Gaping hole in the first floor.

As a 2 year resident I could not recommend oliv less. The management is AWFUL and anything but concrete. They are severely understaffed and in turn have awful employee retention rates. There is a 10+ foot wide 6 foot deep hole in the hallway of the first floor due to a sewage pipe that bursted A MONTH AGO. dozens of kids are displaced as a result and I can assume they are still having to pay rent to these money hungry higher ups. I'm not getting my $1200+ moneys worth with the gym and it's amenities being down, the CONSTANT fire alarms, the dirtiness of this building, as well as the raging humidity problem in my apartment that has caused mold that has persisted since mid July. It's October. The close proximity to campus doesn't warrant all the problems with this apartment complex. I regret resigning my lease every day.

Amenities and staff are top notch. Amazing roof top pool and grill area. Maintenance is quick to address issues.

I would not recommend this apartment complex. My lease was changed and original apartment given…read moreaway after I signed it. This complex calls itself student housing in order to charge students full price for first and last month's rent, even though your lease begins/ends in the middle of the month. No pro-rated rent. Tuskegee students should know that Fall start dates are not considered by the management. I am an out of state student and had to find alternative housing while attending my first few days of school before I was able to move into an apartment. The apartment was not ready when I arrived: not cleaned, NO HOT WATER, broken locks, BUGS, burned out light bulbs, etc. There was extreme push back from management to right the situation. The front office employees even went as far as bullying (gossiping and following me to my car) as a consequence for asking for proper cleaning services. If you request maintenance, they enter your apartment whenever they like without a 24hr notice. You will not be notified of roommate changes but will be asked to pay a full, year's worth rent if you decide you do not want to stay at Magnolia anymore. Upper management is totally unresponsive. The concern and care that the front office expresses is totally performative. In conclusion, I would recommend Tuskegee students to stay elsewhere during the school year. I now have a wonderful home and landlord in the Tuskegee area. Be weary, as there are limited resources to help students get out of this type of situation. And be open to living outside of Auburn! I also want to encourage students to notify their school's Student Services office if their living situation is unsafe, as some complexes have a contract with Tuskegee (such as this one).

When I moved in the room was VERY dirty and still had some of the previous tenants stuff in it. To fix this I tried to work with the 'new management', and they were not very helpful, it has now been ~3 weeks since I moved in and the blinds are still broken and nothing in the bathroom has been fixed except the toilet. Only thing they got done, which is a bare minimum, is cleaning the room and the carpet. And just getting that done took 1 week AFTER move in of me sleeping in the living room on the couch where 3 other guys live... Since I had to deal with all of this my first week into school, my parents were pissed, so I asked to talk to the upper management. The manager, Trinity, who was supposed to connect me to upper management, two times I asked her to get me in touch with upper management, and both times she said the upper management WOULD email or call me, and that never happened. I was hoping going higher up the chain could speed up fixing things and paying my parents back for me having to deal with all the problems that the Beacon / Quarters is supposed to deal with (some sort of compensation for all there mishaps which they have basically ghosted me on that) Issues upon move in: - I moved in to a room that still had some of the guys stuff in it from before me. It was FULL of trash - The carpet was nasty and had stains all over it - The blinds were broken - A bunch of holes in the wall - Bathroom toilet did not flush - Someones bidet was left installed... - Sink didn't drain - Exhaust fan does not work in the bathroom - Many light bulbs out Yelp doesn't let me post photos but I put some on the google review if you want to go look at what you can expect.

This is as honest a review as I can give, as rough as it may be. As of today I am in a room 15…read moredegrees hotter than the rest of my unit (maybe 80 degrees), effectively not air conditioned at this point. My sink and bathtub do not drain effectively, and my toilet regularly clogs. I do not use any waxy products and do not have long hair, so this has to relate to the plumbing itself. My room is the size of some closets I have seen and barely fits the bed itself let alone any furniture. The giant "speedbumps" in the parking garage serve to violently jar and shake my vehicle (yes, even when going at or below the prescribed speed) which I suspect has contributed to some suspension damage and alignment issues. I know of multiple instances of vehicles being improperly towed despite displaying a university issue hang tag (with no refunds). The parking spots are also too narrow for a full sized vehicle and only fit compact cars effectively. Regular "fire drills" (read: room searches) from the university admin serve to limit any amount of peace that could be attained here. The wifi has no password (read: public access, unsecured) and is somewhat reliable, but don't bet on it working. The gym is pretty good, and that along with the staff is all I can really praise here. The building is actively falling apart with cracks in multiple walls, and I have been in multiple rooms with foul smells seemingly coming from the air conditioner ducts. I have effectively abandoned any concept of maintenance orders as none have been responded to despite emails, requests, and the dreaded "portal". The trash rooms are infested with roaches as well, but honestly that's the least of this place's worries. Oh yeah, and the train horn when you're trying to sleep. I have posed this review as honestly and cordially as possible. This is not intended as a hit piece, it is just my genuine experience here. I hope in coming years the university makes efforts to improve conditions here, even if it costs them some profits (rent here is higher than some mortgages).

For most this is their first time being away from home. When we moved my daughter out of the apartment, there were no stains or damage to her room. We get a bill for a " stain"( that was not there when we moved her out) on the carpet and scuff marks on a wall( that a magic eraser would have easily taken off, had it been there when we moved her out). Upon speaking to Haley, I was asked, does she have pictures proving she didn't do the damage? Of course not!! Well, she's responsible for it! I told her that neither were there when she moved out, her maintenance crew probably did it if there are marks there. The pictures she sent me or blurry, and no identification of it even being my daughter's apartment. This has nothing to do with paying for damages, if my daughter had indeed made them and they were there when I moved her out! In the picture with the stain on the carpet , it's not even a stain , it's a shadow of the person taking the picture! Not to mention how blurry these photos are, and the steep price tag they want to charge for these. When I said, you're charging this price for something that could be taken off with a magic eraser, and she said I can't speak on that! So that tells me if was probably wiped off and we are being charged for it being painted! Biggest thing is there were no marks or stains in her room when I moved her out. Parents, please let your kids know to take before and after photos!
