Yelp let me know that my photos were taken down some how, seems like Ed is making an attempt to clean up his social media. I would like to just state In my dealings with this man he over charged me for everything he possibly could, never knew anything about how it was going on getting me tenants, took over 90 days any time we needed new tenants, let tenants run out on me without paying their rent and didn't pursue them or point me in the right direction at all to get my money back, then insulted me on a Facebook review in the comments and via phone. Zero stars if I could. Dishonest property management to a tenant that was always respectful and mindful of both parties. I have never experienced something so vile like this company has done not only to myself but other tenants at our property. I'm not sure if they feel like they can take advantage of people because of the location (being of lower income) or if they feel they have the right to demand absurd amount of payments to tenants because of their color. Whatever it is, they know they are doing wrong. Not only do I feel this way but the entire property feels this way including all the reviews on google and here. Goes to show you how unprofessional both the property management and Kathy are. To charge tenants on things that were already in terrible condition and then try to cover it up by saying it was not like that as if they themselves went and did an inspection (never happened) someone else came and did the inspection and it wasn't even for their property reasons. It was for the Sacramento quality of living mandate that they were required to come and make sure we were in habitable conditions. I have never been in any issues with any rental properties in my life and to be sitting here and have to fight over incorrect charges, overcharges, changes to my charges, disgusting dead rodent smell that lasted a year. Roach infestation from the apartment next to me that traveled to mines once they kicked them out is absolutely insane. They are not willing to work with the tenants and would rather let a good paying tenant leave their property than to fess up and say they are at fault for a lot of these ongoing issues. Now I had to take time out of my personal life to continue seeking justice through an attorney for not just my injustice but the injustice of many of the other tenants. One tenant went over a year without an air conditioner and still to this date has no ac. Was forced to take the window ac even when they did not fix it. They charge tenants for parking in the grass yet they allow one tenant to park both his cars in the grass area without any apprehension. That same tenant has gotten in multiple physical fights with another good paying tenant there and even threatened with a weapon and yet nothing happens. But I get a 3 day notice to fix or quit for a broken ac that had been like that since I moved in and even before that. But they don't know that since they bought the property from another private seller. I hope they understand that what they are doing is unethical and illegal and tenants have rights as well. I was questioning whether or no I should post this while working with my attorney but people need to know the truth about this property and their illegal practices. I have proof of everything. Before pictures, after pictures. Before this property came into our lives to ruin it, the previous owner allowed us to do work on our apartment and stated when we left it would be up to us if we took our items. The door in the front was a 500 dollar 2 panel door that has glass and is extremely pretty. Was told I could not take it and now they have a solid fiberglass door for free. The entire back fence was fixed with new redwood by us because it was literally falling apart. The front metal door was also replaced by us. They want to sit here and say I have proof for how things were is just one way to try to intimidate you. I have compiled literally all of the conversations. Emails. Photos. Maintenance requests, invoices that were not my responsibility and later changed to UNPAID rent when I NEVER not paid my rent and have gathered the courage to take them to small claims and really fight for not just myself but all the individuals that literally had their lives turn upside down by such a disgusting company. It is time to stop letting people like them take advantage of the tenants as if we do not know we have also rights. This is by far the worst company to rent from. Received my deposit return today which is 6 days after the California law of 21 days. They listed my daughter who never on the lease and ex boyfriend which was removed and waived rights to deposit. Can never call and talk to someone can't leave a voicemail because they are all full. Did not include copies of all charged taken from security deposit and now I have a check I can't do anything with because they listed people that are NOT on the lease. I will be filing a small claims for my full deposit and filing a report again with the BRE. They should not have a real estate license. read more

I went on the website and the 2 available showings, which one was dated June 30th ( obviously that one is out of the question) has passed and the only other date is July 5th which I am working during the 2 hours they are doing the open house, which I fully explained in the email. Simply asked him if I could see the property on another date since the only other available date to see it is tomorrow literally replied to me with The Website address which I already went to and got the information that was posted, which is why I emailed this company in the first place. Just horrible in general, no regards to our children when it's hecka hot out to have an above ground swimming pool or they want you to run up your A/C all day to cool off. I can do my own lawn service but they refuse to allow that and spend ridiculous amounts of money to keep the service that has killed the grass and replaced the back with bark that makes it wonderful for when i clean up my little dogs droppings. Super small but hard to move with increasing rents in California and the property we're in. They drop off notices for really no reason and then bill you for dropping it off. They say they're veteran friendly but when you have to have your own renters insurance of at least million dollars, its supposedly liability to have a caged trampoline to entertain said children (whom are well old enough to be safe), it doesn't make much since. -Irrated veteran read more

Our lease was up Mid September. I asked for a final payment August 20 since I always make our payments on the 20th of the month. They said I would get the balance on 30th. We were out of town. I did not read the email until the 5th. It stated late payment would be assessed on the 6th. We arrived home the 6th and I dropped the check off at their office that day. I shouldn't have left a note that I rushed and managed to get it in the 6th which was a Sunday and there were a lot of other envelopes on the floor who could have claimed they were dropped off the 5th. After correspondence stating my situation they wouldn't budge, I paid the $100 late fee. When we received our deposit back it was minus. $200 was charged for touch up paint. The touch up that was done when we arrived was terrible. We must have been charged for that since there were no areas needing touch up. Also we were charged $35 for 2 light bulbs. They must have charged to install? Also upon our arrival, we had the garage remote and mailbox key. The mailboxes are in groups with no directions or instructions on which one was ours. Not to mention is was FILTHY and not move in ready when I got the keys, moved the next month and was charged $1100 for cleaning and other repairs that were like that when I moved in!!! This management team is the worst, I can tell by the reviews that I wasn't the only one scammed out of their security deposit let alone they charged ME for the damage done to my front door when my place got broken in to. This team does not care about its renters. Also the washer and dryer unit would always get broke in to so not even worth doing laundry on site. Im a father of two and a husband who is the only one who makes the income. I hope no other family has to go through what my family went through with any property management. They need some serious improvement's starting with the management who doesn't answer the phone and when they do they act so rude!!! First time being young renters and we don't get respected or treated like others. Our neighbors are complaining about my dogs barking when that's their job to do so. People don't have the kind courtesy to not parked in front of our home. (We don't have driveways) we respectfully don't park in front of other people home which we thought would give others respect and for us to revive back. Haven Properties breached every covenant of our lease by allowing the property owner to build an ADU on the leased premises, without written notice or amendment to the agreement. When asked Mr.Ed told me "I have no control over what the owner does on her property" and when I exercised my legal rights Mr. Ed and Taylor Shaw tried to claim my rent was late, I produced the receipt. Haven Properties held my check until the 9th day of the month, deposited the check and served me notice to end tenantcy. Apparently Mr.Ed and company have no understanding of tenant rights and retaliatory eviction consequences, or blatant, numerous, ongoing breaches of contract and the penalties for California Civil Code violations. read more

I have never placed 33 maintenance requests. That is unheard of. Would you like me to post them? I never complained of barbecue smoke. I complained of wood burning smoke. I know the difference. I don't recall anyone in tears. Especially not the way I have been addressed via email and texts. How can anyone be offended of the response they get in return from being rude, arrogant and unprofessional to me? I was never told by any vendor that something didn't need fixing. Not one. Haven Property Management company is the WORST! There were so many repairs needed to the property when I first moved in, that I had maintenance people at the property weekly for months! Both the fridge and dishwasher had mold growing in them and it took forever to get them replaced...the fridge had to be replaced twice, since the first replacement was purchased second hand and would not even keep anything cold. They're lucky I didn't have children that required milk and food to be kept cold...it took a good two months to get a working, non-moldy fridge. On top of the fridge and dishwasher not working, the stove also didn't work properly and only one burner would light. Additionally, the home was infested...INFESTED...with roaches. I complained a day after moving in and was told it was good I called so early otherwise they would have thought I brought them to the home. ARE YOU KIDDING ME?!?! That is the most unprofessional response ever. They new it was infested, but wanted to get the property filled and making money for them as soon as possible. The pest control needed to come out every 2-3 weeks to spray until the bugs appeared to be gone. This meant taking EVERYTHING out of the kitchen cabinets, closets and moving all furniture away from the walls...each time they came to visit. I basically lived out of boxes for months...Frustrating! I could not WAIT for my lease to be up....and I'm still dealing with issues. They have not responded to any emails or calls about refunding my deposit or giving me a timeline. Not only that, but their online payment portal had shown my deposit held amount until I gave notice, at which point it showed a deposit held of $0....when I questioned it, they disabled my access to my online account. I contacted this property management because I was interested in a duplex they were in charge of renting. That was the day I met Ali. She seemed nice, and I fell in love with the duplex immediately. It was just me & Ali & I told her about my situation. I was aware of the qualifications, but rentals are very difficult to find, & I knew my own situation was complicated, so before I wasted my time, spent an application fee, & got an inquiry on my credit report, I told Ali the highlights - my credit score was not wonderful, I'm on permanent disability & didn't meet the income criteria, but that I was desperate to find a home for me & my two children. I told her that during the previous 2 years I had suddenly been struck by illness so severe that I was unable to work during all of 2019. I also told her that after a long arduous process I had been finally approved by federal disability and that I was also about to receive a lump sum payment of arrears from SSA. I asked her if my score was too low for their standards as well as my income, did their company/landlord make any kind of exception if I had enough cash to pay for a year of rent plus any deposits, including a double deposit, especially due to the fact that my dire situation had only occurred because of severe and chronic illness (hence being approved by the federal SSA). Ali was very sweet and acted understanding. She said that I wouldn't have to pay a year of rent, but as long as they saw that I had the amount in reserve in my bank account, they would work with me. She said the unit was available right away. That same evening, I sent in my application online as instructed, I included attachments the application requested and paid the application fee, which is non-refundable. After a few days, Ali contacted me and said she was "processing" my application and could I send her additional documents asap. I sent all that she requested with the exception of the receipt and proof of the arrears as I didn't have it yet. But I told her that. I didn't hear from her for weeks until I sent her an email once I received the lump sum money. She said she had offered the duplex to someone else, but if they didn't pay their holding deposit she would let me know. She said that if they ended up renting the prop to those people, she would refund my app fee. Instead I asked if she could transfer my app & paperwork to a prop in Citrus Heights that Haven's site was advertising. She said yes, but that the prop was not ready to show. The website said the prop was ready immediately, but apparently that wasn't true because I waited over two weeks to be able to see the property. I told her that I'd watched the video of the inside of the duplex and I was interested regardless. She stated that she could not consider me for it until I had physically seen the inside. Whatever. While I was waiting for the CH property to be available to be seen, another property on Salmon Falls Drive because available, so I told Ali that I was interested in that property as well. I took the time to drive to both properties; and I even brought my son to the CH property to look. After a week after seeing the properties, Ali calls me and says they can't approve me b/c my credit score was low. !!! I already told HER that! After all that time, at least a month, Ali had insinuated that she was going to work with me. I sent her numerous emails explaining my situation, my desperation to find a home for me & my kids, that I am currently staying w/my sister, which was difficult & there was no room for my kids there. If there was any concern about my low credit score, why did she waste my time? I'd paid the application fee at least a month prior to her actually checking it, so I wasted over a month being strung along. She just kept saying she was sorry. She said "our qualifications are listed on the website" & while she is right about that, it's the WHOLE reason I addressed my credit issues on DAY 1. She said that the arrears money would be enough to work with. She said, "well, I didn't know exactly what was on your credit until now." So then WHY would she act like she would be able to help b4 she looked at my credit report then, if in the end she wasn't able to approve me? It seems like common business sense that you wouldn't lead a customer to believe that everything would be ok and that they were willing to work with you, and then later, over a month and 3 property viewings later say the exact opposite? "I didn't know" isn't an excuse to me. She had no business insinuating that all was good when she had no idea whether it would be or not. I want to be clear I am not blaming her for my credit. Of course it is completely my responsibility. But she had my fees & she had ample time to pull my credit report to see if it was workable. In addition, after I viewed the first home, she sent an email (Mar 5) that said "I'm processing your application." Clearly, that wasn't true. read more

Home owners: read Ed's comment below on this review. He actually admits to encouraging tenants to sue the home owners instead of his company for his company's work. Update: Dear home owners considering using this company, I highly recommend you choose another property company. While at court haven properties (Ed) actually suggested I sue the home owner instead of him for falsely held security deposit. Despite the home owner relying on them to do that part of the business. The owner of course had no contact and wasn't a part of our tenant x property management dealings. But, Ed said multiple times I should sue the owner, not the property management company. Of course, people use management companies because they want a 3rd party to deal with the management and legality of renting a property out. But for this company, you will get such bad service they have been sued multiple times and they will actually try to get their tenants to sue you. Owners beware. Thank you very much Ed for seeing me in court today to settle the security deposit! Although we did not settle before a judge, and instead chose mediation with the lawyer I am pleased with the outcome, and hope you are too. The mediator agreed things like light bulbs and blinds are wear and tear and not tenant responsibility, And that, though adding mandatory carpet cleaning to a lease is a good idea, that does not rule over California law that wear and tear is not tenant responsibility. Thank you very much for the opportunity to settle this outside of court, I implore owners looking to use this company to keep this case in mind, and renters to as well. Remember your rights being a renter in california, and you should be fine with any company. Some things to note about this company: You will have to sue them for security deposit back. It took me 3 months after moving in to actually sign the lease because the company constantly ignores calls or tells you they are too busy. I once made a meeting with Tami, drove down, only to find the place empty. Ed (owner) appeared shortly after and laughed saying she is probably shopping. Despite the previous tenant telling them about a broken water heater that leaked so much the garage smelled of rot, it took them 3 months to fix it. *the old broken water heater also resulted in inflated gas bills. 200+$ more per month. read more

We relocated from Florida and we're looking for a good home in a good neighborhood. We are a family of 6 with four young kids. We thought a local property management would be the way to go since we are new to the area. Unfortunately, we've learned our lesson the hard way. Ive never felt more hustled. The overall experience has been disappointing. The interactions are impersonal, uncourteous, and if my last call with the realtor is a sign of more to come, completely disrespectful. She is upset with me for pointing out the less than favorable condition of the home. I'll attach pictures and let you be the judge. In my short few days with Haven I've had to argue whether a cockroach is a cockroach, whether dirt and grime on the wall is a shadow or not, and listen to rationalizations for why I should expect to see grease, oil and food remains in the kitchen. The thing is they have some nice homes. The problem is they will do the bare minimum for the full price giving new meaning to the phrase "well, it's the least I could do." read more

HORRIBLE PROPERTY MANAGAMENT COMPANY!! Ignores all service requests and will not fix any issues, even serious problems such as terrible bug infestations. We have sent them 20+ emails/calls over the last year requesting only urgent things to be fixed but have to practically harass them just to get a response saying "sorry we can't help." They are the worst property management company I have ever rented from. I have never experienced problems like this with any other company. House is a disaster, landscaping is a disaster due to broken sprinklers, plumbing is horrible, front door can be broken into but they will not replace it. Upon our walk through of the home, multiple things were broken and the owner just told us "oh you guys can fix that," we had to pay a plumber to fix a bad leak and it took months and months to receive a reimbursement check and they supposedly "lost" the first one and had to re-send. Employees are rude and unprofesional. Will not provide copies of contracts upon request. Do not rent here you will regret it! read more

We found their management of this house to be courteous, professional and helpful, and dealing with them has consistently been a positive experience. I want to especially commend Barb, who currently works at Haven as a Property Management Assistant. She is our "go-to" person to contact when things need attention or repairs, and she has always gotten back to us quickly, and helped to get our requests processed in a timely fashion. Over the years we have needed a new dishwasher, both kitchen sink disposals replaced, some plumbing work, and various other household repairs, and Barb has always been a pleasure to work with. I feel that she genuinely cares about Haven's renters, and works hard to ensure that we are happy with our rental home. I have dealt mostly with Tami and Kathy and as a whole have had a more than pleasant experience with them. She was kind enough to go with me to the City of Sacramento Board meeting to protest for a fine that the city had put on my property. She went to court on a unlawful detainer action against a tenant.
