We stayed in the Villages. The condo was average at best. It was also very musty. We needed to use the sofa bed. It was the worst sofa bed I have ever seen. We ended up putting the mattress on the floor to try to make it a little better. Housekeeping service was terrible. They made the bed and replaced the towels. Didn't clean the kitchen and didn't check the coffee maker to see if it was used. Nor did they replace the coffee. The service was pretty terrible. Most people didn't have answers to our questions. The website said that there was a golf clinic Monday thru Thursday. But when we got to the prop shop, they said they don't do it on Monday. The only good service was the shuttle drivers. They were very helpful and friendly. The food was bad and expensive. We chose this place because of all the pools. There are several pools, a few of which are supposed to be heated. They were not. The weather was cold so the beach wasn't an option. With the pools being intolerably cold, we had to search out other activities. This was a very disappointing resort. Horrible Second time coming here for a conference. Always a horrible experience. First I was told we were in the mansion (only a half hour before I arrived) only to be told that we were in the villas. After bringing all our things inside to check in. The villas are not on the ocean. It's down the road well away from the conveniences of the main hotel. In the villas there are no lights and hardly any parking. We had to park a block away in the pouring rain and bring all of our suitcases upstairs only to stay in a dark musty condo. Not the hotel/Cape experience one would expect. For the money they charge I would highly recommend you find another place to stay. read more

If you are considering your wedding at Ocean Edge, I would absolutely advise you to request the event leaders of the serving staff FAY and M. They were the professionals that went above and beyond their roles by such warmth, positivity, and unbelievable talent in reading the room, picking up on small details and keeping communication ongoing throughout our celebration. Fay and M were so engaging , sincere and professional with all the guests, fulfilling requests with epic speed and a smile. We immediately knew we would have nothing to worry about, we could relax and enjoy our evening with no worries or concerns. Perhaps the culmination of our experience came at the end of the event when the groom could not find his car keys. M and Fay immediately flew into action, took their phone flashlights and searched the sprawling front lawn, not even being asked for assistance and by this time they were surely exhausted by all their hard work for hours. In our experience, Ocean Edge was an amazing venue for a wedding, but I would highly suggest you always consider the wait staff of professionals when exploring your venues (they are truly the ones that are the heart) and you simply cannot possibly find a better team than M and Fay! The two-story beach house was lovely with a nice view of trees and ocean. There was a large patio, and top floor had a balcony with pretty ocean view. There was a lovely boardwalk through what looked like a wooded area; this led to the beach. A beach restaurant/bar was comfortable, fun, and inviting. Beach chairs, towels, and umbrellas were available on the beach for guests- complimentary. Service was wonderful and friendly. There were fun family activities- games on the lawn, etc. The apartment/townhouse was clean and comfortable with plenty of space for a family to spread out. as well as convenient. There were plenty of towels for everyone, and the apt. came with lovely, soft white robes to borrow. Staff aa well as other visitors were quite friendly and kind. Rom service was EXCELLENT, food delicious, and food prices reasonable. The only things I would change are the following: * Update the apartments with a bit prettier decorations. * Have towel racks on walls. That wouldn't cost much to add, and frankly, there was no bathroom rack to hang wet towels. The bathroom had hooks, but these were used for robes. Each bathroom needs several racks. * The bus drivers were extremely friendly and kind, but the busses did not run every 15 minutes on Sunday; folks waited for 45 minutes. i'm not sure what caused that - - whether it was management, not having enough busses, or what. It was clear that the bus drivers were working hard...But it simply wasn't every 15 min. as advertised. There simply were not enough buses running. Also, there really should be lovely benches or something right at each of the shuttle stops at the resort. This would be helpful not only for handicapped and elderly people, but also for any guests.- - adults and children - - who wish for a reasonable level of comfort while waiting for the bus. One idea is that management should visit the grounds of Heritage Gardens in Sandwich, They do a wonderful job of providing lovely, natural -looking seating at each shuttle stop. The seating there blends in beautifully with the surrounding nature and also provides comfort to visitors as they wait in the hot sun for the shuttle. Adding this would likely not cost much, and it would contribute to a better visitor experience. As you can see, though, I gave the resort four stars. Our family had a wonderful time! read more

It's just OK...staying at the Mansion in a King room overlooking the bay. Kinda outdated, musty smelling so I feel it's overpriced. The food is nothing very memorable. Biggest problem is parking when the weddings show up...there is literally no place for people paying for a room to park...it's all taken by visitors. We recently celebrated our engagement with dinner and a night at the hotel. A major highlight was an incredible experience and interaction with one of your shuttle drivers, Damien. He was so charismatic, positive, funny, and made wonderful conversation. He asked thoughtful questions, shared a little bit about himself and brought such a happy energy to our ride--setting the tone for the entire day. He is educated, very experienced in the hospitality industry, and would be a wonderful asset to a more customer facing or guest experience role. This man deserves a raise! Very unpleased with this resort. I purchased a $250 spa gift as a gift at the beginning of July, was told I would get email confirmation & a physical card mailed to me. Never got an email, never got the card in the mail. I called 2 weeks later and they said it was sent but they would resend me the email and card. Never got either of them for the second time. I've called twice this week and left voicemails and haven't heard back at all. I got charged on my card for this but they can't send me the card or call me back? Unacceptable. read more

I purchased a condo in Ocean Edge in the fall. The landscaping left a lot to be desired but I figured it was fall then winter so I gave them a pass. Now spring is here & the landscaping has actually become worse!! I have spoken to management, the president of the HOA & neighbors but it seems that Ocean Edge itself simply doesn't care. I paid way too much for my condo & I pay way too much monthly HOA to live in this wasteland. Please see photos. Upon move in, the inspector noticed the landscaping is sloping towards the foundation causing mold & major damage. I was told this would be fixed but nothing has been done! It is a health concern! I stayed here at the end of the winter for a weekend away and it was mediocre at best. We opted for the villages as we have a small child. Despite the resort being very empty, reservations but another family directly above us (with their small children running around all night.) We were also put in a basement room that required going down about 3 flights of stairs which I also think was not very thoughtful on the part of reservations. The building itself was surrounded by mounds of dirt and drainage pipes- I know it's winter, but an evergreen or any sort of half-dead grass would have been better. Additional thoughts: - We had to drive to the pool which was VERY outdated even though they claim it was recently just done up - The villas lacked some weird things (ie there were sponges and cookware but no cleaning solution) - The pub food was actually not bad at all This resort is definitely not worth the price on low season, nevermind high. read more

The only consistent thing about Oceans Edge Terrace is that it is consistently underwhelming year after year. The kitchen is never prepared to deal with even the reservations on tap and we weren't even allowed to order food at an empty high top because we were told the kitchen was only prepared to serve the reservations for the night. What about walk ins and members? My one recommendation is do not got there because the stale bread at the beginning of every meal certainly sets the tone for the rest of the experience ! read more

This place has been great! Our family always rents a place over in the villages for a week every summer. This summer was different from any other due to COVID19 however the staff made sure that our visit here was still great like the past. They seem to have good protocols in place with the pandemic. We spent more time over by the Arbor Pool as the young kiddos love the pool vs beach. Several visits we were greeted by Sheamus as well as Bob. I recognized Bob from years past as the friendly driver for transportation. Both Bob and Sheamus explained their waitlist due to COVID19 and took our number. We didn't have to wait long! Sheamus was so accommodating with our group, and sanitized our chairs prior to seating. Throughout our visit, both checked in frequently if we needed anything: top notch customer service. Our last family day, another staff member named Garfield was just as friendly as the other employees! We didn't go to the beach very often but when we did, Chris from Jamaica was so helpful and kind, and hard working! Overall another pleasant experience from staff. We stayed here in August. It's a great resort! The rooms are wonderful. The hotel is beautiful. We stayed in the mansion, it was a short walk to their own private beach. They also have a pool house, and luckily they put us in that wing of the house. I think they did that on purpose, since we had a little guy with us. It was an excellent stay. Also there are great restaurants within short drives from the hotel. I will come back when I have a chance. read more

This being my second time staying at the Mansion was amazing experience once again. Last time I was here in spring vacation in April. I had bought a Groupon for village stay but the guy at the front desk gave me an upgrade to the double queen room in the Mansion building. It was the best experience and I didn't had to pay any extra charge. This time again I bought a groupon and was once again great experience although didn't get an upgrade because of busy season but still amazing experience I stayed for July 4 weekend and weather was perfect. The rooms were clean and had all amenities including the little things you thought you would have to buy like bounty paper towel roll. They had coffee machine, washer - dryer, iron, ac, microwave, refrigerator, two TVs. Room service came every day. The mansion has a few restaurants with different menus and types of food served. They have 5 different pools including one indoor pool. You can rent for golfing ‍, biking ‍ and tennis . Some activities are free like archery , spite ball , bean bag toss games etc. they have kiddie pool facility at all locations of pool ‍. They also have group packages and shuttle services for guests. Food at all the restaurants are very nice . They have excellent service. Quality is great. I had the best birthday time ever! Highly recommended!!! read more

We visited this resort for a week in July during our first visit to the Cape. Pros: Resort grounds are lovely Family friendly Rooms (within mansion) are large and nicely done Most of the servers we dealt with at restaurants were very friendly and responsive Their great lawn is fun for kids and families in the evenings Cons: A bit pricey for what you get. We've stayed at more and less expensive resorts before...this one felt below par in value for the money Was surprised at how unwelcoming management was- check in was rude and hasty, when I had a follow up question for management during a not busy time, they were curt and unfriendly. Food is incredibly generic and overpriced...nothing particularly good, all more expensive than I'd expect...even for a resort Overall, our stay was so-so. Not really sure where to begin but my overall experience here was less than satisfactory in many ways. 1) Property lay-out: None of this is really clear on their website or anywhere else but there are basically two different parts of the resort. There is the section by the "Mansion" and there are the "Villages" which is surrounding the golf course. The mansion is apparently where you register...there are no signs on the street or otherwise to inform you of this, so my first experience coming here involved me driving all over for 20+ minutes just trying to find the registration desk. The furthest "village" from check-in is over 1.25 miles away. 2) The golf course is beautiful, I did not use the facilities but looks great from afar. 3) The spa prices are beyond absurd. Higher than what I've seen at many other much nicer resorts. 4) The gym/pools/sauna, etc have horrible hours. They open between 7 and 8AM and one closes at 6PM and the other at 8PM. Most people I know (including myself) work out in the early morning or at the end of the day, so that was severely limiting. 5) Rooms. I saw two different rooms in the villages. The villages furthest away from the "Mansion" are old and in desperate need of updating. The villages closer to (but still on the "village" side of the resort) are newer and quite spacious. Sadly, my room was not very clean. The cobwebs everywhere made me seriously question how clean the rest of the facility was. 6) Customer service. Not great. My first night I did not have any hot water at 7AM when I woke up and tried to shower. i was in a hurry so I went about my day and told the front desk around noon about the situation. She offered no apology and simply said "yeah that's normal if there are other people using hot water in your building at the same time." Ummm no...it actually isn't normal and two I'm paying a lot for this room every night, I expect hot water. I ended up changing rooms for the second night for an unrelated reason and it was not an issue in my new building. Overall I wouldn't return. This property is not worth the cost AT ALL, has horrible amenities and questionably cleanliness. Maybe come to play golf, that's it. read more

We reserved a dog friendly room in the village. Dogs are not allowed at the mansion, not allowed on the mansion lawn, not allowed at the mansion beach. Not allowed on the shuttle. We drove 20mins to Nauset to be on a beach with our dog. For my youngest daughter's (12th) birthday, I brought them to the mansion for a little celebration, I told the hostess we would be quick as my husband stayed back with the dog. We were seated with menus, but after not being acknowledged for nearly 15mins we left. We appreciate the kind manager who "tried to make it right" but it was too little too late. (We walked out embarrassed) During our stay, we were allowed to sit by the Arbor pool with our dog, we all enjoyed the pool area, staff there was great. I wholeheartedly felt like they cared about our experience from start to finish. The food was amazing! The Brussel Sprout appetizer and salmon dinner melted in my mouth! Goes down in history as the most uncomfortable bed I've ever slept in. I woke up every half an hour all night, all week. I'm writing this at 3:30am on day 3. I'm officially grumpy. Between the extra-firm mattress and the headboard being awkwardly almost a foot from the mattress, we could not keep a pillow on the bed, they were constantly falling between the bed and wall. I read another review that mentioned vomit and found it really particular that in the public restrooms in the mansion, where our conference was being held, I found vomit in the toilet not once, but three times. Is there a bulemic / pregnant staff person that just goes around puking and not flushing? On a good note, it's a lovely place to hold and attend a conference. We had a deck outside our room which made missing the beautiful weather a little easier. Would have been even better if a rude event person didn't give a tour to some engaged couple right in the middle of our event. Um, hello? Cocktail parties in the upstairs room with the sunset were beautiful and the pours on the wine were VERY generous. The restaurant on site had decent food, but I enjoyed my offsite plates better, and a little cheaper. It's a nice place to sit out and eat though. It's not "convenient" when you're staying in the villages since you still have to grab drinks and drive down the main road to get back to your room but they do have a shuttle. I stayed an extra night on my own dime but had to switch to another room in the village. The beds were still rotten but the AC was SO LOUD, in the new one, like a turbine engine in the room. Thank gosh the beach is available (although you need to take the shuttle) because that is a pleasant perk. In the end, I'm glad I wasn't the one paying for my room for most of the nights. The experience outside my room was very nice, great conference facilities, etc. but sweet mother I can't wait to get home and get some sleep. read more

Update to owner: thanks for the response. I didn't ask the driver to wait 10 mins- I asked him to wait 10 seconds. And there wasn't a single other person on the shuttle. With regards to check in- if you're going to make people check in at 4pm, at least be ready. When you are coming for a wedding and can't check in until past 5pm because your room isn't ready, it's a huge hassle. And then you get in there and the room is filthy. Overall, The customer service truly was some of the worst I've ever experienced and I'm not trying to be dramatic; from top to bottom, nobody seemed to care one bit about providing a good customer experience. It was honestly depressing. This place is awful. They've failed at literally everything. 1) their check in is 4pm; this is late by most standards. Yet in the 2 times I've had to come here to attend weddings, they've taken until 5pm. 2) their restaurants are never available. You need to book weeks or months in advance if you plan on eating on a Friday or Saturday night. 3) their golf course is never available. If you plan on playing, you need to book months in advance. 4) their customer service is terrible; I called to check something about my room and was on hold for 30 minutes. Finally I hung up and called back and they claimed I was lying and that I never actually was put on hold. The same applies for the shuttle busses; I was going to take one with a couple friends and asked the driver to wait for 10 seconds while my friend was going to the bathroom. The man rudely told us he would not wait for a single second, all this despite not a single person being on the bus. He said maybe he would be back in an hour or so, forcing us to just walk instead. 5) they claim that the "villages" are across the street. By this they mean that it's a 30+ minute walk, crossing a busy street, depending on where you are. 6) the rooms have walls that are paper thin; I couldn't sleep because the people in the room next to me were watching tv. 7) the room itself was filthy; dead bugs on the counter, top of the fridge, etc that I had to clean off 8) their bathrooms don't have proper drains or ventilation; if you brush your teeth, be prepared to have it overflow. If you shower, be prepared to feel gross when you get out and you dry off and still feel damp. 9) if you go to the beach, you will be greeted by someone who will offer to get you drinks. Be prepared to wait 45 minutes for them to come back. In the meantime, enjoy the disgusting bathroom that doesn't flush. Overall, this place seems like it was nice 20 years ago, but they haven't put a penny into it since then... not sure if it's new ownership or if the existing owner is content with simply ripping everyone off who needs to go there for a wedding. If you want to go to a resort that could one day be on one of those hotel nightmare type of shows, just to see how bad things can get, then this is the place for you! First vacation with my boyfriend for our anniversary after being quarantined for so many months. I REALLY wanted to love this place and was extremely let down. We arrived early the day of check in to have a full beach day and once we arrived we were told check in wasn't until 5pm. So I had paid $700 for a day/night that I was barely in the room for. We had a 6pm reservation so by the time we got our room we were rushed to get ready and had no down time. We went to take a shower and the tub clogged up so when we removed the plug in the tub there was a ball of hair and a bandage! I understand that no place is perfect but we waited ALL day for that room to be cleaned and we went up to that. We had dinner at the ocean terrace. For the price of the place I was hoping for a very high end dinner because that's what my boyfriend and I like. We were very let down by the small portions, the way the steak was cooked & asked for a table with a ocean view that morning saying it was for a special occasion and was not given that. (Also why I thought $700 a night might have been worth it. For the ocean views.) After dinner we were still hungry so we went to the front lawn for the brick oven pizza .. which was 10x better than our first dinner. We went back to the ocean terrace the next morning for breakfast hoping to at least get that ocean view we wanted and a big nice breakfast and the menu had only 3 options... We left and went to the local place down the st. Truthfully all your paying for here is a beautiful beach day on the private beach and the awesome beach bar over looking the beautiful blue water... Spent the weekend and it was awful. The room said king size bed which it was not. The walls are paper thin and I could hear everything in the rooms around us and one room was playing music until 2 am which was awesome. Ate at the Frost bar and the food was awful the fact they charge as much as they do for the dog food they serve is an insult. Ended up having to eat all other meals at local restaurants and luckily were all very good. This hotel needs to update its rooms and at the very least lower it's prices because it is not at all worth the money to stay there and you definitely won't want to eat there. Overall rating: meh! The arbor pool was nice but questionably clean. The room is ok- love having the kitchenette but it's all pretty worn and dated. Check in was a monotonous droning of information of all the things that we couldn't do. No housekeeping without 24 hr notice. COVID review: checkin process was clean and relatively safe. Sanitized pens for check in. Rooms are cleaned and then they use a disinfectant fogger for all surfaces. Most silverware, cups, dishes etc were in the dishwasher after cleaning. Arbor pool is questionably clean. Spent 2 days by the pool and never saw anyone wiping anything down between patrons. No limit on capacity it seemed because it was packed. Bathrooms had tons of cobwebs and dead insects so I doubt any deep clean happened recently. Certainly no one wiping down surfaces periodically. Hand sanitizer available at the entrance. read more

Dishonest management and dishonest practices. When Ida hit CT and MA, we called to cancel the reservation. The representative encouraged us to re-schedule and said that if we couldn't stay, they would refund one night stay and keep the second night stay in the account for future stay. We re-scheduled. However, couldn't go because friends couldn't go and our child wouldn't go without their friend. Jolita Grigonyte, Brian Webb, and Robert Chamberlin refused to refund one night. Moreover, Chamberlin was simply arrogant and obnoxious when we asked them for a refund talking with a rude tone like he was giving us a favor by letting use the money in the future. When we asked again to refund, Grigonyte sent a rude response that they honored our future stay by keeping the payment in the account. My husband I stayed here as part of our honeymoon. Good thing I checked the reviews on the resorts website. We made sure to get a room in the 'mansion' which is the main resort. Other reviews said they were stuck in the villages, which we later found out is about a mile down the road and not even near the beach!! Resort was absolutely gorgeous. You pull in to a huge front lawn and 3 big buildings. Has a few pools, 2 inside and one outdoor, golfing (which you have to pay separate fees for), tennis courts, private beach (AMAZING). Definitely things to do. Beach was a little walk from our room, but well worth it. Parking is not so good. Not enough spots for rooms. Ended up parking in other lot and walking with all our stuff. Also hard to content with families at weddings. Things to know before you go- they close down the pools and beach for private parties, ie. weddings. It would've been nice to relax in the pool at the end of the day but it was occupied by a party. There was also an outdoor wedding or event that was LOUD and went on until 10pm. Luckily TV drownd out the noise. There's not much to do in Brewster, so bring a book. All in all it was gorgeous.... was it worth the $500/night? Probably not. I've stayed at resorts in the Caribbean where they have swim up pools and all you can drink packages for less. Think twice before going unless your rich. read more

Four calls and 3 engineer visits later - still no AC in our beach front cottage. There's also a bunch of trees blocking the beach view. Kitchen and most of the cottage is dated. Same goes for the bulk of the campus. Indoor pool feels like 1982. Needs some recessed ceilings, pillars and modern lighting. I ate in the restaurant. It was expensive. Bread was the driest, worst bread ever. They were out of shrimp and lobster. Anytime someone runs out of lobster on the cape, they send someone out on a boat to pull some fresh lobster out of the traps. This place served us milkshakes that were just milk and no ice cream. Old fashioned A/C in the room came on all night long with a loud bang! The access to the inside pool is a long and winding unsafe route - unsafe because all doors grant card-free access. The men's locker has a single shower and toilet. The shower water flows out into the sink area because there is no curb between the shower and the outside. Not worth the cost. read more

I'm updating my review to include the wedding reception and backdrop. The wedding was incredible at the mansion and the food and service were fantastic. The rooms we stayed in suited their purpose for having bridal party and guests, in close proximity to each other, in a more private setting for before and after party / gatherings. However, if you're going there just for resort and views, book the mansion itself because the villas rentals are like 3 miles from the main hotel where weddings are held. It's like you're in someone's else's condo, in a different part of town, with no access to anything but a small pool and Linx bar,(which we loved) for latenight night caps. No beach access to villas and hallway kind of smelled of mold a bit. Our bed was really too small for 2 people. We asked to cancel our 3rd night based on difference in expectations of the room and proximity to views and they refused, which threw us for a loop because we've never been refused a cancellation within 48 hours, especially where facts were concerned, but oh well. On a good note, they provided shuttle service back n forth to the mansion where wedding was held...so no worry about drinking and driving. In the end, a great time was had by all and very much enjoyed, because...it's not where you are, but who you are with, that really matters. read more

Arbor Village Review We booked a 'villa', which is essentially a 1-bedroom apartment in a building with 3 other apartments. When we booked, we noted we have a baby and a toddler. Check-in is at the Mansion, which is a few minutes drive away. It was okay, followed COVID measures. When we got to our apartment it was in a second floor, 20 steps up - we weren't thrilled since we had to carry a pack-n-play, stroller, bags, carry ons, etc. They did bring us a high chair rather quickly, however it was pretty filthy. Apartment: it has a queen bed in the bedroom and a pull out sofa (we never opened it). The apartment was good, just outdated - loved having the kitchenette, fridge, microwave... all items were sanitized in the dishwasher. The bathroom was clean, however there were hairs in the tub...which isn't something I wanted to be cleaning while dealing with the baby/toddler and covid. Our baby crawled on the living room carpet upon arrival while we set up and she got 2 small patches of what is being treated now as athlete's foot on her right thigh :( #disgusting Pool: We spent most of our day's at the Arbor pool - there is capacity limits, we got there normally around 10am and had to wait some days because it was already full. You give your phone number and they'll text you when you can come back. In the meantime, we were able to use the pool at the next Village (Fletcher), the only difference is that the Arbor is the one that has a restaurant attached. At both sites, the toddler pools were not available - it was empty at Fletcher and the one at Arbor had a sign that it was being worked on for 'chemicals'. We were there for 5 days, and several other families there as well and never saw the toddler pool open. The normal pool is big enough that you can keep distance from others. They have fresh towels available for you there. The staff at the pools was great, very approachable and caring to accommodate us and other families there. People were good at wearing masks while walking or socializing ordering drinks/food. All in all, some not great issues with cleanliness at the apartment but overall we enjoyed our time and ultimately needed a break from quarantine life. There is a shuttle that takes you to the beach, we ended up driving ourselves one afternoon. We weren't able to eat at the restaurants at the Mansion or attend the events they had at the lawn - which would've been cool to do with the kiddos. There is a bike path and bike rental that could be cool for families with older kids. read more

Attending our sales conference at this resort. We were staying at the britterige village. Spending 3 nights i appreciated our accommodations having a full kitchen with a full sized refrigerator, microwave , kitchen utensils etc. The laundry (washer & dryer) ironing board was very much appreciated. We took the resorts shuttle to go to the mansion for the conference. With the great number of conference participants the resort had to make a make shoft tent for our break out sessions. All in all i appreciated the venue and the beauty of cape cod as a whole. read more

Have only visited once but thought it was a beautiful property and great customer service. We had lunch outside the day we arrived and our food and service were outstanding. Resort manager and bartender both came out to make small talk. These sort of things make a wonderful impression with us and not to mention the wait staff were amazing. Highly considering another visit this year and if we do looking forward to it very much. read more

Stayed here during Covid, and I understand the resort needs to limit amenities, but it was disappointing to go to the pool and learn it was a 1hr, 45 min wait to swim, and the private beach was only limited to guests staying at the mansion. Also, I couldn't book a dinner reservation on the outside terrace until 8:30pm, although I tried booking the res four days in advance. Luckily, for this visit, we didn't pay top dollar for our room, and I may consider coming back another year in the future when we're through the pandemic. Until then, I will probably not come back. read more
