Throughout the years, I have had the opportunity to work with many people. However, Lisette & Josie stands out as people who never wavered to their commitment and service to their vendors, homeowners and Boards. I have admired her strong work ethic and personal integrity. With being part of TCM for over 20 years now they have always made time for us, returned our calls, answers our emails and together we have found solutions no matter what we are up against. Employees like them make my work more rewarding and enjoyable knowing that we are always working as a team with one common goal. Thank you for having such great employees and we are looking forward to many more years of association with Lisette, Josie and TCM.

    I have reported a serious door issue in my apartment building since August. The door does not close…read moreor seal properly and presents security, heating, and fire safety concerns. Management installed a temporary lock in August that did not fix the problem and, nearly six months later, no permanent repair or replacement has been completed. I followed up multiple times, including a formal written notice citing applicable safety and habitability requirements. Despite acknowledgments, no timeline or resolution has been provided. The issue has been consistently redirected rather than addressed. This experience reflects poor follow-through and a lack of effective property management. I would not recommend based on responsiveness or attention to tenant safety.

Not slumlords who ignore repair requests, at least in my location and experience. The super and porter were great. The corp. management team is responsive, which already is hard to find with other landlords. Not really sure what other posts are talking about, as all of my emails were answered within a business day. I honestly can't remove stars from price increases. This is a great neighborhood, and property values are increasing. Forest Hills is a central hub between Manhattan and Long Island, right in the middle of 2 airports, next to several popular locations, and a great school district. Well worth the increase to be walking distance from a Shake Shack & Chipotle. I've lived in slumlord owned apartments before, and have experienced first hand true incompetence and blatant disregard to state defined warranty of habitability. I feel some of these posts are exaggerations as I've never heard or witnessed anything close to what was mentioned. Can't comment on the "shady practices" as I was given a preferential rent rider and a RA/LR/1 form that defined the formula used to subsidize the cost of the renovation that increased my legal rent. I called the DHCR and after waiting for 2 weeks, was able to confirm that the #s all checked out. Maybe tenants should read their leases and do their own due diligence instead of signing blindly.

Jordan Platt, one of their managers, was handed his position by way of nepotism from my understanding and as always with nepo babies you get the worst possible blend of entitlement and ineffectiveness. His laziness, miserliness, callousness, sadism, and duplicitousness are only eclipsed by what I found to be functionally incompetent management. His consistently supercilious bearing underscores this arrogant incompetence. In my experience, he has a habit of implementing arbitrary changes without warning tenants, leaving them to deal with the resulting inconvenience, confusion, and expense. If you're thinking about moving into a building managed by Jordan Platt it is my opinion that you look elsewhere. Save yourself the trouble of having to deal with this nepo nightmare.

    this company managed the building that my brother owned a co-op in. He passed away in May 2025, by…read moresuicide. It was sudden, he was single, a first responder NYPD retired detective. This management company treated his family so poorly and so disrespectfully.. They would not let us in his apartment or the building for over a week despite the fact that come to the apartment upon discovering his body on the beach, and the custodians even told his , me, live next-door so they knew he had a living relative right next-door. Long story short, they treated us horribly throughout our getting letters of administration to settle his badge us with getting his car out of the garage his bicycle, etc. even though we told him we were working overtime to get everything settled so that we could the apartment in a timely fashion after getting our legal papers. They respected nothing that we were going through, John Wolf himself, called me up and had some horrible things to say about my brother, concerned only getting their money. It's not even a year yet, and the bank has put us into foreclosure which we discovered that a co-op can do without any kind of legal documentation. They can urge the bank to do this. The bank talk to us despite our legal documents, we had a cash buyer. Who was a legitimate business owner had great credit writing and the board rejected him for a reason that we don't know we're not allowed to ask them so to believe that the board of the just did not want this to go through the apartment? Was foreclosure twice without us having the required notice by law and today it was sold at auction for over $125,000 less than what it was worth . This is the absolute worst disgusting management company ever and I would urge anybody to not ever buy a unit in a building that is managed by them... We did everything we were supposed to do by the book. And yet they did not that is supposed to be your You do not want these monsters over your property.

So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.

From our first meeting the rudeness began to flow. After my hesitation to hand over my financial documents that he requested he told us that we must have "no experience dealing with coops". Little did he know my father owns 3 coop apartments and was the President of the board of his coop for 10 years. If you want to have a phone conversation with Mr. Stivelman, Good luck. He doesn't let anyone speak and constantly speaks over people to try and intimidate them. This took place with multiple members of my family who tried to speak with him. When it came down to negotiating an offer Sheldon stated that he had "extensive experience" working with the coops board and knew exactly what needed to be done in order to be approved for the purchase. This included increasing the down payment, and including members of my family on the coop application as well as the mortgage application which caused the process to be drawn out and for us to complete tons of unnecessary paper work. In the end, the coop that he knew so well and had so much experience working with denied the application.

I…read moreknew I would need a good realtor, and my wife's friend (a Forest Hills resident) recommended Terrace Realty because she said "they get higher prices." I interviewed three realtors and Terrace was the last one. Specifically, Sheldon Stivelman sat down with me. The price that he told me he could get for the house was significantly higher than the prices the first two realtors had quoted. I was skeptical and couldn't help thinking, "He's just telling me this to get my business." But then I remembered what my wife's friend had said. I decided to sign a contract with Sheldon, and it turned out to be an awesome and fruitful decision. We got a few offers that weren't quite as high as we had hoped for. But Sheldon didn't encourage me to settle. It wasn't about a quick deal; it was about getting the right price within a reasonable time period. He kept insisting we could do better. I deferred to his judgment and patience because he had impressed me with his knowledge, intelligence and "feel for the market." In the end, we DID get a much higher price than the initial offers would have fetched. Sheldon's approach worked. I have nothing but high praise for the job Sheldon did in representing me to sell my mom's house. He always treated me with respect and always explained his reasons for recommending the courses of action that we took. And he proved to be right. In addition, I found him to be honest and decent and easy to work with. I wholeheartedly and unequivocally recommend Sheldon as an intelligent, honest realtor who is also a cut above the rest. The proof was in the final sale.
