As a 43 year owner of a Waterfront Condominium Unit at South Bay in Freeport, NY , I have only had good experiences as to my contact with Gabi at TCM and have had no issues with her response time to any issues or questions I have had in the past. She is kind, professional , and responsible . No complaints here ! read more

I have reported a serious door issue in my apartment building since August. The door does not close or seal properly and presents security, heating, and fire safety concerns. Management installed a temporary lock in August that did not fix the problem and, nearly six months later, no permanent repair or replacement has been completed. I followed up multiple times, including a formal written notice citing applicable safety and habitability requirements. Despite acknowledgments, no timeline or resolution has been provided. The issue has been consistently redirected rather than addressed. This experience reflects poor follow-through and a lack of effective property management. I would not recommend based on responsiveness or attention to tenant safety. read more

In the 8 years that I have been living in the community that TCM has managed. I highly recommend Total Community Management for its outstanding service and professionalism. Their team is responsive, knowledgeable, and truly committed to the communities they manage. They communicate clearly, address concerns promptly, and work hard to ensure everything runs smoothly. They take pride in providing excellent customer service and maintaining a high standard of care. Thank you to the entire team at Total Community Management for your dedication and hard work! read more

They are not good, can be very slow to non response to homeowners concerns, calls, emails etc., but very quick to fine you! $100.00 If you are considering buying in Dutchgate, do your research on this management company because you might want to look elsewhere. read more

The property manager was non responsive to an emails and phone calls to report harassment and threatening behavior by a neighbor.

I would have selected zero stars if there was that option. They are non responsive, not truthful, submit false bogus charges to the community, hire poor service companies, slow or no response to messages and voicemails on their emergency #. read more

Very unresponsive management. Whenever we need something, the answer is always do it yourself or no response. Does not answer emails, yet adds fines to the already high maintenance. Please hire someone else to do the management. If you are a board member of Baldwin Estates, please contact me because we would love to discuss the management. read more

By far the worst management company a building could use for share holders..... nothing gets fixed nothing is for the owner all they find anyway to make money off of the people living in the building .... IRS needs to look into where the maintenance is going nothing adds up they can't provide paperwork all the "bills" it takes to maintain the building to me it seems they're over pricing and taking advantage of the people using there service something is going on DONT FORGET they will FINE you without providing a policy of terms and conditions and monitoring amount with no written or verbal procedure VERY UNPROFESSIONAL someone needs to look into how the maintenance is being allocated and spent read more

I couldn't give zero stars and one star is too high. This company manages our development and their customer service is virtually nonexistent. They do not return calls or reply to emails. They do not take responsibility for repairs unless you continually harass them and I would never recommend them. I've actually told them to change their name to Total Community Mismanagement and they wouldn't even have to change their TCM logo. read more

DO NOT buy or rent apartment that managed by Total Community Management Corp. High maintenance prices and very poor management services. Terrible company to work with. Just stay away and save time and money !!! read more

Nothing professional about this business at Al very Rude to homeowners. Can never get a straight answer I wouldn't even give it a 1 star but that's my only choice!!! read more

In my humble opinion, I would not expect anything to change unless the laws change or unless the various boards of directors seriously review and consider and hire some other management company. In this day and age there should be no shortage of competitive bids for the profitable contracts to manage these communities. Especially when just about everyone has the economy on their minds; it ought to be a requirement to periodically request and review proposals from other companies and notify the community-before the current contract is up for renewal. That is the big picture; and ongoing, endless distractions as described in various postings here, with all of the time and effort that goes into getting a repair done or request fulfilled, has the effect of not seeing the forest (the big picture) for the trees. read more

Property Management. Horrifyingly bad. These clowns were taken on to run a co-op I had lived in a few years back. A big fire displaced a bunch of us and after that, it was like watching the 3 stooges in action. Lies, double talk and sheer stupidity were all the residents got from the so-called management of this organization. I would simply not move into a place if I knew they were the property managers - I would have more confidence in an alcoholic running a liquor store then letting these people manage any property... read more

It pains me to give these clowns one star, they don't even deserve that. I was living at a co-op that was a managed by them and I had issues with them from the start. The biggest issue I had was after I sold the co-op in December. I had to leave a $500 move out deposit that would be completely returned to me upon their inspection of the building common areas after I moved out. I moved out in December 2017. I did not receive my $500 back till May 2018. It took them 5 month to get me my money back which is completely unacceptable. And that was 5 months of me fighting with them and getting my lawyer involved. The property manager for Kingswood Gardens is a joke. I contacted her in January to ask where my money was and she told me she still hadn't inspected the building, this was a month after I moved out, damages could have happened between when I closed and then and they could have tried to hold me accountable for them! I reached out to her again in the middle of February, where she told me again that she still had not inspected the building! Thats like her one job and she couldn't even get it done. She promised me up and down she was going to cut me a check, but that check never came. That's when I got my lawyer involved. She for months would not respond to my laywer's emails or calls. Finally my real estate agent got involved and then she kept lying to her! She told her my check was cut and mailed to me. I never received the check. When my real estate agent told her that her response was she cancelled the check cut a new one and re-mailed it. Still never got this check... you can see a trend here. One day I took it upon myself to go down to their office and see if I could get my check, thats where I met Merrill the one and only shining star in that office. She looked up my file and told me that there were never any checks cut for me! The property manager never authorized the release of the money. The property manager was lying for weeks to my real estate agent about cutting checks and cancelling checks and all that jazz! Merrill was able to finally get her to release the funds so Merrill could cut me my check. Thank god for Merrill. She was the only one who was able to get shit done! She deserves five stars! My word of advise for anyone who has to deal with TCM is to keep track of everything and talk to them via email if possible so you have written proof of everything they say to you. All of my dealings with the Kingswood Garden property manager were in email so I had a lot of written proof if I had to take them to court for my money. My other advise is if you are looking at a property and see that it is managed by TCM run the opposite direction, which is something a lot of the reviews before mine have said as well. read more

Unfortunately Yelp doesn't have a zero rating. They manage our property and do not respond to inquiries or work orders This is both the on site property manager and the president of TCM. They won't even respond to the Better Business Bureau where they have a "D-" rating. read more

These people SUCK! TERRIBLE. my fiance and I have tried MULTIPLE times to contact the management, especially Kathy Moore. How incompetent can one person be. Multiple emails , multiple calls to fix our plumbing. We have had so many insects and now mice. They ignore you and don't ever respond. If I can rate a ZERO I would. Can't believe you guys call yourselves "professional". A 5 year old could do a better job. read more

They are the best management company out there. They are professional and knowledgeable. Condo properties are maintained to the highest level of cleanliness and general maintenance. When a problem arises the property manager is reachable and reacts quickly to get it resolved. I have worked with Gabi and she is the best at her job. She knows her properties and the owners and works hard to maintain a positive working relationship. I recommend them highly if you need a management company. read more

If I could give them -5 stars I would. This is the worst bunch of incompetent, neglectful, rude bunch of people you will ever have bad luck to encounter. I'm a condo owner and they treat us as if we work for them, not the opposite. You can never get in touch with anyone, voicemails or emails almost 100% go unanswered. Nothing is ever fixed, they lie and dodge responsibility . They were appointed by the developer not to manage the development but to cover for their subpar work in building the develooment. Nothing is ever their responsibility . For the most part they get away with it because most of the condo owners are elderly people. It's an actual elder abuse. If you call them on any Jewish holiday they are all on vacation. It's like living in an alternate reality of Orwellian 1984 ghetto . We can all only pray there is no emergency of any kind in the development because maintenance department is nonexistent. The worst one of them all is Stephanie Raab. Incompetent, rude, vindictive woman with absolutely zero knowledge about anything remotely resembling management or public relations. Disgusting. read more

ZERO* I genuinely don't understand how Pam still has a job here. What a terrible company, I wish we weren't forced to deal with them. If you have a choice, run the other way. read more

Terrible customer service. I always needed to make multiple calls or send several emails just to get a response. And when they do, they are quit rude, as if you're bothering them. And they insist on most transactions taking place in person, Mon-Fri, 9-5. So if you have a job of your own, you're out of luck. And good luck if you plan to sell a unit: they insist that they must be present at the closing (why????), and then have the nerve to charge you several hundred dollars for their time to show up. And yet, it may have been money well spent just to never have to deal with them again. read more

I have been living at a condo for 15 years that is managed by TCMand Stacey Kandel. Stacey is available LITERALLY 24 hours a day 7 days a week. The emergency service is impeccable as well. I have recommended them to other communities which have hired them and I am thanked constantly. read more

My purpose for reaching out is to communicate my sincere appreciation for Lisette and Josie. In all my years I have never sat down to actually write this type of letter and I think when an individual displays hard work and dedication they should be recognized. Throughout the years, I have had the opportunity to work with many people. However, Lisette & Josie stands out as people who never wavered to their commitment and service to their vendors, homeowners and Boards. I have admired her strong work ethic and personal integrity. With being part of TCM for over 20 years now they have always made time for us, returned our calls, answers our emails and together we have found solutions no matter what we are up against. Employees like them make my work more rewarding and enjoyable knowing that we are always working as a team with one common goal. Thank you for having such great employees and we are looking forward to many more years of association with Lisette, Josie and TCM. read more

I have dealt with Property managers for over 20 years. I can honestly say this is the worst company that I have ever dealt with (as a property management company or any company in general). This woman Kathy Moore doesn't even have the decency to email or call you back. It took over 1 year for me to get on an email list. I always include the owner on my emails and also get no response from him either. The property outside is terrible. The grass is yellow because the sprinklers are broken on my side of the street. The scrubs are overgrown and the one time she did email me back she tells me that they do not power wash the decks and fences. Then I pay over $100 to get it done and the next week I get an email from my neighbor that the maintenance guy will start power washing all the fences. I have written them over 5 times and do not get a response from anyone.UNBELIEVABLE!!! Warning, do not move anywhere they oversee because they do nothing. read more

Very poor follow-through with logging and follow-up on compliance duties managing our HOA community; do not recommend.

I have a leak into my basement into my townhome. First email I sent in Jan 2023 about this issue someone came out five days later. The little patch job the home association performed did not work. It never rained heavy again until Mar 2023 and the patch job seems like it's making the leaking worse. I have a bucket under the area where the water is leaking from. Emailed them on Mar 4th again. A water proofing company was supposed to come out, I had to send a follow up email with mgmt to find out when someone was supposed to come out. Finally on the 16th the water proofing company called me and came to the conclusion before even coming to my home that this is an electrician problem and they can't do anything. Emailed the mgmt twice sine the 16th to find out about the status of the electrician and its CRICKETS over there. Today is March 25th, its raining and I have a bucket collecting water that is leaking from the wires running through a hole from the outside into the ceiling of my basement. read more

So glad to see a Yelp page on this management company. I lived in their Baldwin Estates property and both the overall company and more specifically the designated property manager Stacey were atrocious. I swore I would never even consider another property under their management. Just this evening as I type this I noticed a property I was to see on Sunday is under TCM's management. I will be cancelling tomorrow. Stay away at all costs. read more

Horrible management! It pains me to give a 1.. I need negative numbers!!! We moved into Marina Pointe in East Rockaway in October. Lisa Petropollo and David Goldstein are the worst. They do not do anything for the us, they do not answer calls ( when they feel like it), claim they dont receive emails and or have not read it yet. They send us HOA bills and now all of a sudden Maintenance fees. No explanation of what because our garage is never taken out on time and or they dont do anything here we ask. They just blame it on BEECHWOOD construction company. Please if you have them try to get rid of them ... we plan to do that as a community. read more

Do not call for any reason...put it in writing, especially w/ Ms. Mears. She'll never call you back and she gets her info wrong.

Exceedingly poor performance, particularly with snow removal. After the snowstorm of Dec 26-27, 2010, TCM send a crew of only three shovelers and one Bobcat operator to clear a condo community with approx. 80 driveways and 80 foot paths to entrance doors, plus three large parking lots and a large cul de sac. On top of that, they didn't send them until early afternoon. On the whole, they did a very mediocre job. These poor guys worked until well after dark, probably did the best they could under the circumstances, but the job really called for a much larger crew. Unfortunately, people were stuck in their homes for most of the day, some with 3-ft snowdrifts blocking their doors. Others who were not able to wait until evening shoveled their own. On top of this incompetence, they arrogantly refuse to return phone calls from residents. TCM is gaining a well-deserved reputation as an organization to avoid doing business with. read more

At a time like this, when we are all worried about what's happening in the world, and hoping all our family and friends are safe, we are also at home and have time to reflect on what's important, at this time I would like to very much thank Stacy Kandell as well as Jaime Ambrosio and the great people who are on the board at Maple Run, I find Stacy and Jaime to be extremely professional, and they are always there to help you, recently I had some concerns and Stacy Kandell helped me and all of which were resolved in an extremely fast manner, I am grateful For their professionalism, as well as the great job they do keeping this place in tiptop shape, I lived in Jericho for 27 years, and I've been at Maplerun for the past three years , and I can honestly say, I've never been happier in a place, Maplerun is always immaculate, but most importantly to me they are always there for you to help you no matter what it is you need done, so once again I want to thank you for always being there for me and my family yours truly stacy falk, read more
