The main issue with the building is that things break easily and constantly because it is an old building. Otherwise the location is unbelievable. There is a Starbucks literally downstairs and a Sainsbury right across the street. The tube is just a couple of blocks away and it is a very safe area. There is a man always on call who fixes things around the building. Our fuses consistently blow which is weird and annoying. We've had to have many things fixed in just over a month of living here. A huge annoying is the washing machines downstairs. First of all, there is only two of them. Second of all, they cost FOUR POUNDS!! How is that possible? It's a ridiculously high price. And the driers suck, one cycle is never enough. Marc refuses to fix the broken washing machines in Flat number 25 which students want to use communally, which is very annoying.

My stay at the Hampden House surpassed all expectations! Let me tell you that pictures do not do…read morethis place justice! It really is an amazing place to live in! I stayed at the Hampden House for 12 weeks and not once did I have a single problem that was not resolved. Before I go about the amazing location of Hapmden House, let me first talk more about the flat. The interior of the flat has been maintained to keep its original shabby chic décor; bathroom and kitchen has been kept in good shape, living room and dinning room are very spacious, all the utensils and utilities you can think of are available, new fridge and washer/dryer--the apartment also came equipped with washing soap, toilet paper, and towels! The place has a very warm homey feeling and you never felt weird like you would in more metal/concrete skyscraper-esque buildings. Part of our lease agreement was to have our flat serviced once a week and the cleaning staff has done a great job! My only problem with the flat would probably be the carpet--it was a little worn out to be honest. Now, about the management, the property manager, Marc, is such a great guy! He is always on top of things and manages to get problems fixed and fast. Micah, who lives on premises and works with Marc, is the most amazing person! I've been locked out, locked in, broken doors, dropped things on other peoples balconies, you name it, he has managed to handle it all! Location wise is probably Hampden House greatest asset! It is literally a 5-minute walk from everything important--there is a Sainsbury, Tesco 5 minutes away. Waitrose is a 10-minute walk from the flat, Oxford Street is under a 10 minute walk, there are two tube stations all 5-8 minute walk (Regent's Park and Great Portland Street Station), and for those Starbucks lovers, there is a Starbucks right next to the flat! I definitely recommend Hamdpen House to anyone looking for a warm, cosy, winning let experience! Fatima Bukhamseen, 2012

My husband and I had 4 weeks before our flat that we secured opened up. So we stayed with London…read moreShort Letting. They have various properties and we stayed at the Finchley Rd one. It is safe and clean. It is really convenient when you have to live somewhere temporarily, as all the bills, utilities are included. Our studio was small and the bathroom tiny but we didn't expect luxury for short term accommodations. But our studio had three major gripes: A) It was hotter than Satan's ballsack in our room. It could have been that since we had an Eastern exposure to our window, which let in the bright sun and didn't allow for the hot air to go out. Now, some of the places they offer A/C, which are pricier but this didn't. Plus, with a fridge and TV operating in a small room, I feel as though those items emitted a ton of heat too. B) Frustratingly slow internet. Always chopping in and out. Unable to make Facetime/Skype calls without it shutting off. I had called at least 3 times about it. Only once did a tech come and reset the router. It was hellish since we are tethered to technology. C) The laundry machines. There are 4 (2 washers/2dryers) but for whatever reason, they shut off one side of the machines and only the shitty dryer was left operating for an entire building of people, which meant that laundry never dried. Sometimes it took 3 cycles to dry, but you always had to fight other people for it. Minor gripe is that a double bed is considered acceptable for 2 grown adults. Since my hubby is 6'6", this was awful, but we just had the mindset that this was temporary... Listen, housing in London in general, sucks! So if you are in a pinch, this can work. Try not to stay too long. But there are 2 bus stops literally outside your door, the overground 20 min walking distance, Finchley Rd or Golders Green station about another 20 min (you can always take the bus for 8 min to the tube), Fortune Green park down the road, a Tesco by the park, and the O2 center, with a giant Sainsbury's, down the road. It was OK for what it was but we are SO ready to leave! But in the end, we are grateful for the option as AirBnB or anything else would have been a lot more money. Best for emergency situations like ours.

It had a kitchenette, a small table w/2 chairs, a couch, and a TV. The bedroom was just a step up into another small room with what seemed like a queen bed. No room for anything in the room but a bed and a small bed stand. There was also a small closet. - Bathroom was fine. Small as well, no bathtub, but a heated towel rack. - Room cons: - It was a bit difficult to have our luggage out and about. - I believe every room has a washer/dryer (1 unit for wash and dry), but the dryer was not good. No laundry detergent or dishwasher liquid is available. You have to get your own. - There is a charge for extra towels and linens. Like, not a refundable deposit. A charge. - They only wash/replace towels and linens if you stay for more than a week. Concierge: pretty much everyone at the desk was great. Answered questions, helped with calling places, weighed our bags, kept our luggage in storage, etc. - Service con: the only thing I'd warn about is that sometimes the information is not exactly accurate. Yes, we can get laundry detergent? No, we can't. No, they can't fix the beds coming apart (two small beds put side by side) in the room? Yes, they can. No, the letting office won't be open soon? Yes, it was. Location: we discovered that the 360 bus line was great. If you don't want to walk the 8- 10min. to a tube station, the 360 takes you directly to South Kensington Station (go RIGHT when you leave the hotel). Overall- great place to stay. Seriously- the bus system was amazing. *** The elementary school was not open when I was there, so I don't know if it would be different.

If I had known that's what I had booked, I would be less upset, but this hotel/apartment booking agency seems to make their reservation system deliberately confusing. I have read responses to negative reviews this hotel has received, and they consistently blame the customer for not realizing they are reserving a "pod," and not a hotel room or apartment. If you look over their websites--both for apartments and for the pods, they *both* show rather charming and spacious apartments. There is NO indication anywhere that you are booking a tiny space with no window. My booking company tried to make it right with me, but only after having a lot of difficulties communicating with the people at Nell Gwynn. Indeed they have very inconvenient office hours (they didn't even show up to their posted Saturday hours), and it is very difficult to meet with someone face-to-face to discuss the issues with the room. At best, this is lack of transparency and unclear websites. At worst, this is deliberate bait-and-switch, with little options for guests to get help. In addition to the above, the downstairs area with the "pods" had grimy carpets, grimy walls, my air conditioner occasionally blew out large flakes of something black, and there is not housekeeping if you are staying for less than a week. The neighborhood is gorgeous, the lobby is gorgeous, but it seems like a crapshoot whether you will get the kind of accommodation you think you are booking. It's concerning. I would not recommend booking with this property.

The housekeeping staff were very good. Mid week they came in. The space was left very tidy! We were on the third floor with no elevators. It was difficult with suitcases and we only had a carryon! The front desk sent someone to bring luggage down after I requested it. The Fri t desk staff was nice except the managers. They didn't address any issues and laughed about it. The area was convenient to the tube and also walking distance to Kensington Gardens. By the tube station, the Main Street had 2 small groceries. It was generally safe. The biggest issue was very spotty wifi. Several times I asked about it but the answer was to use the lobby. An IT person told me, the box was behind the headboard. It was probably blocking the signal and a booster couldn't be added. One of the reasons I set aged here was because it had WiFi I rooms. I wouldn't stay here again.

I can safely say that by a mile Keatons are the best Estate Agent I've ever engaged with. Professionalism, service, support, and just being really on their game through out the process of selling my flat / buying my new home. They do their industry a credit. Every one was brilliant and I'm hugely grateful for all the work that they have done. They genuinely go above and beyond in all aspects of your service. Due to a bad recommendation I originally tried to sell my property through Foxtons and they were a shambles. I don't mean to be rude about them as that's not my style but Keatons are in at totally different league. Over the last 11 months, since I got in touch with Keatons to sell my flat it's been a roller coaster of emotion, but I'm now delighted to have exchanged and looking forward to my move into a new home in a few weeks time. I've got to specifically mention Stuart Milburn who really was amazing. Through out the whole conveyancing process Stuart has been the one person who keep everything together. Dealing with my solicitors, the agents of the property I'm buying, and their seller, my buyer and her solicitors, the surveyors, in fact every one involved in the whole process, Stuart was the constant calm. Having fallen through once due to my original buyer pulling out, and then almost falling through again on the day before exchange it was Stuart's level headed totally professional mediating that convinced the seller of the house I'm buying to stick with me and keep the whole deal on track. Very impressive, thank you Stuart. To the bosses of Keatons, that guy is gold dust!
