Overall amazing apartments! This was my first apartments I've moved into and lemme say they didn't disappoint. My biggest things were having washer and dryer and maintenance response. Very nice community but I fell that there is a lot of things like inspections 2 times a year. They will wright you up for any little thing I fell. Im handicap and I parked my car just outside the parking line and I got note on my window. Had one bounce check and now I have to get a money order or cashiers check. The staff and management are very rude even when you are honest & polite. They always made every situation they encountered with you very difficult just so they could scrape any money from you. When I lived here, 3 people had their Cadillac converter stolen!! The management just said "sorry we will try better next time". That's was horrible way to reassure your people. read more

They didn't let us view the apartment before signing. When we ended our lease and it was time to move out, Evelyn was very rude and lied about setting an inspection time. I'm very organized and punctual and she claimed to have set up a time, when she did not. Because of this, we couldn't set up a walk through inspection and had to turn in the keys. This apartment has pros and cons like any other place, but it is very expensive for what you actually get. Most of the machines in their "gym" are broken, there is dog/cat poop all over the complex, and the security is poor/nonexistent. I requested maintenance on our blinds and three weeks later it is not fixed. Some staff are friendly but Evelyn could not own up to her mistake of miscommunication and was very rude. Stay away from this apartment complex if you have other options. Update: they sent us less than half our deposit back even though we left the apartment cleaner than what we found it. Also, we hired a professional carpet cleaner but they redid it themselves because it was not an "approved vendor" Stay away from this place! Not worth it in my opinion. read more

They are so slow to respond to maintenance stuff. My boyfriend ended fixing everything and we bought the materials. They never responded or came till I called and never had the parts available. The appliances are from the 1980's. Which when we were showed the apartment it was nothing like the one we live in. Took forever to get security and had run in with homeless in the trash bins. Their patio uniform policy is ridiculous. It makes you feel like you don't live in your own home, nor can make it your own home. For the price, this is the best place to live. Maintenance items are taken care of as soon as possible; security keeps the parking lot areas safe, parking area is well lit, plenty of parking for 2nd cars or visitors, inside of apartment is well maintained and clean. Management is cooperative and kind. I did not have any pest issues and if you do have any issues, pest control comes around every week to take care of the situation. Nice looking complex with beautiful landscape and plenty of parking. Office staff kind and responsive with maintenance staff who get things done fast. However, the windows are single pane and old with no insulation in outside walls. During a 100* day it reaches upper 90s inside with AC on and therefore no relief from the heat in the summer. It's so hot that the rooms that get sun all afternoon are not bearable to be in even with fans blowing. read more

The staff is nice, no bug problems, maintenance is great and gets stuff done right away. Sometimes I see people dig through the trash at night which is weird because we have gates but they don't bug anyone so I don't find it a problem. The only big issue I have is that literally one side of the apartments has minimal parking. Sometimes apartments has like 2/3 tenants with 2/3 different cars so we have to park on a completely different side and walk through the courtyard thing just to get to our side. Neighbors next door was always smoked weed, neighbors downstairs was always BBQing and smoking cigarettes every hour of the day. I'm so glad we finally moved out because every time we complaint, nothing was ever done so we stopped. The only reason why we lived here for almost 10 years was because of the location. We loved the schools and all the shopping centers. Moving in was easy because we had to deposit $500 on top of more money for their "no cost" move in which was no benefit to us but that was not what we were told. We were informed that by depositing an additional $127 then it would cover up to $1500 of damages when we move out. But that wasn't the case when we moved out. It was actually to cover their asses and not ours. We didn't any of our deposit money and had to pay $100+ more because we supposedly did a lot of damages and the place was sooo dirty. I would think living there for that long would have your usual wear and tear. Ofc we didn't want to "dispute" because it was not worth the headache and run around. Miss Haley stated that since we've been good tenants, she would call me back the following day to see if she could credited us some money back but I never heard back from her. So yes, I will never recommend this place to anyone unless you don't expect your deposit back then good luck. My sister and her bf used to live here before because I recommended them here. To this day I still regret it because like us they didn't get any deposit money back and had to pay more back too. This place is money hungry and will charge you for whatever comes to their mind. And that is them being very generous. Stay far away from them!! P.S If I knew that we were gonna be charged for all these nonsense, we should've put that fire place to use!! I have been living at Palm Lakes since April 2022 and so far, I have to say that I really don't want to move. The neighbors are friendly, the area is very clean and well maintained. As far as the apartment quality...it is unbelievable how quiet they are. I never hear anything and all 3 apartments that surround me have newborns or small children so the apartments are solid. As for the maintenance is concerned...anything that I have requested to be repaired has been completed beyond my expectations. The communication and the customer service with the personnel at the front office has been nothing but top notch. I can't say enough about the complex. If you are fortunate to get an apartment here, consider yourself lucky. I don't want to move...I hope that the rent stays reasonable...that's my only fear :) read more

Do not move here ! They are nice from outside but inside the layout is very small and the appliances are so old! The staff also always blamed us for noise complaints even if we weren't home which I think is very rude ! The walls are thin I could hear my neighbors talking and using the restroom AND they have the landscape people come every Wednesday and they come at 7 AM sharp ! Super loud and super annoying ! Update: Before we moved in they said they'd have a cleaning company deep clean the entire apartment. However, the day we moved in it looked like they barely did anything. The floors had foot prints everywhere from mopping and then stepping on it and the cleaner they used to mop the floor left white steaks throughout the whole apartment. I had to mop the entire apartment 4 times before the water was no longer dark black and gross. My mom and I were going to re-clean the place anyways (just for peace of mind) but it was frustrating to find clumps of cat hair and old molded cat food under the dishwasher and fridge since they said they'd have a cleaning company "deep clean". The office did a walk through before we moved in and marked everything as "working" but I decided to go through and re-check everything on the list and then I had to follow up with the office because they had not noted multiple things that weren't working, needed to be fixed, or blemishes that were left from previous tenants. Now onto the good parts :) Once the moving in process was done it has been an absolute breeze. They maintain the property very well, the pest control team is out here spraying every week, we have not had any issues with bugs, maintenance is fantastic and responds very quickly. It's a quiet complex and a great place to live. The apartment has nice vinyl flooring and has great potential to be a homey and cute apartment! I've really enjoyed living here so far! read more

[Our initial review was very negative, but having given a few months at this apartment complex, several positive experiences with the office and maintenance team, and following the departure of a particular office staff member, we felt it was time to re-evaluate our experiences here.] When we first moved in, we had a bit of a rough start with a lot of issues with miscommunication or incomplete work orders. Given how things have improved, we have come to realize that many of our conversations with the office were bogged down by miscommunication or a (no longer working here) rental office member doing a poor job of managing his share of the work load. At any rate, the apartment complex has proven to be a fine place to live, with a great location (though be prepared for occasional walk-shaking jet planes and helicopters from the nearby airport) and the essential amenities. The office staff has greatly improved their communication and we have far more confidence that issues can be fixed or addressed in a timely manner. This apartment complex has begun doing a lot of fun things for the residents, in light of lockdowns due to COVID-19, such as bringing food trucks on site for people to buy dinners from. The team is also deserving of recognition for how well they employ safety measures due to this pandemic. They also do giveaways monthly that are very thoughtful, and maintain a beautiful landscape that is great for kids to enjoy. read more

I did not have a great start, but she and the management team did their best in making me feel welcomed in a new city. They truly care about their residents and comfort here. As for other people's complaints about appliances, they maybe a bit older, but they all work and comes with laundry inside your apartment. The latter alone will make it worth your while! read more

Their property is not kept up, and on my drive through the property to consider moving there, I saw 2 police officers looking for someone who lived there. I have been here for 2 years and I have never received the world class hospitality and customer service from another apartment complex. This one is so different and nice. The staff always tries to accommodate to ME not the other way around. Maintenance has been so amazing as well. As other complexes might be accusatory with their repairs, these guys just see the issue and get it done. When my apartment had no power in certain sections at 9pm at night they STILL sent someone who was determined to solve the issue. Amazing support, amazing people, and thanks to their remodel, amazing grounds. Awesome work, I will definitely be looking to renew my lease here. read more

I just moved in with my family a week ago and we couldn't be happier. The staff in the office has been amazing. I know I know, give it time, well I will update my review if I ever feel the need to but I don't think I will have to here. Brandon has helped us out just about since day 1 when we came in to view the place. We actually came in 2 more times afterwards to make sure it was going to be enough space and to our liking. You can guess that it was since I am here LOL. He has made sure we are super comfortable and so has the others in the office. Whenever I needed anything done which wasn't major just a toilet seat that needed to be replaced or the shower faucet had a small leak I had let Brandi know and she had maintenance over that same day within a couple hours and I had a brand new toilet seat and the shower was fixed! You can't ask for faster maintenance. With all these apartments he gets to them extremely fast. I wish you had got his name. He is a super nice guy, takes his time, is very respectful to your personal belongings and best part is he gets the job done! The place is much smaller than we are used to coming from a 3bd 2ba house with 2 living rooms but its perfect for us. All the appliances work. Washer and Dryer hook ups. A wood burning fireplace. Also they are PET FRIENDLY! most apartments, condos, and even some homes aren't and they are here. I'm glad we moved in. The apartments are well insulated and you don't hear the planes as often as you think you would. I am able to do my voice over work inside without any problems. It's walking distance to Winco and Costco and the gas station is right there. No problems at all with neighbors or noise they have been awesome even when they were playing music loud they turned it down when it got late and when I closed my door I couldn't even hear the noise. Very respectful. Parking hasn't been bad at all I seem to always grab a space right in front of my apartment. Also the laundry room hasn't really had anyone there when I went to take my laundry in before I got my own washer and dryer. I will mention there are times during the weekend maybe even at night when people come in and go through the dumpster looking for recycling but they don't cause any trouble. I was taking out the trash and just told them hi and they were very nice. If you ever have trouble there is security so you shouldn't worry. TLDR: Love the place! It's a perfect size even coming from a big place. Quieter than you'd expect and everyone is friendly and helpful. Thank you Palm Lakes and everyone in the office for letting us call this Apartment, Home! EDIT: 1/31/19 Just wanted to come back and say I got the maintenance guy's name. His name is Bill and he's awesome. Helped me out when I was having trouble with my key for the weight room. This is the first apt we've lived in since moving to Fresno. We've had an overall pleasant experience since being here. The management is friendly and anytime we need any maintenance or repairs done it gets done quickly (either the same day or the next day) It's a really big apt complex though, and only has one weight room so it's a far walk depending on what part you live in. There are two pools (along with hot tubs/spas), multiple laundry rooms and a tanning room as well. I don't tan (obviously) but it's a cool amenity to have available for those that do. They also usually have some sort of move-in special; I remember we got $500 off our 1st months rent. The landscaping is absolutely beautiful (the gardeners and landscapers are there every wed morning). It's so nice to live in an apt complex that isnt all concrete and shades of boring tan. it's a gated community, the apts are roomy and reasonably priced, pet-friendly, there are washer/dryer hookups in each unit, and there is security available at all hours. The bathrooms are also a nice, larger than average size. There are no "his and hers" sinks though. Pest control is also available for you upon request every week. The main reason im giving it 4 stars instead of 5 is for a couple of reasons. The closet space is terrible. Me and my husband have our clothes in two separate rooms and we have about the average amount of clothes that other people have. It's inconvenient and just really small-spaced. The cooling/heating systems work well but are quite loud. The thermostats are old school (non-digital) and need to be updated--badly! The kitchen cabinet space is also limited so if you like to cook and have many appliances then the cabinet and counter space will really turn you off. Parking is also tight and limited. They have parking garages but not for everyone; there is a waiting list so good luck with getting your own garage. Other than that, you'll at least get one stall. Not a ton of parking available for guests. Late rent is anything paid past the 3rd of each month and is 10% of your rent, no ifs ands or buts. I was late once and one good thing is that the managers don't hassle you about it or anything--you tell them when you'll be able to pay it, you get charged the late fee, and you're pretty much ok after that. This is a good place to stay and is one of the more recommended and preferred apartment complexes in the Clovis area. When my husband and I were apt hunting and told the other places some of the other apartments we were looking at they had mouthfuls to say and plenty of poor reviews they'd heard, but when we mentioned Palm Lakes they were speechless and had nothing negative to say, which spoke volumes to us and greatly influenced our decision to move in. read more

Moved here in May'14 after I finished school. Have had a pleasant experience so far. My parents who were visiting me right after I moved in absolutely loved the place. Dad was so happy on his morning walks with all the trees and landscaping at its full bloom. His words regarding maintenance were "The rent is almost worth Frank's services"! The managers are helpful with complaints around the house. Four stars just because the place can do better, new carpeting and paint touch ups would be nice! Another suggestion would be online rent payment option...would be sooo helpful! Bottom line: if you want a decent place at a decent price then this is much better than others! read more

After all the months of high bills and no answers they finally replaced our AC unit. We've had the new unit for a couple weeks and our bill is already only a fraction of what it had been. They said that both repair services said that the AC was working but they decided to replace it because they "value us as residents". I'm not entirely sure I believe all that, and I felt put off, condescended to, and placated pretty much the whole time, excluding the treatment we received from the on site maintenance manager and one office assistant. As a whole, we do enjoy living here and will most likely continue to live here for some time. It's definitely not 5 stars, but with the new unit it's probably worth 4. If I were pickier about floor plans I would only give them 3 stars. I have a 2 bedroom 1 bath apartment. the kitchen is tiny and the dining room is really just a tiny hallway from the kitchen to the living room. Palm Lakes is highly unethical and incompetent. If you are a resident, make sure you advocate for yourself and don't let them charge you for random things and take all your deposit. They will make up fees and charges upon move out, hoping that you don't say anything. TAKE PICTURES when you move out, you will thank yourself later when they send you a bill of random fees! It took months to get the majority of my deposit back, but I only did so with persistence, keeping records of conversations, and proving that they were just charging me for random things. Hayley, the manager, is highly incompetent and doesn't know a single thing. She is rude and dismissive, dodges questions and gets flustered when pressed with questions concerning charges. I've had such a negative experience overall and wouldn't ever wish anyone to experience the stress I endured with Palm Lakes. The funny thing is that they tried to charge me for a whole unit paint job without any proof or pictures. After putting up a fight, they were miraculously able to take off majority of the charges. In addition, they sent me ridiculous maintenance fees for things that I had maintenance previously work on in my unit. You can't charge your tenants for a pre existing condition! Of course, they eventually gave me back that money when they realized that I wasn't going to back down. Petty business practice. Stay away! Lastly, after the allotted 21 days, Palm Lakes attempted to charge me for more things. THIS IS ILLEGAL. Landlords have 21 days to not only give you back your deposit, but also identify any charges and deductions to your deposit. They threatened to charge me hundreds more after the 21 days. Hayley eventually retracted and acted like she was doing me a favor for not charging me. Girl, it's illegal! Unethical business practice! read more

The manager Bridgette does nothing but SITS on her ass all day. If she doesn't want to deal with you she will have her "Assistant Managers" help you while she sits on her PHONE in the back. (PURE LAZINESS) : Supervisor rarely comes out to deal with situations. The new "Remodeling" they did looks like shit the colors don't even match! The appliances are so old and outdated. They honestly should've remodeled the inside appliances before they did the outside. They lose keys from left and right. I have a friend who lives here as well and they went into her apartment without PERMISSION. Don't trust this place. Don't waste your money here rent somewhere else! Also when you Move out they will over charge you and get as much money as they possibly can FROM you. THEY have so many different managers coming in and out the turn over rate is very HIGH. I love the area and the staff is very friendly and the maintenance is attentive. I like that I have a decent size place at an affordable price. Especially with washer and dryer hook ups. Great pools and a hot tub. I never have any issues with noise or neighbors or crime. I did have a bit of a bug problem at first but I got it handled. The only things I don't like are the dishwasher and shower. I feel like my dishwasher is pretty outdated and my shower is really low I have to crouch to wash my hair. I cannot begin to describe how WODNERFUL this apartment complex is. The manager and staff are, by far, the most helpful and tentative when it comes to tenants needs. Anything that I've needed in my apartment has been taken care of with the timely quality, care and importance. I have always and continue to feel safe in this complex. The landscape is beautiful and well kept weekly. I absolutely LOVE living here and would highly reccomend. They treat the residents so well and I'm so thankful that I found a place that treats me like I'm family. read more

Pretty nice apartments. They do have a lot of silly rules that make it hard to enjoy living here. We are not allowed to have light up in our balcony, so that's really irritating. We've had lights up since we lived here (1 1/2 years) and it was never an issue until now. We also got a propane grill because we couldn't have charcoal grill. Which is understandable, but then a month later they told us we could no longer have a grill at all or even store it. Also, the first year they allowed people to have shades for the outside balcony for some outdoor privacy, but then they said we had to take it down. It just feels like we can't really enjoy our apartment. We waste so much money buying things and make it look really nice. We've had a lot of people compliment our apartment because of how we decorate and they consider moving here. Lately, I've been suggesting/recommending not to because of these concerns. Management is okay. We've never had an issue with them. It is really clean for the most part. They have some events and do raffles. Parking is great. It just feels like I can't do anything here besides sleep here. It's been hard to enjoy living here. We are considering moving, which sucks because it could be a great place to live. read more

Everyone was very helpful, fixed any issues I had quickly, and the apartment even was a pretty good size for what I had to pay at the time. Scheduled an appointment to view the interior and apply but when we got there for our appointment time, the manager was out on lunch! We waited for 30 minutes and saw her go into the office so we decided to try going in there but the door was locked. We knocked, no answer. So we waited and knocked again and STILL NO ANSWER! Then an employee walks to the door as we are leaving and the manager lets him in. He tells the manager that people (us) were waiting outside the office. She then proceeds to ask us why we were there, kinda rude sounding, and when we tell her "we are here for our appointment" she says they have NO apartments available so we leave. It kinda sucks because our parents were there and it was really hot. If an apartment ever opens here in the future, I'm NEVER coming back ever again! To the manager if you ever see this review, you should've just opened the damn door and told us instead of the other employee thanks for wasting our time though. We really appreciate it! read more

Just got my yelp app and was curious about my old complex so I looked it up... I have to address the review I saw about them "thieving" cars and other complaints. I lived there from 2003-2009 and never had any of these problems. If you park where your car doesn't belong, yes, they tow it and I'm glad. A few times after coming home after a long day's work I had to wait for some jerk to get his car out of my parking. Do you know how frustrating that is? As for the painting... Any time they did any sort of improvement they always sent a note out in advance so you could move your stuff or prepare. I wouldn't want to live in a place that never worked on the building. And lastly, let me tell you about how they handled a neighbor I had. They lived upstairs from me and would invite friends to party. At first I didn't mind because it was saturday nights mostly. Then on one Tuesday night they cranked up the music and kept me up on a work night till 4 am. I complained. About a week later, same thing on a weeknight. This time they sent not only a notice, but fined them. The third time, they were gone, and I got my sleep back. One time in 6 1/2 years i was late with rent because we had to put down a huge deposit on our house, so they didnt even charge me the late fee. The point is.. If you want to live in a nice community, rules are necessary for everyone's comfort. If I ever needed to move from where I am now I would definitely move back in there. I only left because I got married and moved, otherwise I would have still been there. Loved it. read more

The management team here sucks. The main lady Bridgette....lazy as heck. Doesn't do anything but sit on her ass. If something happens they don't even bother to call....they "TEXT" now.. Also, adding onto my review, they lost the key copy to my apartment. They can make copies right here at the office but chose to wait for so long just to ask us to come to the office for that copy. Then, unexpectedly, my husband and I were home and I heard the door rattling (someone opening it) and two guys just walk in my home unannounced!! I called the office and they said it was the painters and they gave them the wrong unit keys. Well, how the hell do you do that?! That is so fucken UNSAFE!!! People can get robbed or yet worst off. It's not hard to make sure you are giving out the CORRECT copy of apartment keys to anyone doing renovations!! The Supervisor of these complex didn't bother to even call back to apologize for her poor staffs mistake. Plus even the staff didn't bother to call to apologize for their own mistake I had to call them and then they apologized cause they got a ear full!!!SAFETYYYYYYY FIRST OF YOUR TENANTS AND THEIR PROPERTY!!! Don't be giving out wrong keys!!! My advice, if you plan on living here....DONT! Price is too high for small ass apartments. read more

This was the first apt that I lived in. Overall the place and location was decent but management was poor. They were friendly while I was a tenet there but very unprofessional and rude when I moved out after getting married. There was a few issues which I have brought up with management such as noisy neighbors who were drunk or blasting their music off at night and safety. But those issues were tolerable. But bug me the most was the moving out. The walk through upon leaving the place was ok but needed a few things to be repair which was fine. But seriously, I was charge for every little things including things that I was told during the exit walk through that it was fine. And to make it worse, I never even got an voicemail mail to me about the amount that I owe for the cleaning and repair until a collection agency contacted me 4 months later over $200 amount that I owe palm lakes for it. This was the first time I even got a notice. I would think that considering I pay my rent on time, comply with all the regulations and rules and was a good tenet, I would expect at least an invoice or follow up courtesy call but apparently this was too much to ask of management. When I called management regarding it, they totally ignore my concerns and questions. Well I learn I won't be returning back to this apartment complexes. read more
