Hands down the best property management company I have ever dealt with. Jackie and Steve are amazing. They are not only professional but kind, compassionate and they really care about helping others. I ran into a rough situation with my father who is currently dying and had to back out of the place I wanted to rent, they advocated for me to get my entire deposit back even though they had the ability to withhold some of it, if they chose to do so. I am so grateful for their business. When I am due to rent a property, I will go to Wildwood first and I will refer all my friends and family to them as well. They were even willing to negotiate some of the terms with me prior to my current situation. They were prompt, professional and courteous throughout. They are a class act. I have rented property from Wildwood Properties for over 10 years and have finally returned my keys. Over the last 10 years, Jackie and Carrie have been incredible, flexible and very ethical. They have always returned my phone calls and have provided immediate assistance when needed. Over the last 10 years, I have worked with each of their vendors multiple times. Each one of them have been punctual, honest and very friendly. I never felt uncomfortable having any of them enter my home. I have saved all of their contact information so that I can use them for future use now that I own my own property. We rented a property via Wildwood for approximately 3.5 years, and while we occasionally had things taken care of promptly (thus the 2nd star instead of just 1), our overall experience working with them was pretty terrible. In my experience, this property management company (or maybe just Carrie G. who worked with us) is either lazy, overworked, or incompetent. Let me highlight some experiences we had that I think accurately depict them. When we first discussed seeing the place, we agreed to meet during the lunch hour. We arrived at 12:05 (for a 12 appointment). Yes, we were five minutes late. However, after sitting around for 20 minutes waiting, and calling the office to leave messages, we finally left. The next day we received an email saying that Carrie had been there at 12, but since we were not there she left, because she had another appointment. We received no call asking us if we were still coming, or letting us know she had to run. I was also surprised that her schedule was so tight that she couldn't wait a few minutes. When we first moved in, the listing said pets were okay, and as we prepared to sign the lease, they said that it was in the plans to remove an old, decaying shed in the backyard. A few weeks after moving in, I inquired about wanting to discuss signing and pet agreement. The response I got was along the lines of "well, it's negotiable, but the owner prefers to not allow pets." Imagine my surprise. After reminding her that the listing said pets were okay, and that the reason we had chosen this place was so I could have a dog, AND saying if that was not the case we wanted to rescind the lease, we were able to work it out. The shed was never taken care of either, despite more than one inquiry into it. Last we left it, they had supposedly gotten an estimate about three months before we moved out. Now the really good stuff. During our last annual walkthrough in June 2015, we pointed out that the fence in the yard shared with our neighbor was rotten and falling over. We also pointed out that the tree limbs were entangled in the utility cables running into the house, and that the ones in the front yard had grown up onto the roof. The fence got taken care of fairly quickly, which was great. A few months passed, nothing happened. Over the course of no less than 5 follow-ups on our part via email, we were told that somebody had tried to come into the backyard to check it out but couldn't get in because the gate was locked (nobody told us ahead of time they were coming), ignored, and told they were still working on it. Sometime around the 2nd email, they got the front yard taken care of, roughly 6 weeks after the request. Flash forward to the end of SEPTEMBER, the back yard is still unaddressed. At this point we've talked to our neighbor, who doesn't want to have to deal with tree limbs falling into his yard in the Fall/Winter, who gladly agreed to help us by twice calling Wildwood. After that stil didn't get results, I finally sent an email expressing our frustration and dissatisfaction, and saying we wanted to talk directly to the owner of the home. Well, that certainly got Wildwood's attention, because two weeks later it was finally taken care of. It should NEVER take 5 months and multiple emails/phone calls to get something that simple done. PERIOD. Lastly, the ever so joyous moving out. We sent our 30 day notice December 1, 2015. Per California law, we were entitled to receive either our deposit check or an estimate of expenses within 21 calendar days. As of January 21, we had received no such materials. We did not receive these materials until January 29, 2016, with a postmarked date on the envelope of January 27 - meaning they didn't even send it until almost a week after the legally required date. We sent them a letter, noting this, asking for their explanation as to why that occurred. Their response was "I have no idea why you received it late" and suggested that perhaps it was a problem on our end. We again pointed out the postmark date and asked for our full deposit back. We were ignored. We followed up asking if they intended to respond, and were aggressively told that they had already told us they didn't know why that was, that they have a great rating from the Better Business Bureau, and that they couldn't understand why were were asking for our deposit back. We consulted with friends at two separate property management companies in the area, both of whom said this was not only unusual, but unprofessional practices. And while they both said we would most likely prevail in small claims court, we agreed that it would be best to just move on from dealing any more with this horrible company. There are more examples of the incompetence of this company from our experience, but this is long enough already. If you see they are your property manager, run away. I would never recommend them. read more

Before buying my house, I used to rent from Wildwood. My experience with them was good. They took over the property when the owner of the house fired the other prop mgmt company, they have very bad reviews on Yelp, they will remain nameless. All the repairs on the home were fixed in a resonable amount of time, repairs that I wouldn't get the other company to even look at. read more

Please never try to rent from these people. It's a huge scam. I put in an application along with a $30 fee and the next day I called to cancel the app as I was no longer interested in the property. I spoke to Jackie and she told me to cancel my check to be sure they didn't accidentally cash it. I did and about 2 months later I get a collections letter saying I owed this money plus a return check fee. Not sure why as I was instructed by their office to cancel check if this is not the procedure. This is a huge scam to get your $30 application fee. Please rent from a more reputable company. read more

I rented little cottage in Midtown Sac from Wildwood for 4 years. The property was in excellent condition and regularly maintained. The staff was responsive to any requests. Rent was reasonable and my deposit was refunded in full when I moved out. I would definitely rent from them in the future. read more

Communication between Wildwood and their tenants is terrible. They do not always respond and you have to contact them multiple times. Repairs are bare bones and don't always work or are not completed. Never trust them with a verbal agreement. Get everything in writing as they will break that agreement easily. read more

I lived in a property managed by Wildwood Properties for a short time. I was very upset with the high level of service they promised, and did not deliver. The work they promised on my condo was done in a very poor fashion and never completed. I found out by speaking with one of the employees working on my condo that he and his friend were hired "under the table", and were not licensed to do the type of repairs they were hired by Wildwood to do. I also caught one of the men doing drugs in my bathroom while he was replacing some broken tile, and asked him to leave. The work was left unfinished and no one ever came to complete the job. It is very shameful as there are so many licensed and qualified people currently out of work, that a large company like Wildwood Properties would stoop to breaking the law to save a few bucks. I was ecstatic to move out of their property and later into a condo managed by a truley reliable company. I would not recomend doing business with Wildwood Properties, it only causes unduress stress, which I am sure you will agree no one needs. read more
