, meaning I didn't complain much and took care of things.. We never put a hole in the wall, or hung anything. Home Run Property will refer to a online payment company called Paylease that does not validate the payment of 5th as your last date if it falls on a holiday of either Saturday/Sunday. I informed Home Run Property to get this corrected and it was not and they charged me each time of $86*3=$249 since it fell on a Saturday and the payment was delayed by Paylease company for 2 days. This is going on for quite sometime and I feel like both the companies has some tie-up to cheat the tenants. This is easy to fix on the software side and even after repeated request, they don't bother fixing it. When leaving we cleaned the house extremely well and shampooed carpet ourselves and the blinds and oven was left on the condition that was given. Well needless to say they charged us for blinds and oven cleaning. To the extent of 250. Which is unreasonable. Since the house that I rented was very old and the blinds were already damaged when we moved in. And fixing of the existing blinds costed me another $115. Complete rip-off. Please be diligent or stay away from these people. read more

Home Run Property Management for a tenants perspective is terrible. Anytime I had a problem with a repair, they were slow to fix the problem and wanted me to be home to meet the repair person. Since I work full time that was not possible. I went for a full month without a dishwasher for a condo I was paying $1,700 a month. Andrea, is an emotional mess and can not handle the stress of a property manager and the tenants suffer as a consequence. I under paid my rent by $0.50 and was given an eviction notice three days latter. Very poor management. read more

We were good Tenants at least I think, meaning I didn't complain much and took care of things.. We never put a hole in the wall, or hung anything. During I was late on rent 3 times first time just because I'm terrible at remembering to pay bills. But they charge you 100 dollars. 2nd time I paid my rent on the 5th which happened to be a holiday... So they didn't receive payment from their 3rd party pay system till the 6th so they charged me a late fee of $100. I felt it was ridiculous. When leaving we cleaned the house extremely well and shampooed carpet ourselves because we own a high end carpet cleaner. Well needless to say they charged us for cleaning and carpet cleaning. To the extent of 400. Which is unreasonable. They said carpet need cleaning because of depressions in the carpet.. Well furniture does that. And cleaning due to dirty window seals yes they want you to open and clean in window seals. read more
