INITIAL DISCUSSIONS (FEB 22, 2024) We asked Keith if…read moreremoving the flooring would speed up the project but eventually kept tile. HandyWorks would demo and install the new tile. We also discussed painting cabinets, eyeing a mid-March start. PRICING & COMMUNICATION (FEB 26-27) We received only a "line item overview," no per-task costs. Repeated requests for a true breakdown were never fulfilled. Sue, the project manager, offered no real help with fixture selection (e.g., she told us to "use the filters" on a website we'd already tried). TIMELINE DISCONNECT (FEB 28) Keith disclosed late that the countertop needed a 10-business-day lead time and that subsequent tasks would push the project to around three weeks--far beyond our hoped-for one-week timeframe. CONTRACT & SCOPE OMISSIONS (MAR 12-21) After I canceled a meeting, Keith declined to email the contract, insisting on another in-person appointment. We finally reviewed it on March 15 but discovered the trashcan insert was omitted. Keith apologized yet still never provided a detailed cost breakdown. TILE PROBLEMS (SPRING 2024-MAY 2025) Several tiles were laid out improperly, and two had extra-wide grout lines. Keith's crew returned weeks later, but he sent a finish carpenter, not a tiler, leaving flaws. They redid those tiles again in May 2025 without Keith supervising. The tiler also used floor leveler to raise part of our century-old floor several inches--without our consent--then tried to charge extra and later failed to remove it from the invoice promptly. COUNTERTOP & BACKSPLASH ISSUES (FEB-MAY 2025) Small items rolled off the countertop's edge. By April, the section over the dishwasher sagged, leaving a gap. Keith finally added a bracket in May, admitting it should have been done initially. For the backsplash, his crew broke the grey-white marble pattern without asking, substituting grey for white near the edge. Keith insisted the white pieces were "too small" to cut, which felt untrue, and he never consulted us. OTHER UNPROFESSIONAL INCIDENTS Keith brought up politics (specifically, Trump) during contract signing, which felt inappropriate. One day, his workers cut quartz with our windows open, blanketing our downstairs in dust, for which he offered $200. A worker also smoked in our backyard after we explicitly said no. FINAL INVOICE & REFUND DISPUTE (SEPT 2024-MAR 2025) Keith apologized for including the unapproved floor-leveler charge on our final bill. We requested about a 10% refund due to recurring problems and incomplete fixes. He verbally agreed in March 2025 but later avoided the subject. We still haven't received any compensation. BBB complaint pending.

Our home and new roof look magnificent. Carlos was professional from the start, visiting us on the day we called, presenting us a complete proposal with informational brochures. His materials, workmanship, and guarantees are rare in this industry. The most gratifying for us is the fact that Carlos delivered on all of his promises, from the start date, his crew performing the work, completion of the work and clean-up and removal of debris.  With any issue that came up, Carlos was very flexible and worked it into the project. Both Carlos and Abraham were professional and neat - they cleaned the job site daily and when the work was completed, they left nothing behind. In fact, during the last day, they spent over an hour packing up and cleaning all around our home picking up errant debris and hunting for nails.  We will certainly be recommending ADN Roofing to our family and friends. Thank you for your competitive pricing, professionalism and a job well done. Rich & Silvia

Joe is a friendly, hardworking, and resourceful contractor. When it comes to managing the projects…read moreand schedules, however, he wasn't very reliable. 1. Incomplete work to date I hired them for two separate projects: one indoors and one outdoors. I was impressed at how quickly he started and made good progress at the beginning. But as the project reached about 85% completion, he stopped coming and started getting busy with other client projects. After 1.5 months of trying to schedule his time, I finally decided to stop expecting him to come back. It's disappointing because they are "almost" complete but not "fully" done. He promised me it'll take just one more full day to finish everything up, but that "one day" never happened. Outdoors agreed scope of work - Fix the open gap from the chain link fence: incomplete (original ask) - Fix the retaining wall drainage system: complete (added scope) Indoors agreed scope of work - Replace all baseboard heater covers: incomplete - Renovate the bathroom: mostly complete, but he didn't reattach the door trims, window trims, and other finishing. 2. Clumsy scoping and invoicing I asked him to replace all baseboard heater covers at the house. He counted every piece in every room and ordered the items for me, for which I paid. But he missed taking corner pieces and end caps into account, and also missed one whole section. Fine. He ordered the missing pieces. I paid him immediately (worth $431.04) but haven't received any of the additional items yet. It's been over a month since the invoice. He told me he'll ship them to me, but I'm not sure when (whether) I'd ever receive them at all. As part of the bathroom renovation, he included $600 in the invoice for waste removal. But then he told me to call a dumpster company directly to dispose of construction garbage. When I asked for a refund of the amount, he refuses because he "loaded the dumpster" which counts as waste removal service. OK. So, a dumpster rental service cost me $380, and loading it cost me $600. This waste removal is more expensive than my lawyer and accountant combined. When my wife text him to set a schedule. Joe argued that according to his invoices everything has been delivered. Well, while all his invoices have been fully paid, and the physical items on the invoices have been purchased, not everything has been installed and finished. Where's this disconnect? Yes, the drywalls and tiles have been replaced. But the door trims that had been removed while working have not been reattached. Since "door trims" are not on the invoice, don't they count? 3. Scheduling mishaps The project started on April 17 and remained active for two months. During the period, Joe was very responsive and proactive. Starting in June, however, after I was told that "it'll take only one full day to finish up everything," it started becoming difficult to schedule a time with him. The last day he was at my house was June 14, and he promised me to come back the next day, then the following happened: - June 15 (Tue): he didn't come because his car broke down. Promised to come on Friday instead. - June 18 (Fri): he didn't come because he has endoscopy appointment. Promised to schedule another date. - June 21-25 (full week): he didn't come because he was busy with other project. Promised to come on Monday. - June 28 (Mon): he didn't come because he has a court appointment. - June 29-July 16 (three weeks): he didn't come because he's busy and weather doesn't allow for outdoor work. Then he suggests that he come on September 30 instead. I declined as some of the incomplete work posed safety concerns for little kids and I couldn't wait two more months. Life happens, I get it. But endoscopy and court appointments don't just happen--you have to schedule them. When I told him this "double booking" concerns me, Joe argued that his personal matters don't concern me. Right. But, failing to show up at "work appointment" because of schedule conflict with "personal matters" doesn't seem very professional and thus concerns me. Even then, I waited for a full month without complaining. Unfortunately, "the one last day" never really happened. BOTTOM LINE Would I hire him again? Maybe. Only if it's a tightly scoped, clearly defined task, which can be done in one setting. But probably. not. Would I recommend him? Probably not for big scale projects. Maybe for smaller one-day tasks. In any case, not as the first choice. I actually like him as a person. Joe is like a great handyman friend I wish I had. But I didn't seek friendship but a business relationship. It's where the expectation failed.

I had the interior of my condo re-done by Sunwood Development in late 2009. Greg was the only one…read moreof seven contractors that even returned my call. When he came to give me an estimate, he told me that Sunwood generally doesn't take on "smaller" jobs such as mine, but they'd take it on. He also said I might have sticker shock from the scope of work I wanted done. I wanted all new kitchen cabinets, granite counter tops, bathroom vanities & toilets, kitchen appliances, a new shower stall with glass doors, porcelain tile in the kitchen & entryway, ceramic tile in both bathrooms, and old school oak floors throughout the rest of the 1100 Sq. Ft. of my home. I was NOT shocked by the price quoted. It was within reason. Upon signing the contract and initial payment in their offices, Greg blocked out on a calendar what phases would be completed on what dates, and was given a firm date of completion of the overall project. I made my selections for cabinets, countertops, bathroom fixtures, tiles and appliances and paint selections at the appropriate times. I paid extra for some change orders I wanted as the work progressed. All the work was completed exactly on the dates blocked out by Greg, and the overall project was completed a few days early. Upon completion of the final walk through, I was handed a check for over $700.00, because they completed the work under budget. I moved back into an essentially brand new home. It's been nearly nine years, and the workmanship and materials have held up extremely well. Obviously, I strongly recommend Sunwood Development for your construction needs.
