Cheapest builder alive! They cut corners and use cheap materials to save money and you won't see or feel it until you have been in the house at least 3 months. 1st, The water pressure is awful, they have us at the bare minimum 58 psi which means you cannot do two things at once such as shower and run the dishwasher. The sprinkler system doesn't cover the whole yard bc of the pressure. We should be at least 70 psi! Olthof could have put in a booster pump but no so it's 1800 for that! American water told us that the builder should have installed boosters since we are so far from the water main. Now the main issue, we have had 4 teams out to discuss our heating and cooling and they all agreed with the exception of olthof that we are grossly undersized on our furnace and the hvac. We have 21 vents and We have a 3 ton ac and should have a 4 ton! Olthof heard our concerns and recommended the cheapest filters instead of the expensive ones which will eventually destroy our coils! Terrible advice! I am beyond disappointed. Olthof also did not install our fresh air intake into our furnace either! This will cost 20k minimum to fix otherwise the house will never cool or heat properly. This builder cuts so many corners to save money it's just ridiculous! We are furious read more

I have owned my new Olthof home for three months now and I deeply regret my purchase. I had hoped that by purchasing a new home my ownership issues would be less. I have experienced electrical, plumbing, and basic construction problems. I have had no call no shows for scheduled warranty work. I was informed with two day notice that a day scheduled for warranty work weeks in advance was to be rescheduled. The soonest it could be rescheduled was in five weeks. My email to request a sooner date was ignored as have other emails. Please do your homework before you purchase with Olthof. Buying a new home should be exciting and rewarding, not plagued with poor construction and failure to perform timely warranty work. Take your time to assess and investigate the quality of the home you may be purchasing. Compare builders in your process. Lastly make sure you get a great quality home for your money. read more

Bought an Oltaf home about 8 years after it was built. All I can say is that it's horrible. It utilizes so much energy to maintain temperature- yet for the most part my top floor is at least 10 degrees different than the bottom floor. The walls are so thin that you can hear everything - even the neighbors outside. I do not recommend. read more

The sales team and office staff I've communicated with are amazing. So this review is by no means, a reflection on them. My review is specifically directed to the quality of the product. Less than two years in our home we started to have issues with our driveway, walkway, and patio. Instead of forming an opinion based upon conjecture we brought in a concrete specialist to take a look at the issue. This is someone with decades of experience dealing with this. The discoloration and overall condition of the driveway was indicative of poorly mixed concrete. This has me wondering if there are other areas where corners were cut. I tried to resolve the concrete issue with them amicably but they insist upon mitigating the issue in order place the onus on the home owners / consumers. We purchased our spec home from Olthoff in January 2021, site unseen, the home had not even started to be built. We, are very familiar with the homes as our daughter and son purchased from Olthoff. We are downsizing from a 5,000 sq ft home to 2,000 and loved our ranch home option. After looking at existing homes all over the IL/IN border, the new build was a perfect choice for us. We started our process of looking for homes with Cheryl and transitioned over to Maggie to work out the contract and any questions we had along the way, The Sales staff are a pleasure to work with and very knowledgeable in regard to the homes and the area. As far of office staff, we had very professional interactions regarding the closing and scheduling inspections. Our 30 day inspection just passed. We have some concerns regarding the foundation leaking and someone will be out soon to address the situation. With that said, our big house in Illinois (very prominent builder) had a high price tag to repair ,foundation issues are not a new thing for us. All other little things are being tended to as necessary (nothing really big at all) so far so good. I would have given a full 5, if a few options were available for the upgrade such as bathroom roughed in the basement, drywalling the whole garage, widening the driveway. It seemed these things could have been added in at an additional cost to us but not an option as that is not the type of builder Olthoff is, I guess. read more

I have a Olthof home in Westfield Indiana. The quality of home is sub par and the builder will not cover anything outside of the 1 year mark. I have had multiple issues including a spigot that is broken, the air conditioner stand that collapsed and pulled out from the foundation and the house is only 2 years old! Since it is 2 years old when I contacted the warranty department they told me regardless of what it is they wont cover it since the house is older than a year. I had previously worked with 2 other builders on homes in the Indy area who, in cases like these where it was clearly not an issue of neglect or miss use, cover these types of issues as good will to their customer and to their brand name. Outside of quality of home the subdivision itself is a disappointment. I was one of the first to buy in the sub and the condition of the common spaces and lack of follow through from what was promised in the development of the subdivision is just another reason I would not build with Olthof again. I most likely will not stay in the house long due to the poor quality and potential money pit this is turning into. I would look for other established builders in the Indy area who are able to get the good sub contractors and who stand behind their name and product. read more

I will tell you, Olthof built me a nice home, and other than a few drywall cracks and corners that aren't straight, I could not be happier! However, over this past winter, they bit off more than they could handle and built several homes at once. The house next to me has a yard that is so terribly done, not sure why they would not have waited for spring but they put down sod, seed, and planted trees in December. The final outcome was a disaster, all trees are leaning and the seeded side and back yard have huge ruts, the sod looks good for the most part (I am upset because a foot or so of this mess is mine) Just beware, after you close they will not back up their work when it comes to the yard, I called them and they said it's on the owner now. read more

Initially, I had some concerns about their ability to accommodate a pretty simple request. I know with tract home builders, you don't have much leeway in regards to special requests. But Todd Olthof and the rest of the team at Olthof Homes really went above and beyond to make sure that my husband and I were the right builders and were more than willing to work with us to make sure that our special request was accommodated. I signed a contract in January 2018 for the purchase of a hine in Olthof's Pepper Cove subdivision. The expected completion date was July 2018. During the six months leading up to the completion date I was told multiple times by the sales associate that Olthof had a "commitment" from an internet provider to install lines for internet service. I emphasized that internet had to be available and ready to go when I moved in as I work from home. No internet meant I wouldn't be able to work. There is still no internet available in Pepper Cove and to say I'm furious is an understatement. I regret ever purchasing this home and if I could sell it I would. In today's world having internet is like having electricity or indoor plumbing, it's not something most people think twice about. The workmanship and upgrades available are meaningless if I can't get internet. Shame on you, Olthof, for misleading your customers. read more

We purchased a paired villa and, overall, things haven't been too bad. We only had a few small things to repair with the one month inspection. We'll see going forward. I, was, disappointed that, when we looked at the model, there was a pond behind the property that was a selling feature for me. Since there are no trees to speak of, it would have been nice to have water. Imagine my dismay when we moved in to see that the pond had been drained and we now have what is supposed to be a nature area that looks mostly like a lot full of weeds and not much more. I would have kept looking had I known this, but maybe they will improve it. Also, like many builders, they cut corners to save money: cheap carpeting, no hardware in the bathrooms, no washer and dryer or laundry tub, no handles on any of the cabinetry, and didn't even finish drywalling the whole garage. Pying for that stuff right after moving isn't easy. Given they have dropped prices on the ones they are selling now, I have to think this was not the best deal. I have since seen several similar paired homes being marketed at about the price point we purchased, though, in fairness, but the properties have nice trees and landscaping. They put trees on the parkway here and then the landscaping company didn't water them!, so many are dying or dead. Looks terrible! Also, they didn't work with the Cedar Lake Post Office to let them know where we were (as apparently other builders in other nearby communities do), and mail delivery has been pretty awful to almost non-existent for 3 months. They are finally getting better after multiple complaints to the PO and to Indiana Senator. I will withhold final judgment until we've been here a bit longer. read more

So far so good. We purchased a paired villa from Olthof in November as a temporary home while we figured out our next move (after our other house sold quickly). We have decided that we will have Olthof build our forever home too. We have been looking at houses for a year and a half and we have found that Olthof is the best value for the money in the area. Every sales rep at every one of their subdivisions have been extremely friendly and helpful. They have all been very patient with us with all of our millions of questions that we asked while trying to make our decisions. We are looking forward to building another home with them. The only downside is that they are not a custom builder so they aren't as flexible in making changes and their design options are pretty limited. As long as you know this going into it, you will have a very positive experience with them. read more

We have recently purchased a spec home in Emerald Crossing in Dyer and we have been very pleased thus far. We first met with Cheryl in the sales office (each community has a different contact) and she gave us all the information we were looking for to make the best decision for our family. After sleepless consideration, we decided to purchase the home. All the paperwork was smooth as silk and Cheryl was there to answer each and every question that we had. During our walk through about 2 weeks before closing, there were a handful of items that we wanted to be addressed. I have worked in the business and I am able to see the smallest blemishes but I did not bring up a few things because of how miniscule they were. Tom is our construction manager and he went above and beyond to repair the handful of items we had requested. On the final walkthrough with Tom, I saw that all of the blemishes that I saw were fixed without us asking for them. Very surprised, as these days no one does anything that they are not asked to do. He is very good at what he does. The closing process was flawless as well. My previous knowledge with Olthof was minimal but I just knew them to be community builders, not custom builders. Yes, Olthof makes many base model homes and you pay extra for what you want that is not on the standard list but all of this is known prior. I like that because it gave us a chance to customize and put our touch on a few areas. Please understand, at no point were we looking to invest in a custom designed build and we understand the build process. There is a reason why Olthof is able to build so many homes per year and custom builders put up a fraction of that. As far as problem resolution, we have been very pleased with that as well. If you find something to be wrong with your home, you simply submit a request to your warranty specialist and they set up the repair extremely fast. You get a 30 day inspection and then another at the 11 month mark so you are able to iron out all the kinks before your first year is up. As a society, we all feel that we need everything yesterday without regard to anyone else. Just because you are told that you will have someone out to fix something tomorrow and they don't make it, it doesn't mean that no one cares about you. Sometimes, larger problems arise outside of our bubble and they take precedence, just the way it is! Like concrete work, landscaping, exterior work; all of this relies on the weather. I hear a lot of negative press because a contractor may take a few days to get out, so I wanted to add that viewpoint. Once we moved in, each neighbor made it a point to come and introduce themselves to us as well as bringing bread, cookies, etc to make us feel more than welcome. The community has a great mixture of young families up to retired veterans and we are very happy with our neighbors!! We would recommend Olthof to anyone looking for a new home. In our experience, they were very easy to work with and I am very pleased with the construction manager. The community management company is hard to get ahold of from time to time, but that is how management companies are. We are pleased with the community upkeep thus far and we have nothing bad to say nor would we change our decision to purchase on Olthof home! read more

I purchased an Olthof townhome in August. This is the most cheaply built, poorly constructed home. Crooked creaking floor, doors that are hung crooked, no insulation, broken door locks, cabinets that don't close properly .... I could go on. I only gave these two stars because the people they send to repair all of the areas are good. They tell me that they are sickened by what Olthof does during construction - cutting corners, using nails where screws should be used, pushing their contractors to do more more more faster and faster so that they can make more money! It has been a hellish nightmare and I regret selling my home and moving here every day. read more

Our home is only 5 years old and I can't think of a single positive thing to say. Our driveway is cracked and peeling. Our siding is warped. Our roof has long shingles on multiple occasions. Our windows leak during rain, they freeze on the inside during the winter. The walls dent at a simple touch. The ceiling that was "touched up" shows every pathetic brush stroke that makes it look even worse. The kitchen sink doesn't hold water. The tub in the master bath doesn't hold water. I can continue but frankly at this point my frustration has turned to exhaustion. Ideally we would move but we built this as our forever home and are stuck living in an Olthof lemon. read more

Good experienced builder. They keep true to their time lined and have a great support staff. The contractors they hire seem to do quality work. Good materials used! You receive a one year warranty on everything and ten year on structural which seems to be the standard. They are sometimes slow to repair if it's not an emergency, but do an excellent job. They are not a custom builder but will make slight changes if asked. Their prices are fantastic compared to other builders in the area. I'm very happy with our new home! read more

Olthof built a Sequoia model for us in Valparaiso. The construction quality is sub-par and the customer service is the actual worst. These people will do ANYTHING to dodge a significant warranty issue and will send unfriendly canned responses for whatever you bring up. They don't even pretend to care that there are issues with your brand new home. I dealt with Lisa Alamillo specifically for my warranty contacts, and she is terrible. Olthof is terrible. They only fix small issues that don't cost them anything. We had actual ice covering the insides of our cheap windows and frost on the tops, bottoms, and corners of our walls in the winter and they said that's not their problem. Our whole neighborhood had similar issues. Our master bedroom would not heat past 65 degrees even with the help of a space heater and the bottom trim near the carpet measured at 30 degrees! We had a frozen pipe that they ran above the garage which they also didn't care about. Our house will not cool lower than 74-75 on an 85 degree plus summer day and our electric bill is $500-$600 each month due to the A/C running constantly. I'm literally using a portable window A/C unit in my office room because the room won't cool properly even with the central A/C on all day. We had food left in our ventilation system by the contractors causing a major bug problem shortly after we moved in, and this is not even close to the full list. Basically, we have a bunch of problems with a brand new house that we paid over $300k for, and we are probably going to have to drop another $15k or more in order to get it right ourselves. PLEASE do your research before you consider buying an Olthof home. Check Better Business Bureau etc and see all of the problems people have had. read more
