Sadly this company is not transparent at all. They overprice their properties and cover up bad foundation. They are very bad communicators. They literally put lipstick on pigs. The homes might look pretty from the outside, please do your due diligence. We had to get 2 inspectors and had to fight to get our earnest money back. They did a half ass job on fixing the foundation and covered it up. Now the home is floating. Don't buy a house that needs a whole new foundation fix. read more

Offerpad Dallas - 2312 Carlisle Court, Flowermound. Sadly we had to walk away from this home, because it has terrible foundation issues. - Real Estate Services Near Me - Irving, Texas

Offerpad, like every one of them, is a scam. This is the steps they will take you thru. Hi offer, you accept and sign, deposit and finally come back with a lower offer because they made and error in the appraisal. This final offer will be way lower than market value. Like all scams their PR is impeccable. My advise....use a reputable realtor, pay their commission and end up with thousands of dollars more in your pocket with less headaches. read more

We are building a home and Offepad seemed like the perfect option as they gave us what seemed a fair offer and allowed us to time the closing when our home was complete. When just weeks from closing, and with no warning, Offerpad cancelled their contract. They gave us no opportunity to renegotiate. They just dumped us, sent us $1,000 in "earnest money" and offered to sell our home with no commission. Sorry, they broke their word with no warning or heads up. They cannot be trusted. I cannot give a negative warning. They made a promise and broke it, and left us hanging weeks before we need to close. Do not trust them. Use OpenDoor or a traditional agent, but caveat emptor...buyer (or in this case, seller) beware! read more

I sold my home with Offerpad 2 years ago and I had an overall pleasant experience. This is my review for the selling process, not the buying process. My childhood home was too old and outdated and I didn't want to put the work into fixing it up. Offerpad gave me a competitive offer and saved me TONS of headaches. The team was very helpful in answering all my questions, especially considering this all happened during the madness that was Hurricane Irma. They even let me move my closing date up so I could be finished before I moved out of the state. Unlike other reviewers I had no issues come up during my inspection and my initial offer was unaffected. I have since heard of others having more issues with inspections. I would recommend them IF your home needs a lot of work and you don't have the resources or time to fix it up for selling. The home I sold to Offerpad was built in the 1970s. We also had my husband's house to sell that was built in the 2000s with minimal repairs. We got an offer with Offerpad, too, but decided that going the traditional realtor route was more beneficial in that case. So you have to weigh your options. read more

They made us an offer on our house on a Friday, after reviewing photos of the house. All weekend, they pressured us to sign, waived the 1% cancellation fee, offered to answer any questions etc etc. The next Tuesday, spoke to their rep to answer a few questions we had and we signed the purchase agreement minutes after our call with their rep. One hour later, they call us back saying they wouldn't be continuing further. Their reason, the market conditions had changed. They'd be happy to provide us with an adjusted offer. No thanks. Selling a home and moving is stressful enough, I don't care to deal with shady entities. Looking through the reviews, they did exactly to us what they've done to others. Lesson learned, sticking with traditional real estate agents. read more

I did not wind up selling my house to Offerpad, but I was impressed with the service I received and wound up having many of my mistaken ideas about their industry challenged. For instance, that they lowball sellers. Their initial offer was almost exactly what the local assessor said my house was worth. After seeing pictures of the interior and exterior, they increased their offer to well over the assessed value. So much for lowballing. The other thing I'd heard was these companies pressure people to sell. Even when communicating my intent not to sell at this time, I was treated courteously and professionally, with absolutely no pressure to change my mind or influence my decision. When I AM ready to sell, they'll be my first stop. I would recommend them to any homeowners looking for a quick sale. read more

I hope someone has better luck with offer pad. I accepted a very reasonable offer for my home from offerpad. But questioned if during the "inspection" the offer would be greatly reduced. I was assured they had factored in normal wear and tear and the offer price would not change significantly unless my home had structural issues. Three days in during the option period, before the inspection, I was told they were reducing there offer by $20,000 due to "prices increasing" in my specific market. Had to decline very low offer and back out of a contingency offer I had made on another home. I realize due to the option period they had every right to do this, but it was very disappointing as I had specifically asked about possible price reduction at offer acceptance and told it would not be an issue. Be prepared that you may not get the original offer made and may need to change course. read more

I have a LOT of experience buying and selling real estate, getting a mortgage or HELOC and I strongly recommend OfferPad to anyone thinking of selling their home. Their offer price was $222,100. I was going to list it for around $229,000 at the top end, but more likely $224,000 because you don't want to list it too high and then have to adjust it down or else prospective buyers will wonder what is wrong with the house. So their offer was very good. Took 1 week to get the offer Took 1 week to get it inspected Took 1 week to get it closed. My experience: 1. License real estate agent for about 10 years in total (Real Estate Masters and Edina Reality). 2. Mortgage loan officer for 3 years. 3. Landlord: I have bought, owned and finally sold 8 different properties including an apartment building, duplex, and 6 single family homes during the 15+ years. 4. Mortgage Holder of a total of 17 mortgages in total including VA, FHA, Conventional mortgages and also 3 HELOC's. 5. FICO employee: I even worked for FICO (FairIsaac Company) as an IBM Mainframe Computer programmer for many years too. 6. My own FICO score 820's. IMPORTANT: So when I say it went well with OfferPad, then it went well with OfferPad. You have to take my very experience word on it. The whole process was great. It was quick. I was not in a situation that I had to sell it. I would rather pay more in commission to sell it without having to have it listed on the MLS and then have strangers going through my now empty house. OFFERPAD PERSONAL and First American Title Insurance Company all were processional and responsive to my questions and to the process too. Don't forget the guy who did the final walkthrough on 08/27/2020 which is the same date of the fund's disbursement (I don't remember his name, but he arrived with a couple contractors that say day). I recommend OfferPad to other home sellers that are thinking about selling their homes. Think about it instead of listing it on the MLS. Having a home listed on the MLS can cause several problems, including not knowing who will be in your home, how long it will be on the MLS, if the buyer ends up not being actually approved for their mortgage, if someone tracks in mud/dirt into the clean and empty house, or even plugging up your toilet as happened in the past. read more

If you try to buy a home through offerpad it will not appraise. Our appraisal came in 23,000 under what they listed the house at and they wanted us to eat the cost, asking if "can we get help from family for the funds," for them so they could meet the profit margin they wanted. Do not buy with Offerpad unless you want to waste your appraisal money and your inspection money. read more

The whole process started out well. Then their inspector came to check out our house. Before he left, I asked him if there were any major findings, he said no. He said this house is in very good shape and only had some minor, cosmetics deficiencies. But when we received the report, Offerpad said there was $15k worth of fixes, on top of the estimate that they calculated for our area. Then they took another $15k because of inflation and buyers weren't bidding on houses in our area. We had to sell our house to buy a new house. They knew we had a tight deadline and I suspect they were trying to take advantage of our situation. We will never recommend Offerpad. read more

Scam company and total fraud. After reading negative reviews I still gave it a shot. Bad choice. It was not even surprising that they broke the contract without explanation. Offerpad makes offer without seeing the property. And then tell you your home not what they expect it to be. They just wanted to lock in the opportunity to see the home first. You can't take their offer seriously. read more

Offerpad entered a contract with us to buy our home. In the initial conversations before the contract it was explicit that the garage for our house was converted to a living space and that our home was in fair condition. Offerpad gave us an offer based on those selections, and then after the inspection came back and told us they would be crediting for the conversion of the garage back into a garage. First this is a gross abuse of the inspection process. Secondly they wanted to take credit for all the small fixes or have us fix it. However, the initial offer is already based on condition so this feels like a double whammy. They would not negotiate at all and left us totally hanging with a house we were buying by asking for $30k in repairs where as offers from flippers were stating that approx $15k-$18k worth of work needed to be done. I feel bait and switched. I feel ripped off. read more

SCAM ALERT!!! Beware of this no good scam of a company. We went through Scampads new build program as the offer was competitive and they would help us move when our new house was finished. We turned down several good offers to go with them and they called and cancelled our contract out of the blue. Matt with Offerpad was not even apologetic and offerpad is clearly trying to climb out of a hole they dug themselves by spending money at will and clearly not making any profit. Do not use this company at any cost! Too many people have had their contracts cancelled for no reason and I will be filling a complaint with the SEC. ABSOLUTE SCAM STAY AWAY!!! read more

Offerpad is terrible. Went to look at a house that they are selling in Clayton, NC and it looks pretty good. Needs some updates but overall not a bad place. I submitted my offer and waited to hear back from them. the responded about a day latter and said they had multiple offers and wanted our best offer. They gave a deadline that was 2 days latter to get the offers in so we easily made it. And that's it, never heard from them again. No response, house is still on the market and they wont answer the phone. Offerpad has absolutely NO customer service. It is actually quite insulting because when you call and get there automated line the recording actually talked about home "important your time is" and things like that. Then the phone rings for 4-5 rings and you get sent to a voicemail box that they either never check or just don't respond to. I submitted a complaint to the BBB also to try and get some sort of resolution and I am considering submitting a complaint to the NC real estate commission. This isn't how people should be treated. read more

Offer Pad was the agency that was selling a condo we purchased. All through he process it was very difficult to get a hold of anyone at Offer Pad to answer any questions that we had. Finally our realtor threaten to go to the broker then someone finally replied. Should not have to happen this way as a buyer we were super excited about the purchase. 10 days before closing we find out the property was classified as a "non warrantable property" WHAT????? Never heard of this before was explained of 225 condos in complex 195 were own by one individual or company. This making it difficult to get a loan who new? I asked WHY was this "not DISCLOSED" up front before going through the process and paying $500 for an appraisal? I feel Offer paid should REFUND for the appraisal cause they DID NOT disclose this information. Stay clear do your homework before using this company not recommended!!!!! read more

Cory Williams was the agent for the seller I'm the cash buyer. It was a horrible experience working with Cory. Integrity is everything but it was not included in this transaction. My broker and I were told the home i purchase would be free and clear of debri after closing which was not true it was a mess. Mattress left inside, basement was full of personal items, shed full of junk, bedroom closet full of boxes and trash. It was a challenge getting him to remove some of the stuff but I had to remove everything else myself. I have a friend cash buyer that was also looking to purchase a home i wanted to recommend Mr Williams but after my experience I changed my mind i wouldn't put any one thru that. read more

Requested an offer on our home. They said within 24 hours you would have your offer. No offer, but email stating it will take longer. Set up an oppointment with a person representing Offerpad and did not hear from them. Called and left a message, just got a call back several hours after the appointment. I set aside time for this appointment and they did not even respond. When I finally got an offer it was a low ball offer. A home down the street with several thousand less square feet sold for more then their offer. This home did have a 3 car garage as we did, but it had tons of wall paper and lots of updating. Our is freshing painted and new flooring countertop. I think if you are educated, this is not the way to go. read more

What a fantastic decision my husband and I made using offerpad to sell to. The whole team was so helpful. Offerpad also gave me the highest price for my house. More than many other offers I got from other companies. Not to mention they are moving me for free since I'm moving in the same city. I'm not sure if that is all the time or limited but I'm happy. I highly suggest their bundling packages. I received discounts for using their realtor and lender. I am very happy with the lending company and my realtor Chad Clement. He was very responsive and knowledgeable. This man works his butt off for his clients so if you use him to look for your new house make sure to thank him every chance you get! He has been in the business all his life and can answer all your questions. I was so nervous buying my first pre existing home and I learned so so much. I will definitely use offerpad again if I move again someday. Please look into for yourself. I saw alot of mixed reviews for them before I responded to them . I spoke with Lizz first how explained how offerpad works and I thought it was too good to be true but it wasn't. Shout out to Kim, taqiy, other Chad and anyone else I forgot to mention thank you so so much for everything seriously. This move was hard for my family to begin with and you guys made it so much better! I will always recommend offerpad. Im a local agent and helped my client purchase an Offerpad listed home. Ive been been in the business over 8 years and have seen some bad transactions but I can tell you this was the worst. My clients were selling their home in order to purchase this home and Offerpad disregarded any professionalism or concern for getting an agreement reached in a timely manner. Extremely rude, took over 15 days to negotiate repairs once under contract, and once the agreed items were "repaired" most of the repairs failed the day of move in. They send out "third party" vendors that they have in their pocket that to the bear minimum and do horrible work. They are told by offerpad what to do and what to diagnose the issues as saving them money and keeping the vendors "employed" through offerpad. I had paid out of my own pocket to get third party vendors in the home to provide diagnostics and requires replacements on roof, HVAC and handy man work needed ( there was broken glass and trash everywhere on the outside of the home as well.). The vendors all suggested the work to replace of the HVAC and roof. Open door sent out their "third party" and he "fixed" the issue on the 20+ year old HVAC that was clearly broken. Well sure enough that issue came right back up a couple days later. Once I Brought this to their attention they said they would take my word for it and I needed to send another tech out to confirm.. It was 95 degrees in the house.. A third grader could tell you something wasn't working. After having to speak with multiple managers in regards to the incompetence and unprofessionalism of Monnie the repair manager I was able to finally get some of the work completed. If you decide to purchase an Offerpad home I highly recommend you get ready for a long, painful and drawn out process. They will not respond to your agent in a timely manner and will conduct themselves in a manner that shouldn't be acceptable or tolerated. Ill be sure to let all my clients know how terrible my experience was with this transaction and warn all other agents as well. read more

Offerpad is terrible! Only use if you want to throw away equity. They sent out a home inspector who stated he had to flag the foundation for inspection. Then sent out a foundation company they persuade to write up a false report. I sent specific info, had a home inspector review the report and I've been a certified appraiser for 25 years, and offered to pay to have the home inspected by an engineer. Ultimately they reduced their repair discount from $30k to $20k but refused to provide an itemized list and support for why. After canceling I got the bid from foundation company which was over $10k. Tried to say my foundation was off 3.8 inches outside the garage from center of house. Well when you factor IBC codes for garage slope plus the two separate 1.5" step downs it would indicate the difference is exactly what it should be. They purposely try and convince owners there's stuff wrong with the property when there really isn't. read more

Where do I start? If I could give them "0" stars, I would. This was the most heinous process I ever endured. The initial offer and phone conversations were exciting- I was given a reasonable offer, close to that of other homes selling around me - about two weeks after I had signed the paperwork and had moved everything I owned into storage, I was told that they had to revoke their original offer and offered me significantly less. At this point, I didn't have any other options as we were closing shortly after and I had already moved out. During this time, I purchased new window treatments, blinds, and had the entire house professionally painted, along with a few other upgrades totaling over $3000. All of which were removed and thrown away (I asked if I could have taken them and was told no- just like the refrigerator I wanted to take for my new home, but they got rid of that as well even though these things were requested in my contract!!!), and walls were painted over in tan, rather than the neutral light grey color that I paid a small fortune for. Regardless, after fees - which changed twice during the process - I ended up making $44,000 LESS THAN originally planned. Because of this, the loan on my new home was put on hold because I no longer had the down payment needed. I feel robbed. My (old) home is on the market now for almost $50K more than what I ended up with, while I am currently homeless for making the poor decision to work with Offerpad. To sum it up- this process should be used as an emergency, last case scenario, when you have absolutely no other options available to you. And even then I wouldn't suggest it. Also- read your paperwork and then read it again. It is worded in a way that the buyer (Offerpad) has total control and is able to change what they mean as they go. And trust me, they will! I pray no one else gets trapped the way I did by this company. May the odds be in your favor. read more

We were okay with the idea of giving up some cash in exchange for the convenience of not have to show our home. We got a fair offer on our home and even expected we'd be asked to pay a few thousand dollars for repairs (minor things like pool light bulb, broken screen door latch, etc. - big stuff like roof, hvac, all fairly new). We made an offer on a new home (not through Offerpad) but at the very last minute (literally 45 minutes before the deadline), Offerpad advised us they're cancelling the contract. This despite several emails saying "don't worry if it takes a while, that is normal." We were forced to cancel our purchase contract but were out the $1,000 already paid for inspection & appraisal. Also our house is now 1/2 packed so to market our home we need to either unpack everything or move it into storage. Not to mention we've now lost out on a new home we were really excited about. It's clear Offerpad offered too much $ to us originally and weren't going to be able to flip for the profit they wanted. Not certain if they misjudged or were hoping for more major repairs they could mark up to boost the profit. While I understand they're in business to make a profit, their last minute cancellation really screwed us over. It's a shame because their coordinator we worked with (Scott) was a great guy and had the deal gone through I think I would have been a huge fan. Instead I have a bitter taste in my mouth and would advise everyone to stay away from Offerpad. If you want to go the quick, convenient sale route there are plenty of other companies that do the same thing. read more

Total scam. Made an appointment for someone to come - told them don't bother unless they can make an offer - we don't want to list it. We drove 30 minutes to meet them this morning at our former home. No one showed up. After another 30 minutes - finally got ahold of the person who was supposed to come and their response was "oh - sorry - didn't see it on my schedule". Nice waste of our morning... They wanted to reschedule - so I said ONLY if you can make an offer. Their response - oh - we aren't making cash offers in your area. SCAM!!!! read more

Okay. My fiance and I both own our homes and we are looking to sell and purchase our dream home together. We decided to reach out to Offerpad to get an idea of the value of our homes. This is where it gets interesting. My fiance chose to go through the process without speaking to anyone. I chose to do the same, but somehow, I was called. No problem? Methinks not! I spoke to Eric, and he gave me all of the bells and whistles of the company. Asking me the relevant questions and I answered honestly. This is where it goes dark. That afternoon he calls back and wants to "go through" the offer with me. 1. They lowballed me out of this world! I knew something was fishy when he immediately went into sales mode before hearing my reaction. This is the best offer we can provide. We believe it is so competitive. blah blah blah. 2. I said nothing, but then, he was rushing me through the different pages of the offer they emailed. RED FLAG. I couldn't understand why he felt the need for me to press NEXT so quickly. 3. We get to the last page. ( HE THINKS ) he is about to close the deal. So on this page, it gets interesting. The document lists the initial offer from page one, but it also has PENDING REPAIRS right under it and then their costs which are about 7%. I had no issue with that, but I did have an issue with the fact that he didn't address it! 4. So I said, oh, I see your 7% fees, but what about the pending repairs? He then begins to hem and haw, "Oh, didn't I discuss this with you" DUDE YOU KNOW YOU DIDN'T!!!!! So now I am really suspicious. I said no, but we did discuss earlier today on the phone about having an inspector, etc. ( I am just too nice lol ) 5. He is then saying, yes, but your bottom line could change pending any repairs, etc. so let us just press NEXT. 6. HALT SIR. COOL YOUR JETS SIR!!!! I then knew it was a suspicious transaction. Had I pressed next, I would have been in a LEGAL BINDING CONTRACT with these people to SELL MY HOME and I told him clearly that I was not ready for that!!! I simply cut him off and said. NO, I am not doing anything without my fiance and to be quite honest, I told you I was not ready to seal any deals with you. I just wanted to know the value. He then tries a fear tactic and says " Well, the quote is only good for THREE DAYS" so you really should take this b/c we can't guarantee we will buy your home, etc. etc. I am thinking, fear tactics and pressure does not move me. I made myself abundantly clear on what I needed, but nevertheless I said nothing. 7. IN CONCLUSION: BUYER/SELLER BEWARE. This organization could care less about integrity and truth and honorable business practices. This Eric person tried to take advantage of what he perceived was youth and ignorance. Little did he know I am a highly educated woman with multiple business degrees, and experience in international business as well as healthcare. He really tried to take advantage of me and I DO NOT APPRECIATE THAT AT ALL! PLEASE DO NOT USE THIS COMPANY. YOU WILL REGRET IT LATER. read more

To be fair, Offerpad was generally ok during the buying process. The closing was quick and efficient. It's really the attention to detail that was lacking. There is just SO MUCH little stuff that they just didn't take care of that they should have before actually selling it to us. - the backyard very clearly had a broken sprinkler line or something else wrong with the system. ~$1000 paid to a local landscaping company later, YEP, BROKEN LINE AND VALVES THAT NEEDED TO BE REPLACED. Offerpad couldn't be bothered because everything was bought "as is". - the dishwasher and cabinetry were installed incorrectly, such that you couldn't open the diswasher without slamming the door into the kitchen sink cabinet handles; obvious to anyone with working eyes. Why leave it this way? - the dishwasher itself (which is a cheap piece of shit) couldn't be opened fully without the entire unit trying to rip itself out of the wall. The door springs were incorrectly adjusted and the kickplate was interfering with the opening of the door. Took me about 30 minutes to diagnose, research and fix. Why didn't their installers do this? - the lazy susan door on the cabinets is "installed" laughably. It doesn't have the correct hinge on it to allow both doors to open together. Instead the idiot installers put regular door hinges on EACH DOOR so they both swing outward leaving about 4 inches of clearance to the inside of the cabinet (i.e., basically unusable). No cabinet handles installed on either door otherwise you couldn't open either of them. Guess what I get to do this weekend! - there is leftover garbage (including Offerpad signs) all up in the garage. Clean up after yourselves? They didn't include garbage cans in their contract with the city, so we're still waiting for them. In the meantime, there are piles of garbage cluttering up our garage just waiting to go into the garbage cans we don't have. - one of the recessed lighting fixtures in the main area is so loose it feels like it's about to fall out if I touch it. Um, fire hazard? Hopefully the home warranty Offerpad refused to pay for covers this before our house burns the hell down. - bathtub in the guest bathroom is uncaulked so we can't use it right now. On top of that, the diverter is jacked up so the shower doesn't work right. Come on, seriously. - they included a "smart home system" (i.e., a smart home screen you can buy online), but gave NO INFORMATION on how the damn thing works or any of the codes for it. I've had to figure all that out myself. Would have taken 5 minutes for someone to provide this info for us. Not to mention they installed the thing in the direct center of the living room wall. WHY would ANYONE want that there? What are you ACTUALLY thinking? Clearly Offerpad wasn't thinking about the customer here; they don't have to live with it. - the stove was DOA during inspection. Offerpad DID come through with a replacement though... the afternoon of closing day. Better late than never? - their Supra is STILL ON MY HOUSE after nearly 3 weeks. I'm fucking cutting it off this weekend; fuck em. If two first-time homebuyers walking through the place can see this stuff, then Offerpad or the people they contracted with sure as shit can. The lazy nickle-and-diming at the end with no attention to detail is just unprofessional. They sprung for a brand new HVAC unit on the roof (~$15k-$20k), but you couldn't spend the 1-2k it would have taken to finish the job correctly? It would have taken 1-2 competent people a couple hours tops to make this place amazing. Why not do it? Because Offerpad, that's why. read more

I was thinking about selling my home with Offer Pad but I also reached out to Opendoor and two private investors. I have told everyone in advance that I am entertaining all cash offers and if I did not get a fair offer, I will use a traditional realtor of my choice. I am glad I was sitting down when I got the offer of $305,500....my appraisal I just received from the county is $351,600. I told Francine Frias, nope...not interested and she said well if Opendoor offers more than maybe they can match the offer. I told her nope, not interested you blew any chance of me doing business with you. Next advice don't even bother reaching out to Offerpad. read more

We bought a house from Offerpad and here's our buying experience on the following areas: communication, negotiation, repairs, lending, title, and closing. I'll review Offerpad Lender Loandepot first because this will be long and the lending process was so horrid followed by repairs. How's the home? On the surface it looks great but if you look at it closely, it has poor workmanship on any improvements. Leak where they were supposed to fix with black mold growing that costs us thousands to fix, paint drips everywhere on the cabinets, patch up work are easily identifiable, exposed wall plumbing under the sink, chipped and broken windows, condensated windows, rotted fence, sprinkler system not working, garage door patched up with plywood, leaked and etc... Don't go to the attic or you will find many horrifying code violation such as exhausts vents tied together with electrical tape, vent taped with duct tape and etc after they had fixed it. We spent thousands of dollars on repairs on a move in ready home because of their negligence. 1. They wanted us to use their own lender, LoanDepot. They lured us in by offering to match the lowest interest rate, no fees, and giving us a .25% credit toward closing. My husband who's the realtor pulled the comp and of course it's about $20K less than what we offered, we figured, normally, when it doesn't appraise, we'll renegotiate for a slightly better price.... WRONG... Because we're using Offerpad lender, they ensure the house will appraise by using only the highest price per square foot within 1 mile dating back as far as 12 months. There were over 100 homes in the last 6 months, over 75% in the same neighborhood but they don't want to use it since it's not high enough, they went back 11 months to find the highest one. Unfortunately, they are big enough so even if you use your own lender and it doesn't appraise, they'll just tell you to send over termination and wait til the next buyer who will use their lender. 2. Offerpad doesn't negotiate so although there minimum upgrades and no other offers, they would only accept our offer price within $2,000. Please note homeowner negotiation tactic doesn't work here. The price you offer is the final price you will pay because they don't negotiate at all. 3. Communication is horrible. You cannot speak to anyone who has an authority to make decisions. You'll email, call, and eventually after several days will speak to coordinator who will tell you they'll pass on the message at the next meeting. 4. Very difficult to negotiate. They will only agree to repair 5% of the items listed until we held off on ordering the appraisal then they agree to about 10% and tell us that if we didn't like it, send over termination. They will take forever to negotiate with you so our option period keeps on extending to over 2 weeks. They rarely negotiate so don't expect any repairs done. They will also claim that everything is cosmetic so they won't fix it or if it's not up to building code and is hazardous, they'll claim that it's grandfathered in. 5. They knowingly use unlicensed technician who bears no responsibility to perform work require by State law to be licensed such as plumbing to fix a leak and redoing vents in the attic. We informed them of such law but they ignored it and stated that they will not have any warranty on the work and that you are accepting any shoddy repairs if you don't catch it. 6. We paid an inspector $100 to come out to check repairs because we read lots of bad reviews about shoddy workmanship by their unlicensed technician. It's all true. They sent pictures as if it's done correctly but our inspector came back with a list of 75% of the work being in violation. They came back and told us that it's grandfathered in so they don't have to bring it to code. By building code, anything that is being altered/repair has to be up to code. Paying another $100 for re-inspection fee will also help you uncover thousands of dollars in repairs they were supposed to do but didn't do correctly. 7. They cut corners as mentioned by many reviews. We stated that they need to install breakers for each room, they only install in the bedrooms. Luckily we had an inspector who caught that. They taped multiple exhaust vents together with black electrical tape at a T so the exhaust fan from one restroom was blowing straight into another violating building code because they used unlicensed plumber. They refused to fix it and other shoddy work. 8. Closing: We didn't close as planned because Lender points finger at Title (Offerpad own department at First American) and vice versa for not sending the proper paperwork to process closing. It took us 3 days to close. read more

I am a Real Estate Broker. If you are an agent or a buyer, be aware that this is a corporation and they DO NOT act like human beings! I was never able to speak with a person, and I had a Buyer client who made an offer. We made a deal by email, and then had it inspected. We negotiated repairs by email, and we were down to one last little item late on Saturday. They NEVER responded or answered the phone and so by Monday my client chose to cancel their offer, even though they spent $400 on the inspection. Don't expect timeliness or humanity from what we Realtors call iBuyers - they are NOT human! read more

Outstanding experience I will use them again Amber and Brandon were wonderful. Will recommend them to everyone. read more

Not sure where to start but here is an update. I did close on my house laying more than I should have. After living in the home for a few months now, I have slowly began to uncover all of the deceiving things that Offer Pad did to sell this home. With in a week off moving in, I realized that the " New Cabinets" that they claimed to have put in the house was in fact the old laminate ones that they spray painted with cheap flat paint that not only chips off at the slightest touch but adheres to every dish so every ppt or dish I put in there has large paint flakes all of them. It's a disaster, I can't clean it bc it just chips off worst. A week later my HVAC system completely quits on us. It is not only old but can not be serviced bc the unit itself is off the market, you can't buy the freon for it bc it's banned from usage and the "so called" service that OfferPad did on it was nothing jut rigged wiring to give off the impression that it was running. The compressor was rigged to give appearance that it was running. My water heater is as old as the house and is full of rust. The following weeks... Every single toilet has an issue. They did not replace not one toilet. They all leak or have some other issue. The tub was soo backed up with grout or compound that we had to pay to have a plumber come out four times to unclog it. There was water damage on the ceiling that was just painted over and tapped up. The water line to the refrigerator is corrupted. None of the electrical sockets in any of our bathrooms work. Oh and there was a infestation of roaches, spiders and centipedes( which costed me hundreds of dollars to get rid of). One of the windows of in the bed rooms were broken do they glued on plexiglas instead of replacing it. They put regular door knobs on the closet doors instead of close knobs so they are not attached to anything so the doors get stuck shut bc the knobs don't turn. Most of the locks they replaced on out fours dint close or lock. They replaced the siding on the back of the hiuse with missed matched colors. The appliances they did replace such as the dishwasher and stove were improperly installed. I could keep going.... I find something new slimier every week.. I kid you not. So my advice : Run... fast as you can from anything that that OfferPad has its name on. They are con artist and work with contractors that are willing to do their dirty work. The original review I wrote was accurate but after OfferPad pretty much keep harassing me to take it down, I changed it.. but not this time. I hope this help someone , even if it's only one person. BEWARE OF OFFERPAD!!! You have been warned read more

I'm at a loss trying to understand why people choose offerpad brokerage Edward Marino to sell their home because the agents who work for them are horrible. My realtor had a hard time getting ahold of them to speak to the agent about a home I was interested in to try and make an offer. The way she spoke to my realtor was very rude and unnecessary. Beware. read more

Horrible experience with Offerpad! They failed to deliver a home on the closing date, yet no one seem to care about the inconvenience AND expenses they caused me, the buyer. My furnace didn't work. They knew this and it should have been fixed well before closing. This company seem to thrive on being deceptive, not revealing important details about a property. When you call their corporate office all you get is a recording and NO ONE RETURNS YOUR CALLS You CAN"T FAX the corporate office a without a PIN number. I STRONGLY RECOMMEND NOT BUYING FROM THEM. read more

offerpad made a surprisingly attractive offer up front only to revoke it in full at the last minute. No reason, other than "too risky". we're in a neighborhood of $1 million homes, so no risk there. I think their inspection didn't find enough "wrong" with the house to allow them to work the number down enough, so they bailed. I get it, but I feel we were definitely misled from the initial offer on through to the end. Their marketing materials that state they do the inspection to make sure there are no serious defects is bunk. There is more to it than that. What a waste of time. read more

Buyer Beware. Almost 8 percent fee when they sell your home. They are considered a predator listing service. If you back out, there will be an additional fee to penalize you. Read the reviews cause they are true. read more

You try to trust these companies and they lie to you with no remorse. I turned down two strong offers yo get with offerpad to get a faster closing date. They offered us $389, 500 they sent us the contract that they had signed yet, we signed it and than they said they over estimated our offer and sent a new offer of $348,500. If they are willing to change their offer luke this and lie they will probably lie at many other chances. I so freaking regret turning down strong offer for this dishonest company. read more

Pretty scammy business model on the sell side. Decent, not great initial offer. The inspection only found very minor issues. Suddenly they want $30k as a "repair credit" but can't actually point to a repair that this would be crediting against. Take a hike; this is too much of a seller's market for these games. read more

Military stay away! We just got to our house we purchased from Offerpad. After we agreed to buy the house from overseas the house was left unsecured and the $1100 range stollen. Offerpad put in a $500 replacement and called it a like model. They then pulled the stickers off the walls and the paint with it. A light in the bathroom was "repaired" and left hanging by the wires from the ceiling. The garage door was rigged to force open/shut even though it only took me $30 and 1.5 hours to fix. They painted over tacs and pins and even command strips and suction cups on the walls. We paid well over market value with the agreement that they would have the house ready for us when we arrived. Instead they left the house keys laying in the circuit breaker box unlocked for 3 weeks. It takes 3 minutes to pick up the phone or send an email to ask where we want the keys! It's going to cost us $500-$1000 to rerepair the house. It's going to cost you hundreds of thousands in lost sales due to how you've treated us. read more
