Disgusting on move-in. Absolutely bizarre that each apartment is perfectly pristine. The refrigerator (see pics), stove top, the floors, and the ceiling fan were in horrible shape, full of dirt/dust/food. The sink disposal was inoperative and there was a sink leak. This place will nickel and dime you to death - overcharging for rental insurance, questionable utility charges, parking fees, technology fees, convenience fees to pay...the list goes on and on. Customer service is nonexistent - actually quite the opposite. The staff often have no idea what they are talking about and/or just lie to you. What are often simple problems to fix takes multiple calls, visits, complaints - it's incredibly frustrating. What adds to the insult is their consistent refusal to be accountable for their incompetence at any level. Inability or unwillingness to solve little problems makes the big ones like losing electricity for days at a time, frequent internet outages, and water heating issues take weeks to rectify. Food is spoiled; alternate lodging had to be arranged - studying for exams needed to be off site. It's been over 90 days since we moved out - still have not reimbursed us for the positive balance in our account despite no less than 5 calls, 2 in person visits and more emails than I can count. Stay away at all costs. read more

Our daughters first college experience was moving into Oliv Auburn. In her first week her AC has stopped working in 100 degree weather and the very first rain her roof leaked thru the ceiling fan/light onto her bed. What's next - the hot water to go out as well? They are nice enough about acting concerned but as other reviews have noted takes them too much time to get anything done and nobody follows up to tell you where things stand. I do see another review that states the ceiling fan has been leaking for six months so wonder if its the same unit and they just do nothing about it. Highly unlikely given the number of units so would guess its a common problem and a flawed building. read more

Oliv is the reason that there needs to be negative star reviews the management is rude and lacks any sense of urgency. Amenities are always broken the pool area is dirty. Oliv charges a premium fee for sub par cervices do not let them scam you too. read more

Do not be fooled by the cutesy lobby decor and the slick website. Would NOT RECOMMEND--Oliv is sorely lacking the processes and the staff to get things done in an efficient, timely way that prioritizes a clean and safe student housing experience. From bathroom mold to black sludge in the washer, to a door that won't close properly to a broken toliet, there is a long list of reasons we'll never rent from them again. As a 2 year resident I could not recommend oliv less. The management is AWFUL and anything but concrete. They are severely understaffed and in turn have awful employee retention rates. There is a 10+ foot wide 6 foot deep hole in the hallway of the first floor due to a sewage pipe that bursted A MONTH AGO. dozens of kids are displaced as a result and I can assume they are still having to pay rent to these money hungry higher ups. I'm not getting my $1200+ moneys worth with the gym and it's amenities being down, the CONSTANT fire alarms, the dirtiness of this building, as well as the raging humidity problem in my apartment that has caused mold that has persisted since mid July. It's October. The close proximity to campus doesn't warrant all the problems with this apartment complex. I regret resigning my lease every day. read more

Horrible experience!!! Would not recommend. Only giving 1 star since zero or negative stars are not available options. Convenient location and secure parking, but poorly managed and unpleasant living conditions. Hallways always lined with smelly trash bags, maintenance requests ignored, noise ordinances not enforced, just to start. Our freshman son was randomly paired with a psychopath roommate who partied all night most nights of the week, with drug exchanges and fights breaking out in the common space. After several months of numerous complaints to management, extensive documentation, security called frequently to the apartment, nothing was done and we were told by the property manager we had no recourse and there were no alternative apartments to move him into. We elected to move him out and into another nearby establishment which was an extremely pleasant, quiet, and clean experience. Unfortunately we were told we could not break the OLIV lease and we have payed RENT, PARKING, and UTILITIES for the past 6 months despite never setting foot in the property again. It was worth the financial loss to be out of there!! Emails to corporate level executive were never replied to either. read more

Best apartment in Auburn. Less than a 7 minute walk to the heart of campus. Move in was AMAZING!! They had movers for residents as well as made sure traffic was minimal at move in. Had free toiletries and such in the lobby for residents and their friends and family. Located in Oliv is also the BEST decorated lobby within Auburn, AL. Not only great decor but they have a coffee bar with full service on weekdays 7-2pm located in the lobby. Staff is super responsive so far and had cater food and cocktails for all. communication is good and they are responsive to feedback. read more

My son moved into the OLiv Apartments this weekend. The check in process was terrible! Poorly organized. First we were told three different times to get keys. Then had to go to the complete opposite side of Auburn (Sam's Club) parking lot to get keys. They had two people giving out keys. Had to wait in line for over an hour in the 100 degree heat! Police were called out on Saturday afternoon because people were so irate at the entire process things were getting out of control. Keep in mind these are 4 bedroom units that rent for almost $4000/month! I have had kids in Auburn for the last four years and have leased multiple apartments. This was by far the most poorly managed move in process I have ever seen! The property manager should be fired for this disaster! read more

Run, don't walk away from this place. I am so sad that in August 2022 I gave them a 5 star review. We resigned a lease in September 2022 that made my daughter stuck here until July 2024. They are very hard to work with and unresponsive. They have left my daughter and roommates in dangerous situations like not repairing their front door lock for over a week. They are incredibly unorganized and don't respond to maintenance requests 50% of the time. They have let the place get trashed....and don't ever let anyone trick you into believing this is how all student housing is....it is not. It is sad. I just hate for other people to go through what we have gone through. read more

Oliv has had a lot of problems, specifically our unit with flooding, but the engineering manager, Ken, has really been a bright spot. He's been very on top of all our issues and even came in off the clock at midnight to fix a pipe leak we were having. In a place where there are lots of issues, having a guy go above and beyond so often is really great. read more

If you could give 0 stars I would. Impossible to reach staff. Gym closed for over 2 months. Fire alarms near everyday going off at any hour of the day and sometimes lasting up to 2/3 hours. Endless problems with outlets, humidity, and mold. All of the mirrors in my apartment are like funhouse mirrors and distort the image. Hallways always smell like trash and are covered in a mix of trash, what I sadly hope is pet feces, and molded over or flooding. read more

DO NOT LIVE HERE. This is one of the most poorly managed apartments in all of auburn. It was build very fast with the only guideline being to save money. In a little over a year of living here we have had false fire alarms weekly, sometimes in the middle of the night. The sauna caught on fire causing the gym to be close for an estimated 8 weeks. Also there has been a leaking pipe on the first floor which has caused mold issues, causing many residents to have to move out into a hotel temporarily. The management of this building is also a total clusterfuck. Anything from parking passes to work orders are guaranteed to be a headache and take much longer than necessary. read more

To keep things short, a sewage pipe exploded in one of the hallways, the staff and maintenance crew don't complete any requests and are hard to get in touch with. We recently moved my niece into this apartment and nothing in her room had been cleaned. The room was absolutely filthy. She got towed in her first week and we came to find out that they don't even have assigned parking stickers, yet they give assigned spots in the parking deck. The Oliv needs some serious help. Oliv honestly hasn't been great. We've been dealing with a multitude of problems in our apartment including flooding and broken pipes. Thankfully, the maintenance team has mostly been on top of it. Shout out to the engineering manager, Ken, who has gone above and beyond for us. He has fixed many problems by himself at our apartment and is always the first one here to help. He even came off the clock at 1am to fix a leak we had. Oliv is a nice place, but definitely has its issues. We are thankful for a guy like Ken, who has shown he cares and has made our time here that much better. read more

To be frank, this review won't be as reputable as possible due to the fact that this building is not constructed yet, however this building already has its slew of problems. The young staff was less than helpful and even less knowledgeable, but that was depressingly outshined by the fact that none of the advertised amenities are not as promised. There was no leeway in pricing, they intend to charge you for power, water, and an abhorrent parking fee (which does not guarantee your assigned parking space will be on your floor). Everything they promise is subject to change at their discretion without notification including furniture, pool, gym, and even pricing for rent. Don't live here. There's better, cheaper, more professional spaces in this little town that will do right by you long before the gaggle of 19 year olds working here ever could. read more
