I have reported a serious door issue in my apartment building since August. The door does not close or seal properly and presents security, heating, and fire safety concerns. Management installed a temporary lock in August that did not fix the problem and, nearly six months later, no permanent repair or replacement has been completed. I followed up multiple times, including a formal written notice citing applicable safety and habitability requirements. Despite acknowledgments, no timeline or resolution has been provided. The issue has been consistently redirected rather than addressed. This experience reflects poor follow-through and a lack of effective property management. In my humble opinion, I would not expect anything to change unless the laws change or unless the various boards of directors seriously review and consider and hire some other management company. In this day and age there should be no shortage of competitive bids for the profitable contracts to manage these communities. Especially when just about everyone has the economy on their minds; it ought to be a requirement to periodically request and review proposals from other companies and notify the community-before the current contract is up for renewal. That is the big picture; and ongoing, endless distractions as described in various postings here, with all of the time and effort that goes into getting a repair done or request fulfilled, has the effect of not seeing the forest (the big picture) for the trees. read more

It pains me to give these clowns one star, they don't even deserve that. I was living at a co-op that was a managed by them and I had issues with them from the start. The biggest issue I had was after I sold the co-op in December. I had to leave a $500 move out deposit that would be completely returned to me upon their inspection of the building common areas after I moved out. I moved out in December 2017. I did not receive my $500 back till May 2018. It took them 5 month to get me my money back which is completely unacceptable. And that was 5 months of me fighting with them and getting my lawyer involved. The property manager for Kingswood Gardens is a joke. I contacted her in January to ask where my money was and she told me she still hadn't inspected the building, this was a month after I moved out, damages could have happened between when I closed and then and they could have tried to hold me accountable for them! I reached out to her again in the middle of February, where she told me again that she still had not inspected the building! Thats like her one job and she couldn't even get it done. She promised me up and down she was going to cut me a check, but that check never came. That's when I got my lawyer involved. She for months would not respond to my laywer's emails or calls. Finally my real estate agent got involved and then she kept lying to her! She told her my check was cut and mailed to me. I never received the check. When my real estate agent told her that her response was she cancelled the check cut a new one and re-mailed it. Still never got this check... you can see a trend here. One day I took it upon myself to go down to their office and see if I could get my check, thats where I met Merrill the one and only shining star in that office. She looked up my file and told me that there were never any checks cut for me! The property manager never authorized the release of the money. The property manager was lying for weeks to my real estate agent about cutting checks and cancelling checks and all that jazz! Merrill was able to finally get her to release the funds so Merrill could cut me my check. Thank god for Merrill. She was the only one who was able to get shit done! She deserves five stars! My word of advise for anyone who has to deal with TCM is to keep track of everything and talk to them via email if possible so you have written proof of everything they say to you. All of my dealings with the Kingswood Garden property manager were in email so I had a lot of written proof if I had to take them to court for my money. My other advise is if you are looking at a property and see that it is managed by TCM run the opposite direction, which is something a lot of the reviews before mine have said as well. read more

They are the best management company out there. They are professional and knowledgeable. Condo properties are maintained to the highest level of cleanliness and general maintenance. When a problem arises the property manager is reachable and reacts quickly to get it resolved. I have worked with Gabi and she is the best at her job. Terrible customer service. I always needed to make multiple calls or send several emails just to get a response. And when they do, they are quit rude, as if you're bothering them. And they insist on most transactions taking place in person, Mon-Fri, 9-5. So if you have a job of your own, you're out of luck. And good luck if you plan to sell a unit: they insist that they must be present at the closing (why????), and then have the nerve to charge you several hundred dollars for their time to show up. I have dealt with Property managers for over 20 years. I can honestly say this is the worst company that I have ever dealt with (as a property management company or any company in general). This woman Kathy Moore doesn't even have the decency to email or call you back. It took over 1 year for me to get on an email list. I always include the owner on my emails and also get no response from him either. The property outside is terrible. The grass is yellow because the sprinklers are broken on my side of the street. The scrubs are overgrown and the one time she did email me back she tells me that they do not power wash the decks and fences. Then I pay over $100 to get it done and the next week I get an email from my neighbor that the maintenance guy will start power washing all the fences. I have a leak into my basement into my townhome. First email I sent in Jan 2023 about this issue someone came out five days later. The little patch job the home association performed did not work. It never rained heavy again until Mar 2023 and the patch job seems like it's making the leaking worse. I have a bucket under the area where the water is leaking from. Emailed them on Mar 4th again. A water proofing company was supposed to come out, I had to send a follow up email with mgmt to find out when someone was supposed to come out. Finally on the 16th the water proofing company called me and came to the conclusion before even coming to my home that this is an electrician problem and they can't do anything. Emailed the mgmt twice sine the 16th to find out about the status of the electrician and its CRICKETS over there. Today is March 25th, its raining and I have a bucket collecting water that is leaking from the wires running through a hole from the outside into the ceiling of my basement. read more

They do not do anything for the us, they do not answer calls ( when they feel like it), claim they dont receive emails and or have not read it yet. They send us HOA bills and now all of a sudden Maintenance fees. No explanation of what because our garage is never taken out on time and or they dont do anything here we ask. Exceedingly poor performance, particularly with snow removal. After the snowstorm of Dec 26-27, 2010, TCM send a crew of only three shovelers and one Bobcat operator to clear a condo community with approx. 80 driveways and 80 foot paths to entrance doors, plus three large parking lots and a large cul de sac. On top of that, they didn't send them until early afternoon. On the whole, they did a very mediocre job. These poor guys worked until well after dark, probably did the best they could under the circumstances, but the job really called for a much larger crew. Unfortunately, people were stuck in their homes for most of the day, some with 3-ft snowdrifts blocking their doors. Others who were not able to wait until evening shoveled their own. On top of this incompetence, they arrogantly refuse to return phone calls from residents. TCM is gaining a well-deserved reputation as an organization to avoid doing business with. read more
