Also know as Neumann Leathers, this large complex of buildings is a hub for artists, musicians, and other creatives. Project Studios is an art services and co-working company for the creative field. We have grown to become the largest tenant in Neumann Leathers and the largest company of its kind in the area, utilizing 40,000 sq. ft. of repurposed former factory space. We provide creative services, studio spaces, and memberships. Our main studios are housed in the R. Neumann and Co. factory complex in Hoboken, New Jersey. Project Studios also has a metal shop and additional studios in the Bergen-Lafayette neighborhood of Jersey City. The company also has had exhibition space in New York City and maintains a storefront gallery in rural Indiana called PROTO ZERO. Project Studios now offers not only private and semi-private studios, but also 6000 sq. ft. of studio amenities. This rich portfolio of resources is provided in the form of well-equipped shops for ceramics, photography, warm-glass, and woodworking. A walk-in spray booth accompanies our wood shop. We provide a wide array of shared tools such as kilns, welding machines, photography strobes, and air-compressors. These would represent a significant cost to an individual artist. All of our members may use any shared shop free of charge.

I'm a visual artist and I signed a 5-year lease here on a commercial space. Neither the owner of the building, nor his commercial agent, Gregory Edgell, who showed me the studio and sold me on it saying how he'd try to "get it for a discount (LOL now I know why) disclosed that there were bands near my studio and... wait for it...one that he was in next door in my connected studio space. Say what?! When I found out, I wrote to the building owner, management, and the agent to say that this was not okay at all, that I never would have signed an art studio lease with a band next to me or near me. Do people put bands next to office space? No. Why do they think visual artists want to deal with that? The owner Kavneet Sethi never responded. Greg's (the agent) response was that he didn't have to disclose that info that there was a band next to me or others in the building. I wasn't made aware that 15 Wilkinson Ave. in Jersey City was any type of mixed-use building where bands and visual artists shared space. He did let me know that he and his band only practiced 2 hours each, on two evenings per week. But, as I spent time in the space I found out that the band members next door were there often having loud parties. Those band members informed me that there were two other bands near me. When I wanted to get out of my lease after discovering this, I was told that the only way to get my security deposit back of two months' rent ($2,000) was to find someone to take over my lease. But with the new discovery that the band next to me were also using this as a party spot, plus the additional bands near my studio, this was going to be near impossible to find an artist who wanted my 5-year lease, and I wouldn't even want to put someone in a lease with this kind of shady management. I know I wouldn't have if it was disclosed and I was given the ability to make an informed decision about where my thousands of dollars in rent and security were going. Long story short, they took my money, never disclosed the bands, I never got so much as a response from the owner Kaveneet Sethi (who WAS really quick on email to get my lease signed), or any apology from their commercial agent for the nondisclosure. So to any artists considering renting here, ask all the questions, be shrewd, and guard your money before handing it over to this LLC. If you do go forward, ask all the questions, get your OWN agent to rep you, have a lawyer review the lease (thankfully, I did do that) and be sure to be a person that is OK with the mixed-use situation with potential bands and loud machinery next to you. Also, check out the Google reviews for Green Property LLC ( the name of the LLC that owns this building) which they have hidden.
