We are in the process of moving out and off to a bad start already. I just heard back from PPM and they informed us that there would be a $50 charge for doing a preliminary walk through. I have never heard of anyone charging for this service. Well see how it goes and update this as it plays out. Well PPM came through and we received our entire deposit back. Our original property manager, Pure, handed us over to Professional Property Managment and we have had no notice. We have no idea how to pay rent , our trash hasn't been picked up and is spread out all over the property. Called several times to no reply. Sent an email today probably won't hear back. We aren't sure what's going on at this point and for the amount of rent we pay, this is absolute insane behavior for a property managment company. read more

From the inception of inquiring about a rental, PPM has never once answered their phone. The first time or two I thought, maybe they're busy but then realized they just don't care about customer service and they'll get back when/if they feel like it. It's a Cracker Jack company with unknowledgeable owners/management. They were hollering from one desk to the other trying to figure out how to fill out the lease paperwork. I received a 15 water notification because the owner isn't paying the water. I called and once again.....no answer. I felt this would be relevant to call their "emergency maintenance" number and wouldn't you know, VOICEMAIL. They sure know how to infuriate someone in need of help. Not professional at all. Just moved out of a house they were Professional Property Mgmt was managing after one year. Bad work ethics, wouldn't fix needed repairs, and didn't follow proper CA tenant/landlord laws. They illegally only put check in mail for only part of my returned deposit on the 21st day (last day they were legally allowed), and still withheld $500 with no receipts for any work. We settled. My heart just wasn't in it at the time. But I still stand behind my advice. If you rent from them:every request in writing. Take LOTS of pictures of every aspect of the home & property. I kid you not, we were charged (and later readjusted) for taking down curtain rods that were there when we moved in. They also charged (& readjusted) for their handyman having to take time to cut the bundle of wires at the end of the living room, that were already there. The look on their face, when I explained to them that he had actually cut the wiring that was to the whole house speaker system, installed by the owner when built--PRICELESS! LOL! I am very displeased w how this property management runs their business. I rented w them thankfully only a year! Anytime that I reached out to receive a phone call bk I either would hear bk days later or none at all. My family n I really loved the house n even when the owner decided to up n sale the house out of nowhere we offered to buy it but weren't able to purchase till August. Unfortunately our offer was turned down n had 30days to find a new home. Considering the timing of everything we were able to find a home just a little out of the 30days which the owner graciously said we could stay till we could move as long as we made a commitment to help w the process to sell. It was a living nightmare w the owner, realtor, n property management! I had notified PPM that the owner n realtor were harassing me bout showings n couldn't accommodate them at the time of request. PPM made it seem like they were on our side but than turned around n served me w a 24hr notice stating they will enter w out my consent when the notice was for an inspection which it wasn't! It was so a family that put an offer on the home that their children come look at the home! Why come into my home during this pandemic while we are home bring a hole family n risk possibly exposure!? On another note I know owners are not easy to deal w at times but to notify this inpaticular odd individual of an owner w the details of my move out date was inappropriate he showed up on the day of move out harassing me to allow access while I was trying to finish up cleaning n get out of there PPM did not care of the situation. Prior to move out I was notified of a water bill of $905 had to be paid in full that neither I nor PPM received through out the year the owner received somehow I ended up paying in full when all reality I shouldn't have been responsible for their mistake. When trying to get my full deposit bk I was charged an unnecessary amount of bills that already paid for in full prior to moveout, a comforter set left behind by his realtor still in the bag, brand new deadbolts that I provided w a brand new security system, light fixtures that prior to moveout I graciously offered the owner which said yes! cleaning that they made while painting/repairing the house, n anything else the owner felt I needed to pay for because he was selling the house n wanted to get as much money bk possible so that he can put as little out of his own pocket to prepare for sell. Knowing I wanted to dispute the refund of my deposit PPM knowingly closed the account n said they will forward the owner my receipts for him to possibly reimburse me. I will never recommend a property management like this n hope that they treat their clients better in the future after an incident like this. The reasons that you don't want this company involved in your rental are extensive. They are just too numerous to list here. Some of the finer points of contention are: 1. Good luck getting items fixed. 2. Good luck reaching a live person when calling their office. 3. Good luck getting them ( PPM) to return your calls and follow up. This is a very small operation many of their primary customers (the owners looking for property management) live out of the country, making it difficult to get anything fixed without contacting the owner first. And either they don't have phones in the other countries, or the owners never want to fix anything. This management company is unprofessiona,l incompetent, unethical and disreputable. I rented a home through PPM and had a great experience with them from beginning to end. Online payments through their website were a nice convenience, as well as online maintenance/repair requests. I was pleasantly surprised to receive a call to schedule service the very next morning and the repairs were usually done that day or the next. When the owner decided to sell after one year, I was notified well in advance of the end of the lease, giving me extra time to find a new rental. When I emailed about possibly having the early lease break fee waived if I could find a new rental sooner than later, the staff already had the answer I was hoping to hear. They had already asked the owner on my behalf. The staff was always professional, friendly, and eager to help. I would rent from them again if the opportunity presented itself. read more

So glad I don't have to rent ever again... We lived at our apartment for 2 years and left it in great shape, we even did touch up paint and paint fixed the paint that had the wrong sheen in the kitchen and bathroom. We paid a $1400 deposit including the dogs deposit, and they said they had to repaint the whole house for $780 and charged us $250 because they said since we didn't live there for three years that we were responsible for 1/3 of the cost to paint the place! Ridiculous! And they sent us our check 4 weeks after their deadline to get it to us. Guess its not worth fighting for just $250... If you ever have to rent from Professional Property Management in Folsom, don't do it. Along with what everyone else is saying, they are impossible to get a hold of! They say they are open 8am to 5pm, but don't bother calling after 3pm or before 10am, no one will answer. And same thing between 12pm and 1pm. (They all have to take a lunch together after working so hard) We didn't receive our deposit check until 6 weeks after our last day living there. (That's 3 weeks longer than they have BY LAW) We gave them our new address when we gave them our notice. Not to mention I called 2 weeks after moving to make sure they had our new address and they wrote it down and said they would put it in our file. They ended up sending our check to the rental address!!!!! Hello??? We don't live there anymore! And USPS sometimes lets things slip through the cracks with mail forwarding. I'm cautious but optimist about PPM. We are in the process of moving out of a PPM home after one year lease. Like a previous reviewer mentioned, there is a $50.00 charge for doing a preliminary walk through, I've also never heard of this. When we moved into the home, there was junk left in the back yard and garage. All the trash cans were full and bags of trash were stacked beside the house. The inside of the home was clean, but one of the bedrooms still smelled like an animal had been living inside. The good news, I took dozens of photos the day we moved in, to document EVERYTHING that was already damaged. They were usually responsive about items that needed to be fixed in the home. The front office was relatively friendly. I'm cautious because they are holding a very LARGE deposit of mine. We haven't put a single nail in the wall, and we are having the house professionally cleaned before we move out, but after reading so many negative reviews, I have a bad feeling about this. I've got the better business bureau and smalls claims documents on standby, just in case. I hope PPM proves me wrong in a few weeks. Warning to anyone who rents from them... you will not get your security deposit refunded. They gave us a 60-day notice to move without any cause (The owner's family wants the property) and we moved out in 66 days which they said ok to stay an extra 6 days. They took the entire month's rent out of my security deposit for the 6 extra days. I sued them and the judge ruled in their favor because I entered into a new 30-day period. They took all but $100 of my $2300 security deposit for leaving 6 days late. The property was in great condition, I paid on-time every month and they still took everything. I am so upset, I have never been treated so in professionally, Ironic due to their name sake! From day one i was talked down to and treated as some kind of lowsome person, everytime i called i seemed to be "bothering " them, I made several apts. only to show up and either no one was even there or they had completely forgotten about me! Had the home i was interested in not been located near family I would have walked out on the first meeting. I was lectured at length regarding asking them to hold the property for two weeks as i was still in a current occupied situation, and yet on the day to pick up the keys the house wasn't even cleaned, or READY! Worst decision of my life to rent a house that has a dead yard and being told the front would be made "low maintenance" so it would meet the HOA guidelines. Went through initial walk thru and when we pointed out things that were not right, we were told it was "AS IS." I cleaned and cleaned this place up as the previous tenants left it in disarray. I spent money on a lot of new lightbulbs having to take out burned out and broken ones with needle nose pliers. I paid to have 3 more up to date light fixtures installed. I cleared out the dead yard and tried to make it better. The carpet was so pee stained and dirt that came back after the cleaning that we would have allergic reactions to the house AND we ware not allergy types. We paid half of the total cost to have wrecked carpet replaced just so we could continue to try to live there. I paid to have the windows / screens cleaned as they were filthy when we moved in. I could not live with the dead yard any longer so I asked if we found someone else to rent if we would have to pay. "Not if we have someone else to rent." Now they are taking all of my $2600 deposit, $1,147.50 for a broken lease. I have to pay for $1,357.72 of a 28 month paint job that included varnishing some very sorry cabinets that needed varnishing before I ever moved in. We lived there a total of 8 months. I didn't know that the tenant was supposed to pay for the locks to be changed either. WOW. They really go for the jugular. I am seeking legal counsel. And even if I do legally owe them the extra $175.24, I promise to let everyone I know to never rent a property that uses them as their management company. EVER read more

I have had a very good experience with PPM. The girls in the office answer all of my questions and even helped me transition from one of there rentals in El Dorado Hills, to one of their properties in Serrano. They have a new guy named Sam working for them, he seems to be ok. I received my full security deposit back when I move out of the other home I rented from them, after doing a walk thru and being told what needed to be done to get it back. I have referred quite a few friends looking for rentals and they have all seemed to be happy as well. In the future I hope to be the home owner instead of the renter, but either way I will continue to work with PPM. read more

Professional Property Management charged us a small fortune for interior paint and carpet cleaning (on an old carpet at least 10 years old with pre-existing stains) after we rented from them for over 3 years. Upon first renting the house, we did a detailed walk-through and noted the many preexisting stains on the carpet as well as the mismatched interior paint throughout the home. The new tenant, as well as the tenant prior to our renting the home have both allegedly experienced the same problems with PPM.. PPM charged us for the 10 year old carpet, yet STILL did not replace it for the new tenants! If you have also been ripped off by PPM and would like to join several other tenants in seeking justice through the courts, then please respond and we will add you to a possible class action lawsuit for PPM's unethical business practices!! read more

I would NOT recommend dealing with this company as they are not professional! After leaving an application and deposit the company did not contact me. After two days I decided to call the office to see what the status was on my application; much to my surprise they went with someone else after being told by a representative of the company that if I submitted my application with the fees I would be first on the list for acceptance for the rental. Truly there is a major disconnect within the company as know one seems to know what the other hand is doing. There is a lack of professionalism throughout their whole company. Also thought it was very strange that when I went by the office to drop off the application at 2:30 in the afternoon the office was closed. WOW, is that a way to run a business!! This property management company is keeping $937.22 of our deposit. They are charging us for cleaning the home even though we had thoroughly cleaned it. They are charging us for replacing the air filter but we had already replaced it. They say the filter vent was very dirty but I was on a ladder and vacuumed and wiped it down with cleaner. They are saying that we are responsible for the remaining 23 months of the paint job. I have no idea what they are talking about. The paint was left in good condition and there was no damage to the home. We even weeded the property and repaired the fence that was falling apart at no cost to them. We left the home in better condition than when we moved in and we are appalled at what they are doing. I had called in to do a walk through and I was turned down, they said that was not possible and to just follow the instructions on the move out sheet and everything should be fine. Here is what they are charging: Cleaning $100.00 Paint $664.47 plus an additional $172.75 in miscellaneous charges! I have been a business owner for the better part of 17 years and have had many leases for both business and personal and this is by far the very worst experience I have had yet. Our only option at this point is to sue them in small claims which we intend to do. The owners of the home we rented were James H Wilkes and Sharon Wilkes. The property management claims it was their call to keep our money either way it's wrong and PPM has a pattern of this behavior I'm writing this review to warn would be renters that they will keep a large portion of their deposit no matter how nice they leave it. read more

This company is a disgrace to the property management profession. They treat both tenants and landlords the same. Absolutely none of the service you would expect. They continually pass problems back to the tenant or owner without taking action. You never get a response to a request and they are artists at twisting the facts. We caught them numerous times trying to pass costs on to us That were the tenants responsibility. The work of the contractors they hire are substandard yet they charge top $. Their professional ethics are non existent. There have got to be better property managers out there. Do your homework and avoid PPM at all costs. read more

i'm in the process of moving in and ppm is lacking in professionalism,, courtesy, timeliness and any resemblance of customer service. hang on to your wallet when dealinfg with them as they will take you for every dollar they can, legit or not. i moved into a gated community and there was no remote for the entrance gate. i was told if i wanted one they would order it but i had to pay for it! the remote i received for the garage doesn't work, but i have to wait for someone to meet me at the location so they can address the problem. i'm hoping this is done today, not when they get around to it. don't bother calling, they don't answer the phone and put everyting off unti the next day. if you leave a message for a return return call, don't hold your breath!!!!!, the only saving grace is tha t the unit is very nice and i like the area. i'm crossing my fingers hoping i don't have to deal with them unless absolutely necessary. by the way, rent is due on the first, but late after the 3rd. normally grace periods are 5 days, but not with these folks. beware, careful, get it in writing and don't bend over in their presence. john read more

I find it ironic that this company is call "Professional" when they are anything but! Their business hours are a joke and you can't get them to do anything outside of 10am-3pm oh and there is a lunch break in there too! They called and made appointment for inspections, which I would have to take work off for, and they wouldn't show or were extremely late. I would correspond with them via email and they would just down right ignore questions that I had. It felt like I had to pester them just to get them to do their job. It was terrible being a tenant of this company. After giving them a security deposit check, we lived in a home they were managing for a couple of years. Partially through the third year of our lease they contacted us to see if we would be willing to break the lease because the owners primary home was being foreclosed on and of course the one we were living in was not because we were paying their mortgage with our rent. We of course allowed the lease to be broken so that the owners could move in and have a home. Prior to moving out we requested a final inspection and this management company conducted that final inspection. We corrected every single item on the list. Two months after we moved out and inquired on the status of our security deposit, the property management group told us they had nothing to do with it and that I would need to work with the owner to get our refund. Long story short - we never saw a penny of our security deposit - making this rental company and the owner thieves. read more
