I worked with Michelle at Osborne, and she was incredibly kind and took the time to really listen to what I needed. I was selling my house in Hemet, which was in very good condition, not a distressed property like many people assume companies like this only purchase. Michelle clearly explained that while they don't pay full market value, they cover all fees and closing costs, which made sense for my situation. Closing in 30 days instead of paying the mortgage while waiting for a realtor sale was a huge benefit. I understood they need to make a profit too, much like realtor fees, and with my outdated kitchen, the offer felt fair and well worth avoiding the stress of listing. I recommend Osborne Homes!! read more

We sold our house. They met our needs. Very efficient and returned our calls promptly if were not able to answer. I would highly recommend. read more

This company is known for 2 things. 1) Come in with a higher offer than competitors to get you to sign. 2) At the end of Escrow, "Find something wrong" and lower the amount DRASTICALLY. They are widely known for taking advantage of little old ladies and people in major distress using this tactic. read more

Working with Eric has been an absolute pleasure. He is honest, straightforward, and always does exactly what he says he will do. Integrity is rare these days, but Eric consistently demonstrates it in every interaction. He communicates clearly, follows through on commitments, and makes sure everything is handled with professionalism. What really stands out about Eric is his genuine character--he cares about people, not just transactions. He takes the time to listen, understand your needs, and deliver solutions that make sense. You never feel like just another client when working with him; instead, you feel like you're working alongside someone you can trust and rely on. I would highly recommend Eric to anyone looking for someone dependable, fair, and truly great to work with. He's the kind of person you want on your team. read more

I had a deeply disappointing experience with Osbourne Company, specifically with Lindsay. They made me an offer on my home that seemed fair at first, but the entire escrow process quickly revealed how predatory and disorganized they are. Throughout escrow, communication was minimal and always initiated by me. I constantly had to check in just to get basic updates or to make sure we were still on track. I was reassured multiple times that we were set to close, only to find out on the day of closing, after I reached out myself, that the buyer was suddenly "unavailable." Lindsay then gave me two shocking options: Accept a $10,000 price reduction (essentially paying them 10K out of my expected sale price), or Wait another week in the dark to see if the buyer decided to show up. Shockingly, the buyer waited until the very last day of that window to say they were "no longer interested." This essentially left me with two options to accept 10k price cut or cancel. I obviously opted to cancel. What makes things even more frustrating is I couldn't even get the lousy earnest money. Despite the fact that the title was clear, inspections were done, and everything had been satisfied, they never removed contingencies in writing, so I told me I wouldn't keep the earnest money. Very convenient for them and their "buyer". They got to waste my time, stall my plans, and walk away with zero accountability. And somehow, this is all allowed under their process. This company operates in a way that feels completely predatory - dangling offers, staying vague until it's too late, and leveraging fine print and silence to protect themselves while you absorb the cost. If you value your time, energy, and sanity do not engage with them!!! read more

First time property seller here and I couldn't have asked for a better team to guide me through the entire process. We bought our home from these people 10 years ago and have never been able to enjoy our backyard. They used filler dirt full of impossible weeds. New grass doesn't work, weed barriers don't work, we were quoted $8000 because we basically have to remove all the dirt from the entire yard. Were 3 weeks into our annual weed removal, imagine a huge backyard with weeds 5ft tall and roots that go about a foot down. We expected a better quality home purchase, very disappointed. read more

READ ALL THE 1 STAR REVIEWS. THEY OFFER YOU 5K MORE TO SIGN THE AGREEMENT, YOU GET CLOSE TO ESCROW THEY LOW BALL THE HELL OUT OF YOU. THIS IS THEIR TACTICS. THEY THEN SYMPATHIZE WITH YOU ON THE PHONE. SAYING SORRY THIS AND I FEEL YOU ETC. TRUST THE REVIEWS. MINE 505K AGREEMENT SIGNED, 10 DAY ESCROW - 4 DAYS IN CAME BACK 470K, RENEGOTIATED 490K - NOTARY CAME SIGNED FOR 490K!!!!! 1 HR LATER THEY CALLED BACK AND SAID 460K LMFAO!!!! First they can talk for sure! Lindsey can sell water to a water company, that how good she is. I let go of AN offers for my house because of the quality of customer service that was provided. I rather deal with businesses being small rather then owned by large corporations. With that said, Lindsey sent the agreement for $505k for the home. GREAT! Inspection GREAT! Investor came over to the house like it was open house when I'm still living here. Great I don't mind as long as you like it. Nothing wrong with the property expect a few things here and there nothing major. So suppose to close in 11 days, Dead Silence for a week so i reached out to see what's going on? Lindsey was on VACATION THIS WHOLE TIME!! DIDN'T even bother to let me know. SO THEN we get Josecyln was working on it and another. 3 Day before closing date they call me up to offer me $470,000. I said wtf!! nope, if they can do $490K i will let it go. THIS IS ME BEING just eff it and tired of the BS, I signed escrow paperwork WITH NOTARY which is now 2 days before closing date. After notary left, an hour later they called back to say they can't pay $490k the will only pay $460k. HA!!!!!!!!!! you must be effin really kidding me right.....2 days before.... Judging by the other comments this is exactly their tactics. Being honest with them about why I needed to sell house to save my business was their ammo. Time was my enemy and they used that to their advantage. I really can't with people now adays. I get the hustle because I was actually trying to be a wholesaler, but If i have to treat people like this, I don't want it, there are other ways. THIS really hurts, their words don't mean sh*t!! 505k to 470k agreed on 490k then 2 days before closing, 460K! A hustle is a hustle, but man you guys are really as they say ""lupus in veste ovina". Thanks guys, read more

I have always appreciated kindness and civility, especially now when it seems like we are all struggling to agree on anything in this country! Kristin of Osborne Homes is a rare breed: extremely kind and thoughtful, but she also definitely knows all the ins and outs of how to help someone having trouble finding a buyer for their house. I was impressed at both the depth and breadth of her knowledge! Kristin listened to all the difficulties I was experiencing in trying to get to the position to sell my house, and offered several options, as well as being both supportive and empathetic. Truthfully, she was so pleasant that I think I'm going to miss chatting with her! Kristin was also honest and forthcoming in the figures she gave me; the amounts were neither unrealistically high, which would've been suspicious, nor what I'd consider "low ball." I'd work with Kristin and Osborne Homes again any time! read more

Osborne homes don't do business with them. They offer you a decent price and sign contract and during the escrow, will switch the price on you. I was 3 weeks into escrow with them and had already made commitment on housing elsewhere. When this happened to me. Then during closing on the last day they sent partial and had to wait till the last minute to close. Will give a seller the runaround and cause more stress then necessary. Don't do business with them. You'll regret it. read more

ONE STAR BECAUSE ZERO IS NOT ALLOWED This company made an offer on my father's house that was significantly below market value. They failed to enter escrow per the terms of the contract. After coming to do their inspection 30 days before escrow was supposed to close, they tried to reduce their offer by an additional $15k. During the inspection, they kept praising how everything was in such good condition and scarcely needed much work, yet afterwards they couldn't uphold their initial purchase price. When we refused the offer and cancelled escrow, they filed a motion to sue for damages claiming that we breeched the contract. Upon further investigation, we found that 2 of their 3 real estate agents have summary judgements against them for failing to abide by real estate laws, one had their license revoked and the other two licenses have expired. Do yourself a favor and DO NOT contact these people. read more

Kristin & Joscelyn were thorough and helpful every step of the way. Kristin was up front and professional from the start through to the last day of closing. These people are total shysters, they misrepresent themselves and make promises that they won't keep. They made an offer and opened escrow at the agreed upon price. Then ask me to accept a lower offer. We did accept as it was still reasonable and since we had already been involved for a couple weeks and didn't want to start over we agreed. Papers were signed and notarized. They came back and changed their mind and after the original 50,000 decrease the wanted to lower it an additional 60,000. Ads say, all cash etc. then tried to tell me they were unable to secure funds to keep their word and had the audacity to say "We still want to buy your house" what they really meant was that they want to STEAL it. 1 star, because that is as low as you can go. Rating should be minus 10, terrible read more

Made a call to Osborne Homes to get an offer on my home. We are just trying to see what the offer would be and see if we could save on real estate commissions etc. After having a somewhat friendly conversation with Cristine, she said that brokers were making purchases in my area of similar homes for around $400,000.00 I looked at recent sales in my area, and found homes selling that were smaller and older than mine for around $650,000 TO $710,000.00 !!!!! I knew I would get an offer a little lower than if I went the traditional route, but come on!! LOW BALL OFFER !!!!! stay away. Their website claims NO LOWBALL OFFERS !!!! See below recent sale of a property exactly the same as mine, without many upgrades we have. read more

She was trying to make plans for me to move into a apartment with 2 kids and 3 dogs! That was insane! I never said I wanted that. I told her I needed to think on everything and she kept pressuring me so I ended the conversation. She kept calling me back so I block the number then she kept calling me from a different number! When my father and I were facing the overwhelming challenge of selling our rental property in Oakland, California, occupied by a non-performing tenant (squatter), we felt completely stuck. We reached out to multiple home-buying companies, including Open Door, Laurel Buys Houses, Brothers Buys Homes, and Sundae Homes, but none could offer a real solution and ultimately could not help us at all. Then, by sheer luck, we came across Osborne Homes. That call to (800) 584-3819 changed everything. From the moment Lindsay Gardner (Acquisition Associate) answered, we knew we were in the right hands. She listened attentively to our urgent situation and worked tirelessly to find an investor willing to take on the significant risk - an occupied property by a squatter located in a sanctuary city in the Bay Area. Against all odds, Lindsay secured an all-cash offer for us, providing a light at the end of the tunnel for our family - a glimmer of hope. But securing an offer was just the initial hurdle - we still needed to close, and time was of the essence due to the immense financial and emotional strain from this terrible, atrocious, and unjust ordeal that the squatter has been causing our family for years. That's where Kathy Lombardo (Escrow Manager) stepped in. With incredible diligence and efficiency, Kathy handled all the complexities of escrow and title, ensuring a seamless closing process. Throughout the entire transaction, Lindsay and Kathy maintained clear, compassionate, and professional communication, keeping us informed and reassured every step of the way. Thanks to their relentless dedication, we successfully closed in just over six weeks, finally putting this nightmare behind us. My father and I are beyond grateful for the extraordinary effort and expertise displayed by Lindsay and Kathy. Their teamwork, perseverance, and professionalism turned an impossible situation into a success story. If you need to sell a property fast, Osborne Homes is the team to trust !!!!! GLORY TO GOD !!!! FIVE STARS ACROSS THE BOARD !!!!! A TRUE LIFESAVER !!!! read more

Kathy was my next interaction and she was beyond helpful. Any problem or question that arose she handled quickly and with professionalism. My Husband and I opened escrow with Osborne Homes December 17th ,2024. We worked with Kathy and Taylor. When the call was first made to Osborne Homes we were given a purchase offer of $200,000. We advised we would not sell for less then $225,000 due to the home having a new roof, solar and central heating and air. So they came back with a $230,000 offer, we were pleased. We asked when they needed to do the inspection? We were advised they didn't need to do an inspection based on the information we provided. So we opened the escrow and signed the documents. About a week later Osborne Homes set up what we believed to be an inspection with contractors who would be doing the repairs/upgrades. Turns out that the people present were actually investors not contractors. On January 13th 2025 just two days before our escrow was to close we received a phone call from Taylor advising us that they were unable to purchase our home at the contracted price due to not getting an offer on our home for that price by the investors. She stated but we'll buy the property for $200,000. You can imagine our response. Lucky for us we were not in a must sell situation so we declined their offer. We wasted well over 30 days on a escrow to close on a property that they had no intentions on purchasing at the contracted price unless an investor offered them more. The contract also stated " Seller will make no repairs or improvements to the property". We could of at the very least kept up on the yards. When speaking to Kathy about our situation with the contract she push the blame on to Taylor and stated "we'll just chalk that up to a training issue". I advised Kathy we would be declining their offer, and she can send whatever information necessary to the escrow officer to cancel escrow. Kathy didn't send over the cancellation information to the Title company for 9 days. We firmly believe Osborne Homes is playing with peoples lives with the bait and switch technique. read more
