The delivery of kitchen cabinets were the primary driver to begin the process which were delivered in early April. The contract required the remodel to be completed between four and five weeks. On 22 April, the contractor began demolition which continued sparely throughout the week. On that Friday (25 April) we believed that the project would continue to move forward throughout the next week (the week of the 28th). Since no one showed up Monday morning, we contacted S&K and were told that nobody would be onsite Monday and Tuesday with no explanation. This practice continued off and on throughout the project which culminated in over 2 weeks of days when nothing was accomplished. This resulted in the period of performance to balloon from 4 to 5 to over 7 weeks. One of the outrageous claims was for 2 days that they didn't work because an unwarranted claim regarding my wife's heath. It appears that S&K is in need of significant improvement in the following areas: Communication: between the customer (not updating project process unless asked) and the S&K employees (arriving on site with no idea of current arrangements). Project Management: As described above, the project experienced many unproductive days. S&K does not seem to understand "project work arounds" when certain areas cannot be accomplished but other parts can. Quality Control: All project discrepancies/issues (plumbing, electrical and drywall) were identified by the customer and not S&K. S&K supervision never checked on site project status nor the quality of the work...both S&K and trade vendors.

From what I'd heard and read, this costly process often turned out to be a nightmare that yielded disappointing results. Instead, working with kitchen designer Emily Dolan at KitchenWorks (who was recommended by our contractor, Steve Spratt Improvements), was fun. And the results are more beautiful and functional than I had expected. She started by visiting our house to see our kitchen, and then she listened to what we wanted and what we wanted to get rid of with the remodel. She asked us detailed questions -- Do you use your microwave to re-heat or to cook? Could you use another pantry near the refrigerator for storage, or would you rather have more counter space? Have you thought of using tray dividers in the cupboards over the refrigerator to store your trays and cookie sheets? Based on our answers, she drew up several layouts for us to review. She willingly revised elements of the plan we settled on, and once the remodel was underway, she came by a few times to see that the installation was going smoothly. I never felt the clock ticking when I met with her, or rushed into a decision, or pushed to choose the most costly materials. She was even willing to look at the flooring samples I brought by to help me envision which would look best with the cabinets and countertop we had chosen. Now, we have a kitchen where everything we use has a place that makes sense, and just catching a glimpse of it from our living-room or den makes me smile. From the first interaction to the last (and we were sad to see them go) it was pure professionalism. Contractors get a bad reputation of not showing on time, not communicating, taking short cuts... Hivex changes the game. We received a detailed email with images when we entered into a new phase of construction, every time. Scott Alice was fantastic as a project manager and made sure everything was above the standard. We miss seeing the workers every day and seeing leaps and bounds of progress. BUT we are so happy to now have a dry, clean, well lit place for our children to play, a wonderful laundry room, beautiful new bathroom and a poker space. Keep doing what you are doing, I will refer them to everyone.

My…read morebasement had flooding issues and when I tried to bring this to my elderly parents' attention, they somehow decided to finish the basement, despite the musty smell and this seasonal flooding for 20 years. I was hoping that maybe Hivex would identify this issue and maybe back me up on this point before they fully converted it to a rentable living space. But they didn't. We then got a huge rain which left visible signs of flooding and standing water on the basement floor. When I told my Dad, he said it was due to Hivex mopping the floor. I was certain that Hivex would help clear this up and attribute the water to the recent storms. They didnt--they confirmed (lied?) to my dad that it was due to their mopping a few days prior. So then they started installing the framing for the drywall, despite the smell and standing water. I knew the project was doomed at this point because once the drywall went up, that moisture would be sealed off behind it and the mold would just flourish. That's when we got the biggest storm in Spring of 2025 which resulted in catastrophic flooding of the basement, leaving zero doubt about the flooding. (This is also a common-sense issue in our area, which has heavy clay soil). We hired a basement moisture company to deal with the seasonal flooding but we had to remove the framing to install the dewatering trench at the base of the wall. At this point, they were really behind schedule. The price was outrageous. Over $80K. My friend just finished his basement and oversaw the drywall, electrical work, cabinetry, etc. He did his basement, which is larger, for around $20,000. The mark up was huge and I was really expecting more. Hivex is for people who love to spend money. Little things they missed: 1. Basement door will not lock and the GC never coordinated with the basement moisture people as to who's fault this was. I thought the GC was supposed to solve things like this and not let things fall through the cracks? 2. Ceiling fan is supposed to reverse during the cold months. This feature is broken which really sucks in the winter time, when all the warmth stays on the ceiling. 3. Faucet was really loose and I had trouble correctly tightening it. Frustrating for a few weeks as it gradually loosened and I had to keep fixing it. 4. The reverse pump for the bathroom was not even sealed. There was a visible gap on the lid of this device and the smell was AWFUL for a few weeks. My aging parents cant smell anything so they just said I was crazy. After a few weeks of this smell, they finally had someone come to seal it. This worker seemed very honest and he said it was bad they missed this. Nasty Hivex. 5. They have really bad deals and poor quality when it comes to their cabinetry and kitchen design options. (Cheap stuff designed to maximize profits). They also refuse to work with whatever company you went with for the cabinets/hardware/faucet. Again, whats the point of the GC if they arent coordinating with everyone? We went with IKEA and it was SO chaotic and horrible. Its basically an automated company at this point.

Mike helped me out of a bad situation. My builder did not complete the drywall "mudding" in my…read moregarage. So I gave it my best shot. After all how hard can this be? I grew up watching Bob Vila. Man was I wrong. After I was happy with my job, the next day all the original tape started to peel off. I would have to redo the whole garage and I didn't have the time to do it. I was referred to Mike and he came by and explained that since the tape was put on 9 years ago it was peeling off with the new mud. His crew fixed the garage in two days. I also had a detached garage 30x40 that needed drywall. He completed that as well. After the job was complete I noticed a small crack that had developed. Mike came by and fixed it. He said that it could have been cracked while the attic was being insulated. Not only did he fix it he found several others that I could not see. He fixed everything. I referred him to one of my neighbors and the next day he brought me some fresh fish from his fishing business. Mike is a standup guy who did a great job with follow up after he was paid. Very good to work with.

Hired them based on YELP reviews as I had been so successful utilizing reviews for many other…read moreservices. So I need to be fair and honest with this so others don't get left with a job half done like I did. The quality of work and care was not there. The first day 3 guys showed and one room was presented as done (the primary). By the end of the week on a job that was quoted as around 3 days, not one entire room was completed, but instead two others started and left. Plastic was laid down on the floors and over our belongings that had been cleared to the center of the rooms. The job was to paint the upstairs hallway and 3 bedrooms with Farrow and Ball paints (which I supplied along with rollers and new buckets). Prior to them showing up, Cullin had called The Paint Shop in Warrenton inquiring about Farrow and Ball paint as they had not used it before. He told me how much to purchase. I bought $2500 worth of paint & primer. The first day he showed up he asked for half payment and a signed contract, which was not discussed prior to his arrival, and this was while the other to guys were prepping the upstairs for the job. There was a lack of communication about this job start to finish or unfinish. It turned out that the very next week Cullin and the two other guys showed up and worked at break neck speed to get out of this project. Upon inspection while everything was still very wet and them "cleaning" I found many items they needed to redo. For the back room they had very little natural light and no proper equipment to effectively see to do a good job in this room. It was admitted by Cullin later that this paint was quite different than Sherwin Williams paint, and now know they should have never accepted this job. I am also concerned with the reviews because Cullin has no idea how to calculate paint and how much for a job! I am left with nearly all the paint! The Paint Shop said it was not their place to tell a "professional" painter how much paint to use for a job. Cullen and his crew did not in fact put two coats down in each room, because if they had, more than a half gallon would be gone and they would have needed the three of them to show up that Tuesday instead of prematurely pulling out of the job on Monday. During this job there was staffing issues where only one guy would show in the late morning leaving at 3 or 4. Additionally these paint cans were brutalized as ladders and so I cannot even resale them. My paint key I provided for all these cans also walked. The closet doors were not completed as the hardware never arrived until after they left the job on Monday. Once we started to put the rooms back, we noticed several areas not even painted and certainly evident that no two coats were used since you can still see the cut-ins. There are a slew of minor other untouched imperfections that real professional painters would not have left. So this is the honest review that should have been posted long before mine. This was not a great value for the $4600 paid not including my $2500 in paint. Also, a proper second coat cannot be obtained that quickly on Monday (read Farrow and Balls directions). You know what they were good at? Caulking and talking on their cellphones.

We hired Carlos and his crew to remodel our master bathroom. They did a great job and really came…read morethrough for us in many respects. The team rebuilt our shower to remove a leak, tiled the shower, the toilet area and the floor of the bathroom and executed our design perfectly. Maybe one of the best compliments I can give is how easily they adapted to issues along the way. For example, when the main water valve to the whole house showed signs of a problem, they replaced it for us. When the water valves for the vanities didn't fit the new structures, they moved the valves and made it work. When the light fixtures needed to be raised, the crew took care of it without any complaint. Carlos gave us the best price by far for anyone who gave us an estimate and he fit the work into a busy schedule. Carlos adjusted the price as the project went on removing costs when we supplied materials or removed items from the plan. He also charged us fairly for the extra tasks such as fixing the house's main water valve. If there is 1 area I would suggest for improvement it is making sure questions about work that needs to happen are laid out before the day work is necessary. As an example, on a Monday morning I was asked where I wanted the step into the bath tub placed because the workers wanted to install the step that day. That was not a question I could answer on the spot; I needed to consult with my wife on the final decision. What's more, we would have had all weekend to consider the options if we had known the question ahead of time. This type of last minute response came up a few times throughout the project and created a bit of frustration and stress. The above suggestion is but one small issue compared to the great work Carlos and his team did on the rest of the project. His men were polite and professional at all times. The crew adapted well as the project moved along and did everything asked of them. They completed a rather intricate tiling project along with everything else. The work took longer than we anticipated but I think that is normal for these projects. Carlos and his crew are skilled in a variety of projects. I expect they will be our first call the next time we renovate any party of our home. I recommend their work and feel confident you will encounter the same good experience we had.

I was joking with him that when I saw his number at 6:30PM the night before the job was to start, I was fairly worried that he was calling to push the start date. Nope. Just calling to let me know he would be on-time and that we were all set. With regard to the project, we asked Brandan and his team to install cast acrylic (Lucite) banisters together with newels and railing he thought most appropriate for our split-level entry. First of all, he picked the perfect items for the look we were seeking to create. Secondly, the entire team was kind, professional and worked diligently to finish the project on the same day as promised. Most notably, the quality of workmanship is absolutely outstanding. My sole regret is that I cannot find more contractors with the character and quality offered by Stairs by Rogers.
